does anyone in this forum speak english? if so, I am wondering if the view from the center tower of the peninsula is blocked by the front tower of the Venetian when looking south towards downtown?

The pics look great, Jesus...they are much appreciated, and the construction at the peninsula appears to be moving along rapidly...Thanks

as you can see or you knows puerto vallarta is in a bay area named banderas bay, and in some cases like peninsula with venetian and his densisty of construction area probably gonna has that problem with the view, but i don't think soo, as you can see the shape of the bay at the maps or in google earth that towers will be in a part of the bay thats is considered priviligied, has excellent views to down town, conchas chinas, marina vallarta and nuevo vallarta nayarit, it's sure that the constructors see the inconvenience of each project and make the best design to take advantage of the views, you can see the prejected views of each one in the link of it.

¿Por qué no sacas fotos del que será el Centro de Convenciones en Pto. Vallarta? Hoy leí una nota de que el proceso de cimentación va en un 80%. Tal vez y valga la pena que le abras un thread propio

El dia de ayer a media dia tuve la oportunidad de subir la torre D del conjunto SHANGRI-LA y desde el piso 10 les expongo estas fotos, desafortunadamente no tria una camara mejor solo la del telefono.

No Hace Ni 6 Meses Inaguraron La Ampliacion Del Aeropuerto Y Ya Inicio Otra Etapa De Ampliacion Con Pasillos Y Salas De Abordaje Y Descenso Con Una Inversion De 150 Millones De Pesos, Este Areopuerto Si Q Esta Creciendo Al Igual Q El Puerto Maritimo, Ya A Diario Son Dos Cruceros Los Que Estan Arribando, Por Alli Tome Unas Fotos De El Norwegian Star De 296 Metros De Eslora Entrando Al Puerto Y Atracando Ya Las Subire Poco A Poco, Ese Crucero Se Conoce Como Free Style.

Bueno aqui les dejo unas fotos de la ultima vez que fui a Puerto Vallarta. Tenia ganas de tomar las fotos al medio dia cuando habia mas sol, pero con eso que andaba medio crudo me quede dormido y cuando me levante ya se estaba metiendo el sol.

de todos modos aqui se las dejo , algunas salieron muy borrosas.

Ujules!! muy buenas pics!! me encantaron las panos que te aventaste desde arriba del pueblito, jejeje, y bueno qué decir de las demás, hacía falta una recopilación de estas magnitudes y más de la zona centro de PV, todo lo ancestral, por así llamarlo, el pueblito.

Afirma el Presidente Municipal Gustavo González Villaseñor.
Vallarta, con el Mayor Crecimiento y Desarrollo de Toda su Historia

Durante la colocación de la primera piedra del centro comercial “Galerías Vallarta” que albergará la tienda Liverpool, el primer edil se congratuló de haber impulsado la gran inversión privada que hoy tiene el destino, el cual también goza de mayor derrama turística, económica y empleos en toda su historia.

Puerto Vallarta atraviesa por el mejor momento de su historia en cuanto a crecimiento y desarrollo como destino turístico, y es gracias a que se mantiene como una de las ciudades más seguras del país y el mejoramiento de su infraestructura turística y urbana, lo que ha permitido mayor confianza y apertura a la inversión privada.

Lo anterior destacó el Presidente Municipal, Gustavo González Villaseñor, durante la ceremonia de colocación de la primera piedra de lo que será el desarrollo comercial “Galerías Vallarta” que albergará a una de las cadenas de mayor prestigio en México, como es tiendas Liverpool.

En el acto celebrado este sábado en las inmediaciones del predio donde se erigirá este importante centro comercial y acompañado de su esposa Gloria Córdova de González, así como representantes de la empresa inmobiliaria Puerto de Liverpool, autoridades militares, empresarios, regidores y funcionarios, el primer edil se congratuló en señalar que ha sido durante su administración que Puerto Vallarta ha recibido la mayor inversión privada en toda su historia.

Subrayó que gracias a las bellezas naturales y atractivos que ofrece Puerto Vallarta a sus visitantes y el ser una de las ciudades más seguras del país, así como la apertura de su gobierno a la inversión que ha permitido la mayor generación de empleos en toda la historia del municipio, actualmente el destino goza también de una mayor presencia a nivel mundial y registra el mayor arribo de visitantes que jamás antes había tenido.

