There is word of a company bringing 100 new jobs to Greenville. They will be locating along the Southern Connector (I-185), presumeably in or near The Matrix.

Here are a few photos of progress on phase II of RiverPlace - The Terrace is the building shown under construction.

Here is a shot of the skyline from deep in the West End. (Please excuse the trees in the foreground) You can see the rooftops of the RiverPlace buildings and how little impact the eight story structures have made overall. I love the density though.:)

I agree, it's too bad the height isn't increasing, but at least the density is, and it's geting dense in new places downtown too. Ithaca is kind of going through the same thing. Thanks for the pics sky.

Two of the buildings that are fixing to start construction are the peacock and pinnacle. Those will add some good height to the skyline. I still think we need one taller than the daniel building.

speaking of those two. The Peacock Hotel and Spa is going to break ground on Wednesday, while the Pinnacle on Main is going to break ground next month after December 7th of course if the DPC passes it, which they most likely will.

EASLEY TOWN CENTER:

Two retailers announced so far include Wal-Mart Supercenter and Kohl's. On the site plan posted below, the Wal-Mart is going to be in the largest building on the left of the development and the Kohl's is going to be in the second largest building that is close to Highway 123 and is shaped in a different direction than the other buildings. There will be three phases to this development and will be in similiar size to the Shops at Greenridge when complete. It will include retail, restaurants, a movie theater, a hotel, and office space. Demolition of the old Saco Lowell building for where this very large shopping center is to be built will begin sometime in December. This will be located in Easley, SC which is considered a suburb of Greenville in eastern Pickens county, which is the county west of Greenville. Here is the site plan for this development: (Walmart will be where Parcel A is and Kohl's will be where Parcel O is) http://www.cedarwood-village.com/cde/land.asp?id=Easley_TC_SitePlan&LandMenuColor=7A688F

No, my thread stays at the top of the list. Pinnacle on Main to commence construction in mid-December. 75-80% of the building space must be sold to start construction and Bob Ellis who is the architect and developer of this project has said he is right at that. The only thing that is left is for the DPC to reapprove it on December 7th, which they will. The only reason he has to go back to the DPC to get it reapproved is because his certificate for the building expired. Construction of the underground garage will start first and then the rest of the building will be built on top of it. Same goes with the Peacock Hotel and Spa regarding that last sentence.

**BANK OF AMERICA WORK TO BEGIN SOON**

-Developer has three plans for sites-

The facade of a downtown landmark and its lobby will soon be overhauled and an adjoining garage will be demolished. But what happens next remains uncertain. Developer John Boyd of TIC Properties has put together a large chunk of downtown property around the 14-story Bank of America tower and that has many people wondering what he will do next.

In 2005, he unveiled plans to "reface" the tower so its main entrance would point toward East Washington Street as opposed to Main Street as well as construct a series of smaller mixed-use buildings. However, the acquisition of more land around the building - most notably a large portion of the abandoned Woolworth's store as well as the Piazza Bergamo bridge - have led him to rethink his plans.

He originally purchased the properties to protect his interest in the Bank of America tower, but soon saw the possibilities of redeveloping the section of downtown between Main and Richardson streets and fronting Washington. Actually, he has three plans for the various sites, but is not disclosing full details because property acquisition has not been settled. Yet, he plans to start building something in late 2007 or early 2008. It's possible he could go with the original plans and do the Woolworth's site later.

The redevelopment of the Bank of America tower was supposed to start last week, but was delayed because of the building's refinancing, Boyd said. Boyd also expects to name a partner for the project in the first quarter of 2007.

Change is almost inevitable in downtown Greenville, which transformed from dead spot to destination over the last 25 years. This is not the first time in the last few years that a whole downtown block has been transformed. In 2002, the city kick-started the rebirth of Wachovia Place by committing funds for a water fountain and plaza as well as tearing down and replacing the old Spring Street Garage.

The new Spring Street Garage is larger and will be buttressed by a condo development known as the Bookends. The new plaza is part of a private, $20-million renovation of Wachovia Place that added housing as well as restaurants and shops in front of the nine-story bank building.

