It’s really weird to see Orleans Landing apartments renting for so much seeing as this was a DDA project partially funded with the forgiveness of part of their debt in the Book Cadillac’s mezzanine financing deal by the state housing authority. I hate Michigan politics.

A Historic District Advisory Board meeting is scheduled for this Thursday, January 11 to discuss the proposed Cass-Henry Historic District. Last summer, preservationists rallied to protect the Hotel Ansonia and Atlanta Apartments on Cass, which are owned by Olympia Development.

The area was first given an Interim Historic Designation, which was then replaced with a Historic District study, which councilman Scott Benson told Curbed would give them the same protection.

A tipster tells Curbed that residents were evicted this weekend at another apartment building in that district, The Claridge at 467 Henry, “due to deferred maintenance on the building’s roof.” That building was one of three that was recently purchased for $8.1 million by a mysterious buyer under the name Cass Village Apartments LLC.

The district is right by Little Caesars Arena and within Olympia’s “District Detroit.” On their website, Olympia has renamed that area “Cass Park Village.”

I'm not sure I'm ever going to get over this being a criminal waste of a good site, but a developer who has been moving dirt around at the Statler site is finally going to start construction on it this month.

A developer touting Detroit's first newly constructed apartment complex in three decades aims to hold a ceremonial groundbreaking Thursday.

The project, now named City Club Apartments CBD Detroit, is among the latest new residential construction in downtown Detroit — and another example of Detroit's revival.

The new development — at Washington Boulevard and Park Avenue — is expected to offer nearly 300 residential units and more than 10,000 square feet of retail at a location that was at one time home to one of the most opulent places in Detroit to get a room, the Statler Hotel.


With a hole that deep, it looks like it's going to have quite a bit of underground parking.

When this "phase" of the Statler block it was first announced I was okay with it despite it being being pretty lame looking and completely out of scale for that site because the city and that part of downtown were in a different position. Now its pretty obvious we can do much better I'll say needs to remain and in many ways become more business friendly we could debate the merit of what if the city cancelled the project and say handed it over to Gilbert. But this development if it were in the hands of someone else not just Gilbert but a number of other developers who have worked downtown recently I can think of I would expect to have done a better job with the site.

Highland Park to seek qualified companies for redevelopment

Qualified companies are being sought to redevelop nearly 1,000 publicly owned properties in Highland Park.

City leaders in the enclave of Detroit are working with the state and Wayne County land banks to issue a request for qualifications of developers.

They hope to increase home ownership, boost Highland Park's economy and improve efforts to market the city.

The request is an expansion of Highland Park's Neighborhood Improvement Plan to address the loss of residential occupancy.

The land banks have properties within areas identified for redevelopment in Highland Park.

Wayne County Land Bank Executive Director Bali Kumar said that by pooling efforts to attract qualified companies they are "more likely to present attractive opportunities and streamlined options to potential developers."

I know we have a ton of members from the Detroit area. Is anyone planning on making a render of the new tower at the Hudsons site for the diagram? All of the other cities getting a new tallest have theirs up.

Motown Museum expansion revved up by gift from auto dealers

The Motown Museum's expansion plans have received a little more horsepower with a gift from the Detroit Auto Dealers Association.

The Detroit museum on Tuesday announced a $75,000 donation from the organization. It will officially present the gift Jan. 19 during the North American International Auto Show's Charity Preview.

The event is scheduled to feature a performance by the Four Tops, one of Motown's earliest and best-known groups.

The $50 million expansion will be built around the existing museum, which includes the original studio and famed "Hitsville U.S.A." sign.

The museum is located where company founder Berry Gordy — a former auto plant worker — launched his music empire. The label started in 1959 and scores of stars and hits were created before Motown relocated to California in 1972.

The two homes on the right (which are treated as one building - 2648 W. Grand Blvd) of the entrance are the existing museum. And the other three houses (2654, 2656 and 2658 W. Grand Blvd) are adminstrative offices, storage, etc.

May Mobility steers to market with new tech licenses, plans to double workforce

May Mobility led an autonomous shuttle service pilot with Bedrock LLC employees in downtown Detroit last October.

-May Mobility to add more than 40 employees
-Company gets license to five technologies from UM Tech Transfer
-Firm plans to move into larger headquarters this year

The Ann Arbor-based firm got access to five technologies from the University of Michigan's Technology Transfer Office that CEO Edwin Olson says will improve driving accuracy of its line of green-and-white driverless shuttles. The licenses are a key part in May Mobility's strategy to get its cars on public roads.

Focused on growth, May Mobility is looking to add 40 workers to its staff this year. The current 15-person office, heavy with engineers, is making room for more engineers as well as sales, content creation and customer operations. Olson co-founded the company in 2017 with COO Alisyn Malek, a Crain's 2014 Twenty in their 20s honoree, and Chief Technology Officer Steve Vozar after working together on autonomous vehicle projects with Dearborn-based Ford Motor Co., Detroit-based General Motors Co. and Japan-based Toyota Motor Corp.

"We've gotten big enough that we're going to need an HR person," Olson told Crain's. "We're already bursting at the seams at our first place, we're going to have to get some more real estate. We're looking now," but he did not name the broker that is representing the company.

UM Tech Transfer Director of Licensing Bryce Pilz says bringing these kinds of jobs to Ann Arbor instead of Silicon Valley is significant as Michigan works to attract people to the state.

"The autonomous vehicle field marries two sectors — the auto sector that started here and the tech space that is perceived as being on the West Coast," he said in a statement. "Both hotbeds are competing to be the center of autonomous vehicle development."


May Mobility says it landed licenses it believes will help get its shuttles on the market. One of those technologies that May licensed will help the vehicles with motion and behavioral planning. It will let a car understand how its own actions can influence what other people do in situations such as merging on a freeway, Olson said. This could include maneuvering potholes that pepper many roads in metro Detroit.

"It's important to understand how nosing up on a car might change the behavior of that car," he explained. "That's a piece that's missing from a lot of autonomous vehicle research."

Other licenses offer camera calibration, accurate localization without a powerful computer and accurate positioning systems based on radios. A license for inertia censors will allow the company to "extract higher-quality data out of the standard sensors everyone is using," Chief Technology Officer Steve Vozar said in the release.

May Mobility wants to carve its way into the market by doing what other autonomous-focused companies have yet to explore. Olson says the firm has prioritized small routes to target customers that need short-distance travel that's safe and personal. The company bused Bedrock LLC employees in a square block in downtown Detroit from the First National Building in Cadillac Square to employee parking last October in a pilot program with the Dan Gilbert-owned property management firm.

May Mobility's goal is to contract its transportation services to corporate, medical and college campuses.

"A lot of companies are basically trying to build, essentially, an autonomous Uber, but it's really hard. You'd almost have to be able to handle almost any road in the city," Olson said. "We want to find relatively small routes that make business sense today and to get going. Highly constrained routes where there is only a handful of city routes you have to care about."


