Have you seen the sidewalks in this town? It's not a viable alternative for cycling - massive tree roots and crappy drainage sabotage the sidewalks as fast as the city can build them. Plus, the city never thought it was important to build sidewalks and curbs on every street, so even in the nicest neighborhoods there are still blocks with open ditches looking for all the world like Hicksville, MS.
More generally, cyclists don't use sidewalks because a bike is wide and a sidewalk is narrow, and because moving bikes are a pedestrian hazard. Anybody that wants to use their bike as a legitimate means of transportation (and not a big toy) will be frustrated at constant curbs they have to jump over and constant traffic they need to wait for in order to cross the street. For similar reasons, side streets are unsuitable for bikes, because nobody wants to stop at every block. The two choices are to break the law by ignoring the stop sign, or to use a major roadway with a continuous flow of traffic.
St Charles specifically has a very wide lane and then a parking lane that almost nobody uses. Plus, traffic speeds are already fairly low and the pavement is good. Cyclists here should be far to the right, where they can stay clear of cars and still travel at a decent speed (or a slow one if they prefer).
New Orleans and many other American cities exist at a low density where walking to work and walking for daily errands just isn't feasible. Only a limited amount of transit service is cost-effective and there's little demand for improving the frequency or quality of the bus transit system. On the other hand, density isn't low enough that there's tons of space for parking everywhere like in the suburbs. Bikes are the obvious solution, since they can be stored in compact areas and they're good for traveling medium distances that are too far to walk but too short to drive.

Saw a $900,000 contract listed in CityBusiness and it was commercial with the owner being "Blue Moon Enterprises" which is listed at 3706 Prytania...which happens to be the new Italian Pie. Wonder what they're going to do with it...another restaurant? From what i know the owners are in the medical field, but own at least that Italian Pie and other stuff on the side.
Anyway, it's 3629 Prytania, the ugly white building next to Coulis. Going off their renovation of the Italian Pie it should turn out nice compared to its current state.

ALso, the new Italian Pie has a 3 for 1 happy hour which is fantastic. You can get drunk for about $10. And the interior of the building is very well done, lots of wood...but the booths are kinda goofy.

So I have to admit I was starting to worry about the Saenger Theatre ever finishing up renovations, but it sounds like they've jumped a final hurdle here. I can't wait!

After months of painstaking negotiations with lenders, New Orleans officials announced Thursday that the stalled renovation of the Saenger Theatre on Canal Street is set to resume in January in anticipation of a spring 2013 opening, more than a year later than originally planned. Mayor Mitch Landrieu held an afternoon ceremony heralding the return of a landmark that long anchored the performing-arts district along the city’s signature commercial boulevard.
And I hadn't heard this before, but it's good to see the city was actually thinking ahead so that they've gotten something done in this time.
Lawmakers voted to extend the program through 2016, and Gov. Bobby Jindal signed the bill into law in July. Anticipating that action, the city agency overseeing the renovation agreed in March to advance the development team $1.1 million to resume interior electrical, foundation and demolition work and elevator installation. That work was completed about two weeks ago.

Could someone with a CityBusiness subscription fill me in on the setbacks facing the St. Margaret's renovation of the old Lindy Boggs center? They started some demolition last spring, but there hasn't been activity since and it keeps getting worse with grafitti, broken windows, etc. Just interested in finding out what is going on now with it.

That's great and all, but why should I have to drive 5 miles an hour just so cyclists can enjoy the view of the mansions of St. Charles avenue from the middle of the street? Your answer makes sense, it's really the inconsiderate nature of some of the cyclists' actions that I'm complaining about. Why can't they just ride on the sidewalk?
Sorry for the late reply, but I haven't been able to get online. Bicycles from my understanding aren't legally permitted to be on sidewalks as sidewalks are for pedestrian use while a bicycle is a vehicle. Also, it is dangerous to ride on sidewalks because in NOLA because of how crappy they are. It's like trying to offroad in a fiat, impractical to say the least.

The article stated that two of the annex buildings will soon open with senior apartments, but the main hospital building is still in the planning stages on what to do with it.