Asimismo, enfatizó que con el respaldo de los gobiernos estatal y federal, Vallarta se ha beneficiado como nunca en inversión pública con una gran cantidad de obras de infraestructura necesarias para la ciudad, lo cual confirma la trascendencia que conlleva al puerto a posicionarse como el destino de playa más visitado a nivel internacional.

En presencia de Miguel Bordes, director general de la empresa inmobiliaria Liverpool, González Villaseñor se mostró orgulloso de presenciar y respaldar el crecimiento y progreso del destino turístico mediante la factibilidad que existe y la riqueza de tierras vallartenses, para emprender una trayectoria conjunta hacia el engrandecimiento de la ciudad y su población.

Miguel Bordes por su parte, refrendó el deseo de su empresa por destacar la decidida voluntad con la ciudadanía vallartense, al tiempo que agradeció al munícipe vallartense al constatar su ímpetu de desempeñar una labor social, económica y comercial que ha contribuido a la mejora del municipio.

“Se busca contribuir de manera tangible al bienestar de esta promisoria región, con un espíritu de modernidad, al aplicar en el proyecto las más altas tecnologías, siempre respetando la imagen urbana de la ciudad, afianzando el ámbito empresarial con la generación de empleos y dinamizando la economía para crear un clima de bienestar que respete al medio ambiente”, resaltó el empresario.

Cabe destacar que el proyecto será inaugurado en noviembre de 2007 en una superficie de 60 mil metros cuadrados de construcción y más de 80 locales comerciales que darán una nueva opción tanto a la población residente, como a los turistas que visiten la ciudad.

Me imagino que las "Velas" son de un recubrimiento de lona ateflonada, y su tamaño es bastante considerable, le calculo de menos 30m. si se compara con las figuras humanas. El semicirculo en forma espiral (Tipo nautilus), muy apropiado, en general me gusta mucho el diseño.

Que emocionante todo el movimiento de Vallarta...!

Simply put 95% of all real estate sales in Marina Vallarta have and will be at Bayview Grand, Porto Fino & Shangri-La beach front condo projects. Grand Venetian beach front condos /villas next to Holiday Inn is now under construction. 420 condos in 3-28 story tower and 56 lake front villas. 170 as of august sales as of august 10, 2006 at the Venetian. This project is by far the best designed project in the whole 100 wide bay. California supplies Vallarta with the largest amount of serious real estate buyers. Property values in California have sky rocketed resulting in huge equities in real estate. This and other factors mentioned elsewhere in this letter will keep us experiencing a real estate boom in Vallarta for the next several years to come. The more CNN speaks if the possible world war III, civil war in the middle east, continued problems in countries that hate the USA who have nuclear capabilities, terrorists plots, the list is endless as you know – the more some people think little old Puerto Vallarta Mexico might be a “Great plan B”.

2 bedroom Marina front condos in Marinas in California (when you can find them) start at us$800,000. and monthly maintenance fees are at least us$1,300. /month.

Most people from the United States East of California and Texas go to Florida and look at properties from the Miami areas to West Palm Beach and over in Naples (Naples now the richest county in Florida. no longer west palm).

In these Florida areas Relatively new 2 bedroom beach front ocean view condos start at US$850,000. with monthly maintenance fees running at least US$1,400.–US$1,800. and mandatory Homeowners Insurance with Hurricane coverage run at least US$10,000. a year and that’s before Katrina. In Mexico we are still blessed with (when compared to USA) very inexpensive construction costs and those savings are passed on to the buyers in the form of lower sales prices. 2br monthly maintenance fees run about us$270. see listing sheet for real estate prices. AMERICAN TRAVEL TRENDS

eople like myself that have traveled to Europe in the last 2 years are now fully aware of the fact that a certain percentage of the world currently do not like Americans because of the war. It is like they forgot what happened in the 1940’s in Europe. Vacation travelers do not like to travel to countries that the people of that country obviously do not like you, and look at you as if you have leprosy.

The idea of vacationing in Muslim countries is unthinkable now by Americans.
The number of Countries that are American friendly is shrinking as each day goes by.

The friendliest country the Americans can vacation in currently is Mexico. The friendliest City in Mexico is Puerto Vallarta.

This facts will greatly contribute to increased tourism in Mexico and increased Real Estate sales to baby boomers for the next several years.

Clients tell me that investing in the stock market now is just to stressful for them and that passbook savings at Banks currently at about 2% does not provide them with enough interest to get excited about.

Even if the condo /villa only appreciates 4% a year and net rental income is only 6% per year that combined 10% estimated return will be received as good in TODAY’S conservative investment market.

