The parking garage at the Fairview District was designed with conversion options in mind.

The parking garage at the Fairview District, a mixed-use development underway in the Montrose area, will mirror most parking structures in that it'll take up around half the total space of the development it serves. It won't always be that way, though. The garage was "future proofed," Gensler's Peter Merwin said, and designed in such a way that can easily be converted into a multifamily development.

Instead of being designed with ascending and descending ramps, the Fairview District's roughly five-story parking garage will feature a single ramp on one side of the garage. The boxy structure of the garage itself will house five flat levels with ceiling heights between 10 feet and 15 feet. Should Houston's love of cars wane over the years, the ramp will be easily removable, Merwin said, and the concrete structure will easily facilitate a conversion. He designed the garage in a way that'll be easily convertible to an apartment development, though it could feasibly be converted to an office development, too.

Filings with the FAA show two towers which may become the tallest in Midtown are planned near the new McGowen Park. If plans move forward as indicated, the buildings will rise simultaneously with construction beginning in early 2018.

Improved Market Conditions Spur Camden To Resume Work On 550-Unit Downtown Development (https://www.bisnow.com/houston/news/multifamily/improved-market-conditions-see-camden-resume-work-on-550-unit-downtown-development-77227)

Construction will begin in Q4 on Camden Downtown, Camden's 20-story, 550-unit residential tower near the Toyota Center, CEO Ric Campo announced on a quarterly earnings call. Leasing will start in Q4 2018. The project was originally scheduled to break ground in 2015 but was put on ice when the market softened. Now, with the pipeline emptying and construction costs lowering, Camden thinks the time is ripe. "Based on our view that there will be limited completions and competition from new developments in 2019 and 2020, we've decided to go forward with the construction of our Downtown Houston project," Campo said on the call. "Camden Downtown represents a countercyclical opportunity to lock in construction costs at a time when it's difficult for developers to get equity or construction financing."

Another stalled downtown apartment project could be moving forward in about six months.

The Houston Chronicle reports that Dallas-based Trammell Crow Residential received an extension on its agreement to build one of its project through the Downtown Living Initiative program. Now, the company is expected to begin construction at 800 Walker early next year, and it must have a temporary certificate of occupancy by May 28, 2020, to receive the incentive, per the Chronicle.

This unnamed project will be 40 stories and will be near Discovery Green. It was designed by Houston-based Ziegler Cooper Architects, per the Chronicle. As of 2015, when the Downtown Living Initiative reached its cap, plans for the project included 314 units, and construction was expected to be complete in the second quarter of 2017. As of March, that projection had been extended to the first quarter of 2019.

Is there any particular reason why Houston has a standard cap at 40 stories for residential high-rises? Dallas and Houston have recently went over that number but Houston seems to stop at 40.

The is no cap, but up to this point it's what market forces have dictated for the Houston market.

That will change when DT becomes a more residential hotbed but right now there's nothing wrong with that.

Minnesota-based Best Buy Co. Inc. (NYSE: BBY) is on the hunt for industrial space in Houston between 500,000 square feet and 600,000 square feet, multiple sources close to the deal told the Houston Business Journal.

Avison Young's Jeff Lindenberger, who's representing Best Buy, confirmed that the company's looking in Houston but declined to comment further.

"I can confirm that Best Buy is looking for space," Lindenberger said. "It’s been a lengthy process."

The company's been looking in Houston for several months, sources said, and is considering sites in west Houston, Generation Park and sites near Interstate 59 near the Bush Intercontinental Airport.

It's unclear what operations would take place at the facility.

Caydon Property Group has acquired more land in Midtown for a mixed-use project anchored by a luxury apartment tower.

The Melbourne, Australia-based developerpurchased a 41,000-square-foot site on a half city block bounded by Main, Dennis and Fannin streets. Current Standing Developments — formerly known as PLC Capital Corp. — sold the property to Caydon for an undisclosed amount. The deal closed on Aug. 2.

Caydon plans to develop additional high-end residential, retail and a large parking garage on the site, which sits two blocks north of its luxury apartment project.

Another urban mixed-use HEB concept is planned for Houston. This time in Upper Kirby.

H-E-B is under contract to buy property at the northwest corner of West Alabama and Kirby across from Whole Foods Market and Bed, Bath and Beyond.

Scott McClelland, president of H-E-B Houston, said Tuesday the company is in a due diligence phase on the property, but declined to provide additional details.

Greenspoint Mall is under contract to be sold and redeveloped, ending its life as a retail center that has for years lost stores and customers.

A group of investors with a company called Global Plaza Union have agreed to purchase the property at the intersection of Interstate 45 and Beltway 8 and transform it into some sort of mixed-use development. The group is considering three concepts and declined to specify them before the sale is finalized.

Reggie Gray, president of the Houston Intercontinental Chamber of Commerce, facilitated the transaction. He expects it to close within the next four months, a due-diligence period that will determine the plan for the project.

