The roberts on broad just needs to be redeveloped into a whole foods or trader joes so they can get their jollys off by saying they opened an "urban" market. Once again zulu trashed broad yesterday, so I am against everything Zulu, I really wish Broad street connections would open their "healthy" market with Libertys Kitchen, ANYTHING is better than that large parcel going to waste next to a damn dollar general.
I'm confused by this legal notice from last week: http://classifieds.nola.com/Merch?cur_cat=6869&orig_cat=6869&property=nola.com&orig_prop=nola.com&temp_type=detail&category=detail&tp=ME_nola&classification=Notices+and+Announcements&ads_per_page=50&_AC=189&ad_id=608103370
CITY OF NEW ORLEANS BROAD STREET REFRESH PROJECT OCD/DRU LONG TERM COMMUNITY DEVELOPMENT PROGRAM ORLEANS PARISH, LOUISIANA FLOODPLAINS and WETLANDS NOTICE EARLY PUBLIC REVIEW NOTICE The City of New Orleans, in accordance with the Office of Community Development Disaster Recovery Unit - Long Term Community Development Program, intends to carry out actions which may affect or be affected by the 100 year flood plain and wetlands and seeks to involve the public in the decision making process. The City of New Orleans is proposing to engage in improvements to 300 Broad Street, a vacant and blighted building. The Broad Street ReFresh Project scope includes the rehabilitation into a commercial and retail building, which will incorporate sustainable design principles that will make the project LEED-certifiable, as well as mitigate storm water runoff. The ReFresh Project will create over 150 jobs in its first year, and adaptively reuse an existing, vacant grocery store building by converting it into an affordable, fresh foods grocery; commercial food service kitchens for healthy school food service providers café and retail space; service provider office space; and rooftop urban garden and community space. The tenants that have committed consist of Whole Foods, Revolution Foods, Liberty's Kitchen, and Tulane School of Medicine. This project has been designated as the Broad Street ReFresh Project and will be using funding under the Housing and Urban DevelopmentLouisiana Community Development Block Grant Program. The proposed redevelopment will be at the following location: 300 North Broad Street New Orleans, Louisiana 29.967216N/ -90.084639W Orleans Parish, Louisiana In accordance with Executive Order 11988, the City of New Orleans has determined that approximately 4 acres of the improvements to the site will be within the 100 year floodplain. In accordance with Executive Order 11990, the City of New Orleans has also determined that the project will not impact wetlands. The project file, along with maps and available details, is located at City of New Orleans Environmental Compliance Unit, 1340 Poydras Street, Ninth Floor, New Orleans, LA 70112 and may be examined during the hours of 8:30 a.m. to 4:00 p.m. Monday through Friday. If you need to provide comments or make contact by phone, please call Shirley Smith at (504) 658-4357 or Tom Lasher at 658-4438. Comments will be received until the close of the business day on June 4, 2012. Accommodations will be made for handicapped and non-English speaking persons provided those persons request said accommodations 3 days prior to the requested date of examination.
Is the Zulu thing happening? Is the grocery thing happening? Are both?

Also, has anyone noticed that Broad is looking pretty alright these days?

Agreed. If this happens, it will help Broad tremendously. I do think Broad can continue to improve still remain diverse and funky.

^^ If dollar stores and gas stations are "diverse and funky", then I have no problem with the character of the street changing. It could also use a wider neutral ground... take out a lane on each side and put some playgrounds and sports fields in there. It's the perfect size for tennis courts.
I suppose they could also remove a lane and use the excess asphalt for a cycle track or bus lane (Broad used to have an express bus line pre-K)

Speaking of bikeshare systems...
the RTA and RPC are/were already studying the concept, tentatively named "Roulez" (side note: this name is already better than most attempts in other cities). The twitter is inactive (https://twitter.com/#!/roulez), though.
Also: Howard Hughes' website (http://www.howardhughes.com/properties/hhc-operating-properties/riverwalk.html) has a neat image of a refreshed Riverwalk. The description says the mall is tourist-oriented (which is true) but contains nothing about re-targeting the mall towards locals. The fake retailers in the rendering are very generic... they do show a trend towards more fashion and less fais-do-do, but it might be nothing.