City Park's new mini-golf course across from Storyland is expected to open by late Summer. The new festival grounds along Wisner Blvd is under construction and will be finished by 2013. It also sounds like they cut, cut, cut this project. They got rid of the David Adjaye sanctuary. They cut back the length of the park. Hopefully they're still building the Mandeville Crossing and the Piety Arch so people can get into the park when a freight train is passing. I wouldn't hold my breath, though.
What we're left with is a substandard park that you can only get into some of the time, but don't worry, that's okay because there's nothing to see there anyway.
I wonder why Landrieu couldn't find the extra funds to complete the park all the way down to Poland Ave? I'm okay with them cutting the sanctuary - as designed, it was an architectural frippery with huge maintenance challenges - but the park should be as big as the original plans called for, regardless of cost overruns. Anything less is a huge betrayal of the public.

If it's any consolation, the length of this phase hasn't been cut. The whole "Reinventing the Crescent" Project is to stretch from Jackson Ave Uptown to the Industrial Canal, but this project is just phase I - from Esplanade to Bartholomew Street. Really sick of the City councel. Same attitude as with opponents of 1031 canal. "Lets wait until someone else comes along with nicer plans for redevelopment"...Anyone else in line with financing in hand to redevelop this hotel. Yeah right. These guys did a nice job with 200 Carondelet, nothing special but put a historic highrise back in commerce right off Canal street. Why try to stop them from renovating another historic building? Whats shocking is that Canal street is making a real comeback despite our city government. Just imagine if there wasn't so many roadblocks.

It is absolutely illegal to ride bikes on sidewalks as it's obviously a danger to pedestrians. The cops are ticketing them in the quarter more frequently than they used to. The accidents just kept mounting...and it's not a pretty wreck.
We (YLC's "Where Ya Rack") had an issue with a not-to-be named business owner who didn't like that we had installed a city-approved bike rack on city-property sidewalk outside of his business because he claimed that a bike ride who was riding their bike on the sidewalk would sue him if they ran into it and injured themselves.
We told him that a. that's illegal to ride on the sidewalk, b. its city property, c. we have a legal agreement where the city takes full liability since it's their property (after we donate it to them) installed on their property so no they cant sue you.
But instead of being reasonable he ripped the rack out of the ground and damaged it beyond repair.
People are crazy...

This isnt as cut and dry as you think. Im all for redevelopment of Canal Street but think the city might have a point here. Best outcome is city buys the Hotel Lasalle. I think one owner to control the whole block is the best scenario. LHFA members were sent letters by everyone in the city being against this development at this location.

Oops, I misunderstood. The length of the park (Elysian Fields to Pauline) has not changed, but part of the Mandeville Wharf will not be renovated. Still sucks, but it's understandable given the limited budget.
I'm curious about the WTC. It would be great if the NOBC could sell it off and use the proceeds to link the new park to the Moonwalk and redo Spanish Plaza and the Ferry Terminal. If there's any left over, extend the riverwalk through the cruise terminal to another access point by Mardi Gras World.

If I'm not mistaken, when he went before City Council, he said the financing was in place for the project already. The last sticking point was over the final design.

Yeah, seconds on that. I noticed it too. It's not the most heavily travelled parts of downtown...except by swingers (The Jasmine Club and The Stratford Club), but The Store draws an amazing lunch crowd so something a little further down wouldn't necessarily be doomed. O'Henry's just can't compare with Weltys, The Store, etc
Would be nice if more of those low and mid rise buildings over there would be picked up for apts...even better for 225? Barrone, but that's such a big building it's unfeasible for now.

I found the permit pulled for the O henrys spot but it just says restaurant nothing about what it is. There was a related permit pulled to construct some sort of brick stove in it. Otherwise I dont know. However, a block over from O Henrys is where the Press It Bistro is going. So things are moving that direction. slowly but surely lol
BTW I will have to pay more attention to that China Star...
Also, I noticed WOW Wingery took over the restaurant space at the bottom of the Doubletree.