Feng Gao, a Chinese real estate developer, is the primary investor in the development. He has developed a number of properties in Asia and established a U.S. company, WIT Union, to complete the Greenspoint project, his first in the U.S.

My father in law used to drive past there every day for work for a long time. I saw it a few times; it was always dead. I've heard it referred to as 'Guns-point" an apparent reference to sometimes violent events that occurred there or nearby.

Jordan Foster Residential definitely earned the contract to build City Place Memorial Park in Houston, thanks to the mountain of HUD paperwork that the RFP required.

Located inside Loop 610, close to Houston’s Memorial Park, City Place will provide luxury multifamily housing in an urban infill location near the central downtown business district. The development is a market-rate luxury apartment complex, with 264 units divided between two buildings on non-contiguous sites, separated by a thoroughfare. There will be a cumulative total of 235,007 net rentable square feet.

But first, demolition of the existing, obsolete apartment complex and townhomes on the two adjacent city blocks must take place. The owner had acquired the properties in April 2013, and operated the complex until November 2015.

The two new City Place structures will be four stories of wood-framed construction over a two-level, cast-in-place concrete garage. The first building will host an amenity/leasing area on the ground floor level. Elevated swimming pools will be featured on the podium decks of both buildings. The exterior of the buildings will consist primarily of stucco and brick/cast stone.

The City Place Memorial Park client is Farb Homes, operating as 57 off Memorial Ventures, LLC for this project. The architect is Wallace Garcia Wilson of WGW Architects.

City Place Memorial Park was secured through a HUD GMP with Lump Sum Side Agreement contract. The projected start date is targeted for August 20th, with a project duration of 24 months.

With its first Houston location set to open Downtown this fall, WeWork is already busy working on a second. The New York-based co-working company will open a location at Galleria Tower I at 2700 Post Oak in Uptown. A permit uncovered by the Houston Business Journal shows the company will occupy at least the 20th floor with a build-out cost of $4.8M. Floor plates are roughly 22K SF in the building. It is unclear when the space will open, or how much WeWork will end up occupying. A source close to the build-out told Bisnow the Galleria location will be bigger than the one at 708 Main, which is 86K SF.

Yeah, the photos are devastating. I've got a lot of family there that are all accounted for. So far no home damage even though many of them have water up to their front yards now...I know that's not the case for everyone. Thoughts and prayers with you, Houston! If I were Stateside, I'd be there in person to help in any way I could. Stay strong!

The good news is most major highways that lead in & out of the Houston area has reopened. Hobby & Bush Airports also have reopened with limited services, and the city has started draining access water that has flooded buildings. Also the port will reopen in a few hrs.

Here's hoping for everyone to still be safe out there in
H-Town. :)

I used to live in the Houston Heights before I moved to Pittsburgh. I can't find really any info online about how the hurricane affected the neighborhood. I hope the Heights escaped most of the devastation, it being one of the only pre WW2 intact neighborhoods in the city. Would hate to see those beautiful 1900's-1920's houses demolished.

Well, it seems the cities historic pre war hoods were largely unneffected, which is some good news, and that means the house prices in those neighborhoods will go through the roof as I'm sure neighborhoods that were flooded will depreciate greatly.

I'm glad your old neighborhood was probably OK. The Heights is pretty special and it would be awful to see it damaged.

I was thinking that if a neighborhood didn't flood with 40-50 inches of rain, it's probably not going to flood in the lifetime of most existing people, even with increasing growth.

I can guarantee I wouldn't buy a home that had ever flooded.

Same here.... there will be some empty lots because of buyouts.

I doubt this will be the last time we will get this much rain in our lifetimes or even the next 10 - 15 years... ugh.

A new skyscraper in Downtown Houston may start construction next year. Cushman & Wakefield Texas Executive Vice Chairman Tim Relyea, one of Houston's top office brokers, hinted at the project on Bisnow's office panel at Wednesday's Future of Downtown event.

"There will be a new building built, believe it or not, in Downtown Houston, that I would say will start construction by the end of next year," Relyea said. Exactly where and who would be developing the project was not discussed, but Relyea did offer a few design details. The building will be a glass curtain-wall structure and include underfloor HVAC and 10-foot ceilings, both features of Hines's 609 Main. But Relyea said the new project will go a step beyond that.

"This building will a higher amenity base than what is in the highest amenitized buildings today," Relyea said.

But does a new skyscraper makes sense for Downtown Houston? Relyea pointed to the market's flight to quality. In a down market, office tenants are trading up. Major corporations and law firms are still seeking the highest-quality product. He does not see that changing anytime soon. "BG Place proved it, 609 proved it, Skanska will prove it," Relyea said.

American Cancer Society's Houston Hope Lodge Breaks Ground

The American Cancer Society broke ground on its largest Hope Lodge in the U.S. in Houston on Oct. 3.

