Officially 23 floors of elevator shaft! Probalby won't be long until the floors are topped out as well. They are starting work on the 19th floor now.

You can easily see the Summit from both the I-10 and I-17 now rising above Chase Field. Too bad they didn't go a few more floors, would have really towered over it nicely.

HX_GUY, thanks for the photos & update. Youv'e just got to love this project. I'm shocked it isn't quite sold out (supposedly 85% at this point). It is going to add so much to this area and I'm confident it will add some momentum to the Jackson Street Entertainment District.

Love the design, love the location, love the vibrancy of the whole package. It fits so well in the area! Hate the dancing bananas...but just got to do it this time. :awesome:

The Summit thread has fallen to the second page in the Mountain West. Its been a while since we got some updated pics. Here's the link to the live cam but the angle and quality is lousy. Are we topped-off yet???

It's not quite topped off yet... sometime in January.

But, you can also see this baby coming down the 51 as you cut through the mountains at about Northern/Glendale. It' fills the skyline quite nicely from that angle.

Someone needs to get over to the Summit to take some updated pic's. I'd do it but it's a bit of a haul for me. (ah... geography) If anyone has the time, you can get good vantage points from the roof of the arena parking garage and the steps of the garage, south of the ballpark. :D The exterior elevator and crane have been busy for a Saturday morning. Looks like it's just about topped off.

They still have either two stories left before it's topped out I believe...will probably be topped out in 2 weeks max.

I've been meaning to get out there and take some update pictures but I havn't had the time. Maybe this weekend or Monday.

That first picture makes it look quite tall, the second makes it look more stubby. Either way I like it!

Thanks for all of the pics... 3 towers making an impact on the DT Skyline can't be beat, I can't wait for the rest of 'em.

Yep, I thought the exact same. It looks great from the perspective of the warehouse district, as well as the I-17 S truck route.

I can't wait for the Sheraton hotel to rise, that thing is crazy slender from the east/west profile. It's going to look great!

Yeah its interesting how it started construction after 44 Monroe and even though its only 11 stories shorter it is much futher along in construction.

Great pics, HX Guy. I hadn't been downtown for nearly a year until this weekend, and I was shocked to see this new tower rising. It's really exciting to see everything happening downtown. Hopefully the W and CityScape will get started soon and then things will really be rockin'.

With all the pics posted of SCS showing the progressing height, one of the last ones posted got me curious. Has anyone taken pictures at the human scale, something showing the perspective of the ground floor pads? Or showing a ‘down the street’ view that might show how street level perspective has changed.

I don't think it's topped out yet, from further away you can still see the elevator shaft so I think they need to go one more floor up.

What the heck is going on with this telephone pole? It looks like it was hit by a car, and they fixed it with some tape.

on topic: man, Summit looks quite tall in that first pic, much taller than you would think after seeing it from certain angles.

That telephone pole is a scary site. Hey, I do believe this puppy is topped off. The roofline has the horizontal projections with the rectangular holes. Compare the photo above with the rendering. Is it time for some wooting?!!

I still don't think it's topped off yet.

You can see in the drawing of the building that there should still be more constructed above the horizontal projections.

Also if you take a look at the building from the freeways, a good distance away, you can see that the elevator core is still sticking out by itself. I assume they will build a flat top and not have the core just out there like that.

does anybody know if they are going to have anything on the roof of this thing? like a pool or something for people to go and hang out on top? the elevator core would have to go up to the roof then for that. so that is why there is still a little bit of a core sticking out of the top. also, if there is nothing on top, they need some way for maintenance to get on the roof so they would have the elevator going to the roof. i do believe this is topped off!!!

:previous: No. Scottsdale, that's what I thought. You've got to have roof access even without any amenities up there. When I said I thought it was topped off, I meant that the last residential floor was completed. So I agree, I think it's topped off. Maybe someone is more in the know about the roof. I couldn't find anything about it on the web site.

I definitely don't think there are going to be any amenities on the roof, the pool and all that is going on top of the garage on the 5th floor.

AHhhhhhhhh, so you live in the Stadium Lofts on the east side. Or, the only other place is Artisan parkview, but then you'd have a poor view of progress (if any at all) due to Chase Field being in the way so you're a liar and can't really see the progress.

Looks like we've found out your new digs, Stadium Lofts!!!!!

Wouldn’t the portion of the elevator shaft that is protruding from the top of SCS simply be extra space that would be necessary for the mechanics of the elevator? However the shaft doesn’t seem to protrude enough to indicate that there would be elevator access to the roof. But apparently the website for SCS does state that their will indeed be a use for the roof. In the section under ‘Amenities & Finish’ they claim “Large party room on top floor with open deck overlooking the Valley”.

that will be on the top floor within the bulding not the roof. They are going to leave a portion of that floor open is what I hear. And PHX31, I did not spend $800,000 on Artisan Parkview. Can you believe they go for that much? :yuck:

Are you shitting me????????? They went for $130,000 when they were first constructed back in like '01, but there was some stipulation or caveat that the new owners couldn't resell them for like 3 years. Holy shit, $800,000!!!!!!!!!! Damn, I wanted to buy one back then, but had no money, I wish I did!

well, $800,000 was for the big floor plan decked out. The smaller one was something like $545,000 but even still!!

