Great pics Veerish!

Aria is GIGANTIC, yet so graceful. I like how the mini park is turning out in front of Vdara. Seeing that, the traffic, and the canoe tree will be pretty spectacular.

I hope that the whole project becomes a very walk-able experience where visitors can easily enjoy the entire space without worrying about the weaving car traffic. I think walking in the massive city space will make it seem like you're in an entirely different place that happens to sit on the strip.

I agree Completely!!! Buying those condo's was in INVESTMENT! There is always risk VS. reward involved. That means that even though the odds of the value increasing as time goes on may be high, anyone doing so better realize that there will always be odds not in their favor as well. Regarding Fontainebleau, what kind of changes are they talking about? If I had to guess they will slash the number of condo units and add more hotel rooms...

But they have one like 3 hotels down at Caesar's Palace's Forum Shops.
And some stroes in the Fashion Show Mall sell their stuff too.

The South side of the strip needs a Bvglari store.

By the same logic, in an upturn, a developer should be able to renegotiate the price upwards closer to completion. I don’t think that would go over too well.

Yeah, I doubt too many people are jealous of those stuck in CityCenter contracts. But people are tired of others filing lawsuits that have no legal basis (as opposed to attempting negotiations, since MGM may have an interest in not having everyone walk away).

As far as I know, no lawsuits have been filed. The purchase of CityCenter units is different from previous cries of foul because these involve many pure residential condos located on the strip.

Most previous lawsuits involved potential profit from condo hotels and their unrealized potential, which led buyers to blame agents for misrepresenting the property.

While a lawsuit to be relieved from contract isn't justified, a price adjustment to reflect the current market isn't out of the question.

At the time of purchase, buyers were comfortable in the ability to secure a loan. Now, it's extremly difficult. Should the buyers be able to receive a loan at the full purchase price, the unit may appraise for far less, creating another wave of home owners who have to pay a mortgage more than what their unit is worth, and potentially another real estate lapse in Vegas.

A price adjustment is beneficial to buyers, MGM Mirage, and lenders. With prices that reflect the current market, buyers can secure loans, MGM can close on units to pay down debt, and lenders have buyers who can make monthly payments. It also helps to start a wave of responsible real estate transactions for the entire city.

On a side note, for Vdara, MGM will most likely have to provide lending since banks consider condo hotels commercial property and are unwilling to provide financing.

I was searching for some news on the Cosmo and came across this article from a few weeks ago. http://www.lvbusinesspress.com/articles/2009/06/22/news/iq_29465588.txt

Author speculates that the Cosmo may not open until June (if then) Also discusses that work has stopped in one tower and that they may just finish the shell and leave it.

Did I miss something? When did all of this happen?

I have a trip planned for Mid Sept and I figured that the Cosmo and CC would look somewhat completed on the outside.

Those bridge construction photos--particularly with the ever-extending arch in mid-air--are remarkable! I haven't checked the official site recently, but I do recall the planned completion of the arch, as being scheduled for September. They have been on schedule, so that sounds about right: If the final arch pour happens in the next few weeks, I'd imagine it would take a good couple weeks or so to fully cure. It's giving me fond recollections of those old pics from the '30s, when the Golden Gate Bridge was being built, and those mid-air-semi-completed-bridge shots:

I've been internetless for several days, mea culpa, so another couple of comments from a few days ago...

--WRT the blue/gold glass on the CC buildings: To me, the varied assortment of reflective glass on the different buildings, IS one of the major tie-in features which connects all of the individual structures as separate and unique yet part of a greater whole. Every one of the buildings has glass which seems to color up in so many different ways depending on time of day, amount of cloud cover or sunlight. There are times the colors look less flattering and conversely, times they are more appealing. In short, I'm a fan of the bi-color glass for those very reasons.

--Also, wrt the "melting-brain" building. Yes, it's taking forever...I take solace in the fact that in this case, it's to be expected to take forever, with no two parts alike. Gehry makes (nearly) all other buildings look so boring.

Sounds nice. Sucks most of Monte Carlo's rooms don't have a view anymore. I'll look into it though.

I would love to stay there when I go this summer instead of the Palazzo which I usually go to.

Glass would've been nice, but I'm not at all disappointed in the final design. They're not really "tarps", which makes it sound kind of ghetto. There are plenty of examples of white canvas roofing being utilized in some fine architecture.

Deals were changed in order to get retailers into Crystals. Many leases were made only on a percentage basis that starts over a certain sales threshold, rather than including a charge for per square foot.

The Lou Ruvo Brain Institute will see its first patient Monday morning, according to Maureen Peckman, CEO of Keep Memory Alive, the fundraising arm of the institute.

The patient side of the two-part center is mostly finished, but the nonpatient side — designed by renowned architect Frank Gehry — will not open until January.

The land and building of the Cleveland Clinic Lou Ruvo Brain Institute are valued at $100 million. The center is the brainchild of liquor distributor Larry Ruvo, whose father, Lou, died of Alzheimer’s disease in 1994.

Within a year, the clinic expects to have 2,000 patients, and it is designed to eventually see 8,000 a year, according to Dr. Randolph Schiffer, director of the Center for Brain Health at the Cleveland Clinic.

This project has been such a financial clusterfuck... when do they think it's actually going to be complete? And has anyone bought the condos?