"Outside of the life sciences, this is far and away the most successful startup we've had at the University of Michigan in raising that first round of funding so quickly," Pilz said in a statement. "That speaks a lot about Ed and his team."


Robertson Brothers to build 100 homes on former school sites in Ferndale

The 72-unit, 4.39-acre Parkdale Townes development is bounded by Fielding Street, Allen Road, Garbutt Park and Gardendale Street just north of Eight Mile Road in Ferndale. Bloomfield Hills-based Robertson Brothers Co. is building townhouses that are likely to start at around $200,000.

A Bloomfield Hills-based developer is giving new life to former school properties in Ferndale with plans to build 100 houses and townhouses on two sites.

Robertson Brothers Co officially bought the sites, formerly home to Wilson University High School and the Taft Digital Learning Center, in September through a request for proposals process that started about three years ago, said James Clarke, the developer's president and co-owner, and Jordan Twardy, the city of Ferndale's community and economic development director.


Robertson Brothers wants to attract middle-class home buyers and young professionals seeking their first homes, Clarke said. The company buys unused property in densely populated areas to redevelop, as opposed to creating "cornfield developments" in more rural areas.


Parkdale Townes:


-72 1,200-square-foot and 1,500-square-foot townhouses for purchase
-Expected to start at around $200,000
-One- and two-car garages
-On 4.39 acres

Crowne Plaza hotel owners plan 28-story second tower downtown

-Second Crowne Plaza tower would rise 28 stories, 338 feet
-Project would take three years to complete
-Second tower was part of original plans in 1965

The owners of the Crowne Plaza Downtown Detroit Riverfront hotel downtown are planning a 28-story second tower that would rise about 338 feet, taller than the existing 25-story building.

The owner, a Mexican and European investor group called Operadora de Servicio Para Hoteles de Lujo, submitted documents to a Detroit City Council committee saying that the second tower for the hotel formerly known as the Hotel Pontchartrain would have 448,300 square feet with typical floors of about 15,900 square feet.

Construction would start this fall or winter and be complete in 2021, a document provided to the Detroit City Council's Planning and Economic Development standing committee says. When complete, there would be about 150 permanent workers in the tower.

Gerardo Carreno, asset manager for Crowne Plaza, said the tower would have approximately 498 rooms and cost north of $100 million. Crain's first reported on the renewed conversation about a second tower in 2015.

That's great to here about Crowne Plaza. It was always built with the idea that it would be expanded, so now it looks to finally be happening. Between this and the proposed highrise apartment tower(s) at the site of JLA, that should really bring up the western riverfront skyline. At 338 feet, these are going to be some super-tall floors compared to the existing hotel, which at 25 stories is just a bit over 250 feet.

Detroit — A boutique hotel-style lobby with 24/7 concierge, a gourmet market, pet store and restaurant are among the amenities planned for an apartment complex on the former site of Statler Hotel.

Officials held a ceremonial groundbreaking Thursday afternoon for the upcoming City Club Apartments CBD Detroit on Washington Boulevard in the city’s downtown. The event took place at the David Whitney Building, which is across the street from the site where construction began in September.

The City Club Apartments CBD Detroit will have 288 apartments and penthouses and 13,000 square feet of street-level retail space. Furnished short-term rentals will also be available when the building opens in late 2018. The project is expected to be complete during the second quarter of 2019. CBD stands for Central Business District.

Partners plan restaurant, $1.25 million development in McNichols-Livernois corridor

When Joe Marra first drove down McNichols Road just west of Livernois Avenue in Detroit, he was baffled to see abandoned storefronts lining the commercial corridor.
The Livernois-McNichols area has long been troubled by population decline and lack of investment, but with the anchoring University of Detroit Mercy and Marygrove College, and the burgeoning Fitzgerald neighborhood and nearby Avenue of Fashion, 53-year-old Marra saw opportunity in the forlorn facades.

"I saw the buildings and thought, 'This is insanity,'" he said.

Marra and Brown met last spring through Detroit's Motor City Match program. They connected right away and cooked up an ambitious plan: a $1.25 million development aimed at providing jobs for residents and boosting community morale.

Brown won a $50,000 grant from Motor City Match to help push the vision forward. He plans to invest $200,000 to open and operate Simply Breakfast restaurant at 7526 W. McNichols Road, part of Marra's bundle of storefronts and formerly home to a Sanders shop and Winkelman's store. Brown also purchased a 20 percent equity share in the other space.


-Focus on community -

The neighborhood has been garnering more attention as the city and its partners target it for redevelopment with a vision from the playbook of Midtown Detroit Inc., which seems to have found an effective formula in the Midtown neighborhood.


Down the block from the planned restaurant, Detroit Mercy's community engagement arm Live6 Alliance has an outreach post set to open early this year next door to Detroit Sip, which opened in November. The nonprofit group is in transition after parting ways with its former co-director over clashing opinions on how to revitalize the neighborhood.

For their part, Marra and Brown said they intend for their project to be completely community-oriented, a shared vision that cemented an unlikely business partnership.

Marra, a bit of a wanderlust who has traveled to 48 states and 40-plus countries, sold his tree trimming business in New Jersey and moved to Detroit in 2011. He met most of his neighbors by cleaning up local streets and being active in block clubs.

The frenetic race to build Detroit's Amazon bid

The Detroit-Windsor proposal for Amazon rested on five main selling points listed at the top of an Oct. 18 nine-page response to the online retail and tech company's Sept. 7 request for proposals:

-"A seamless path to a walkable campus of 8 million+ square feet in the heart of downtown Detroit."
-"One campus in two countries on a busy international border."
-"50 million people and many of the world's leading education institutions within a five-hour drive."
-"Significantly lower operating costs across labor, taxes and real estate."
-"An incentive package ... that doesn't require any new legislative action."


Suburban leaders in Southfield and Pontiac were eager to put forward their biggest tracts of unoccupied land — the abandoned Northland Mall and the Pontiac Silverdome, respectively — as possible sites for a sprawling office park.

Sandy Baruah, president and CEO of the Detroit Regional Chamber, publicly floated a "multiple footprint" approach for Amazon to spread 50,000 new employees across several campuses around metro Detroit.

Flint business leaders wanted to put forward a long-shot bid. A representative of a Lucas County, Ohio, commissioner had floated Toledo as a possible bid partner.


The Chicago playbook

One of Gilbert's contentions has been that Amazon is considering cities based not on their metropolitan statistical area, but instead what is in the five-hour radius that surrounds them.

That may have been a notion at least inspired by Chicago Mayor Rahm Emanuel, according to emails. A Sept. 26 Business Insider story quoted the former Barack Obama chief of staff as touting Chicago's pull from universities outside its MSA, such as the University of Michigan (Ann Arbor), University of Notre Dame (South Bend, Ind.), the University of Wisconsin (Madison), Purdue University (West Lafayette, Ind.) and the University of Iowa (Iowa City).