Here's a link to the renderings of the 6? streetscape projects recently announced:
http://uptownmessenger.com/wp-content/uploads/2012/05/Streetscape-renderings.pdf
I'm all for enhancing the neutral ground and i'm glad they don't mention benches because i'm afraid it'll just make it more comfortable for vagrants to use and not for regular pedestrians....we'll see. Even if they don't put benches out there are a number of junk chairs that people have left out on the neutral ground and use to sit, drink, (drugs?), gamble, etc...the city really needs to put a stop to that and throw the chairs away on a regular basis.
My friends and I have jokingly gone on neutral ground before with foldup chairs and blankets and just sat there drinking for fun (totally legal), but we cleaned up at the end of the day...that's different. It's not a permanent camping spot on public property.

CityBusiness reports that Press It Bistro and Automat will open on Friday at 935 Gravier St., at the New Orleans Exchange Center.
The restaurant will serve salads, paninis, wraps, sandwiches and pizza as well as wine and other alcoholic beverages from a coin-operated wine and beer dispenser.
The concept, owned by New Orleans-based franchiser Doyle International, is geared toward airports and downtown office buildings. Doyle also owns The Wine Loft, Le Crepe Nanou and Huey’s 24/7 Diner brands

Civic Theater: Does anyone know which side the main entrance will be? I know they applied for a sign on the O'keefe side, but I have never entered a theatre from the back...?
Louisiana and Magazine: Construction signs are up and a trash bin has arrived. Anyone know if they are still putting in a Jamba Juice? I was told that from an employee of the Poydras location.
Also, with the death of the tourism district bill (hooray) anyone care to take bets on if the Convention center money and associated projects actually happen, let alone in time for the 2013 Superbowl?

It could be kinda cool entering from the back... like a speakeasy or something. I'm guessing Gibbs will fix up one of the two alleys as an entranceway, with stone cobbles and lights and stuff, maybe some posters, kinda like this (http://blog.chicagoarchitecture.info/2011/11/08/chicagos-greenest-alley/).
Which corner at Louisiana and Magazine? In the strip mall with the Green Tea, or in one of the two older buildings on the downriver corners? I assume that gated parking lot is off limits (sadly). I'd love to see a Jamba Juice in an old Victorian building...

I thought these were market rate apartments solely based on the cool design...I think this is overall a good idea to be able to concentrate the homeless so that they can receive help on a regular basis, at their residence, and hopefully reenter the workforce and eventually successfully live on their own. Best of luck to it.
http://www.nola.com/news/index.ssf/2012/05/unity_of_greater_new_orleans_o.html
......... the first tenant in a brand-new, 60-unit building at Tulane Avenue and Galvez Street, christened The Rosa F. Keller Building after the social activist. It's owned by UNITY of Greater New Orleans, which will provide on-site caseworkers to half of its tenants, including Suer.
The remaining tenants will be working-poor renters who earn less than half of the area's median income, about $21,700 for a one-person household.
The $17 million Keller building is a departure from UNITY's usual strategy. For several years, UNITY has provided social services to a few thousand disabled, formerly homeless people who live in private apartments rented with federal subsidies. But the Keller's bricks and mortar are owned by UNITY.

Maybe, but the first floor has to include some kind of access to the upper floors.
As I've noted before, fire codes make it very difficult to re-use the upper floors once they've been abandoned... you need two sets of stairs, and fire escapes don't count since the grandfathering ends once the spaces are abandoned.
I did notice an upper floor on Carondelet near Common that has been turned into a live-work type space, associated with Parse Gallery (https://sites.google.com/site/parsegallery/home) on the ground floor.

Tonight was the meeting to hear questions about the Iberville Redevelopment. More specific plans will be released in a day or two on this website: http://cnineworleans.org
The only change I've noticed from this website Hano links you to (http://ibervilletreme.org/ittpmap/map.html) is that the RV parking lot (which I've always thought was a waste of prime land) will be developed into mixed income as well. I'm also glad to see some sort of rudimentary time-table being laid out as well, with things getting into motion fairly soon.
You have until June 15 to make your public comments about the development.
Mine will include:
1. Not having the old-style red brick building fronting Basin Street, as in the plan now. I think it's a bad first impression, as well as too far set back/bad urban planning. Basin Street is a major street. Development along it should be denser/walkable.
2. Question about whether there will be on-street parking for visitors. In the renderings there doesn't seem to be any, but those could just be over-simplistic renderings. Bottom line, I want the option to park there if I'm going to be in the FQ. Since the street grid is being restored, I feel better about leaving my car there.
3. My desire to see more historic Storyville architectural elements brought into the plan. Pictures of the multistory buildings exist, some of the new buildings should look like those.
4. Dissatisfaction about expanding the footprint of the mixed income housing into the Winn-Dixie and the RV Park blocks. It think it's waaaay too big of a mixed-housing area, and the middle will be cut off from the rest of the city. It needs to be dispersed around some more, but not right there.
Am I leaving anything out?