I know it's Gehry and I've been to his buildings before but this thing is like something out of Dr. Seuss. As in, actually disorienting to look at or be inside.

It looks like a normal building got burnt to a crisp and melted in the Vegas heat.

Look at the end of that street. The Ferris Wheel is back. That thing has been planned to be included in about a half dozen never built resort projects this decade. It'll be interesting to see if this one actually gets built, and if so, how tall.

All-in-all, I like the idea of this concept.

O'Sheas is a horrible dump. Hopefully when the economy turns around, HET will level it and the IP and build something a little nicer.

Seriosuly.

IP, Harrahs, Casino Royale and O'Sheas should just all be torn down and a new resort built, comfortably on the land. All these 4 casino as all smushed together in that little space.

This new idea is nice, but I would rather see all those little casinos turned into one resort.

That is never going to happen. Harrah's has already decided not to torn down any of their existing money making properties with lavish resorts that draw less money.

Yeah...and the developer wasn't even hammin'-it-up, when he made some reference to the city/county officials suggesting "iconic"--and that was his concept of 'iconic".

Here's what's actually going up--which is reasonable(if not a waste of good space), although in economic times like these--beggars can't be chosers... :

thats one of the major drawing points of those establishments, first the casinos are at street level and second you easily walk between flamingo, IP, harrahs, CR and o'sheas in less time than it takes to walk from bellagio to caesars.

I agree. To me, that area of the strip is by far the most pedestran friendly and the buisiest part of the entire strip. If they get this done, it will only add to it. Now, if they could only keep the porn slappers out of there, it will be even more of a success.

if done right this could work out better than city center.

mgm wanted to build an urban evironment, but nothing is street friendly / for the pedestrian. that is what defines urbanism.

project link could become very successful - even without retail - look at the district in greenvalley ranch - all the restaurants do well, but no one shops - having an exterior restaurant is a sure winner - i think, tho, they should include two clubs as well as the bars and restaurants.

this reminds me of what fremont east is trying to be. - i dont think it needs to ferris wheel however - that looks like it was meant to bring people to the end of the corridor, but if their is enough activity / destination - then they could better spent the billion dollars somewhere else. like payroll.
also note in that rendering - the imperial palace has been redone - the front facade anyways - - - -

As long as the restaurants are not McDonalds and Dennys I always welcome changes like this... If they are going for the Fremont East type of area, I would bet it would be pretty successful. Only thing wrong with Fremont and Fremont East is the lack of people...

Of topic: Went up to Mt Charleston today and hiked to Mary Jane Falls. I love the fact that less then 30 miles from my front door step I can find a place that is 30-35 degrees cooler... :tup:

I have a question for anyone that has been to Vegas lately....... Is the Cosmopolitan still there???? Did the desert floor open up and swallow the Cosmo? I cant find any recent information about the Cosmo. Vegas TAT hasnt had any updates since April.

Anyone have any progress reports on this project?

not sure what's going on inside, but the outside is wrapping up. the second crane came down from the spa tower a couple weeks ago. podium seems to be moving along as well. any pics mac?

It just seems like the Cosmo has been very quiet lately. There has been a lot of scuttle about CC.

I was still under the impression that Cosmo would be opening the early 2010. But I keep hearing it may be mid 2010, or it could be delayed indefinately.

If it is early 2010, they should be announcing who is running the hotel (since Hyatt pulled the DEN label) Also, they need to get a gaming license for the Casino portion or someone to run the Casino.

Unless I missed something, I looks like Cosmo is more than 6 months from opening.

thanks for the pics. I saw the pics a few pages ago. But it seems like there has been no other news out of the Cosmo. I actually think that most people feel it is just part of the CC construction, therefor it gets included in the photos and discussions.

Yesterday, the Arizona Republic had an article on the Pat Tillman Bridge (the real hero the bridge should solely be named after).

In the article, this quote; "The gap between the two halves of the twin arches has narrowed to 80 feet...In August, the final center segment of each arch will be lowered into place."

The pics sure make it looks like it's there, but evidently they can't pour the last 80' of concrete.

Way off topic, but Mike O'Callaghan was a war hero too, and it is appropriate to honor a person from each state. Anyway, you can definitely see a gap in the picture taken from the river (not sure when it was taken).

Well. that's right on schedule, as they have been all along. The official site said the arch would be done in September, quite some time ago.

I'm wondering if the article got the "lowered into place" part, right. I understood it's being made in situ--in other words, that sections of rebar/concrete are poured in place within a wood frame. At least that's how it's looked to me throughout the construction process. In that case, it would make sense that the final pour made in August, would be cured in Sept.

It's amazing seeing all those cables holding it up, eh?

I missed that. Sorry. It's been frustrating, though for many Arizonans because we have Lori Piestewa have one of our most famous and beloved mountains and a freeway named after her in honor, but Pat's name shared in honor with someone else.

Well this isn't Arizona's bridge. Its a shared bridge between Arizona AND Nevada. If it was all located in Arizona then it would not need to share the name, but half of it is in Nevada. Plus its not like that can be the only thing named after Pat. How many George Washington bridges are there? A couple dozen?

So I would just say don't forget his name and put it on the next major project that comes along. Mike O'Callaghan isn't a bad name to share a bridge with.