"See below for article from Rahm Emanuel," the DEGC's Aaron Turk wrote in an email. "Tipping his hand a bit in terms of Chicago's strategy and messaging ... Mike (Quinn of Boston Consulting Group) and Jed/Basil, note how Rahm is defining Chicago's talent pipeline — claiming a 4-5 hour radius as well, including Ann Arbor."

"I also vote on the talent that we broaden to include Canadian schools in a five hour drive," Jed Howbert, executive director of Duggan's Jobs and Economy Team, wrote Sept. 27. "We should take credit for the entire area around Detroit and Windsor."

Gilbert soon began talking about how Detroit and Windsor could geographically draw college-educated talent from Chicago universities, Ontario's University of Waterloo and even Pittsburgh's Carnegie Mellon University, which is just a few minutes under a five-hour drive from Detroit


Crossing paths with Bezos

Nearly three months after Detroit's proposal was sent to Amazon, the marketing project is still being refined as Gilbert's team and business and government leaders await word from Seattle on whether Detroit has made it past the first round of cuts.

On Saturday, Nov. 4, Gilbert and Bezos crossed paths at the star-studded Summit LA17 conference in Los Angeles. Athletes. CEOs. Politicians. All came to the City of Angels to participate.

Gilbert, owner of the Cleveland Cavaliers, was on stage with Dhani Jones, a University of Michigan graduate who founded and is partner of Cincinnati-based Qey Capital.

On the same stage later, Bezos had a conversation with his brother, Mark, a marketing executive.

During the conference, Gilbert got a chance to sit down with Jeff Bezos — 16 days after Amazon's economic development office was flooded with more than 200 HQ2 submissions.

Gilbert and Bezos had met a few times before in the summers for the last decade or so at the Allen & Co. Sun Valley Conference in Idaho that draws millionaires and billionaires in media, tech and other industries.

To Gilbert, the previous conversations with Bezos had been pleasant exchanges of "'Hey, how ya doin', 'what's going on.'"

But they had never truly had an in-depth discussion.

This was Gilbert's first chance to make his elevator pitch for Detroit to the world's second-richest man. To the guy he and his team had become obsessed with.

Instead, Gilbert asked Jeff Bezos about Amazon's culture, a common line of questioning for the Quicken Loans founder and chairman during untold numbers of fireside chats and other conversations over the years since moving downtown.

Bezos brought up Detroit.

"What you're doing is really good."

Packard Plant: Detroit

The earliest stages of what may be one of the biggest redevelopment projects in North America should be complete by the end of the year. This 3.5 million-square-foot, Albert Kahn-designed former auto plant, which had famously fallen into disrepair and disuse, should see its $16 million Administration Building open its doors later this year. Tenants have already staked claims for restaurant, gallery, and event space.

The continued build-out of this mammoth structure should help set up a very exciting 2019 for renovated and restored Detroit real estate, with numerous 20th-century towers—the Book Tower, the Detroit Free Press Building, and the David Stott Building—slated to get new leases on life.

This is a post I enjoy much more than dysfunctional troll posts. I went by Packard a few weeks ago and it didn't seem quite far enough along for an opening within the next year, but I suppose we will see. Regardless of the opening day, it's crazy to think a redevelopment of Packard is really underway.

An innovative automobile company is planning a move from its current Catskill location to the Motor City. Bollinger Motors, creators of the first world’s first all-electric off-road/on-road sport utility truck, plans on moving its employees as soon as it finds the right location in Detroit.

We sat down with founder Robert Bollinger, currently in town to search for real estate and visit the auto show.

The company was created in 2014 after Bollinger, formerly a Creative Director in New York City, realized he needed a better, more evolved vehicle on his upstate New York Catskills farm. Engineering and prototyping started in October 2015. In July 2017, the Bollinger B1 prototype was unveiled at the New York Auto Show.

Bollinger, who has a degree in Industrial Design from Carnegie Mellon, always intended on becoming a car designer. Detroit is a natural fit for the company, and Bollinger sees great opportunity for his new company here, along with a wealth of talent to hire. The proximity to vendors also swayed his decision.

The company currently has eight employees and he intends to hire ten more after the move. The company will be more of a research and design center, hiring engineers, welders, and marketers for the new office. They plan to launch the all-electric sport utility truck in the second half of 2019, with full production in 2020. The company could move to manufacturing here in the future.

Initially, Bollinger was looking for a place along the I-75 corridor to set up shop. But after spending more time in the city, he realized he wanted to be closer to the people here. He’s currently searching for something in the 15-25,000-square-foot range, in good enough condition that they can move in and take on renovations along the way.

He says they’re excited about bringing their electric truck to the Motor City. This kind of vehicle has a unique audience, with interests in off-roading, capability, and environmental concerns.

Of the 4,436 homes sold in December in metro Detroit, the median sales price was $170,000, up 6.3 percent from $159,900 in 2016. In Detroit, where the housing market is still catching up, 357 homes sold about a month faster and for an average of nearly $10,000 more year over year.

New condos take shape in Brush Park
9 new condos will soon be ready

.... The development is located at 262 Mack Avenue, between Brush Street and John R. And along with a few other condo developments in the works in the neighborhoods, these ones will be for sale.

Alexander Real Estate is leading this development, and they tell Curbed that the project will have nine for-sale condos ranging in size from 1,000 to 1,300 square feet. Three units will be strictly first floor units, while six will be two bedroom, two bath, two story townhouses. More details—including renderings and layouts—will be released in the coming months.

Brush Park has seen a surge in new construction in recent years, including many new (much-needed) condo projects. Bedrock’s City Modern is the largest, and some should be ready early this year. Another building on Watson is being reconstructed into high-end condos. And another new build on Eliot Street will add four modern units to the neighborhood.


Riverwalk connector to be built over the water, more west Riverfront plans revealed soon

We’re getting closer to seeing what’s in store for the city’s West Riverfront. A design competition kicked off last year and in early February, four finalists will reveal their designs to the public. This competition will be for the Riverfront space running from Rosa Parks Boulevard and Eighth Street; so what about the space in between the existing Riverwalk and the West Riverfront Park?

Residents at Riverfront Towers—located right in between the end of the Riverwalk and the West Riverfront Park—were recently shown concepts from the Detroit RiverFront Conservancy. The 3.5-mile Riverwalk currently ends at the Joe Louis Arena, and Riverfront Towers residents have their own riverfront space. A new design would extend the Riverwalk over the water in order to connect the pathway, reaching 17 feet out from the shoreline.


