voice of reason
03-22-2009, 04:21 AM
Juhl started closing units a couple of weeks ago. A handful of units are occupied and about 30 are in the closing stages or have closed. The roof top pool area is spectacular, rivaling most strip properties. Of course it is going to be improbable that anything close to 341 units can be sold in this bottom-less local housing disaster. It is a nice property, none the less.

This just in over the news wire:
DUBAI, United Arab Emirates: The Dubai state-run developer involved in the $8.6 billion CityCenter complex on the Las Vegas Strip says it is suing partner MGM Mirage amid concerns about the project's viability.
Dubai World says subsidiary Infinity World filed the lawsuit in Delaware Chancery Court "to protect its rights and the best interests of the CityCenter project."
MGM Mirage is struggling under more than $13 billion in debt as it pushes ahead on CityCenter, its largest casino yet.
Infinity says recent statements by MGM Mirage about its future viability constitute a breach of contract and put the CityCenter project at risk.
It says it's asking the court to relieve it of its obligations under the joint venture agreement.

In the past few months Dubai has been canceling investments all over the world.
That is understandable seeing as the actual city of Dubai might be screwed big time with the world financial crisis in full swing. Hopefully they don't try to weasel there way out of supporting City Center seeing as it is almost done. Vegas is a proven market and will recover. Dubai doesn't have that same long history and is really a grand experiment, meaning things there are iffy in some ways.
It seems like the best plan would be to finish CC instead of falling back onto the home market in Dubai.

Wow, during MGM's conference call it seemed liked they had a good relationship with Dubai World. If CityCenter gets canceled or postponed it's going to hit Las Vegas economy hard. What about the condo owners? Could they sue MGM as well? The retailers at the Crystals? Lawsuit after lawsuit.

I think Dubai is looking for a very specific plan from MGM to have the company avoid bankruptcy. It's obvious that it would be in the best interest of both parties to complete the project.
The problem is, MGM probably doesn't have one concrete plan yet and Dubai wants a quick out in case MGM does file for bankruptcy.
It's just a legal move to force MGM's next hand, while protecting itself from a steeper loss if MGM files BK and shares become worthless.
MGM is a smart company. They don't want to hold a hotel yard sale and ditch every brand they've cultivated for 10+ years. Any rash move would leave even less long-term confidence in shareholders.
Wall Street doesn't even seem to be reacting much to Dubai's threat. MGM is down 13 cents.

Good read. It's no wonder Dubai wants out of the MGM deal, they're about to go under themselves along with the island they built. In Dubai, you can go to prison for not paying your bills. If that was true here, there would be a lot people behind bars.
In Dudai, its a crime for the media to report anything that might damage the Country's reputation or economy, with a fine up to $272,000. LOL! I wouldn't mind seeing some media types here get fined for trashing Las Vegas reputation and economy.:)

Including the president? Hahaha. Honestly I don't think that had any real effect at all in all seriousness.
I was listening to this rather upbeat sort of pep talk for the entire city on NPR this morning. This guy was saying that the collapse and end of Las Vegas has been predicted many times but each time the critics were proven wrong.
Honestly I wouldn't be surprised if we come out of this by entering a massive new building spree when the economy gets better. Its something to hope for.

"Several sources said Dubai World and the emirate of Dubai have been caught up in the global financial crisis and the entity might not be able to make its portion of the payment due to CityCenter. Last week, Standard & Poor's Rating Services downgraded many of Dubai's companies and warned that the sheikdom's debt payments could triple by 2011.
A Wall Street Journal story said the outlook for Dubai's economy and business empire was cloudy after the federal government of the United Arab Emirates loaned Dubai $10 billion to cover debt liabilities.
According to the article, Dubai's sovereign debt was $10 billion while debt obligations for the government run companies totaled $70 billion."

that picture above must be a helicopter shot. Pretty sure it's too far from Vdara to be Panorama Towers and there's no buildings behind them from that perspective that are tall.
Correct, there's no way you can see over VDARA's roof from any of the Panorama Towers, they are all shorter than VDARA.
The lights on the Strip will go out this Saturday, not anything to worry though it's planned for the Earth Hour event.

It's hard to believe that one of the cranes for Fontainebleau is already in the process of being disassembled. The project is turning out quite remarkably! Now lets just see other projects (Echelon, World Jewelry Center) follow the footsteps of this one and get off the ground as well. The economy seems to be VERY slowely making a slight turnaround, then again I'm just judging by the stocks... I'd be more than happy if the main portion of Echelon resumes construction by years end!