Clients tell me they want to vacation in a resort town they are familiar with, that they perceive to be friendly towards people from the USA, safe as can be expected in today’s world, within driving distance of where ever their home is and it would have to be A warm climate. Bingo! Little ole Puerto Vallarta tops the list of cities to vacation in. In fact Conde Nast Traveler Magazine IN 2002 named Puerto Vallarta as the friendliest International city for American Travellers and the eighth most favourite International Destination in the world. Number 1 was Paris then Sydney, Rome, Florence, Bangkok, London, Venice, Puerto Vallarta, Honk Kong and Vancouver.

In mid 2001 the peso annual savings interest rate dropped to 3.2% from about 19%. savings rates in Mexico averaged less than 2% FOR THE year 2004. A lot of Mexican nationals have cashed in their certificates of deposits and bought mainly Bayview Grand and Porto Fino condominiums. Most all do not rent them out. They use Christmas and New years, Easter plus the first week IN August. They feel the new beach front condos will appreciate 10% the first year and then 5% per year. They like being in real estate that is bought and sold in US dollars.

Puerto Vallarta is getting an increase of over 55% in Cruise Ship docking due to re-routing. Currently Y 8 cruise ships a week. Cruise ship tourist don’t buy real estate but a lot return for vacation. Through the years a lot of clients that have bought real estate from me have said their first visit to Puerto Vallarta was on a cruise ship. Puerto Vallarta's newly enlarged cruise ship harbor HAS 3-985 foot docks which is the last hurdle for Vallarta to be considered as a cruise ship “home port”. when this happens we will obviously see real estate prices go up in Marina Vallarta and at the Venetian. Some cruise ship’s would start and end in Marina Vallarta. Cruise ship people (like myself) look forward to new cruise itineraries. The new improvements will cost an estimated us$24 million dollars and you can see the work being finished now.

Christmas /new years brings us a lot of wealthy Mexican nationals that prior to September 11 spent holidays in the USA. A lot have now bought Condos at Bayview Grand, Porto Fino and SHANGRI-LA will spend their time off in Puerto Vallarta rather than in the USA. for a Mexican to get a visa for their new young children is a major problem now as they have to wait up to 4 months for an appointment with the American Consulate. they can not go to USA with their older children only.

More and more people now have the attitude that in their golden years, they are going to live life to its fullest and if the kids get a little less inheritance -so be it! they earned it and they ought to be able to spend it.

Bayview, Is a 477 Beach Front condo pet project of mine. a lot of the 477 buyers are from the United States and Canada. They have indicated they plan to spend the winters in "SUNNY" Puerto Vallarta and that Puerto Vallarta has the best weather they have ever been in –in the winter.

Porto Fino Is a beach front project next to Marriott. It consists of 239 condominiums in 2-15 story towers plus 9 beach front homes priced at US $1.2 million each. The first tower of condominiums was delivered in April 2004, second tower delivered in October 2004. ALL 9 of the houses sold in 2003 and all the condos sold in 2005.

Between the Marriott & Melia Shangri-La beach front condominiums is being built by the owner of the Marriott. The project consists of 5-18 level TOWERS of 2 & 3 bedroom UNITS with maid quarters plus 2 level very large Penthouses. The type construction costs a lot of money. Construction started August 15, 2003. As of August 15, 2006 only 6 remained unsold. March 2006- December 2006 delivery of the 5 buildings.

September, 2006 the Tres Mares (3 OCEANS) project will start construction and sales. It is a development by the developer of Shangri-la. It will consist of 450 condos in 4 towers. They will have 14 –US$3 Million dollars cruise ship Harbor fronting large villas. I submitted the name “Harbor point” to the developer when he was in the process of naming the project. The name Bayview Grand was my suggested name for that project.

Prices are estimated to be at least 30% above Shangri-la pre construction. It will be the who's who in Mexico's address. The idea of sitting on the terrace watching 3-985 foot long cruise ships enter the cruise ships harbor early morning, City lights, sun rises, Sun sets is an experience only a special few will experience – including this old gringo.