Also, David Wallach shared with us Orpheum residents that SCS move-ins will begin in July and that they are having their topping-off celebration/party for the residents this Thursday night, February 8th at Cooperstown.

The developer David Wallach now also has a vested interest in the planned Jackson Street Entertainment District.

He originally planned on doing twin Summit towers (market permitting), but since scrapped the second building and officially joined the growing development team of major players in the massive Jackson St project.

There is moslty parapet framing for the rest of the height of the building. There may be a little concrete work left. There will be a party room on the 23rd floor/roof. The last residence floor is 22.

I was wondering about the colors on SCS. Will they remain as shown on their website? I wonder because the cladding is really starting to climb and is reaching the upper floors. I don’t understand why they never released a higher resolution rendition of the building showing definite colors.

Copper Square tower hits milestone as residents get ready for July move-inThe Business Journal of Phoenix - 11:55 AM MST Monday, February 19, 2007

Developers of The Summit at Copper Square will celebrate topping off the 23-story residential project in downtown Phoenix with a a late afternoon ceremony.

Mayor Phil Gordon is scheduled to speak at the 4:30 to 7:30 p.m. reception for city and business leaders and project personnel. Topping off refers to placement of the structure's top beam.


The W Developments LLC project will feature 165 lofts set atop 8,500 square feet of retail space at 310 S. Fourth St. Lofts will range in size from 895 to 2,000 square feet and in price from $440,000 to $1.35 million. Officials say more than 85 percent of the residences have been pre-sold. The first residents are expected to move in this July.

The project also includes a pool and spa, exercise room, sauna, a meeting room, lounge with a fireplace, a party room on the top floor with an open deck, a reception lobby and a doorman.

W Developments LLC is based in Chicago.

Developers are serious about this downtown residential highrise. The top beam goes on the 23-story Summit at Copper Square tonight.
The tower, built by W Developments, is going up on the south end of downtown Phoenix near Chase Field and US Airways Center. Plans call for the first residents in the 165-unit highrise to move in as early as July.
Several residential highrises have been planed for downtown Phoenix during the past few years. But only a few have actually gone up.
The Summit's developer says 85 percent of the condos in the project have been pre-sold.

I was at the Suns game yesterday and noticed that they have started installing the façade on the southeast portion of SCS. It is very, very similar in color to the Sheraton Hotel, however instead of the rectangular design the cladding is a faux stone look with stones about 6 to 12 inches in various configurations. It actually looks really nice.

The garage levels have been faced in sandstone, and it's a very nice effect. You can't help but be impressed by the quality of the design work here. There's a lot going on to break up the monotony of your standard condo box. The midcentury modern accents are especially nice.

/\ I thought the same thing about the sloping roofline look... but if you go to their website, the little icon/symbol of the building shows the slope, so I guess it's been planned that way all along.

Wow, I've never seen a building with a "topped off" banner on it. That's pretty cool.

Phoenix is moving up :)


By the way, the thing with the telephone pole was hilarious! I can't believe it was temporarily fixed by taping another piece of wood to it! :haha:

It will look nice to see some of the windows being put in. It is interesting that Summit at Copper Square has no windows yet is topped off while 44 monroe is already starting to get windows and is only half way to the top. I would think after the thousands and thousands of high rise buildings that have been completed, the fastest and most cost effective way to schedule the building process would be set in stone and all buildings would be scheduled to be built the same way.

Thanks for the updates HX...youv'e really been shutter-buggin around DT. This tower is really coming together nicely. We've had a couple of what I see as pleasant surprises with the angled top (Gumbyish) and the rock-like facing on the garage levels. Nice touches that make it much more interesting and fit well with the brick of the ballpark and warehouse district. It's going to be a sight to behold shortly when all the glass is in and everything has color. :tup:

PHX31, could it be because the majority of 44 Monroe’s exterior is glass while the exterior of SCS is more a parapet type cladding? I think it is the same with the Sheraton, seems the windows will be more trim work than anything else.

it is because 44 monroe has the floor to ceiling windows on each floor, so they can already fit the windows into place. with the sheraton and SCS, the windows dont reach from floor to ceiling so they have to put the cladding on, with room for the windows, before they can fit the windows in.

I know it has to do with angles and perspectives but in the second picture SCS looks like its leaning to the right.

