Walgreens serves an important role in the strip. It provides a place for tourists to buy all of those random knick-knacks and miscellaneous items they need.

Does Caesars actually own the land under the power lines? Usually this is an easement owned by the utility company. Here in SoCal the power company will lease the land under the lines to self-storage joints, RV storage, or small plant nurseries but retains ownership. It would be nice to see some landscaping go into that space though.

Walgreens is a life saver on the strip. Have never bought any knick knacks, but lots of water, lots of juice/red bull/mix for drinks to go with the liquor i buy at duty free on the way down, and lots of snacks. Sometimes when you dont feel like constantly being on the go, its nice to have snacks, drink mix and water in the room. I have easily pumped more money into walgreens than I ever have into slot machines in Vegas ;) Second to last time i was down there was staying at Venetien, and thought I'd have to hike up to the walgreens by the Riviera...was pretty pumped to find the new one at Palazzo!

They should just bite the bullet and put a Walmart on the Strip. At least this seemingly valuble piece of land is getting used.

I found this awesome thread over at skyscrapercity. (http://www.skyscrapercity.com/showthread.php?t=825486) Its really great for those non-locals who want to see what western Las Vegas looks like. This is around the summerlin area.

I don't know why but the PH Tower Westgate beacon I think is awesome and adds greatly to the night scene. I guess it won me over for what it is, it's very catchy, powerful, prominent, and colorful.

Regarding the Marquee, is that the Marriot Marquee that is to be 670 feet/58 floors that is planned near the convention center if I'm not mistaken? If someone could clear that up for me that would be great. Thanks in advance... :)

The PH sign is bright but i dont like how it is both Red and Yellow. Just take the westgate part off. It reminds me of those bright signs on towers in Hong Kong than Vegas.

I was talking about the Cosmo's Marquee sign, at the roof line they have selectively removed some of the glass crown panels in the areas where the sign is probably going (north, west and south faces) so I wonder if they will put the letters up.

Side note the powerlines at Caesers and Flamingo are gone, poles and all. Maybe someday they can finally demolish Bills Gambling hall and put something nicer there.

This will put Fontainebleau right in the front row! If this arena gets built you can guarantee that Fontainebleau will be the first hotel/resort to benefit in Las Vegas since it is so big and that it is the closest to where the arena will be built. I sure hope construction resumes sooner than later in result of the push for the new arena...

I don't get what I'm looking at up here?

#1 The water level in the pool seems to abruptly stop behind a glass wall OR the photo was stitched together? I thought it was supposed to be a wave pool... and the scale has seemed to diminish substantially.

#2 What IS that thing (building) that has the projector screen window and the curved trunk shaped patio?

I've always been confused with this roofdeck plan... it always seemed so... "Luxor second level arcade" to me. No real design intention- just stuff slapped on the rectangle roof. the renderings are a nice find, but they just lead to more questions... what are those water pillows those people are sitting on?

I know the chances of all of these things coming to fuition are quite slim, so just in case they disappear from the grand opening product... what are they?

Cosmo is going to do better than city center - you have to walk a block just to get to aria, the rooms are incomparable to cosmo in style and views - and the terraces are priceless!

The property size of cosmo that was once a draw back - is actually going to help them - no other property is so intimate and still offers the same amenities.

Cosmo is going to be a great addition to the strip - grabbing the wynn / encore clientele.

Perini's line is that the building can be repaired but will cost money and MGM does not want to proceed. MGM is countering that the building is a total loss likely because they don't want to have an additional building with lower occupancy in the recession.

I don't think anything will be done to Harmon until the economy bounces back. When there's a need for inventory I'm sure MGM won't waste time to earn money on that plot of land.

the lake is sooooo low...

It does look bad.

http://www.arachnoid.com/NaturalResources/

Will this be a repeat of Atlanta? Nobody notices that shit has hit the fan until it's too late and everyone sits around praying that it rains?

"LAS VEGAS -- If you have been to Lake Mead, you can visibly see how low the water supply is getting. Conditions have now pushed the federal government to meet with western states to plan the water future.

The drought has surged on for about 11 years, but the Southern Nevada Water Authority says the state has plans in place that will allow homes and lawns to continue to exist.

"When we hit 1,025 (feet), we will have stopped generating electricity. When we hit 1,025, the amount of water left in Lake Mead is barely enough to meet a single year's allocation," said Pat Mulroy with the SNWA.

Right now, the lake level is at 1,100 feet and the water authority has managed to store, lease, or buy enough water to keep things running smoothly even if Lake Mead was to drop below 1,025 feet."
http://www.8newsnow.com/Global/story.asp?S=12286324

Yup, looks like they wont make the "conserve water!" call until it's too late.

Wait, people in Las Vegas are still keeping lawns? I did know that lawns were a feature in the 90s but figured that, overall, moving to Vegas was a tacit agreement among people that they wouldn't have grass. That could be first step in solving the equation, no?

Sure, the drought is a cycle, but compare the water use 50 years ago and today. And based on the graph I linked, the lake is almost at the lowest level ever.

Im just concerned that the same government incompetence we saw in the southeast two years ago will be repeated over here.

If they would just blowup Glenn Canyon Dam that would solve the problem. They should have never built Glenn Canyon Dam.

Glenn canyon dam actually did a very good job of stabilizing water flow into Lake Mead. Here is a chart (http://www.arachnoid.com/NaturalResources/), Glenn canyon dam was build in 1966 and you can see conditions change rapidly.

The problem is simple: the river compact that gave all the states water rights was negotiated during a period of higher than average rainfall. It needs to be renegotiated to under drought conditions.

Then again, all the states will lose out, so the problem keeps getting passed along. Nobody wants to lose rights to the imaginary water that doesn't actually exist.

The problem will eventually be solved, but it will be absurdly expensive to fix because we will wait until the last minute.

Yeah if Wynn nabbed that spot, he would have a ton of room to expand AND he could keep his gold course.

That's huge...

It does look big compared to the guy standing there.

Is this a picture of the lettering 'THE COSMOPOLITIAN' that has already been put up above their marquee? I think it is. If that's the case, then it's not very huge in proportion to everything else once it was placed.

i dont think that anything will be built in the next 5 years. occupancy rates have yet to improve to justify adding more supply, along with the rate that rooms get.

"Equity value doesn't take into account the value of the buildings, which MGM Resorts has not made public."

It's obviously worth less than what they spent building it plus the value of land, though.

I'm sure I'm not the first to see this, but just thought I'd give a heads up that City Center is featured in Architectural Record this month along side Burj Khalifa. There is a page or so description and commentary and many photographs. There are a lot of photos of the interior that may be interesting to see if you haven't been there.

"We have an extremely positive outlook on this market and are confident in the long-term future of Las Vegas"

As with Fontainebleau I dont think developers like this one and Icahn are idiots, otherwise they would not be doing what they are doing in Vegas. They just have lots of patience it may be a while.