I like it. One tweek I would make to increase it's value is to put an exterior door on the second floor of the side building, so that people can use the roof of the 1 story part! (roof garden, outdoor seating, patio, etc.) It's free space, why not use it.

Yeah, we don't have nearly enough rooftop bars in this city. Considering how nice the weather is, they could be outdoors year-round.
New building looks great... the scale is perfect for a pedestrian-oriented area, it seems really cozy and inviting. Reminds me of Monkey Hill.
Why do the oriels/bay windows have slanted awnings on top? It might look nicer to do a box-like awning with vertical sides. You could backlight this if you need to print signage on the awnings, instead of the spotlights.

What address? I thought you were pasting from bidclerk. Did bidclerk update their site so you have to pay for access, I feel there was a site that listed addresses for new projects and permits pulled, maybe it was the city's site.

The post, 'New Orleans Mayo Factory Transformed into Arts Incubator (http://curbed.com/archives/2012/06/01/new-orleans-mayo-factory-transformed-into-arts-incubator.php)' has some great photos and it's terrific to see this creative project getting some national exposure.

I have no problem with a Jimmy Johns on Maple. If the residents dont want a Jimmy Johns than dont eat there and it will close. Otherwise it seems to me that its wanted! As a city gentrifies chains will start to try and work their way in. Personally I have loyalty to brands or local establishments that were here when it was tougher, but to each his own. As long as proper code and signage is followed I dont really have a problem. Plus , doesnt Drew Brees own the local franchise rights for Jimmy Johns?

Yes he's at least a partial investor in the local rights. Also, Jimmy John's don't look like McDonald's...much classier. More along the lines of waht is already on Maple like Starbucks, Fresco, PJs, etc. It would fit right in

While design work continues on a new championship golf course at City Park, a low bidder has been named for two 18-hold miniature golf courses on the city’s largest green space
The mini-golf courses, which will be across from Storyland and adjacent to the Goldring/Woldenberg Great Lawn, won’t be what many people think of as Goofy Golf.
“They’re going to be themed accordingly, not like going to Myrtle Beach where there’s volcanoes erupting with gray smoke,” Hopper said. “One will be the Taste of New Orleans and the other will be the Taste of Louisiana. There will be lush vegetation and plants to show you’re playing on a course that invokes Louisiana, such as alligators and Creole cottages. There won’t be any mini Eiffel towers.”
A separate contract for a clubhouse, which Hopper said essentially will be a concession stand with two party rooms where golfers pay, came in over budget in late April, and there is no date yet to rebid that project.
Hopper also said there will be about $2 million in improvements to the amusement park area that will go out to bid before the end of the year. That work will include closing in and air conditioning the open-air shelter at the site, improved concession areas and installing asphalt bases at all rides that have gravel foundations.
Work on the festival grounds is also progressing and on schedule to be completed by the end of October. While the 50-acre that was part of the former South Golf Course behind Christian Brothers School will be completed before this year’s Voodoo Music Experience, Hopper said the festival won’t move there until 2013 because the grass will be not be ready.

Not only that, but the building at 838 Canal is one of those mutilated ones with the rusty steel paneling covering up the facade. I'm sure the DDD will help New Era get a grant to restore the facade.
BTW: not THE flagship, A flagship. New Era only wants to operate a small number of stores where they can pitch their products to tourists and offer unique items and celebrity appearances, but they have no interest in opening up mall stores across America like Lids. They're calling these "flagship" stores, but numerous other touristy cities have them - we're not unique.

Its a great store nonetheless and they do a good job with the aesthetics. So this will certainly be an asset for the street. Im interested to see how things change once the Saenger is open and the Loyola Streetcar wraps up construction. Also, the Ritz Carlton needs to get on the ball and do something on the bottom floor of their hotel. The Saint did it right. Could you imagine how good it would be for the street if they put Jeremy Davenport in a lounge restaurant on the bottom floor. It would really help create more synergy down there combined with the new Hyatt retail we could actually start making progress.
Also another sign that New Orleans is certainly becoming a hipster haven(some may hate that lol) Goorin Brother is opening a second location on Magazine Street.

Glad to see this stillg going... Lotz Culinary moved out by the Huey after Katrina flooded their Galvez St location so I'm glad they're coming back to city limits!!
Looks like they'll clean up the dumpy building. Also looks like they may even have some form of test kitchen type setup...hmm.. Speaking of which Rouses "The Cellar" at the Tchoup store finally opened. THey're teaching cookign classes from 6-8pm for free most nights (calendar in store) and I saw people with wine and stuff so theymust be selling it.