No more building skeletons for Vallarta: In order to obtain a building permit for a condo or hotel project in Puerto Vallarta you have to give the city a completion bond. to get a completion bond at a good rate you have to build according to the international beach front construction codes and not Jalisco State or national codes. International codes require a special type sea wall that is 27 feet deep with all kinds of rebar in it plus it curves out towards the sea. The pilings go down 72 feet at Bayview Grand and the re-bar is over 1 inch thick. The pilings are 5-6 feet in diameter. At the new Venetian the pilings go down 109 feet. (33 meters) and are 7 feet in diameter. It takes 22 large concrete trucks full of concrete to fill one hole. Each building has 26 pilings. No completion bond required in the state of Nayarit (NUEVO VALLARTA)

Mexico now considered investment grade
I
ndividual investors from the USA feel SAFE with investing in certain select resort cities in Mexico as they no longer fear Mexico and their devaluation of the peso every few years.

They realize that the United States will come to the rescue of Mexico in Mexico's time of need. Not because it's the neighborly thing to do but because the United States wants to be able to call in a favor if in the event some crazy nukes the oil fields of the far east.

Mexico's oil fields are close to the Texas border. Pemex, Mexico's oil company is # 3 in the world in oil production.

A pipeline, like the Alaska pipeline, could be constructed underground from Mexico's oil fields to the refineries in Texas. For OBVIOUS reasons the United States cannot say this publically.

Pemex oil company announced August 27, 2004 that its proven oil reserves are now known to be at least 102 billion barrels. United Arab Emirat: 98 billion, Kuwait: 94 billion, Iran: 90 billion, Iraq: 113 billion.

By this discovery in the gulf of Mexico -Mexico’s oil production could go from a current level of 4 million barrel per day to 7 million barrels a day.

Saudi Arabia currently produces 7.5 million barrels of oil a day followed by Russia at 7.4 million a day.

Mexico is now receiving proposed partnership agreements from global oil giants to extract the oil with new deep sea oil extraction technology.

Because of the increased income from oil & other sources Mexico has decreased the federal income tax from 34% in 2004 to 30% in 2005 & by 2007 it will be 28%. Mexico has a 15% value added tax on everything. not on residential properties.

On October 25, 2002 Hurricane Keena’s 70 mph Outer winds hit Puerto Vallarta and heavily damaged all beach front Hotels lobby, restaurants and pool areas. 3,802 hotel rooms closed. Insurance company money has rebuilt the ground levels of those 13 hotels. the construction industry is experiencing a boom in Puerto Vallarta and Nuevo Vallarta. Atena from USA own the largest insurance company in Mexico. General electric owns the second largest insurance company in Mexico.

Marina Vallarta

M
arina Vallarta is talked about in Mexico as a class book example of a planned resort community of which the first hotels and condos were delivered in 1988 / 1989.

It's been my personal pleasure to be a part of that process since 1988. First as sales manager for the developer then on my own since September 1994. From A developers stand point Marina Vallarta was sold out in September 1994. Over 3 billion dollars has been spent in Marina Vallarta so far.

The developer of Marina Vallarta was a partnership of manufactures Hanover trust, security pacific national bank of Los Angeles (now Citibank and Bank of America) and Mexican steel company.

17 of the 18 Mexicans are now controlled by global banking companies. Banco Bilbao Viscaya Argentaria (Spain) bought Mexico's # 1 Bank-Bancomer. Citibank bought Banamex, the countries # 2 bank. Bank of America the # 3 Bank Serfin. HSBC THE # 4 BANK.

Mexico now has 77.6 billion dollars in reserves. When the peso devaluation occurred on December 19, 1994 the dollar reserves were only US $3 billion dollars plus a dangerous high percentage of the government debt was very short term. The IMF was involved in the restructuring of Mexico’s debt as they needed a class book example of what a country could do if they followed the advice of the IMF. Mexico's debt is now all long term.

Corporate America's continued move to Mexico
I
n the summer of 1998 the united auto workers in the United States finally finished digging their own grave. All the United States auto and truck makers boardrooms were busy finalizing their new aggressive Mexico plant additions whereby they will slowly slide out of the United States. Now days stock holders demand management to make decisions solely on bottom line considerations. Those decisions are no brainer's. They cut total labor costs 90%. improve productivity per man hour and they have zero union problems in Mexico. As you know China is where everything is made now. The USA’s trade deficit with China in 2005 is estimated at us$190. billion. Wal-Mart recently admitted that of the 6,000 suppliers they have 80% are from china. China produces items 40% below Japan, South Korea, Taiwan and Mexico. The United States and Mexico do not know how to deal with the problem of the Yuan being so low and China will not let the Yuan currency float.

