I agree w/ Aaron. I live NY and find it helpful....You all comment on the strip, development, which buildings look nice, don't look nice....So why bother then if you can't promote them to people outside of LV. Some of us are interested in hearing all the comments about weekly progess since we've invested in them...I also see many people take cheaps shots at what they don't know or understand since they don't own them... I don't mean to be rude either but the forum needs a healthy mix of data.

Do your do Aaron! BTW... call me in Dec.

This is a forum to celebrate and talk about architecture. Not a forum to try and sell real estate. There are many real estate agents on the Vegas forum all the time who don't try and sell anything.

see how 'the harmon' is atop the tower - i wonder how signage will work?

speaking of notice in the pool rendering the second bellagio sign is not there - looks like they are takin it down.....

So anybody noticed what's happening with Caesars Palace lately? Behind the Augustus tower there are bulldozers and gravel trucks. Is the 3rd tower starting or what?


@photo - Fontainebleau is a beast. If like other towers, the glass should be coming soon at that level, can't wait.

Heard a rumor that someone said they overheard some construction workers at Echelon saying that they heard that Circus Circus will be imploded in February. Probably not true because there hasn't been anything official at all, and also think they would need more time than that to get it ready. Maybe it's just a remodel project they heard about and only part of it will be removed and someone got the story wrong? Probably just plans to demolish the motel and RV park on the north part of the site.

Although hardly a skyscraper I'm looking forward to seeing and experiencing Town Square. I saw a photo on LA Times article and the architecture looked good.

Given that it's really an open-air mall ('lifestyle center') the main thing will be the experience. I will be there in December to check it out. I like the outdoor setting and hopeful that the mix of locals and tourists will make for good dynamics. I am thinking a lot of local women will be hanging out there.

im watching an episode of csi and they used the construction of city center for a case.....


the 'tangiers' hotel was imploded---tangiers was the mint with the baly signs out front.....then the 'eclipse' hotel was under construction at the city center site......well construction workers found a body buried within the dirt.....turns out it was an inidan burial ground...ha!


btw the tangiers and eclipse are fictional.....confusing?

In the movie Casino the hotel name was Tangires, The exterior (Porte Cochere) shots were at the Landmark and the interior casino shots were done at the Riviera.

BTW the oldest high rise tower at the Sahara is called the Tangiers.

you do mean the newest tower Jaz :) Tunis tower is the oldest at Sahara built in 1958 i believe; 30+ years before Tangiers. I stayed in a room at the Tangiers tower in 2005, quite nice for $40 a night

I had the names of the Tangiers and Alexandria towers confused. I was also being technical and not counting the Tunis as a high rise (as it's only a 14-story tower).

I would like to know how they plan on not building the second tower until the first tower is complete when the pool, lobby, and convention center are partly in or directly attached to each tower. Also, they are going to be connected up to the 46th floor. How are the going to cover up the part that connects the two? I hope they just meant that the first tower needs to be topped out and not completely finished before they start tower 2.

the marriot grand chatteau is 4 towers connected together on every floor built one wing a ta time......this is so they built each wing after it becomes sold out rather than building the entire project once all 4 wings are sold....it looks better when you are able to see what you are actually able to buy

so i walked the strip like i said i would and tool somes pictures, but i really wanted to walk downtown- get shots of fountainbleau, streamline (almost done) world market center (a mamoth!) and the half way done frank ghery thing...IF ANYONE CAN GET A SHOT OF THE ALZTEIMERS CENTER GO NOW! im actually sad about what is hapening to the strip...its turning into downtown tijuanna....homeless with one leg asking for money at every corner, hipies sellin water on every bridge....now there are street venders selling knock off sunglasses and purses.....not to mention the porner slappers! the strip is not necessarily becoming elegant...oh yea and there were some 'side shows' this guys dressed like he left a 1990s rave was doin jum balancing act with a hat and dancing - i dont know....but theres alot of shinanigans going on that i do not like.

The Plaza 3D render sure looks dense. Funny, but the design sort of reminds me of the Frontier, with the slanted green roofs and the mirror glass.

I have a question for the Vegas people:

is that monorail getting extended? One of the previous posts mentioned something about the monorail getting built in a crystal mall - is that the famous Las Vegas Monorail?

The monorail of which you speak is not the same as the Las Vegas monorail.

"The Crystals" is what the retail section of CityCenter has been named (we'll see if it stays). There will be a $135 million state of the art mag-lev monorail that runs through CityCenter and has 3 stops, Monte Carlo, The Crystals, and Bellagio.