Do NOT expect an announcement on the secret uptown tower proposed by Bob Ellis, who is also the architect and developer of the Pinnacle on Main until at least the 1st or 2nd quarter of 2007. This is due to the company wanting to focus on the Pinnacle on Main construction right now and wait until that is almost done before working on this secret uptown tower project more. The uptown tower, if built will cover 1 to 1.25 blocks.

**PEACOCK HOTEL ON 20-MONTH CONSTRUCTION SCHEDULE**

-City sees 12-story hotel as Main Street extension-

Mark Kent admits he had no real idea what he planned for the corner of Spring Street and McBee Avenue when he purchased a little less than an acre there three years ago. The site contained a gas station, and the other corners at the intersection featured a bank building, a surface parking and an aging city-owned garage, but Kent knew something grand could happen at the site, and soon came upon an idea.

"Someone said, 'what about a great five-star hotel,' " Kent said. "It went from there." Kent and his business partner Grant Peacock broke ground this week on the 12-story Peacock Hotel and Spa, which should be completed in 20 months, Kent said Wednesday. The luxury hotel will feature 116 rooms, two 1,000-square foot-suites, a full-service spa and restaurant. The top three floors will house 12 condominiums known as 98 East McBee.

The groundbreaking brought out a who's who of the Greenville community and business leaders. Kent led a group of people, including his mother and sister, into a muddy rut of red clay in the middle of the lot. They used gold-colored shovels adorned with large gold bows to dig up the first pieces of dirt.

All the utilities have been moved and grading work will begin next, Kent said. Depending on the winter weather, foundations will follow. The original goal was to open in spring 2008, but Kent admits that is an aggressive schedule. It likely will be closer to 20 months, he said.

Mayor Knox White said hotel construction has often meshed with boom times in downtown. In the 1920s, downtown flourished as hotels such as the Ottoray and the Poinsett opened. The construction of the Hyatt Regency in the early 1980s signaled the start of the downtown renaissance. The reopening of the Poinsett in 2000 led to the latest growth.

The opening of the Hampton Inn and Suites during the summer coincided with the West End revitalization. Developer Bo Aughtry has plans for a hotel at the intersection of Main and Broad Streets, which is about two blocks from the Peacock. There are persistent rumors of other developers looking to add hotels downtown. "This is a bold move," White said.

Hotels are significant developments downtown for several reasons. They help bring tourists who spend what is known as clean money - out-of-town funds spent in restaurants, stores, and on gas. Main Street's renaissance in the last few years has garnered a lot of attention. Many weekends it is tough to find a vacant hotel room downtown because the demand is so high, White said.

In addition, owners of many downtown retail stores say people staying in hotels are the backbones of their business. The Peacock will become a major factor in the growth of downtown. Main Street and the West End are filled with pedestrians most days of the weeks, but side streets and especially the roads that run parallel to Main don't see as much foot traffic.

The idea is the hotel will be an anchor off of Main Street that will send crowds back and forth. The intersection around the proposed hotel site has grown dramatically since Kent bought the land in 2002. The surface parking lot is now a bank building and the old city garage was demolished. It has been replaced by a state-of-the-art facility that includes condos and street level shops know as the Bookends.

Here is a bit of news you'll love to hear:

Everyone hold onto your hats and take a seat. This rumor is by far the most awesome yet!

Rolls-Royce (http://www.rolls-royce.com/index_flash.jsp) is looking at several locations in Southern states for its new global center. South Carolina is one of the states on the list. I have heard that CU-ICAR (http://www.cuicar.com/) or Millennium Campus (http://millenniumcampus.com/) in Greenville (http://greatergreenville.com/) would be the most logical choices in this state for them to locate and could give us a lift over the other locations. This is in no way a final deal, but it sure does sound phenomenal! The company does far more than just build luxury cars.

Excellent news about Rolls-Royce, I hope they pick Greenville, that would be awesome!
G-man, BMW owns the Rolls-Royce auto brand, but I think the aircraft engine company is totally separate. I could be mistaken, though.

Greenville is fast becoming one of my very favorite cities! I plan a day-trip there tomorrow with a couple of friends of mine. Can't wait to spend some tourist dollars there, hehe.