This would be a disaster. Dubai obviously wasn't thinking long-term at all as the to the ramifications of how their lawsuit would trickle down to a loss of construction jobs, employment, and the future Vegas economy. It's like their shot themselves in the chest with their own investment.
There is an option even under bankruptcy for construction to continue according to WSJ:
Even under bankruptcy-court protection, construction could continue or be restarted once the two sides agree on how to fund the project. Neither company is likely to walk away. MGM Mirage has $1 billion in cash invested in the project, in addition to the land contribution. Dubai World has $4.3 billion invested.
I'm expecting a switchboard overload of CityCenter condo owner calls on Fri. morning.

Amazing. If the courts rule against Dubai and force them to continue with the contract, would that avoid disaster?
I am just amazed that Dubai is doing this. You know how hard it is for them to get contracts after this? The webcam is overexposing the photo (perhaps in order to show the darker parts of the site at night). It's nowhere as bright as it looks.
When the hotel opens the rest of the tower will also a lit which will tone down the focus on the crown.

The webcam is overexposing the photo (perhaps in order to show the darker parts of the site at night). It's nowhere as bright as it looks.
When the hotel opens the rest of the tower will also a lit which will tone down the focus on the crown.
Tried to fix the image a bit to what it should look, still overexposed a bit though.

Always wondered what the deal is with that part of glass that goes into the crown? It looks out of place.
the largerother tower does the same thing on the otherside....its the core portion - does anyone know what goes on inside the crown? mechanical?
also - cosmo / denzen has a couple more blue strips on...
tonight the ligths should go out from 830 to 930!!!!!! for earth hour
(im betting westgate will leave their bright ass light on hahahahaha)
Has anyone heard of Illumesh? I remember it was mentioned a while back during the development stages of the "people mover" at CityCenter. It was supposed to be used over the the section that crosses the main road into CityCenter. I wonder if this product can be used on the Fontainebleau, like on the metal white sections.
Watch the vids.

I wonder when they are going to top off the Harmon? Speaking of CityCenter, what ever happened to the fire station? They broke ground and that was the last I heard of it.

I agree, it diminishes the look... I wonder if this is the final or if something is going to happen to that area that will make more sense.
Glad to hear that MGM Mirage worked out the $$$ issue for this month- but what happens next month?

I think they are still working with the architects to figure out how to top it off. I'm sure it will be the last thing they finish, right before the opening.

Didn't take pics but I saw it. It was kidna cool but the street lights really put it off. You could definitely notice the lack of Luxor though.
Only saw it from a far but looks like everything turned off..except for Encore for some reason. Pretty cool.

I drove in from the west while they were all off, really strange to look at. Some places turned everything off, like street signs, etc. others left some bits on. There were outside lights shining up onto Encore and Paris that I saw. Drove down the strip from Flamingo to the Welcome sign (which was off also) then turned around and were coming north as they started turning things back on.
I don't know what took Excaliber so long, but everything else around them was lit back up while they were still dark. By the time we got up to the Strat everything was lit up again.

Its an old casino by Vegas standards. They probably had to feed more coal into the furnaces.

I was driving south on I15 during the blackout. Normally you can't see how many rooms are occupied in the towers because the brighter outside lights outshine the room lights. But during the blackout you could see all the room lights on and it actually kink of looked like a normal big-city skyline.

WOW! Great to hear!!! Even though it still has a little ways before completion, I remember when it was nothing but a hole in the ground for a very long period of time. At least we know this project will be completed and not get caught up in limbo like it's neighbor the Harmon.

Great pic! Looks like the final floor is being completed on Veer East. Also, the glass on each tower is now pretty close to the 34 - 35th floor.
The roof of each tower will probably take some time to build out the infinity edge pool and gym amenities.

Colony Capital LLC, a Los Angeles-based real estate investment firm, is considering a possible investment in the troubled City Center project in Las Vegas, according to sources close to the company.
An investment from Colony could keep the $8.6 billion City Center project from bankruptcy and save thousands of construction and hotel jobs vital to the local economy.
A source close to Colony said the company is talking to both MGM Mirage and Dubai World, City Center's owners, about a possible investment. This person characterized the talks as "sporadic, but fairly recent wide-ranging discussions." This person said Colony is considering investing in the project, "as well as just brokering a strained relationship" between Dubai World and MGM Mirage.

Is colony really in the right position to make any investments?

Not sure, but Wall Street seemed to like the idea. MGM stock up 51 cents, or 19 percent, today.

Personally I wouldn't mind seeing Dubai leave the CityCenter project.
"We believe Colony is pursuing a stake in CityCenter that partially or fully removes Dubai World from the joint venture but leaves MGM Mirage's 50 percent stake intact," Lerner said.