BTW this is the guy that is opening Press It Bistro in the Receivables Exchange. Before Katrina he had Hueys 24/7, Rasputin, and The Wine Loft. Seems the guys is reentering the market!
Johnny's Sweets & Treats in the French Quarter
The menu at Johnny's Po-Boys is extensive, but the variety of sandwiches pales in comparison to the roster of candies found at the shop's recent upstairs addition. Dijon on Annunciation
Chef Chris Cody had a promising but too-brief run at Pellicano Ristorante, a fine-dining spot in Kenner that opened in 2008 and closed a year later. Now the chef has a new restaurant in the works for a historic property in the Lower Garden District.Cody and an investor plan to open Dijon (1377 Annunciation St., phone n.a.) in a former firehouse in the next few months. He describes his culinary plans for Dijon as contemporary American/Louisiana and says it "will be similar to Pellicano but with more of a local twist." A New Orleans technology firm officially launched a toothpaste based on an extract of cocoa this morning. The toothpaste contains no fluoride and relies instead on a proprietary blend of cocoa extract and other minerals to strengthen and harden tooth enamel.
With local economic development leaders looking on, Theodent LLC unveiled at a press conference Theodent Classic, which will be sold at Whole Foods stores in the United States and Canada, and Theodent 300, an extra-strength version that will be sold exclusively on the company's web site and at dental and medical offices.
Cool story. Already starting to see the fruits from the new Bioinnovation Center. We need much more of this in the local economy.

I found the permit pulled for the O henrys spot but it just says restaurant nothing about what it is. There was a related permit pulled to construct some sort of brick stove in it. Otherwise I dont know. However, a block over from O Henrys is where the Press It Bistro is going. So things are moving that direction. slowly but surely lol

Hal Fairbanks redeveloped 339 Carondelet St. into a $2.5 million mixed-use building with 6,700 square feet of retail space and 18 residential units....
I'm aware of all the completed ones the article mentions, but it notably states that the old book depository at 701 Carondelet will be a $5 mil renovation with 6,000 of retail and 20 residences and will be completed this year.
Also, that the old garage at 850 Carondelet will be a $13 mil, 35,000 sq ft of retail, 65 residences, and is slated to start mid year.

I can't speak for Pei Wei but it can't be worse than Panda Express. I've never found any really good Chinese food in NOLA anyway, so I have no problems with new chains coming in. Thai and Vietnamese food, however, is something we do right.

Five Guys Hamburger and Fries to open on South Shore

Although it’s the birthplace of Popeye’s Famous Fried Chicken, New Orleans is quickly turning into Wimpy’s paradise.
Joining a slew of locally owned and chain burger joints, Five Guys Hamburger and Fries is expanding to the New Orleans area, with locations planned on Severn Avenue in Metairie and near Elmwood Plaza in Harahan this year.
A third site will open at the Mid-City Market Place on Carrollton Avenue with Winn Dixie and other retailers if that project moves forward, said John Moss of Retail Specialists, the firm brokering the locations for Five Guys.

So I was at the Italian Pie on Prytania last night (again) taking advantage of the 3 for 1 happy hour... and was talking with a friend who said that the owners are going to convert that ugly white building at 3629 Prytania (the one I posted about a few days ago that filed a $900,000 permit) into a mexican or sante fe themed restaurant. The cool part to me is that they're going to take the whole upstairs and make it the bar.
I don't know how my friend knows this...so don't act like it's super reliable since he's in law school and I'm not aware of any connections he has to them, but it's plausible.
I'm glad to see that stretch of Prytania / St. Charles turning into a mini / medium sized entertainment stretch.

I think this is probably it. There is a second building planned next door with a rendering posted that is a much nicer, modern design by mathes-brierre but hasn't broken ground yet. It is listed on their website but the rendering isn't posted online anywhere just out in front of the site.

You are correct. Superior is actually at the St. Charles end of the block that this building is on, but Superior honestly is standard "go to new york city" and get the same exact tex-mex food...the only reason i go is to get drunk on $10 margaritas during happy hour ($10 bucks, but you only need a few).
It'd be nice if this place, if it is mexican or sante fe, if it's more legit..