May 29 and 30th 2002 was a very special time for Marina Vallarta. The Marriott hosted a trade convention for all Asian countries, APEC (Asian Pacific Economy Co-operation). A lot of the attendee’s were VIP’s including Mexico’s president Vicente Fox, China, Japan, Korea, Singapore, Taiwan and Little ole Papua New Guinea to name a few. 21 countries total.

Instead of having the convention in Mexico City, Guadalajara or Monterrey, the government choose Marina Vallarta in Puerto Vallarta as the number 1 city in Mexico to show off to businessmen from the Asian Countries. for the same reason, a few years ago the Marriott hosted the Gatt Convention (g8). 1200 people had a sit down dinner at one time. (The largest in Puerto Vallarta history).

In October 2002 the former Director of the CIA said something very mater-a-factly on Lou Dobbs money line. He said in the event the middle east oil was cut off that the USA could operate out of the strategic oil reserves for up to one year now with current inventories and that the inventories could be doubled whereby the USA could last for up to 2 years on their own oil supply plus the strategic oil reserves. He went on to add that during the 2 years a pipe line could be constructed from Mexico's oil fields to the refineries in Texas.

It would take billions of dollars to upgrade the Mexican refineries. The president of Mexico is currently trying to get the Mexican congress to authorize Global Oil Giants Investing in refineries. Mexico would still own the oil that comes out of the ground but it has to be refined before it can be sold. I

20 year first mortgage money should soon become a reality in Mexico for USA Canada's who residents of USA/Canada and who want to buy a condo/Villa in Mexico. Bank of America /CirtyBank /Scotiabank of Canada and HSBC now own the 4 top banks in Mexico. Be aware of so called Mortgage brokers from the USA that say they make loans in Mexico. Read fine print about interest rate increases.

Once these banks Mexican lending programs get underway we will see a surge in buying vacation /rental condos in Puerto Vallarta and prices will go up. As of now 99% of condo/villas sales are cash sales.

Long term loans to Mexican nationals is non existant. Short term loans of 3 years are available at about 3% per month interest. Car loans are at 30% per year interest. Auto production in Mexico increased 53.4% in November 2005 due to Banks now giving 4 years fining at 2.5% per month. (30% per year) the same mentality as the USA customers only want to know how much down an how much a month.

Speaking of the auto industry in the year 2005 Toyota reported a profit of US$11 billion dollars. GM is reported US$10.8 billion lost and it appears there is no light at the end of the tunel.

China is about to open car dealerships in the USA says the wall street Journal. Talk about nightmare for the USA auto industry. They will sell cars at US$10,000. that cost USA auto makers US$25,000. to make.

he replacement of the Famous white sand will be completed in December 2006 the government says. Very expensive Federal Government project to dredge up the sand out at the sea and reconstruct the beaches.

At Tristar Rentals we have received a lot of guests that were going to Cancun that had to go to "Plan B".

oyes bv ya viste que el terreno a la entrada de la marina frente del amerimed ya lo estan cercando, ya pusieron una oficina movil y un pequeño jardin, aun no hay ningun espectacular ni informacion de lo que van a construir en esa area, sabes tu algo al respecto ???

dos grandes cruceros fondeados en la bahia, a partir de enero ya estaran en los nuevos muelles, los cuales crearan mas facilidades para que bajen mas turistas y lo cual genera mas desarrollo en el area, alli tambien se ve el marigalante una replica de un galeon español el cual hace recorridos turisticos por la bahia y por la noche crean un espectaculo de fuegos artificiales frente al malecon.

Creo yo y dependiendo de las fechas el mercado de puerto vallarta es, en invierno de pensionados norteamericanos y mayormente canadienses, muchos de los cuales tienen rentados por 6 meses sus departamentos y en estas fechas los retoman, o se vienen manejando su RV, yo conozco vallartenses que cada año reciben a extranjeros en sus casas y se quedan hasta pasando mediados de febrero, tengo una tia que en estas fechas se viene de valle de bravo huyendo del frio, se queda hasta pasando semana santa y se va cuando llegan las calores.

Capitalinos muy pocos se ven por aca (ellos prefiereon acapulco, y los mas $$$ can-cun), en vacaciones de semana santa y verano por aca viene mucho turista de aguascalientes, guadalajara, leon, morelia, bajio...tambien ultimamente esta llegando mucho turista europeo, ya q se estan manejando vuelos directos de manchester en UK, me a tocado ver en muchas ocaciones argentinos, y bueno el turista de los cruceros que esos si son de diferentes nacionalidades.