Residents have voiced concerns over noise levels and security, especially later at night and after special events. A previous design had the Riverwalk only 6.5 feet out from the shoreline. To attempt to curb noise, “Quiet Zone” and “No Radios” signs would be placed on the connector, and foot traffic after late events would be rerouted to West Jefferson. The Detroit RiverFront Conservancy would also add security cameras and patrol the boardwalk for safety. The Riverfront Towers would only be accessed by a key or card.

The new boardwalk would open in 2019.

The West Riverfront design presentation will be held February 8. More details to come.


Kresge commits $6 million to Detroit neighborhood projects

A 2015 grant from the Kresge Innovative Projects program supported the expansion of the Downtown Boxing Gym academics and boxing center.

-Grants will support planning and projects, with streamlined initial application process

The Kresge Foundation has committed an additional $6 million over the next three years to support neighborhood revitalization in Detroit.

Of the total, $1.5 million will be made available for projects each year, and an additional $500,000 will fund technical assistance and network-building for grantees provided by Michigan Community Resources.

The new commitment builds on a three-year, $5 million investment in the pilot of Kresge Innovative Projects: Detroit.

During its first three years, from 2015 to 2017, the program supported 16 planning efforts and 40 projects.

Projects that have seen funding through the program have ranged from street and sidewalk improvements to the conversion of empty or under-utilized buildings into neighborhood hubs, the transition of blighted properties into greenways, artist-neighbor collaborations in parks and the creation of rain gardens and bioswales, which are drainage efforts that ease pressure on sewers.

"The outpouring of interest in grassroots change confirms our belief that neighborhood residents have the imagination and verve to make change," Wendy Lewis Jackson, managing director of Kresge's Detroit program, said in a news release. "What they need is financial backing and technical support."

The new funding will provide planning grants of up to $35,000 and implementation grants of up to $150,000.

The application process has been streamlined to require less documentation initially than the program's pilot phase, requiring a concept proposal that answers four basic questions either with a one- to two-page written response or with a three- to five-minute video, Kresge said.

The foundation is also giving grantees 24 months to carry out projects instead of 18 months to allow more time for community engagement, planning, design and other activities.



Subaru invests $2 million in American Center for Mobility

The American Center for Mobility secured $2 million in funding from Subaru of America Inc., the Ypsilanti Township autonomous vehicle testing site announced Tuesday at the North American International Auto Show in Detroit.

ubaru joins AT&T, Toyota Motor Corp., Ford Motor Co., Hyundai America Technical Center Inc. and Visteon Corp. in funding the newly opened site. To date, ACM has secured $110 million in funding toward the total $135 million cost of the 500-acre proving grounds at Willow Run.

The state of Michigan approved $35 million for the nonprofit controlling ACM, Willow Run Arsenal of Democracy Landholdings LP, to support the construction of the first phase of the project — which includes a 2.5-mile highway loop with on- and off-ramps, a 700-degree curved tunnel, customer garage and operations center. Phase one opened in December.

The Strategic Fund board also approved a state Renaissance Zone designation that waives property taxes for 15 years, worth $1.9 million per year.

The remaining funds came form private partners including Subaru, which was on site last week for training and will begin testing at ACM later this week, the nonprofit center said in a news release. Subaru members will serve on ACM's advisory board as well.

"The U.S. market has long been a very important part of the success of Subaru, and as so, it is a major goal of ours to create a product that will be appealing to the U.S. customer," Kaminga Shirakawa, vice president of Subaru Research and Development, said in the release. "We are looking forward to working with ACM in the future development of the facility and using this impressive resource to provide the highest quality products possible."

Construction of the next phase at ACM is expected to begin this spring and will feature a technology park for customers, an urban driving environment and ACM's new headquarters, which are housed at the former Willow Run airport terminal.

Twenty cities in North America still are vying for the $5 billion Amazon HQ2 as the online retial giant seeks a second headquarters for 50,000 employees. Missing from the semi-final round: Detroit and Grand Rapids. It's a decision that Gov. Rick Snyder called disappointing.

"(It) won't set us back - we're accelerating to the next opportunity," he said this morning. "We know it's out there."

But on the list - which is weighted heavily on the eastern half of the United States - are fellow Midwest cities Chicago, Pittsburgh, Indianapolis and Columbus, Ohio. Other cities making the initial cut:

Los Angeles
Austin, Texas
New York
Newark, New Jersey
Washington, D.C.
Raleigh, North Carolina
Northern Virginia
Montgomery County, Maryland

And one Canadian city: Toronto.

Not surprising, but it still pisses me off. I don't understand why Amazon insisted on holding this contest, honestly. Why make 200+ cities across North America waste time, money and effort to submit bids if they're just going to go to one of the areas it was always assumed they'd go to in the first place?

I wouldn't care as much if there weren't cities that were chosen that meet less of the criteria that Amazon was looking for. Doesn't seem quite right even if they say its because of the lack of talent. I was just hoping Detroit would make it to the second round.

I'm not surprised, or disappointed. I'm actually somewhat relieved. The whole thing does resemble a giant PR stunt. Even if it wasn't conceived that way, this contest has won the company excessive free publicity. But it may also prove to benefit the 200+ losing cities that put their best foot forward, because while they are courting Amazon directly, they are also making the case to other companies for why they should consider investing in those cities. Detroit will continue to reinvent and revitalize without Amazon calling it a second home. And I am glad that the Midwest was at least represented on the list.

It will probably go to Atlanta though.

Not to rehash the whole Amazon argument but here's one thought that I've consistently come back to there was a poll done by a Michigan State professor that proved pretty spot on in his Crain's interview following the disappointing results. Detroit has turned a corner and the downtown revival is slowing spreading out across the city but despite how well the Metro area matches up to the best in many metrics and is moving in the right direction has not gone far enough yet specifically and especially on transit.

There's nothing good about Detroit & Windsor not making at least the top 20 cut except it highlights in the biggest and boldest way possible what we are still lacking in order to live up to our potential as a truly world class city. Economically Metro Detroit's GDP is and has been about on par with Singapore and Hong Kong or Rome, we have one of the strongest tech sectors in the country but it doesn't make up for our short comings even if they are in the process of being addressed.

On Amazon bid, doubters were right, but so were the backers

Gilbert, the billionaire founder of Quicken Loans Inc., said Anderson's index failed to take into account Detroit's ability to attract highly educated workers from up to five hours away, which became a key selling point to address the online retail and tech giant's black hole-creating suck on tech talent.

Detroit's elimination Thursday from Amazon's continental sweepstakes for a second corporate campus with 50,000 high-paid workers revealed a lot about the shortcomings in the region's competitiveness — our disjointed mass transit systems, our fractured system of public education and our struggle to retain college graduates who have been leaving the state in droves for more than a decade.

And, as it turns out, the Anderson firm's index had a better feel of Amazon's pulse than perhaps Gilbert was willing to acknowledge in the heat of a six-week race chasing the biggest economic development prize in recent memory.