... and when the Peacock opens I definitely want to stay there! That thing will be a beaut!

g-man435
12-03-2006, 02:48 AM
No, your correct. Rolls-Royce airplane division is not owned by BMW and is totally separate from the auto company. When I first heard of the news, I thought they were talking about the auto company then I realized they weren't after I read the article. It will still be great though if it gets built here. Greenville has a better chance of anybody though due to the fact that we have Donaldson Center that repairs and maintains aircraft, GE gas turbine plant that builds gas turbines for airplanes, and a Lockheed Martin facility. Hope you enjoy our beautiful city when you come here. :)

Construction on the Bookends phase 2 is to begin in May of 2007 from what I have heard. Also, they have put up that black plastic stuff that is like trash bag material and is held up by like a 3-foot tall fence or so around the Peacock Hotel and Spa site to keep dirt from running into the road when it rains. They have also added more construction equipment to the site like bulldozers and backhoes, so digging of the site should begin in the next week or two I would think.

It may be some time before anything happens on the Peacock site. The contractor, Rodgers Builders, was released from the project a couple of weeks ago.

Can we assume that means Harper will get the job? Someone working for them recently said something about hurrying up on McBee Station so they could get started on The Peacock and The Bookends projects. This may not have been exactly what I heard, but it sounded similar. Interesting...:)

Both phases of The Bookends will be located on either side of the Spring Street Parking Garage, which was built by the City of Greenville and has won major architectural design awards. In the first photo below, you can see the construction barriers in place to direct traffic around The Peacock Hotel & Spa site. The Washington (phase II of The Bookends) will be built on the end of the garage furthest away in the photo.

Well i work for Harper and we probably are definetly not doing that job. We have our hands full with other projects. They will probably get another contractor from atlanta or charlotte to do it. Maybe like Pyramid or something. If we were going to do it then i would have heard something of it. Rogers builders is definetly not up to the task of building such an elegant building IMHO after i saw some of their mess ups on the Greenville Hospital System.

Thanks. Yeah i think they made a good choice with the brick. I helped build the arch that is closest to that corner near the bridge. It turned out nicely :-). There is still a whole lot of development that has yet to rise in mcbee station. All the condos and staples is just getting on the ground now with the precast concrete walls. Its going to be a lot of work for us.

g-man435
12-20-2006, 06:54 PM
The Camperdown Condos project is currently in a holding pattern. SouthCorp Inc. who is developing the project is supposed to have a new lease come out on the project, due to the old one expiring. I'm not sure when that is going to happen. The company (The Marchant Company) selling the condos has taken the project off of their website and the Camperdown Condos main website has not been updated in at least six months.

I think they should build a bigger tower than another 14 story building because we already have the pinnacle and peacock that are most definetly going to be built so why not build a 30 or 40 story tower and make it a nice mixed use developement. I think it would go over very well here if you make it something that people want to go to and live in.

Gman...that site plan doesnt jive to well with what we are currently building with the brick. Our plans look a little different. Verdae Development houses in phase I of Hollingsworth Park that will consists of 24 homes-

The Savannah-early Greek Revival. This simple form was built all along the Eastern Seaboard from 1830-1870. Note the elegant pilasters on the corners of the house and the bold "Greek" cornice of the window and door headers that typify the style: http://i146.photobucket.com/albums/r263/peacockdude/Picture061.jpg

The Georgetown-classic Federal. Inspired by American architecture of the 1780-1820 period. Common features of the syle are the wonderful fanlights over the front door and soldier courses of brick above the windows: http://i146.photobucket.com/albums/r263/peacockdude/Picture059.jpg

Rowan Oak-adaption of Federal Style. The main entry has been creatively placed on what is essentially the side elevation of the house. An elegant series of French doors lead to an inviting raised terrace with cast iron railings on the "front" side of the house: http://i146.photobucket.com/albums/r263/peacockdude/Picture060.jpg

The Davis House-Neo-Classical or Classical Revival. This style is characterized by a symmetrical front elevation. It also incorporates classic features such as columns and pediment-style gables: http://i146.photobucket.com/albums/r263/peacockdude/Picture.jpg

Something still doensnt look right. Or maybe im looking at the wrong side of the building. I thought the only place you would see the publix sign was on the high point of the building that you see when you are comming up church street and look to your right. Maybe this is the condo side of the building that is going to be facing mcbee. that would make more sense. I know the front of the publix where the main entrance is will be very fancy. Ive enjoyed laying all the fancy arches so far, and giving it that old mill look.
