Yeah it is. They demolished the mall and put up that City Centre thing. They had a Neiman Marcus and were going to keep it as part of the development, but they did away with it. A Neimans will most likely go into the new mall in Katy (The Grand). It is being built by Simon (The Galleria).

katy is getting another mall?

American First Tower is a 12-story, 212,000-square-foot building at 9999 Bellaire Blvd. that sold to various tenants for $160 per square foot.

American First is the building's anchor tenant with 68,000 square feet of space on four floors. The bank moved in during September, and is currently the only occupant. The building was finished this month..."

Hopefully the first of many for that part of town. The fact that the LA Times article on the Vietnamese Migration from CA to Houston has this about an upcoming project...

Developer Luu Trankiem is planning to open the New Saigon Shopping Plaza next year, a high-end center on 32 acres near Bellaire Boulevard. The plaza's seven high-rise buildings come at a price of about $300 million.

Good schtuff.

Hopefully the next place to grow a skyline. I can kinda see something with the Energy Corridor & Westchase skylines being bridged and expanded by some new highrises in that area. I'm curious about that $ figure though. Memorial Hermann's one new tower at Memorial City alone is supposed to cost $335M or thereabouts. Not that I'm expecting anything that big...

Complex01

Well that is great news if they can sell out a tower before it is even built. This means great things for bigger and better buildings. I hope 2008 brings lots of suprises to Houston. Plus we have some great projects that will keep us busy, better get those cameras ready...

That thing was flatlined about two years ago. Financing was a really big problem. Further, it seemed as if the project's mastermind, Tracy Suttles, didn't have a lot of experience financing and putting together highrise projects to begin with (most of what he'd done previously were midrise projects such as Gramercy Park), and with DT already being new ground so to speak for new highrise residential projects, his apparent inexperienced proved to be too much to overcome.

Oh well.

(NOTE: I'll readily admit that the second part is mere conjecture but financing issues were talked about in good detail in HBJ articles as well)

If all goes well, maybe City Centre (no not the Town & Country variety) will go on that lot in its stead.

Office Tower Planned on Houston Galleria Parcel
Jan 4, 2008
By: Tonie Auer, Southwest Correspondent

Houston-based developer Lasco Ventures L.L.C. has purchased 9.4 acres of undeveloped property with plans for an office tower in the Galleria area of Houston.

Financials of the transaction were not disclosed. The property was sold by Rich Oak Properties L.L.C. of New York. Located at the northwest corner of Richmond Avenue and Post Oak Boulevard in Houston’s Galleria area, the site is currently a vacant parking lot, CB Richard Ellis Inc. first vice president Simmi Jaggi, who represented the seller, told CPN today.

“It is an undeveloped tract that has been sitting there,” she said. “The whole south side of Post Oak and the Galleria has gone through a lot of transition in the last few years. The Galleria added Nordstrom’s and that pushed activity south, making this tract appealing.”

Lasco plans to break ground this year on the first phase of the project, a high rise office tower. The second phase may include a possible residential tower, Jaggi said.

“The site is located adjacent to the Williams Tower, the tallest office tower in Houston, which is connected to the Galleria via a tunnel and located near the Cosmopolitan high-rise condo tower,” Jaggi said. Additionally, 34-story condo tower Turnberry Tower is also going up just south of the Galleria Mall. That tower is expected to be finished in December 2009.

In addition to Jaggi, CBRE's Elizabeth Clampitt also worked on behalf or the seller of the land parcel.

Other than the misstatement on the "tallest office tower in Houston"... good news all around.

Absoloutely. I mean, I know it would've been nice if the renovation plans had gone through for the West Building, but MainPlace is sure to be far more of a catalyst for cleaning up that part of downtown and bringing an eye to that portion of the skyline from new directions.

There are about 4 or 5 backhoes on the Legacy at Memorial (Studewood near Washington Ave.) so I assume something is going to be happening there soon. It's the first time the gates to the property have been closed as well in quite a while.

I don't remember the numbers for this but about 6 months ago I did a search on skyscraperpage for Houston, filtering to show all Houston buildings under construction. The total amounts for number of feet under construction as well as for number of floors under construction was pretty impressive. The same goes for proposed buildings. In fact, I tallied the same numbers for Dallas just for comparison, and Houston was doing pretty well.

I looked at the pdf and it shows a street lined with palm trees. I really hate palm trees in Houston.

I love the whole concept, and that pool is hot. I wander how tall that tower will be. Looks pretty significant...

Why? They were already in some parts of the city anyway...

They seem out of place in the bayou city.

They seem as natural in Houston as they do in any other part of the coastal plains: Jacksonville, Tallahassee, Gulfport, New Orleans, etc.

I say, if you want pine trees in Houston go North of downtown

But you better be quick about it because pine trees, at least large groups of them in a single place, on the north side are disappearing at an alarming rate. Clear cutting is a sport in Houston.

They just planted a lot of pine trees on either side of 249 in between the beltway and grant road. Hopefully they will do the same going further north. It will look nice in about 10 years.

Hyatt Regency Houston is planning a $35-million revitalization project at the downtown hotel.

The project will include the transformation of all 900 guest rooms, the addition of new, high-tech meeting space and a Shula's fine-dining steakhouse.

Greenwich, Conn.-based Starwood Capital Group LLC is responsible for the multimillion project, which is expected to be complete in late October.

Steve Trent, managing director of the Hyatt, said the project represents a rebirth of the downtown hotel. He said it's especially timely given the new downtown attractions currently under way at Discovery Green and Houston Pavilions.

The guest rooms will be renovated to include the signature Hyatt Grand Bed, work desks and wall-mounted consoles for Internet connectivity.

Guest room baths will include a walk-in shower, black marble-top vanity and matching black marble flooring.

The project also calls for the expansion of the hotel's meeting space. Specifically, 30 guest rooms on the hotel's sixth floor will be transformed into nine meeting rooms and three high-tech boardrooms.

Shula's America's Steakhouse will replace the hotel's two existing lobby level restaurants.

The Hyatt Regency, located at 1200 Louisiana, opened in 1972 and was the city's first atrium-style hotel.

An early rendering of 6 Houston Center from Crescent's Q1 Investor presentation (http://www.secinfo.com/dsvrp.ua8u.b.htm). The report itself is from last year... but it's something.