That last one is most likely related to Lakefront Airport.
Poydras streetscaping is nice, but it needs to go beyond flowers and shrubs with substantive changes to the design of the street (curb bumpouts, textured crosswalks) and hopefully a signature lighting solution (streetlights, net lights, uplighting, pylons, etc). Poydras is a modern corridor like Loyola, so no tacky vintage crap here. It shouldn't be historical like Canal.
The WWII museum is probably the best modern streetscape in the city, although I wonder about the maintenance of the uplighting on the trees - that's a lot of fixtures to maintain, especially when placed below ground in a high-rainfall city. But the city's willingness to allow functional changes to the street instead of just window-dressing was very very promising.
Good news about the southwestern restaurant on Prytania. That little area around Touro could be a nice node for restaurants and entertainment - the hospital and other medical offices surround it, so there are no residents who would be directly affected. It would be nice to get some businesses on the side streets instead of just on St. Charles and Prytania. Then it will really gel. The hospital could also offer $1 nighttime parking in their garage, which would allow for more bars/restaurants to open without parking lots.

An LSU Landscape Architecture Student's plan for utilizing the existing neutral grounds in the Bayou St. John neighborhood in order to provide passive flood protection was nationally recognized: http://www.asla.org/2011studentawards/185.html
The conceptual project would involve uncovering some of the box culverts under neutral grounds, and increasing the amount of natural vegetation to increase infiltration. Two expanded parks would be created bookending the London Avenue Canal.
This sort of conceptual plans, though likely unaffordable and untenable, are always interesting to me (and as a bonus the City didn't have to pay for a consultant's design study for this one!)

Eventually the other ones will need to be replaced, and daylighting might prove to be cheaper than direct replacement. The savings could be used to put in landscape treatments to allow for public access and recreation, and to make it beautiful, unlike the awful ones in Jefferson Parish.
The trick is maintenance. You'd need to prevent dumping and prevent the standing water from breeding mosquitos. You'd also have to plan the new ditches carefully so that they don't prevent future transit lines, trails, or roadway expansion in the neutral ground.

I definitely agree with you and I didn't mean to sound so defeatist. It's just New Orleans doesn't seem to care about new ways to manage stormwater since the Wood Screw Pump. The Corps does not seem like an agency particularly concerned with innovation -- and definitely not one that is interested in the quality of life effects of their decisions. And when the City needs FEMA money (and thus FEMA approval) for their infrastructure decisions, that's a recipe for doing the same ol' same ol' that the bureaucrats at those agencies know exactly how to rate.
The reality is it's really the box culverts that are untenable. The city will never be able to afford to replace them when they start to fail or to do preventative maintenance on them to extend their lifespans. The city cannot afford to treat the water properly before it runs into the Lake, spoiling the water quality. And during a flood event, processing all the water through the system is untenable as well: you can't move water quick enough and we will continue to have neighborhood street flooding until we learn to handle the water at its source.
As is to be expected, the Pacific Northwest leads the nation in addressing these issues. I though this project in Portland was particularly interesting, where a 7-foot wide and 50-foot long curb extension could process all the stormwater runoff from 10,000-square feet of asphalt hardscape: http://pruned.blogspot.com/2008/02/hyperlocalizing-hydrology-in-post.html Here the caveat is (a) the street has a gradient that doesn't exist in New Orleans, (b) the Pac. Northwest has lots of rain but when it comes down it comes down at a much slower rate of accumulation than New Orleans and (c) the system struggles with sediment build-up that must be cleaned. One would expect even more of that in New Orleans and less of a commitment to maintenance. Still, very interesting to see the concept.

Sounds great, but will they abandon the current location? Or will it take up both sides of the mall?
If it's the second option, that might be awkward having the facility split in half by the elevators.
Either way, it's a step towards a real downtown multi-plex!