The $30 million Richard M. Schulze Family Foundation Hope Lodge at 6801 Ardmore St. will offer free lodging for patients seeking cancer treatment in Houston. Houston’s Hope Lodge is expected to save patients and caregivers $3 million a year in lodging expenses, according to a statement.

Perkins & Will Inc. is the architect, and Tellepsen is the general contractor for the 64-room facility. Construction is expected to be completed in late spring 2019, according to a spokesperson for the American Cancer Society.

I still can't believe they moved it way out to Bush IAH... ugh... This is a more centralized location.. the only benefit I can think of is that is it closed to an airport where daily flights of mail arrive.

Illuminated crosses on Pierce Elevated building are coming down

Houston-based Boxer Property plans to give the recently purchased St. Joseph Professional Building a new look worthy of posting on Instagram and other social media as it energizes the building with new tenants and co-working spaces.
The 18-story building, at 2000 Crawford on the edge of Midtown near downtown, is recognizable from the Pierce Elevated for its large white crosses. It was purchased from a partnership led by Houston-based Mission Cos.

Boxer Property has commissioned artists to come up with ideas for the exterior of the building. The crosses will come down, Segal said, but what goes up is anyone's guess. The goal is to create something that people will want to photograph and share.

"I want something that's going to be iconic to Houston," Segal said. "It may be something that changes at night. It could involve a projector."

The 135,586-square-foot building, which is 55 percent occupied, will get the company's signature Boxer Workstyle treatment with collaborative work areas, shared lounges and conference facilities. The building, which connects with St. Joseph Medical Center across the Pierce Elevated by tunnel, will also get updates to the retail spaces on the ground floor. Current tenants include medical professionals and other types of companies.

The location, near two future apartment development sites, factored into the decision to buy.

Illinois-based Sears Holdings Corp. (Nasdaq: SHLD) will close a longtime Houston location early next year, which could open the doors for a new development.

The Midtown store, at 4201 Main St., will close in late January after a liquidation sale beginning Nov. 10, the Houston Chronicle reports.

Sears — like many brick-and-mortar retailers — has been closing several locations in recent years. Back in June, Business Insider and USA Today reported that two Houston-area stores were among the company’s growing list of closures. At the time, Sears had announced 265 nationwide closures year to date, per Business Insider.

The store’s 6-acre property has been owned by Rice Management Co., which is responsible for Rice University's endowment, for more than 75 years, according to a statement from Rice. Last week, Rice Management bought out the remaining 28 years of Sears’ 99-year ground lease and acquired another 3 acres from Sears, per the statement.

Now, Rice will begin exploring options for the 9.4-acre site, which includes the department store, its parking lots and a Sears Automotive Center, per the statement.

"The Rice Management Company will initiate a yearlong study to consider options that contribute to the ongoing revitalization of the surrounding community as well as the city's broader economic strength,”.

My earliest memories include going with my Mom and Grandma to this Sears location. I had no idea it was still there after all these years. There was a theater near there (Delman?) and sometimes we kids were dropped off to see a movie while others went shopping at Sears.

I remember it only with the Art Deco facade. Didn't know that it was ruined with metal cladding. I don't think I've been by there since the 60s when I was a kid.

WORKERS LAST WEEK removed a few trees in the way of a new partition of Fountain Green, the plaza that stretches between Buildings 9 and 11 in Greenway Plaza just west of Edloe. Included in the scheme: A new separate lawn space on the green’s southern end, separated from the fountain by a covered walkway stretching between the 2 buildings; a separate canopy structure on the new lawn’s east side; and a new patio just behind that and in front of Building 9 — where a new restaurant designed by Austin architect Michael Hsu is planned. The aerial and ground-level views above shows the path being cleared for the walkway. A new roughly $70 million, 120,000-square-foot mixed-use project is expected to break ground next January north of Interstate 10 and west of Beltway 8.

The space, called The Cannon, is planned to feature a co-working component along with an event center, an athletic facility, restaurant and retail and a multifamily area. Houston-based Work America Capital is behind the project, and Abel Design Group is the project's designer.

The Cannon is expected to be completed in late 2018.

The Texas A&M University System announced Nov. 7 that its board of regents took a major step toward joining the planned TMC3 campus.

The system’s board of regents voted to allow Chancellor John Sharp to negotiate the necessary agreements with the Texas Medical Center and other institutions involved with TMC3, according to a press release.

TMC3, the planned research and commercialization cornerstone of the Texas Medical Center, would include collaborative research offices for Texas A&M; Baylor College of Medicine, which has already approved its participation; and the University of Texas.

The UT System Board of Regents is expected to take up the measure during its Nov. 9 meeting, according to an agenda.

Currently, plans for the 30-acre campus include “a large building in the center of the project to be shared by all five participating institutions, to be surrounded by four other buildings – one for each founding academic institution – to offer unique research, lab and ancillary space,” per the A&M release.