As far as the regular old Las Vegas monorail, that's an entire different story. Below is a picture of the mag-lev monorail stopping at The Crystals.

Do you people really think the Vegas strip is turning into a more trashy place? I thought it was turning more upscale.
I haven't been there yet, and I was just wondering what it was like. The pictures make it look nice, but is it completely different?

there are circumstances whenever you bring more people to a city - sure more upscale life styles and luxeries, but with every high clss, there is the low. every city has its highs and lows

If you compare Las Vegas to Atlantic City, it's like comparing Disneyland to Harlem. Las Vegas BLVD. is extremely safe with the exception of NBA All Star games. You can walk off the strip many blocks and feel safe. In Atlantic City, if you walk off the boardwalk you get rolled, pistols whipped and beaten about the face.

There are more street merchants, homeless people and junkies on the Vegas strip. That's to be expected in a rapidly growing city with it's desert climate.

the hotels don't let them stand outside but the porn-slappers find other ways around by standing on corners or sections of the side-walk not owned by the hotels. You will find no porn slappers on the sidewalk outside bellagio or caesars e.g.

Anyways they are pretty harmless, the las vegas strip is one of the safest streets in america, porn slappers before psychotic crackheads everyday for me

I have wondered about the porn-slappers too.

I suspect that the Vegas players (MGM & Harrah's) could have these guys off the strip in 24 hours if they wanted to. Let's face it, most of these guys are probably illegal and would go away immediately if told to. MGM & Harrah's have all the power within Clark County.

I believe they allow them to stay. Why? To keep the familes/kids out of town. Adults can deal with porn-slappers. But they have a harder time dealing with families/strollers on the strip. It creates a weird/uncomfortable feeling for those gamblers who want to get away from it all.

The slappers deter families from visiting. It is the most effective way of telling families 'you are not welcome'.

yes there is demand, 39 million visited in 2006 and that will rise to close to 40 million this year, room occupancy rates are at 90% despite room rates rising by 16% last year http://www.usatoday.com/travel/news/2007-02-14-las-vegas-tourism-record_x.htm

Not sure where the demand in Dubai is though, still looks fantastic though but i bet lots of these buildings will eventually lie partially empty

interesting theory Silas, not sure i agree, i don't think las vegas would intentionally turn away any potential customer. Mgm own excalibur and CC and they are about as family oriented as you can get with a casino

five or so years ago several hotels took the porn slappers to court to try to get them to stop handing that crap out infron of their properties,,,,it took about a week or so for the court to make a decision, and it was ruled that it is considered 'free speech' therefor they are allowed...but what i do not understand it that they are not allowed to be infront of certain properties (for instance any previous or current steve wynn property - he NEVER allowed them on his properties) maybe they can pay the county...i dunno...

Porn-slappers are not allowed in front of properties that "own" the sidewalk.
That is one of the reasons all of Wynn's hotels have always built "special" sidewalks. (Mirage - has the Volcano, TI- has the pirate battle, and so on...)

I've got to believe that if MGM/Harrah's politely asked INS to do a round-up or two for illegal aliens then that would put an end to porn slappers quickly. It just seems illogical that this would be going on unless MGM/Harrah's somehow condoned it. What is the history of City Center? What was it before it was to be this great place in your city and are there any pics of what it used to be? Also, who were the driving forces behind it and what difficulties did they face in getting it underway? I’m doing a report on Vegas for one of my classes and I need more information on this development. The more I learn about it the more excited I get about returning to Vegas for a weekend. Thanks.

I assume you are speaking of MGM city center currently under construction??

if so, the majority of the property stands on what is formerly the dunes golfcourse. This is a shot from early 1990

The difficulties MGM faced were actually acquiring all the land, but once that was achieved, the financial backing was secure, the architects had been put in the place and the county/FAA were happy with the size/height of the project it was time to start.

As the architect said, they wanted to give each building they design a unique look reflecting that of the city it is in. So he encountered some difficulty when looking at a city that has so many copies of buildings from other cities in the hotels themes. After thinking about it, he decided to model it after one ofthe most unique and famous structures we have which is the Art-Deco design of the Hoover Dam. And so we have it.

I heard that the Marriot Convention Center is to be 670 feet which will make it taller than the ones in Atlanta and NYC. ;)

WJC ground breaking is currently planned for Spring 2008, and the project is planned for completion by year-end 2010.

Also forgot to mention that the Marriot Convention Center will be exactly as tall as the failed Montraux Las Vegas project which was to also be 670 feet...