Riverwalk Mall: This is awesome news. I walked through the Mall recently and it has good bones and could look good with some updates. It really is pretty much the "airport" of the Cruiseline terminal, and it seems the Cruiseline are bullish on nola cruises so the move is expected and welcome.
Do you know if they are doing much to the exterior? Do you all think they will go for a style similar to Fulton street (faux historic I know, but I think it will at least age well) or perhaps the new Convention Center Julia St. entrance?
Fingers crossed they paint over the awkward whale mural too! It is so random and doesn't even look like the Gulf of Mexico. (Also, anyone know why they got ride of the mural on poydras and carondelet with the school bus?)

Riverwalk Mall: This is awesome news. I walked through the Mall recently and it has good bones and could look good with some updates. It really is pretty much the "airport" of the Cruiseline terminal, and it seems the Cruiseline are bullish on nola cruises so the move is expected and welcome.
Do you know if they are doing much to the exterior? Do you all think they will go for a style similar to Fulton street (faux historic I know, but I think it will at least age well) or perhaps the new Convention Center Julia St. entrance?
Fingers crossed they paint over the awkward whale mural too! It is so random and doesn't even look like the Gulf of Mexico. (Also, anyone know why they got ride of the mural on poydras and carondelet with the school bus?)

The other "mural" was really a canvas with the background color matching the brick behind it so it looked like a mural. I had noticed it had faded somewhat over the years since Katrina so maybe that's why. I don't mind it being gone. We certainly will never forget and shouldn't be ashamed of anything Katrina related, but i think the time for things like that has passed. We can't let the tragedy define us and a big mural in the middle of downtown is a bit much for me, but a few well placed memorials, etc is fine.

Like I said earlier I was trying to pick the guys brain and remember what he said. I know some things are staying like Brookstone, Oakley, ALdo, The Gap(supposedly one of only a few stores in the chain whos sales are up yoy). Kenneth Cole was easy to remember because the reason they closed at Canal Place was the rent was being raised on them. Apparently, post katrina the mall gave tenants a reduced rate for awhile. Once that earlier rate expired they wanted to raise it and Kenneth Cole said no. So now they are moving to another mall.
He also specifically mentioned meeting with H&M but that they really want to be on Canal between the river and Magazine Street, Or On Magazine but they are clearly not having an easy time finding a spot to fit it.
A few other stores just came to me as well:

Strangely enough the guy had never heard of Zara. I told him hes crazy to not look into them. So who knows I may have gotten Zara to come here lol One can hope

I don't mean to insult your friend (is he from GGP/Howard Hughes?) but if he hasn't heard of Zara, he doesn't sound like he's well-informed about retail trends, and that doesn't bode well for the world-class transformation we're all hoping for.
I will point out that Zara, like H&M or American Apparel, prefers a street-level space in a city. They're European, so they only like to take mall spaces if they're way out in the suburbs. All three Chicago-area Zara locations are in malls, but all of them have direct access to the outside or to the street.
Riverwalk being a really strange beast, it has NO spaces with direct access to the outside.
I also hope they do something about the food court. All the newer, successful malls I've seen either break up the food court and scatter the eateries around the mall, or they give each eatery its own enclosed space with dedicated seating and a glass wall. That way people who are passing through don't have to get mixed up with people carrying food trays and don't have to smell 10000 kinds of greasy food. Since this requires more space, you usually have to trade sheer numbers of eateries for a much smaller number with wider menus. Maybe you keep one Cajun place for the hell of it and then bring in Panera and Jamba.
Or you could go the local route and invite prominent NO chefs to do fast-food concepts. Field's in Chicago introduced something like this called Seven on State, which is wildly successful despite being on the seventh floor and despite having a traditional food-court layout with a common area of tables.

If I hadnt heard the other stores than Id agree with you. The way leasing works though is a lot more complicated than I thought. Most chains hire firms to represent them. I dont know how much he knows about trends himself or if that is the job of someone else.

Jax Brewery gets facelift, inside and out
Construction on 11 new luxury apartments on the second and third floors of Jax Brewery is expected to be complete by June 1, said Sydney Anderson, the listing agent for the building and a French Quarter sales specialist for Corporate Realty.
Jax Brewery developers Earl Weber and Kenny Lobell are also turning a 9,400-square-foot commercial space on the second floor into a special events venue and seeking tenants to lease or purchase the location.
Jax Brewery is currently wrapped in scaffolding as workers waterproof and paint the building’s exteriors while adding new windows, doors and balconies to the second and third floors.
In addition to Jax Brewery, Anderson said she has been working with several national retailers interested in opening stores in either the French Quarter or on Canal Street.