"Detroit looked good on cost of doing business. Detroit looked decent on the size of workforce. They looked excellent on universities," Anderson said in an interview Thursday.

But, here's the rub: "And they looked terrible on transit," Anderson said. "And you add that up and it's not good enough to make the cut — on a strictly numeric basis."

Fifteen of Amazon's top 20 cities were in Anderson's top 20. Anderson's top six cities — New York, Chicago, Los Angeles, Boston, Atlanta and Washington, D.C. — all advanced to the second phase of Amazon's HQ2 evaluation process.

For as much energy and excitement surround the revival of downtown Detroit, the reality of the conditions of our roads, quality of our education system and readiness of our workforce is hard to ignore or paper over with glossy-colored books and riveting videos.

That's why it's not too surprising that Amazon passed over Detroit for cities and regions that have long been magnets for young workers with more robust mass transportation options and better K-12 education systems.


The takeaway from Seattle was that Detroit's not quite fully equipped for Amazon's need of a large pipeline of talent flowing through a seamless mass transit system.

"She made it very clear that if this was five years from now, they think it would have been a different decision, they think we would have been included," Rahal said Thursday in an interview. "... They looked and asked, 'What are the places that are likely to attract 25- to 30-year-olds?' "


Amazon's dangling of billions in investment and 50,000 new jobs made everyone in the halls of power in this state and others stand up and take notice.

And then they had to take stock of our strengths — like the little-known fact that the University of Michigan exports more MBA graduates to Amazon's Seattle headquarters than any other university — and our weaknesses that go beyond potholes and a region long divided by class and race, urban disinvestment and suburban isolation.

"Mass transit, that's just a failure of our governance," Anderson said. "That's not the weather."

Wayne County Executive Warren Evans is working with Detroit Mayor Mike Duggan and his counterparts in Oakland, Macomb and Washtenaw counties on a new regional transit system tax proposal that could go before voters this November.

And on the talent front, Gov. Rick Snyder is making a final-year-in-office stab at addressing the existing shortages in computer science-educated workers that existing Michigan companies are facing.

Snyder's "Marshall Plan for talent," which he's expected to pitch to lawmakers for funding on Feb. 7, was an outgrowth of the Amazon project.

State officials are planning to move forward with a Pure Michigan-like talent attraction marketing campaign that before the Amazon bid had been "on the drawing board," said Roger Curtis, director of the Michigan Department of Talent and Economic Development.



Lexus Velodrome to open Jan. 29 with mission of efficiency, affordability

The Detroit Fitness Foundation announced its naming rights deal with Lexus in November for the indoor cycling facility, but hasn't yet released names of any other sponsors. The nonprofit wants six total, said Hughes, who is also a designer of velodromes.

Details of the Lexus agreement were not released.

The new Detroit structure near the intersection of I-75 and Mack Avenue comprises an indoor cycling track, a concrete eighth-of-a-mile oval track for running, walking and inline skating, and a multipurpose area for exercise classes.

Its run starts off with a cycling race Jan. 26-27 called the Lexus Championship Games. Subsequent races Feb. 16-17, March 16-17 and April 20-21 will be named after other, yet-to-be-named sponsors. They'll also have weekly Saturday night races between the major games.

The cycling track — a tenth of a mile — is smaller than an Olympic one, making it more cost-efficient to build, Hughes said. The Detroit structure is also the only indoor velodrome of its kind in the Midwest, and one of few in the U.S., he added.

About 40 percent of operating costs are expected to come from sponsors, 30 percent from memberships and user fees, and 30 percent from food and merchandise sales, Hughes said.

The rumors are true: Shawn McClain, a James Beard Award-winning chef known for properties in Chicago and Las Vegas, will open a new restaurant atop Detroit's Renaissance Center.

The as-yet-unnamed restaurant will take up approximately 20,000 square feet on the building's 71st and 72nd floors, home previously to Coach Insignia, which shuttered almost one year ago when the landlord declined to extend its lease. Back then, General Motors subsidiary and RenCen owners Riverfront Holdings, Inc. issued a statement saying the search was on for a "world-class restaurant" to replace it.

That search now appears to be over.

It was kind of easy to miss. Unless you were a regular customer, once they announced the shutdown, it didn't really make news after that. And, it's only been a year. Sounds like it wasn't doing bad business, but rather Riverfront Holdings probably sees the opportunity with the resurgence of downtown to shoot for aim for something that's going to bring them higher rent payments.

Kind of glad that the new new Hudson site tower is going to have what sounds like a public observation deck. I've heard that in more recent years the restaurants that filled that space at the top of the RenCen were pretty strict about letting people up there just to gawk. They expected you to be a customer to get the view.

Auto part supplier Flex-N-Gate has committed to hiring Detroiters first for the 400 jobs the company is creating with the construction of a new parts plant in the city's I-94 Industrial Park that's expected to begin early metal-stamping production by April.

"That's our commitment," Flex-N-Gate owner Khahid Khan said Monday after giving Mayor Mike Duggan a tour of the 450,000-square-foot manufacturing facility.

Khan said starting wages for the jobs would be announced at a later date.

But the Pakistani immigrant and billionaire owner of the Jacksonville Jaguars voiced support for a $20-per-hour national minimum wage.

"I believe to break the cycle of violence or poverty we need to do that," Khan told reporters. "That probably would be a living wage that would give people the money where it's more productive to do that than resort to other things."

Apparently, the minimum wage at his other plants in the area are close to $20/hr.

I agree. I really hope work on the restorations happens soon. I really think the United Artists building will be a huge "re"addition to the CBD. Obviously excited for all the projects to come online.

The Stroh's complex was torn down decades ago. There is currently an office building and parking lot on the site.

A Detroit company has bought the Stroh's name and recipe and recently started selling it again in much smaller batches. I'm not sure if it's possible to buy it anywhere but locally.

An historic hotel in downtown Detroit will undergo $120 million in renovations starting later this year.

The Leland Hotel at 400 Bagley, at the corner of Cass, will be converted to 339 affordable and market-rate apartments with a 650-space parking deck.


Construction is scheduled to start in September with a mid-2020 opening, which points to this not being some cosmetic renovation like those previously done to this troubled property. Currently the building hosts 150 residentia tenants and ground floor commerical space (the City Club and a diner). All existing residents will stay, and be moved into the empty units when they are renovated so that their units can be renovated.

Rockford Construction is a solid company that is based in/quite active in Grand Rapids and its suburbs. If they're leading the charge, I have no doubt that the project will be done well. The Crain's article also mentioned that KDG is the architect of record, so that also seems to point to the quality and validity of the project.

Cass & York will have that quality that we haven’t seen in condos. The development will be six stories with 53 units, a “manageable amount of residences to test the market,” says Cummings. The units will average about 1,422 square feet, with prices starting at $430 per square foot—higher than current prices in Midtown.

