Downtown developer Scott Kimball's plans for developing Boise's so-called "skinny building" have taken a step forward.
On Aug. 8, Kimball officially asked the Boise Department of Planning and Development Services for a permit to build The Aspen, a 17-story retail, office and condominium development on a narrow piece of ground next to the north wall of the City Center Garage at 9th and Front streets.
A local commercial banking expert has said the cost of the building could approach $20 million.
The building would extend just 32 feet from the garage wall to the sidewalk, and would be sandwiched between two existing stairway/elevator towers, one on 8th Street to the east and the other on 9th Street to the west.
It would be the latest in a series of condo projects planned Downtown. Others include 86 units in the soon-to-be-renamed $80 million Boise Tower project at 8th and Main streets, developer Bob Hosac's $14 million, 26- unit Royal Plaza at 11th and Main streets, and Steve Hosac's $18 million, 42-unit CitySide Lofts development at 13th and Myrtle streets.
Kimball said it may take four months to get his building permit. That means construction would begin next winter. He said it would take two years to complete the project once construction begins.
"We'll take a look at what kind of winter we're having," Kimball said. "If it's a mild one, I'd like to get started right away."
Kimball said about 100 people have expressed interest in purchasing a condominium in The Aspen since the project was announced last March. "And I'd say about half of those are serious buyers," he added.
Starting with the fifth floor, each level would have about 7,200 square feet divided into 600-square-foot sections that could be turned into condos. Buyers could purchase from one to all 12 sections on a floor.
With an estimated building cost of $300 a square foot for a condo on a lower floor, a 600-square-foot, one-bedroom condo would sell for $180,000, while 1,200 or 2,400 square feet would cost $360,000 and $720,000, respectively.
Preliminary plans call for 70 condominiums, but the exact number remains a moving target. How many blocks of space each occupant purchases would determine how many units there would be on each floor.
The top floor would consist of two 3,500-square-foot, two-story penthouses carrying price tags of $1.5 million each.
The project took another step forward last week when Capital City Development Corp., the city urban renewal agency that owns the garage, gave preliminary approval to an agreement that will give Kimball's construction crews access to the roof of the garage.
The agreement calls for CCDC to receive $92,064 over 14 months to cover the temporary loss of 76 parking spaces on the roof. It would also receive $72,064 for use of the ramps and circulation system in the garage, and $1.4 million over 30 years to cover the permanent loss of 15 stalls that would be removed to provide access from the garage to private parking areas in The Aspen.
Max Clark, CCDC parking and facilities director, said the agreement is still subject to approval by the agency's bonding and tax counsel. He said it was unclear when the CCDC board would give final approval.

Seems like alot of work, has this started construction yet? also I think that would be a great addition to Boise's downtown. Someone over there should do a break down of projects I get confused, there seem to be many projects in Boise/Idaho and I am never sure which city these new highrises are going up in. Just a thought.
BTW Congrats, if this is being built.
Oh and the confusion bit I should appologize for that, because that is really not that hard to do. :dunce:

This is going to add so much to downtown and hopefully will be a catalyst for even more ambitious projects in the near future.
I like everything about this building, especially the abundance of glass. To me, it doesn't look quite so skinny in the flyby. Maybe that's because it looks like it has the garage to "lean" against?:shrug:

Okay thanks I will check it out, I did see that other rendering of a building in Idaho Falls and that thing looked pretty damn good 2. Idaho seems to be doing pretty good development wise eh'

i looked at the HUGE FRICKIN' FOOTPRINT of the convention center (though tiny by convention standards) and couldn't help but DROOL over the possibilities of our new tallest building, the Grove Tower, a stunning gothic glass structure soaring 45 stories and 537 feet into the air with an eight-sided spire topping out at 580 feet. :tup:
and then i got slapped back into reality and spilled my hot coffee on my groin. :sly:

I'd like to see the grove become an eye level haven of the arts, festivals, and street activity, surrounded by an urban jungle of tall buildings.
Oh and I'd like to knock over the Grove hotel too. I pushed but I'm afriad its simply too heavy for me to manage.

I like this building. However, I am uneasy with the idea of adding so many floors to an existing structure. I hope not to be in the parking garage or Front St. during a measurable earthquake.