The space that, until January 30, houses the Southern Rep in the Canal Place mall is getting a face lift, as the neighboring Theatres at Canal Place is expanding. Why is this important? Because since 2010, the Theatres have been the home of Gusto, a café and bar by Adolfo Garcia in which full-service waitstaff bring his food to your seat inside the auditorium. The 4 new auditoriums will have all those same amenities.

I also like he has $600 million of financing lined up through "foreign banks." Sounds sketchy as hell! Sure as hell isn't a European bank who's scrambling to recapitalize in anticipation of losses on sovereign debt...maybe an Asian bank..but even so... Maybe it's a Swiss account where he's hidden some money? If that's the case it should be long before the IRS finds out.

The best outcome vis-a-vis movies downtown is a small multiplex somewhere that can compete with Clearview and Elmwood AMC. There are several sites on Upper Canal that could accommodate such a building, if the Iberville crime problem is solved.
New Orleans could probably also use an arthouse film theater - the Prytania is halfway there but their operation isn't really artsy enough.
The Municipal Auditorium is a tricky beast. The size is the biggest problem - there isn't much that can fill so many seats, especially without a ton of parking. There are already good venues for rock concerts, classical performances, opera, musicals, etc.
I'd almost rather they tore it down and rebuilt Orleans to Rampart, splitting around Congo Square. That would chop up Armstrong Park but also make it seem less closed-off. If I-10 is removed the importance of Orleans as a downtown feeder will go away and traffic will shift to Elysian Fields and Canal (which are under-capacity).

They have a movie theater, and a grammy museum. I think New Orleans, with all of its tourists and new downtown residents, could have a thriving movie theater/ sports museum, as part of our complex. The museum would be another great thing for tourists in town for a sporting event to see.

Where are you getting those sf #'s? It's a big building, but who is telling you that it is bigger than AMC Elmwood? I really doubt you could fit 15 screens into there. Maybe 5 into the area where the bowl is now if you squared it out.

According to http://eprkc.com/Property-Operator/Theaters the area of the Elmwood Palace 20 is 90391 sq. ft, and contains 4357 seats. The dimensions of the high-roof part of the Municipal Auditorium are 290 ft. X 316 ft. = 91,940 sq. ft. According to this website http://www.scottymoore.net/neworleansmuni.html, the Municipal Auditorium is 200k sq. ft. but I think they must be including the second level. So I can definitely see the Municipal Auditorium having 20 screens with its high ceiling. It might even have space left over in the side rooms for retail, dining, a museum, or other cultural uses.

That area makes more sense to me for that then Armstrong Park. A multiplex needs plenty of parking and that will be plentiful by Champions Square. I still think New Orleans should work to amend to state constitution to allow for more than one land based casino inside the city. Harrahs needs some competition!!!I always thought the Municipal Auditorium made sense for that!

On Fox8 news' website tonight they had John Young, President of Jefferson Parish, talking about studying a streetcar down Veterans. Phase I would go from the parish line to Lakeside Mall, Phase II to Clearview, Phase III to the airport.
While I love the forward thinking, Metairie is the worst place on earth for that kind of system. In my opinion, it's too suburban, lacks density, horrible for pedestrians, and traffic swamped. Plus, it wouldn't connect to the real streetcar system in New Orleans. Maybe light-rail parallel to Airline/Tulane, or maybe down Claiborne Ave/Jefferson Hwy, but I don't see it happening down Veterans. But maybe I'm wrong. :koko:

On an unrelated note, did anyone else know there's an Irish Cultural Museum being built in the French Quarter at 933 Conti Street? Does anyone have a rendering of this new building? The museum will display art, artifacts and documentary presentations that will tell the story of the city’s Irish heritage.
Rotating displays from other Irish heritage centers will also be included, as well as a courtyard with Celtic carvings.
That area is expected to host musical performances, poetry readings and dance performances.
It's planned to open this Spring, so construction must really be noticeable.