I have wondered about the porn-slappers too.

I suspect that the Vegas players (MGM & Harrah's) could have these guys off the strip in 24 hours if they wanted to. Let's face it, most of these guys are probably illegal and would go away immediately if told to. MGM & Harrah's have all the power within Clark County.

I believe they allow them to stay. Why? To keep the familes/kids out of town. Adults can deal with porn-slappers. But they have a harder time dealing with families/strollers on the strip. It creates a weird/uncomfortable feeling for those gamblers who want to get away from it all.

The slappers deter families from visiting. It is the most effective way of telling families 'you are not welcome'.

Actually, the pornslappers are out there thanks to the US Constitution. Several times laws have been passed to eliminate these guys and every time the law is struck down by courts. As long as the pornslappers stay on public sidewalks and their flyers are not truly pornographic (strategically placed shapes covering up the good parts) then they are covered by free speech laws. Theoretically, they have a right to do that in any US city. But, ironically, in cities like San Francisco, cops look the other way when prostitutes are wandering the streets. In Vegas, streetwalkers are pretty rare. So, you have a somewhat unique compromise in that the city and county have basically given up on trying to get rid of the pornslappers and focus on keeping prostitutes out of the public eye.

Oh, and if the pornslappers were ineffective, they'd be gone a second.

The Smith Center looks too good to be true. I can't wait.

As for the porn slappers, they never bothered me. I'd always laugh at the tourists when they would brush aside the porn with feigned outrage. Maybe, It's never been an issue for me because I grew up in Vegas.

Has anyone heard any news about stanhai lately?

i just home from the new turnberry's town square. AWSOME! half the stuff is not open yet but its extremely similiar to 'the grove' in hollywood if anyone is familiar with it.......basically its like the district at green valley ranch but 10 times larger - stores people actually shop at and multiple streets - very nice! more for locals than tourist......GO!

(THE WHOLE THING WILL BE OPEN IN JANUARY)

Final count 53 floors. Swoop (crown) in progress.
Maybe this time there will be something (club, restaurant) in the swoop. Based on the elevator core rising to the top of the swoop area, I think a venue is possible. :)

Thanks for the interesting read. In case anybody is interested, here is my quick summary of the Trump rental program:

If you sign up with it then you must give them exclusive rights to rent the unit.

For all rental Revenue Trump first deducts service fees (covering overhead, credit card fees, reservation fees, travel agent fees, and marketing costs). The owner gets 50% of what is left (Net Rental Revenue).

But... out of this Net Rental Revenue the owner must contribute to a fund that will be used to pay for items that are to be paid 100% by the owner: a deep cleaning to the unit every quarter, and also provide for a complete refurbishing of the unit every 7 to 10 years (new paint, carpet, furniture, dishes etc).

Trump pays for any minor repairs (defined as anything that takes less than 15 minutes to repair AND costs less than $10). Also Trump pays for the regular maid service.

Trump gets 100% of any forfeited deposits.

It is not guaranteed that an owner will be able to use his unit during peak periods.

Owners' guests may use it for up to 14 days a year. Hotel occupancy tax and other incidental expenses must still be paid during these uses. Cancellation charges may also be levied if an owners' guest cancels late.

Trump has the right to let someone use your unit for free for a maximum of 6 days a year.

The owner is responsible for carrying rental insurance on the unit.

The owner is fully responsible for paying for any damage caused by renters.

This is what I got from an initial reading, apologies if I got any of it wrong. I always wondered how one of these agreements was structured.

As for my take on The Plaza, I agree, too many similar buildings. Maybe if the main (strip front) tower looked like the New Your Plaza and the others were unique and different, it would be OK. I get that they want several buildings with smaller footprints, shorter hallways, fewer rooms per floor. That improves elevator waiting times and long walks, which in turn provides a better guest experience. But do they all have to look the same. That's just weird, redundant and ugly in my eye.

IMO the Palazzo resort is going to be a draw for people when it opens. Yes the tower looks sort of fake, but I think the base is awesome.
The restaurants in this place are going to be amazing. Some of the more impressive ones are CUT by Wolfgang Puck and one from Charlie Trotter.

Also they say they're going to have a new Grand Lux Cafe. Does this mean the original one is closing, or are they going to keep both?

is the palazzo goin to be its own resort with its own casino and amenities? or will it be another tower for the venitian and share the casino floor? (like augustus tower with caesers)

and the same for encore/wynn?

and is there a reason trump doesnt have a casino in his vegas project?