Luckily Biose doesnt see that kind of activity... but man I remember when I lived in OC (grew up there) having to run to the door frame about once a week...

Sorry for the double post, but I heard one time that Boise is overdue for an earthquake. Something about a fault line near here. Actually, if Yellowstone were to erupt, I do believe Boise would definately feel it. Actually, Boise, the way I understand it would be completely destroyed if Yellowstone were to erupt, because the pyroclastic cloud would turn everything from Yellowstone to Boise into a Craters-of-the-Moon like setting. Kind of a depressing thought :(
I swear, I was at the library one time, and I sat down on the floor reading a book, and I felt this shaking, and it seemed really odd, as I didn't think there was anything under me. Other than that, I don't believe I've ever felt an earthquake here.

I agree that the current convention center should have floors added and it would be great if a tower could be built there too. But, since the Aspen has the glass facade with the views, a new tower built across the street would block their expensive views.

You know, as crazy as it is, I actually agree with you. Not in the sense that I'd never agree with you, but I never thought I'd see what you wrote and you agree. While it is prime property for a high-rise, I just think it'd ruin the Grove area by putting a 30 story monolith right next door. Not only would you ruin the Aspen views, but you'd also ruin the grove's park-like enviornment. I actually wouldn't mind, maybe like a 5 story archetecturaly-sound building, but I'd say nothing over 5-7 stories.

Well, it may not be frequent but is possible. I believe there is a fault that runs along the base of the foothills with possibilities of a 7.0 trembler. I believe there is a fault south of town with similar capabilities.
I've only felt two quakes in the two years I've lived in SoCal. I am not looking forward to the next.

Yes Idaho is the 5th highest state at risk for earthquakes. I vaguely remember a decent one here in like 1984 or so when I was child. Thats the last one I ever remember Boise having. With the fault, yes, I too have heard there is one that runs close to Boise.
As for the Yellowstone eruption I have heard 2 things. One, that Boise may be shaken up pretty bad, but has the chance of survival. This could be good news. lol Two, I heard anything east of Yellowstone is doomed!! Even if they are not shaken up then their air with be filled with ash to the point that nothing could survive in it!!

I've wondered about this too, especially when the new Boise Tower site is built. Will they complain about blocked views then? Will they try to stop the project? My suggestion to everyone with a "blocked view" is get outside of your home and walk a block down to your left or right then look north and enjoy and stop bitching. Somebody correct me if I'm mistaken but there is no ordinance specifying a "right to a view".

Maybe someone can fill an out-of-towner in on this project. I was in Boise a few weeks ago and saw the site where its going up. Is it going to be built on top of the existing garage?, or is the garage (or at least part of it) coming down for the condos.
Boise is looking good. Its really grown a lot since I lived there as a kid. Unfortunately, the farm in Meridian that I grew up on has been replaced with a number of McMan$ion$.
And another question- St. Lukes downtown looks amazing! I was born there in 1983 - Has the original building been replaced or is it still the original hospital? It looked great. If it really is the old building, it has been cared for wonderfully.

No it won't be built on top of the garage and none of the garage will be removed (parking stalls will be removed though for access to the towers' parking spaces). It will essentially be an independent structure next to the garage.

Most of the existing "structure" is still used but it has been completely remodeled inside and out with a lot of additional floor space (floors and perimeter buildings) added. You can tell from the back side (ie Jefferson St.).

Nice 3-D rendering. I like the addition of moving cars...it adds a little more dimension. One thing that struck me though was the back side, which abuts a 7-8 floor parking garage. The garage runs the entire width of the building and is deep the other direction, away from the tower, as well. That's a lot of concrete in the views of those directly above it. It would be nice if they could soften the top floor of the garage with a good crop of trees.

I remember back in the Summer there were some announcements about a few museums(JR Simplot and a Chinese museum) and a new Idaho Discovery Center in the Front/Myrtle Corridor by the new convention center. What there needs to be is another tower on the corner of 9th and Front accross from the Aspen. That is a perfect spot for a nice building.

Yesterday and today while driving on 9th Street to the Universtiy I noticed a handful of people and a strange telescope looking contraption on the top of the parking garage on the North side where this building will rise.