OMG i wanted to punch them through my computer monitor as they described how Maple is "under siege" and yes, all the horrors this little shop would bring...
Anyway I would take screen shots of all the petition pages and post on here but it'd take a lot of room. Simply go to the city council website, pull up the agenda, scroll to item 18 on the regular agenda (something else is first) and click the hyperlink at the bottom of the little paragraph that says "ZD No. 46-12" Scroll all the way to the bottom and they attached all the signed petitions. Please make fun of anyone you know!

This project is the perfect kind of project we need all over the city! At least to make Transit oriented developments anyway....by the way, I also met the owners of the domain companies a couple of weeks ago and they confirmed to me they plan on having shovels in the ground "4th quarter of 2012". Let's see if it actually happens on time...I just want to see a considerable amount of construction for the superbowl

BTW here is a great article in the New York Times about the Rice Mill Lofts and New Orleans as a second home for New Yorkers.

****ing NIMBYs are killing me on this one:
http://uptownmessenger.com/2012/06/tulane-stadium-community-meeting-live-coverage/
The two things that stuck out to me:
1. The neighbors were "ruffled" when the architect said that Tulane has the right to build what they want to on their own property.....Is this not America anymore?
2. "Outstanding issues" like whether they can sell alcohol at the stadium... Is this not NOLA anymore?
Seriously people, seriously.
Their arguments are sounding increasingly feeble. Here's a link to the presentation Tulane made about it:
http://tulaneathletics.s3.amazonaws.com/wp-content/uploads/2012/06/CommunityMttg060612.pdf
There are quite a few renderings in there, and the stadium really looks like it'll be a great piece of architecture. Tulane's bending over backward to make the stadium look nice from neighbors' perspectives, and everything they want to do is reasonable in my opinion.

Gotta be Sean Cummings... he's the only one with the balls to propose something like that in the Marigny, lol.
Fortunately I know Gene Cizek and while he may be opposed to the height, he is certainly open to contemporary design. If they can't get downsizing, the community group will probably push for setbacks at the upper levels and get them.
With this moving forward, that area is showing serious potential... There's also the big city garage soon to go up across Elysian Fields. Here's hoping we get an equally ambitious modern design to make a gateway for the revival of Downtown neighborhoods.

I mentioned setbacks... Right now, as much as I hate to say it, that first building overwhelms the side street (Chartres I think?). It feels oppressive.
I hope the architects can revise the design to give one or two more floors facing Elysian Fields and maybe one less floor facing Chartres. The building is just a giant cube right now. Our city deserves something a bit more sophisticated and sensitive.
The rear building is beautiful and nearly perfect, but it too seems a bit oppressive at the ground level. I hope there is some attempt to incorporate a retail space in this building as well as the larger building, so the sidewalks aren't lined with garage vents.

It's not a black and white issue. Traditional buildings look weird if they're designed as a thin tower on a 2-story podium (like that newish building at Lafayette Square) so that's not good. But a carefully designed upper level setback can really help, especially in these modern projects that are trying to blend into a neighborhood of 1-2 stories.
A nicer design would be a 7-8 story "tombstone" shape along Elysian with a 4-story wing along Chartres.
I wonder if this design in the renderings comes in under the height limit? The ugly cube seems like it is a result of trying to squeeze a ton of space into a height limit. In some cases, relaxing the height limit allows for a better design that fits into the neighborhood better.

Grand Palace Hotel implosion now scheduled for July 22
Bill Barrow, The Times-Picayune By Bill Barrow, The Times-Picayune
After several months of delays, state contractors are slated to implode the old Grand Palace Hotel at 1732 Canal Street on the morning of July 22. State officials in charge of the demolition, which is part of the construction process of a new state teaching hospital in Mid-City, have not announced a precise time for the event.
grand_palace_hotel_horizontal.jpgTed Jackson, The Times-PicayuneThe state is now planning to implode the old Grand Palace Hotel on July 22 as it makes way for the new University Medical Center.
Separately, the state construction executives in charge of the University Medical Center project confirmed that site preparation complications have pushed back the projected opening of the complex to April 2015. It had been February 2015.
The Louisiana Division of Administration, other state agencies and local authorities are engaged on several fronts as they prepare to take down the 17-story building that opened in the 1950s as a leading example of mid-century American architecture and urban planning. It has been closed since Hurricane Katrina, becoming an eyesore at the corner of Canal Street and South Claiborne Avenue.