Knoer says that the design of the building is an amenity itself. McIntosh Poris Associates is the Architect of Record, with design by VolumeOne Design Studio. The modern design was inspired by the neighboring Cadillac Building. The facade will have a mix of glazed and regular white brick, with the scale of the windows and building working off the Cadillac Building.

Expect a rooftop deck with a swimming pool and a club house, a common garden, a bike storage room, big windows with skyline views, two-story penthouses, and a 24-hour concierge in the lobby.

Completion is scheduled for 2020.

I've really been quite impressed with the overall level of design we've been starting to see in the projects that have been announced since the renderings for City Modern at Brush Park came out.

And to think this is (hopefully) only just the start!

Went downtown. A few things I noticed but didn't get a chance to photograph:

1. There are hanging construction lights in the Harvard Square Building
2. Cash City pawn shop in one of Gilbert's recent property acquisitions is having a liquidation sale. Demolition soon?
3. The Woolworth Building in the Merchants Row lofts is undergoing facade work. Not sure exactly what's going on

A while back, we showed you a smaller condo project going up in Brush Park. It’s now one of many condos under construction in the neighborhood (yes, we’ll make a Brush Park construction map soon). For an area that was neglected for so long, it’s almost shocking to see the influx of development and the rising prices in the neighborhood.

^ That's pretty nice for a condo. Better than most of the new suburban condominium developments. The brick lends it substance and ties it back to the historic homes. It doesn't give deference to a big garage either.

If they do end up pulling this off aesthetically it would be a big win Detroit is second only to Broadway as biggest theater district in the country in terms of number of seats. The Fox and Fillmore are the heart of the theater district and part of the gateway to downtown with the demand being there now i'm glad to see that something is being considered now.

Detroit auto show wraps up with 756,397 attendees during public days

More than 5,000 media from 60 countries were credentialed for the 2018 North American International Auto Show.

-Charity Preview raised nearly $5.1 million

The 2018 North American International Auto Show wrapped up Sunday with a total of 756,397 attendees over its nine public days, show officials reported. That's up slightly over last year's 755,229.

The highest attended day of the public show, which kicked off Jan. 20 at Cobo Center in Detroit , was Saturday at 124,205.

Total ticketed attendance for this year's show was 809,161 — including The Gallery, industry preview days, the Charity Preview and public show — topping last year's 806,554.

This year's show had an estimated regional economic impact of $480 million, David Sowerby, managing director, portfolio manager at Ancora in Bloomfield Hills, said in a news release. That's the equivalent to holding nearly two NFL Super Bowls a year in Detroit, he said.

The Charity Preview on Jan. 19 raised nearly $5.1 million for children's charities in Detroit. In all, nearly 13,000 people attended the black-tie gala, recognized as the largest annual single-night fundraiser in the world. The Charity Preview has raised nearly $118 million since the Detroit Auto Dealers Association established the gala 42 years ago.


Crain's had a model of the Cass & York condominiums.


There has been a good amount of good press coming in the Gaurdian did a piece called Dazzled with Detroit and Thrillist named Michigan the best state in the nation. Lonely Planet naming Detroit as number two best place to visit in the world is also often cited as one of the reasons for the positive media coverage as well.

OH snap curbed has an interesting piece a fitness company released heat maps which were correlated into running and biking maps of the core area of Metro Detroit.

Last November, fitness tracker Strava released a heat map of popular running, biking, and activity routes from its users. Yes, users can opt out of the tracking GPS, but for those who leave it on, we can use the heat map to see popular routes pretty much everywhere. Maybe too many places—Strava recently took some heat for revealing a little too much about locations and activity on military bases (oops).

What can we see here in Detroit? Not too many surprises. As far as running goes (on the map above), we see a lot of activity in the downtown core and down Woodward. We can also see a lot of running around Belle Isle, with some in the Villages. The Riverwalk is also, clearly, one of the most popular routes.

We can also see activity in Hamtramck, Corktown, Midtown, and the Palmer Park area.

Biking has far more activity throughout the city.

Here, we can see the same popular areas (the Riverwalk, Belle Isle, the Dequindre Cut), but also with the addition of the major roads or spokes in Detroit—Michigan, Grand River, and Gratiot really show up on this map.

WCCCD to break ground on downtown Detroit health and wellness facility

This updated rendering shows the planned two-story, 80,000-square-foot health and wellness center affixed to the downtown campus of Wayne County Community College District in Detroit.

Wayne County Community College District will break ground today on a $25 million health and wellness center at its downtown campus.

The project will add an 80,000-square-foot building at Fort and Fifth streets that will offer training for students in fields such as biotechnology, hydroponics, fitness training, sports management and more, it said in a news release. The development is a part of WCCCD's capital reinvestment plan, Crain's reported.

"We have always worked to provide pathways to better lives for our students and the construction of this site allows us to add tremendous value to the region in addition to training students who both want and need to excel in their careers," WCCCD Chancellor Curtis L. Ivery said in the release. "City Center will also provide a home for the college's Wildcat basketball team along with other athletic activities and entertainment events."


The center is scheduled for a spring 2019 completion.

WCCCD has six campus locations serving more than 70,000 credit and non-credit students annually across 36 cities and townships.


Grandmont Rosedale Development Corp. to open multi-use art, retail hub

The nonprofit Grandmont Rosedale Development Corp. is opening the Grand River Annex in a 1,400-square-foot building it previously owned at 19556 Grand River Ave.

A new food, art, music and retail hub is set to open Feb. 10 in northwest Detroit.

The nonprofit Grandmont Rosedale Development Corp. is heading the Grand River Annex in a 1,400-square-foot building it owns at 19556 Grand River Ave.

The Annex is funded for a year through a Kresge Foundation community revitalization grant of a little mroe than $100,000, said Larissa Richardson, program manager for Grandmont Rosedale.

Overall, it will be "centered around community engagement," Richardson said, aiming to draw in neighborhood residents.

The nonprofit will use the space for food- and retail-related events, and it will house the new Norwest Gallery of Art.

The gallery of African-American and African art from local and international artists will host monthly rotating exhibitions starting with "Détroit Noir: A Celebration of The Black Aesthetic" during Black History Month, which begins today. The gallery's name is a tribute to the Norwest Theater on Grand River, said Asia Hamilton, its founder and curator, in a news release.

What to do with City Airport?

Detroit — Commercial passenger service could return to the city’s financially troubled municipal airport, but it would require an $83 million overhaul, a new report shows.

The investment scenario is the most costly among several outlined in the first phase of a study commissioned by the city for the future use of the Coleman A. Young International Airport.

The 40-page report, produced by a team of consultants and airport experts, found at a minimum the airport needs tens of millions in upgrades for basic operations as it tries to compete in southeast Michigan’s ailing general aviation market.