Te comento q en temporada baja a los locales nos dan precio especial en muchos hoteles, bares y parques, por ejemplo en el hotel Qualton ahora Hola Vta el dia te cuesta 450 pesos con todo incluido en habitacion doble con 2 niños menores de 12 años gratis y descuentos del 50 % de 12 a 16, estos son conocidos como daypass, algunos incluyen la noche otros son solo por el uso de las instalaciones del hotel, asi que en muchas ocaciones nosotros mismos somos parte del mercado.

Bueno de peninsula no tengo el dato, pero de shangri-la y de venetian aqui te dejo los precios de acuerdo a la cantidad de metros y la torre a elegir, recuerda que a esto se le suma lo que se paga mensualmente de mantenimiento y va de acuerdo a los metros adquiridos.

Impresionante el crecimiento de Vallarta, yo voy cada tres o cuatro meses y siempre veo cambios drasticos...

Lo malo es que ya queda poco espacio en la zona hotelera para nuevas construcciones sin mencionar que la zona del centro y malecon ya estan saturadas. Es por eso es que se esta extendiendo hacia el norte a Nuevo Vallarta, Bucerías y Punta de Mita en Nayarit y hacia el sur a Conchas Chinas, Los Arcos, Mismaloya, etc.

Ahora el punto a resolver es el trafico que existe en el puerto que se vuelve imposible sobre todo en temporada alta... Afortunadamente estan terminando los últimos puentes que faltaban a la altura del peninsula para que todo el boulevard sea de cuatro carriles por lado. Ya se estaban tardando demasiado.

Otro detalle es la infraestructura carretera ya que casi todo el turismo nacional llega por via terrestre y es imposible de creer que casi dos horas del tramo carretero que conecta a Vallarta con Guadalajara sea de un solo carril. Afortunadamente ya estan volando varias líneas áereas de bajo costo a este destino turistico.

Asi es ALMA es una de las aerolineas que esta volando a guadalajara con precios entree los 700-800 por boleto el cual es muy atractivo, otra q se esta poniendo las pilas con vuelos a guadalajara es azteca, y enero proximo inicia la ruta monterrey vallarta sin escalas por aerobus, los qte ngan oportuidad de manejar les recomiendo la carretera por ameca, tiene unos paisajes increibles, y atraviezas unas poblaciones muy interesantes donde puedes descubrir muchas cosas. te ahorras 80 kilometros en el rodeo a nayarit y no pagas casetas, y ya q este terminado el tramo de 4 carriles libres que estan haciendo a ameca el recorrido a vallarta sera de menos de 3 horas, yo en lo particular de vallarta a mascota hago 1:30 minutos y de alli a guadalajara seran otro par de horas ya que deameca a guadalajara estan haciendo ese tramo de 70 kilometros de 4 carriles.

En una ocacion que iba a guadalajara por esa carretera q te menciono, entramos a Talpa de Allende y nos toco ver el paseo de la virgen, en increible la agilidad y destreza q tienen las personas para que en menos de dos horas puedan montar estas alfombras multicolores compuestas de aserrin, flores y granos por la cual pasa la virgen en su recorrido de una iglesia a otra.

...ya q este terminado el tramo de 4 carriles libres que estan haciendo a ameca el recorrido a vallarta sera de menos de 3 horas, yo en lo particular de vallarta a mascota hago 1:30 minutos y de alli a guadalajara seran otro par de horas ya que deameca a guadalajara estan haciendo ese tramo de 70 kilometros de 4 carriles...

pues ese proyecto compostela-vallarta esta desde hace mucho tiempo atras, pero nunca se a concretado, o al menos no ha sido aprobado, por el momento el unico tramo que se esta trabajando es el de ameca a guadalajara este va en un avance del 45 % o mas asi que desde guadalajara a ameca se podran ir por 4 carriles sin casetas muy pronto, y de ameca a puerto vallarta por una carretera que tiene unas vistas increibles, yo e escuchado a mucha gente decir que es peligrosa, sola y un sin fin de advertencias sobre lo peligrosa que es, pero en lo particular yo e cruzado esa carretera desde antes que abrieran ese impresionante puente, y jamas e visto o escuchado algo malo, los deslaves y derrumbes son frecuentes, es obvio en una carretera que tiene muy poco tiempo de ser inaguarada y q cruza semejante cordillera montañosa, pero no dejan de ser cortes de 100- 200 metros los cuales cruzas sin dificultad, yo e viajado de dia y de noche, en una ocacion sali a las 5 de la mañana del centro de puerto vallarta y justo 5 horas despues ya estaba en el centro de tepatitlan.