The pedestrian bridge isn't parallel with the ground. It rises (and moves away from the camera) as it crosses the tracks and approaches the ballpark. That's why you get the impression that SCS is leaning.

yes they will either put panels up or else use that pre-colored stucco up. its not going to be this color. they wont paint it because it would be virtually impossible to paint the exterior

Hard to say from the photos, but it looks like they've put up the scratch and brown coats of a 3-coat stucco system. It could however just be a 2 coat (i.e. cheaper) system and this is just the base coat.

That would still leave the finish (integral color) coat to be done. Can anyone confirm this?

they wont paint it because it would be virtually impossible to paint the exterior Could you elaborate? I’m just wondering why they can’t paint it but yet they are able to stucco the exterior. I’ve also wondered about the final colors and why a higher resolution image of the building was never released. I’m curious about the painting issue simply because I just saw a program in which they show an aircraft carrier being painted. The thing is as long as the Empire State building is tall. So if they can paint a floating city why can’t they paint SCS?

Just an observation regarding the color: The rendering of the building on their website shows the building as having multiple colors; blue, red, & yellow.

^It's not impossible to paint, just unlikely. Awful expensive to put scaffolding up on an existing building.

They'll do the finish coat of stucco as an integral color (hopefully blue red & yellow like the rendering...not turd brown). Integral color stucco doesn't really have to be painted (but it does fade in the sun). It has alot longer lifespan.

i am a painter.. when you are painting something as big as that, you have to do it all at once. you cant paint different portions of it on different days, because it will show. in order for paint to look good it all has to be done at once. with the stucco, it doesnt matter. and im not aware of any painting company that could paint it all at once. well, you could paint at different times, but its a lot of work to blend it in with the section you painted the day before.

If you look closely at the webcam you can see that the balconies are starting to be primed. They are a rust red color. That is one of the final finish color. The color coat has not been applied so dont worry, it will not stay the brown or grey color. It is an integrated color product that has to be applied from a visual break to the next visual break. These are usually jointsat floorlines or corners.

^Chaddo were you the one that mentioned you had an inside track into SCS? If so did you ever get a chance for inside pics? Thanks either way. On a side note if you look closley at the webcam it appears windows have been installed on the 5th or 6th floors.

I don't think thats odd at all...

when you take a shower, you start at your hair. When you wash your car, you start at the top.

You never want to finish the bottom and then fuck it up by dripping paint down from the top.

I was downtown a few times this weekend (with out a decent camera each time) and my eyes were fixed on SCS everytime it was visible. The paint is even more striking (bold) than what it looked like in the renderings. It'd be great if one of you DTPHX dwellers could post a couple of pics for the masses...

^I agree SCS is starting to look like a giant open box of crayons set against the otherwise drab colors of downtown. The live camera feed from their website doesn’t do the colors justice. The terra cotta type colors are a big departure from the overly beige infused colors of the surrounding buildings. I’d even be willing to say that the colors are so different that some of the same people that have complained about the dullness in our skyline might find the colors of SCS too colorful. Wouldn’t that be ironic?

I'd bet my bottom dollar that's true. I think it's cool. I can't think of any other building, even in other cities, that's that big and has such a striking, bold color scheme. It's very unique...

When the builder first told me what the colors were going to be, I really had my doubts. Now that I am able see them on the building, I have to agree they sure do look nice.

Looks great! What floor will you be on? Also, are they doing any retail of any kind on the ground floor or is it just the lobby?

We will be on the NE corner of the 7th floor. If you look at the close-up photo of the terrace glass, our unit is just above it. According to the plans, there is going to be two retail spaces. When we first put our deposit down two years ago, they were hoping for a upscale grocery for the larger space and a mom 'n pop coffee shop or bakery for the smaller space. I spoke to one of the builder's reps at the topping off party in Feb, he said they were fielding quite a few inquiries but we not going to make any commitments yet.

Wow I really love the colors, I just wish the building was taller and stood above Chase Field a bit more. I hope the building gets positive reviews when finished and more developers consider more interesting color choices instead of choosing one of the many shades of brown we currently have.

EDIT: I think I like it because the colors are somewhat similar to those on the Arizona flag :D

I was down by he Biltmore today and noticed the newer building on the SE corner of 24th St. and Camelback (I don't remember the name of the building) has a similar color pattern, although not as pronounced.

Those colors will really fit in well with the renderings we've see of the Jackson Street Entertainment District. It's looking really cool.

If you go on the I-17 between the "Stack" and the "Split," where the freeway curves east and west, it gives the best view of the Downtown skyline from the south, and the Summit pops out from all the other buildings with its colors. Pretty amazing.

It looks like a four year old picked out the colors...but Phoenix is one of the few places where a building with this design and color could actually accentuate the skyline. Especially with these hot and clear summer days. I'm going up to phoenix hopefully in a couple of weeks and I can't wait to walk around there and take some pics. SCS is pretty damn nice.

As of the middle of June, first move ins were scheduled for late August. I was down past the building yesterday (6th) and they are starting to put the windows in on the retail portion of the building