The east side airport, just over five miles from downtown, is the region’s second busiest and the subject of an exhaustive study to determine its best future use.


The airport also hasn’t gone unnoticed by powerful entrepreneurs such as Alibaba founder Jack Ma, according to Duggan.

During a meeting with Ma over the prospect of Alibaba adding a distribution center in America, Ma said his primary interest in Detroit was “what about at City Airport?” Duggan said. The company did not respond to a request for comment about its level of interest in the airport.

Knowing Olympia, they'll knock down the Blenheim for some executive parking surface lot or something, as they seem to be back up to their old ways in the Cass Corridor. It's like deja vu.

BTW, did Olympia ever announce anything about the Detroit Life Building renovation? I've heard nothing about it, but may have very well missed an announcements prior to my coming back here in the spring of last year.

In other news, we finally get some more detail nailed down on what's to be built on the Joe. Apparently, the deal specifices a large hotel with a 30-story height limits - I imagine this is to protect inland riverviews from other high-rises - and at least 300 rooms. They then again specify the rest of the site - which includes the Joe's garage - could then be a mix of office, residential, retail, etc...I'm a bit confused about this as Crowne Plaza is literally planning a 30-story expansion a block or two away and the Foundation just opened up in the area. It seems like the downtown is beyond being over-hoteled at the moment, especially when you consider that Shinola, the Metropolitan and others are due to come online.

Demolition countdown begins for Detroit's Joe Louis Arena

he City of Detroit has until May to start demolition work for now-empty Joe Louis Arena with a goal of getting the land ready for a new, large hotel that would reshape the downtown riverfront.

That deadline is laid out in a 3-year-old agreement between the city and one of its former bondholders, which received future ownership and development rights to the arena property in exchange for accepting big losses during Detroit's 2013-14 municipal bankruptcy.

The deal requires the city — which built and still owns The Joe — to begin the demolition process within 90 days of the expiration of the arena's long-term lease with the Red Wings and the Ilitch family's Olympia Entertainment.

As recently as a couple of years ago there was talk among city officials and Cobo officials about continuing lack of competitiveness of Cobo lacking was cited along with the relitivly small at the time for a downtown of a region this size even though at that point the market was already quickly growing. There's also the argument that Detroit was underhoteled for a region and city its size downtown and while that is still true most likely we've sucessfully absorbed a lot of new rooms already the tourist industry is very cyclical and does make ya wonder how many rooms is a good equilibrium.

The lastest numbers I could find for the year 2016 all indicators were up as far as the occupancy was over 60% for all metro markets even downriver. Perhaps the fact that in the city the average price per night had been climbing and importantly revenue per room was up 3.8% are the metrics that are driving the push.

Its not just downtown that's seen a huge boom in hotels a number of Oakland County cities Such as Farmington Hills (5 in the past 4 years), Troy, the Woodward corridor and others especially in newer burbs. But even inner-ring burbs like Southfield and Dearborn have seen renovations new construction with more projects planned.

Now tourism is up and so are occupancy rates and profits this is projected to continue but a overheating of the national economy could potentially put hotels in a difficult position with everything planned. Michigan tourism up until the past several years was operating at less than potential and Metro Detroit and especially downtown had traditionally been one of the most undeserved markets.

Perhaps the bet is right but the recent experience of the recession shows that over saturation during those times leads to a painful collapse of said market, so I share the nerves of anyone concerned.

Two high-rise buildings are planned to flank Comerica Park.

The towers, overlooking the home of the Detroit Tigers, are just a few of the developments in the Ilitch family's District Detroit project revealed in an aerial map that shows the latest vision for what surrounds the 41,299-seat baseball stadium.

In addition, a new hotel where Hockeytown Cafe now stands and retail flanking both sides of Woodward Avenue's passage over I-75 are planned, according to the map, which Crain's obtained last week.

All told, it includes nearly 200,000 square feet of new retail space, plus the previously undisclosed hotel, a "tech store" and a market, in addition to the two high-rise buildings referred to as Montcalm Tower and Adams Tower.

I've been noticing more and more that projects in the city haven't been getting news coverage like they used to. Various projects have begun without any sort of announcement. Detroit Life was one of those projects.

It's gotten to the point where we might need to make a list of high-rise proposals/visions. We'd kind of heard about the Montcalm Tower when they were planning district Detroit. The Adams Tower, however, seems to have come out of nowhere, and I'm SO happy to hear about that location. Given it's location both on Grand Circus Park and directly across from Comerica, it's always been a super prominent site that's been obviously underused. It's going to be highly visible from Comerica.

Needless to say that the Live! Block south of Montcalm was needed yesterday. Glad to see them take out this egregiously placed set of surface lots for this.

Still, Olympia is going to have to do better than what they are currently doing in the Cass Corridor. They are being allowed to make some of the same mistakes they made with Comerica which this new plan are just now addressing. They've got to do a smarter job with the development of parking. Not only are they making the mistake of bulldozing historic buildings for surface lots, but apparently, the surface lots were built out of compliance with city zoning.

Anyone know what the status is of the old Wayne County building that was sold a few years ago? There was a lot of scaffolding on it when I was there this past summer. Also, David Stott?

The Wayne County Building and David Stott are both still under renovation. I am unsure what the future plans are for the Wayne County Building, but David Stott is going to be apartments mainly.

Olympia has released more details of the long awaited Woodward I-75 overpass retail project, in the rendering we have a conceptualization of the "CoPA surface lot tower" and the "hockeytown hotel tower".

In 2016, MDOT put out a request for proposals for what it calls the Fisher Freeway Downtown Crossings project, which in the proposal Olympia estimates to cost $10 million to $15 million.

The Detroit-based development company, which did not respond to emailed questions, says in the proposal that two retail buildings — a 6,150-square-foot building on the west and a 3,000-square-foot building on the east side of the bridge — would be built on 40-foot and 20-foot expansions, respectively.

Olympia is seeking funding from the U.S. Department of Transportation through the Transportation Investment Generating Economic Recovery, or TIGER, program for 80 percent of the costs for the first phase, which is the bridge expansion.

If Olympia does not receive the TIGER grant, or if it doesn't cover 80 percent of the project cost, the company says it would seek funding from the state's Transportation Economic Development Fund, the Transportation Alternatives Program and/or the federal FAST Act. Olympia would pay the remaining 20 percent of the first-phase cost.

The second phase, which is the ground-up retail construction, would be financed through a construction loan and Olympia equity of about 30 percent to 40 percent. Local tax breaks would also be sought, including perhaps Neighborhood Enterprise Zone funding, the proposal says.

^^ The District Detroit area of Downtown appears that it will be denser in a few years. It is exciting! Plus, an additional 60 foot space added to the bridge will do wonders for people. Capping a highway (partially) is a great thing to do! Can't wait to see this happen!