Tienes razon en cuanto a eso de los espacios, aunque por alli quedan algunos muy buenos terrenos y construcciones que se detuvieron por distintas razones, uno con una playa envidiable es garza blanca aunque este se encuentra en la zona hotelera sur por la carretera a manzanillo, otros estan detras del mega comercial mexicana y desde hace mas de 10 años estan alli las torres en obra negra, este recuerdo yo, se llamaria las glorias racket club del finado sr arambula, tambien a un costado detras de coppel las palmas estan unos terrenos donde se ubicaba la feria tambien se llama las glorias de la cual lei esto en un periodico local.

El inversionista de origen judio salomon kamkhahl adquirio con un grupo de asociados 36,mil m2 de terreno conocido como flamingos en la zona turistica de las glorias en puerto vallarta jalisco, el jefe de apremios del ayunto jose pelayo confirmo que la semana psada liquidaron el millon de pesos por concepto de impuesto predial sobre la superficie señalada, asimismo el sindico municipal confirmo que el grupo de inversionistas liderado por kamkhajl tramita los permisos de construccion correspondientes a ese predio, en una entrevista el sr salomon confirmo la adquisiscion del "casino flamingos" donde se llevaban a acabo las fiestas de mayo y adelanto que busca la aprobacion de un proyecto de desarrollo turistico residencial y de part time share, el entrevistado comento que una importante cadena hotelera internacional de la cual se reservo la razon social esta interesada tambien en asociarse con el para la operacion de un complejo hotelero de 5 estrellas, kamkhajl se asociara para este proyecto con conocidos empresarios de pto vta a quienes en breve les presentara las lineas generales de lo que vendra a ser el desarrollo del ULTIMO GRAN TERRENO con vocacion turistica frente al mar qye restaba en la ciudad, cabe señalar que los 18 mil m2 del terreno de flamingos se encuentran aun en litigio entre los tres herederos del propietario original, habiendose negado uno de ellos a la venta de la tercera parte de la superfici total de 54 mil metros, los inversionistas comentaron que las autoridades municipales han decidido que sea el gobierno que a partir del proximo 1ro de enero entre en funciones el que autorice los proyectos y planos de construccion. esto por la cuantia de la inversion requerida, asi como de la polemica en torno a los cambios de uso de suelo en los recientes desarrollos peninsula y grand venetian.

el presidente municipal dijo que hay 10 propuestas de inversionistas importantes que tienen que ver con la hoteleria, condominios y plazas comercials, segun datos de la direccion general de inversiones secretaria de promocion economica y de la jefatura de promocion de puerto vallarta en el año 2004 la inversion PRIVADA fue de 113 millones de dolares en el 2005 fue de 179 millones de dolares y en este año la inversion a octubre era de 236 millones, cada vez tenemos mas inversion con la llegada de liverpool, soriana, tres mares y otra tienda coppel asi como mas plazas comerciales.

Que yo recuerde queda tambien esta otro gran terreno entre el sheraton y el premier buenaventura en cual tiene pleitos legales.

Y si no hay espacios pues se hace lo que con el añejo e historico hotel molino de agua, el cual esta siendo demolido ya que un multimillonario inversionista español construira alli otro desarrollo vacacional el cual segun palabras del mismo empresario seria un diseño de carmen pinos o teodoro gonzalez, este sera un pequeño hotel boutique, lofts y plaza comercial todo de super lujo, ojala y como dice BV y comparto su opinion ese si no sea de mucha altura ya que se encuentra a un costado del rio cuale en pleno centro tipico de puerto vallarta.

Estuve platicando con algunos agentes de ventas por alli en la marina y me comentaron que en enero se inicia la construccion de TRES-MARES y al parecer y que bueno el concepto sigue igual, 4 torres de 25 pisos de condominios en venta, algo asi como peninsula, y 10 villas de superlujo con vista al canal de entrada de los magnificos cruceros q estaran arribando a nuestro puerto, estuve viendo la frecuencia de arribos a este puerto y me entere que ahora durante todo el 2007 y cada semana seran 2 cruceros los que vendran sin falta y no solo 1 como hasta el 2006 se hizo, esto es que las compañias navieras estan viendo que puerto vallarta es un mercado de todo el año y no solo de temporada ya que solo CARNIVAL venia los miercoles durante todo el año y ahora tambien lo hara royal caribbeam los jueves sin falta, si a esto se le suma que cada vez se programan mas cruceros y hasta 4 han estado al mismo tiempo quiere decir que puerto vallarta es el puerto numero uno de arribo a nivel mundial, asi que bien por vallarta y la administracion portuaria integral, se espera que ahora en dicimbre se inauguren los puertos de atraque 2 y 3 lo cual significa que podrian estar desembarcando al puerto alrededor de 5 mil almas el dia que los 3 puertos esten ocupados.