More than 200 apartment units are expected to open in the Central Business and Warehouse districts this year.
Combined with the 270 units added last year and more than 550 planned for the coming years, downtown New Orleans has finally reached critical mass, coalescing into a real community that didn’t exist 10 years ago, said architect and developer Marcel Wisznia.
“We believe a good portion of the future of the city is in downtown living. You see that throughout the country,” Wisznia said. “Demand has been far greater than any of our appraisers anticipated and if we weren’t so bullish we wouldn’t be talking about our next project.”
Wisznia has two downtown apartment buildings in the leasing stages: the 105-unit Maritime and the 155-unit Saratoga. The Maritime began leasing a year ago and is 87 percent full while the Saratoga, which began leasing in August, is above 50 percent. Both projects are commanding rents at $2.25 per square foot, greater than the anticipated $1.80.
The success of these properties convinced Wisznia to move forward with Stephens Garage at 850 Carondelet St., a $35 million project that includes 65 market-rate apartments and 15,000 square feet in retail space. Construction is expected to begin in June.
In 2010, the average occupancy in the CBD and Warehouse District was close to 93 percent, according to a University of New Orleans study.
Gibbs recently developed three properties on Poydras and Baronne streets with a combined 250 apartments. There are rarely any vacancies and when a tenant decides to leave, the unit is typically pre-leased before they even move out their furniture, he said.

Not sure what we are doing with it yet. There have been some inquiries.
Why do anything with it?! That building should be landmarked!!! You're destroying the character of the warehouse district!!!
Just joking, and good luck, excited to see what your company does.
Building looks familiar, if it's the one I'm thinking of, there's no retail and not a lot of street traffic on the block, just the back side of a hotel, so ground floor retail would be a bit challenging to put in. But if you could, it seems like what the neighborhood could use something to add to the expanding residential nature of the area (drycleaners or drug store) or something to give residents 24-hour options (coffee shop, late-night sandwich shop/pizza/diner). It would be great if Utrecht Art Supplies opened a store in New Orleans, and that neighborhood might be perfect, but I'm sure there's not enough demand for it (yet)
Then I'd put a condo building that looks like something you'd see in Dwell above it--since that neighborhood could use a little modern to break things up. And construction costs would be no object for your company! (and as long as 2/3 of the sq. footage is reserved for affordable housing ... okay, enough with the jokes).

This is good news for engineering innovation in New Orleans (which is extremely lacking at the moment unless you want to build levees or drainage systems). Can't wait for this facility to be operational.

The building is actually fronting two streets. North Diamond and St Joseph. Howlin Wolf and the Foundry are neighbors. Street traffic has picked up recently. So many options are possible. One inquiry was about a Russian Vodka/Ice Bar.

The neutral ground of Diamond Street was once a farmer's/flea market for the people living in the Lower Garden District. I could see the walls of your warehouse building being opened up and it becoming an open air market with just a roof facing the neutral ground, with products spilling out into the sidewalk... at least just on the weekends.

Here's the best I can do:
Originally that neutral ground was an open air market (like the French Market in the Quarter). After 1906, it was demolished and turned into St. Mary's Park. In 1992, the giant blue ball sculpture, "Riverstones" were installed.
If you look on pg. 219 of the book linked below, New Orleans Architecture: The American Sector, there is a diagram of the market at the bottom of the page.

Holy crap. I just returned from a semester abroad... The city seems like a whole different place and I've only been away for 5 months!
Anybody notice the new scramble crossings downtown? These have been hugely controversial in other cities... even Portland doesn't have them yet. Toronto has a couple but their mayor is trying to rip them out because of complaints from motorists.

Where are they? Aren't they putting in the crosswalks with the timers as well?
Also, in the CityBusiness article above they mention a proposed development with Factors Row building on Carondelet and Poydras. Anyone know its status-or just a pipedream?
I would love a development like the Hearst Building in NYC for that lot and any new development on Poydras. It reminds me of the Whitney Bank Building; modern hugging tradition, etc.