I hope this project happens. I'm kind of confused by the rendering they used in that article. You can barely see the two retail buildings. It focuses mainly on the walkway from Woodward Avenue to LCA.

I mean, they've already done more this time than they did for the stuff they proposed for Foxtown when they developed Comerica Park. I'm not sure if anyone is doubting this stuff is going to happen, it's just that the details and smaller things are just now getting released and it seems to include a lot of demolition, which is weird when you consider how many empty lots exist in this area. I think people just thought Olympia had learned from its mistake in the redevelopment of Foxtown, and it appears they are doing better with District Detroit...but only marginally better. Particularly with the streetcar present, now, you don't have to build all of this parking literally right next door to each development. The streetcar (and now with FAST buses) was supposed to mean that you could space out a lot of the parking and people get shuttled in for events.

Curbed Detroit has caught up on the renovation of the Detroit Life Building we talked about. Apparently, while there are no imminent plans for it, they are restoring the facade in anticipation of reuse.

Yep, the amount of both internal and external gathering space in the district is what I really love about it. The mix allows year-round usage by the community.

Dan Gilbert's real estate firm will redevelop the Detroit Police Department's former headquarters at 1300 Beaubien near Greektown, a property the city bargained away during bankruptcy. Gilbert's Bedrock announced Thursday that it will fix up and reuse the old DPD headquarters for a future purpose in partnership with a former city of Detroit creditor.

Finalists for West Riverfront Park redesign dreamed big

Last summer, four teams of designers were asked to come up with a potential overhaul of West Riverfront Park, the rather plain 22-acre space on the Detroit River that’s downstream from Joe Louis Arena and Riverfront Towers.

The teams dreamed big. Renderings of the plans released Thursday include several different visions: a new lagoon for canoes, kayaks and fishing; a sandy beach; a curvy pedestrian bridge and a path that juts onto the river; an ice rink; and a grassy amphitheater bowl.

On Thursday, renderings of the designs, along with table-top models, will go on display publicly on the first floor of the 1001 Woodward building that overlooks Campus Martius in downtown Detroit. At 9 a.m. Thursday, presentations begin by some of the designers involved; presentations are expected to last until 5:15 p.m. The designs will then be on display from Saturday through Feb. 22.

A jury this spring will decide on the winning concept. The Detroit RiverFront Conservancy, the nonprofit group that manages the park, is raising $50 million to make the remade West Riverfront Park a reality.

“We will be seeking funding from all sources, including public funds, as well as donations from individuals, foundations and corporations,” said Marc Pasco, spokesman for the RiverFront Conservancy. “We invite everyone to participate in making this park a reality.”

A detailed timeline for the park’s redesign hasn’t been set, Pasco said.

Condo documents and bylaws and environmental and survey work have been completed. Financing is just about done. They are currently working with a design architect I imagine to refine the design. It appears all they are really waiting on is the designation of the Neighborhood Enterprise Zone (property tax freeze for residence).

They are aiming for a late-Spring groundbreaking and already have 30% of the condos reserved.






If I have any criticism, it's that it shape and scale look like the base of a skyscraper. Put another 20-30 stories set back on top of this, and then you'll have yourselves a (typical) design. But, I understand that the condo market is still very miniscule in downtown. Either way, the interior looks nice.

The Ashton reminds me of bit of Kennedy square as another stunted skyscraper but at least it doesn't try and overachieve by having a slanted roof with an antenna on the peak for a sake of adding a little extra height, haha.

Midtown West developers hire '800-pound design gorilla' that did NYC's 9/11 memorial planning

A rendering of early plans for the Midtown West project in Detroit was released in April.

The developers behind the Midtown West project on the Wigle Recreation Center site in Detroit have lured a big fish to work on it: Studio Libeskind.

Even if you don't know the company's name, you almost certainly know its work: The 16-acre 9/11 Museum & Memorial site in New York probably being the most well-known, among other large-scale efforts around the world. The company, headed by Daniel Libeskind, did the master planning for that project.


Developer Mario Procida on Friday said construction on the Midtown West project, a $77 million and 335-unit effort, is expected to being in spring 2019. Libeskind was hired within the last 30 days, he said.


Procida, a New York City-based developer, is working with developer Roderick Hardamon and consultant Douglass Diggs on the $77 million Midtown West development that's expected to bring 335 apartments to the 7-acre Wigle site.

He said Friday morning that Studio Libeskind will do architecture and master planning on the larger portion of the 7 acres, which is between Fourth Street, the Lodge Freeway, Selden Street and Tuscolsa Street. The Volume One architecture firm is doing the site east of Fourth Street between Selden and Tuscola.

Haha quality work there. The city recently completed a property value assessment and the results show more of what we've been seeing as home values continue their upward trend as the resurgence of the core city spreads into the neighborhoods. Some good news for Detroit industry as well according to Crain's Detroit industrial property values are up 64%.

After completing a much-needed citywide assessment last year, the City of Detroit has released information on property values. In a press release, the City touted the first gain in residential property value in 17 years. The green sections of the map above show an increase in value in many areas around the city.

The City says that the assessed value of its 263,000 residential properties is coming in at $3 billion this year, up from $2.8 billion last year. In 2008, the total residential properties in Detroit had a value of $8.8 billion.

The VolumeOne guy is Lars Grabner (along with his wife, and another partner who I don't recognize), and he worked at Studio Libeskind in the late 90s before eventually moving here to teach at U of M.

VolumeOne isn't a big firm and only in the last few years have they really been getting things built, and they have some other good sized projects going on right now, so I'm guessing this one was too much work for them to actually do by themselves, and that's where Libeskind comes from.

District Detroit (http://www.districtdetroit.com/news/columbia-street-brings-new-shopping-and-dining-to-the-district-detroit) announced Columbia Street last week. It'll be 40,000 square feet of retail and dining space squeezed into the block between the Fox Theatre and the new Little Caesars Headquarters immediately west of Woodward. They will start filling space this year.

An $8.3 million apartment and retail project at Livernois and 7 Mile in Detroit where developers and dignitaries are set to ceremoniously break ground on Thursday is expected to give that neighborhood a big boost.

Named 7.Liv, the project plans to refashion three dilapidated former stores — including the vacant B. Siegel department store — into 10 apartments and about 20,000 square feet of retail space.

It is expected to take about 14 months to complete and be a retail anchor.

The team planning to redevelop the former Standard Accident Insurance Co. building at 640 Temple St. in Detroit formerly owned by Wayne County now has a 100-room boutique hotel as part of its plans.

The new project component is revealed in a brownfield redevelopment plan presented to Detroit City Council last week.


Originally proposed to have 100 apartments, the project now includes a hotel on floors 2-4, and 70 apartments on 5-8. The first floor will include a restaurant, a sub-basement a live-music venue, and the lower-level bank vault will be a lounge.