La ampliacion del aeropuerto alli la lleva, que aunque lo unico que estan haciendo son los pasillos para el embarque y desembarque de pasajeros esta es muy importante ya que nuestro aeropuerto solo contaba con 3 pasillos telescopicos de esos que se acercan hasta el avion y en epoca de lluvias era un desastre el estar abordando autobuses y aviones bajo la lluvia, estos nuevos pasillos podran manejar 5 aviones mas para un total de 8 al mismo tiempo esto junto con la ampliacion de la nueva ala internacional dan mas fluidez, capacidad y comodidad a los pasajeros, ya les traere fotos del interior del aeropuerto y de las nuevas areas.

Coincido con los hoteleros”, en el sentido de que “me hubiera gustado que en lugar de condominios se construyeran más hoteles” en Puerto Vallarta, opinó el secretario de Turismo de Jalisco, Horacio González Pardo, acerca de la explosión inmobiliaria enfocada al desarrollo condominal al tiempo que la edificación hotelera permanece congelada. Aunque aseguró que esa situación no afecta la llegada de turistas, “es lógico” que por ello “hay menos oportunidades de crecer en ocupación”.

A pesar del freno en la inversión hotelera en Puerto Vallarta, el funcionario se mostró satisfecho porque “este boom que ha tenido la construcción de departamentos se debe precisamente al boom turístico. Pregunta por el precio de un condominio en preventa, te sacan, por una recamara, 250 mil dólares”, mientras que los apartamentos de tres habitaciones “ya cuestan alrededor de 500 mil dólares. [La ciudad] es de los mercados más caros ahora en todo México, reconocido por los constructores, y esto se debe precisamente a la apuesta que hemos tenido en el incremento de turistas y de los atractivos” del destino.

González Pardo advirtió del continuo crecimiento que mantiene Nuevo Vallarta en construcción hotelera, donde ahora hay cinco mil habitaciones como oferta y “mucho espacio para crecer. Pero el que llega allá deja una derrama económica para Jalisco”, pues, según él, los turistas que arriban a la ciudad del vecino estado visitan a Puerto Vallarta, generando ingresos para los comercios y servicios jaliscienses. En contraste, la ciudad jalisciense tiene una oferta de 19 mil habitaciones, pero la zona costera de la urbe ya no tiene espacio para la edificación de nuevos hoteles, señaló.

El funcionario rechazó las advertencias que han lanzado algunos hoteleros, en el sentido de que Puerto Vallarta perderá su vocación turística hotelera en detrimento del turismo de fin de semana que se aloja en condominios, como ocurrió con Acapulco, pues aseguró que la oferta de hoteles representa 90 por ciento de la edificaciones en la costa de la ciudad. Además, dijo que aunque él hubiera querido que se construyeran más hoteles, recordó que la apuesta por los desarrollos de departamentos corresponde al ayuntamiento.

Por separado, Jorge García Ascencio, presidente de la delegación Jalisco de la Cámara Mexicana de la Industria de la Construcción (CMIC), aseguró que la construcción de desarrollos de lujo impactan severamente en el precio del suelo en Puerto Vallarta, donde en contrapartida, existe alto déficit de vivienda de interés social para sus habitantes.

“Hay una demanda muy fuerte de vivienda de interés social en Puerto Vallarta, que se mide en un déficit de entre cuatro y cinco mil viviendas, motivado por los altos costos de los terrenos”, señaló el empresario.

De acuerdo con García Ascencio, el gobierno de Vallarta debe buscar establecer con urgencia reservas territoriales para la construcción de viviendas para sus pobladores originales, “se deben buscar nuevos sistemas de financiamiento en Puerto Vallarta, donde se deben autorizar fraccionamientos donde los costos de urbanización sean más económicos”.

La escasez de vivienda que existe en la zona, dijo, “la está sustituyendo Nuevo Vallarta, que se está llevando a los demandantes, porque ahí, hay más flexibilidad para la urbanización de fraccionamientos”.
