Rather than having 6 or 7 new threads I decided to put all these towers into the one thread. Reason? Well, since these towers are all being built in the same area they'll make a nice cluster. Also I know not all the towers have the most interesting designs but together they'll make some impact and will be quite a landmark in itsself. Not sure if these towers are required to have shops at the base but some definitely will.

My thoughts on this cluster. The effect will be very striking with all the tall towers but since these are residential towers I think it's too dense. Look at marina 101 for example, kind of ironic that a tower over 400m that's just some metres from the sea will have barely any view of it :D

My only gripe with the Marina plan is that all of the tallest towers are placed on the same 2-3 blocks. The Marina skyline would look more balanced if these were spread throughout the Marina as opposed to crammed together. Are there anymore unannounced plots in the Marina removed from this cluster that could theoretically harbor a supertall?

Exactly.
Here's what I think, the best way would be to have about 3 supertall plots back to back in one place, that'd make for a nice central peak, then have a few more plots in certain locations such as at the mouth of the marina, etc. The way it's done is just stupid since everyone will lose their views. I presume emaar's (the masterplanners) intention was to have a landmark area and focal point of the whole marina so they took away the height restrictions on the plots in this area. This decision probably happened before the supertall madness though when the burj dubai was still a vision in most people's opinion. Most of the towers in the marina released were between 100m and 200m so they probably expected the towers here to be between 200m and 300m with maybe 2 or 3 real supertalls. I'd say they never imagined developers would want to build towers in excess of 100 floors here so they didn't plan for them.
Right now I don't think there are plans for supertalls in other parts, it's possible emaar might want to build a signature tower but who knows. The only other supertall is almas tower across the road in another similar but smaller development.

^^ I actually think the 107 floor figure includes the basement, on the signboard it says 6B+G+100 I think (can't remember exactly but it adds up to 107 anyway).
For tall towers business bay seems much better planned since they also sold off a few unlimited height plots but they're spread out. I think the business bay masterplanners did expect some height but judging by their "1000ft centrepiece tower" they didn't expect that much, maybe between 800 and 1200ft or so. Then burj al alam comes along at a whopping 1600ft (or almost), proposed by a relatively unimportant developer aswell.
Could anyone give a reason why so many developers are keen on building supertalls?

Many other Arab countries that do have lots of oil are investing in Dubai though. So in a roundabout way oil prices do have a direct effect on investment in Dubai.

There's another possible proposal by damac called "ocean heights II". Not much is known about it but most likely if built it'll be squeezed in next to infinity tower. Also if built will be the tallest res tower in the world at 460m (yes that's taller than sears). The building is still pretty much under wraps and who knows what'll happen, they might go ahead or not bother. One thing is certain though, it'll take ages to build because it's damac building it :D

They pump 2.7 million barrels per day, their extraction cost is about $7 per gallon, $65 per barrel...156 million per day profit, 7 days a week, 365 days a year. That is just the UAE, not the other countries investing their riches. Saudi alone exports 5 or 6 times that, approaching a half/three quarters billion profit EVERY DAY. Add all the others...Persian Gulf outputs 22-24 million barrels a day at similar extraction costs...1.5 billion a day. Every day, all year. WTF do you do with it? First of all, who cares where they get their money.
Secondly we're talking about Dubai not the UAE in general. The UAE has plenty of oil but it's almost all in Abu Dhabi. Dubai's oil reserves are to run out in about 10 years.
The one thing I like about this strip is that ocean heights (the first one) and infinity tower bring some coherence to the area.

Lebanese take Princess sky-high
Lebanon’s Arabian Construction Company (ACC) has been awarded the main construction package on the Princess Tower, set to be one of the tallest buildings in Dubai. The 32-month contract, valued at AED 690 million ($188 million), calls for the construction of a 410-metre-high building overlooking Palm Jumeirah. Princess Tower will have 101 floors and six basements, with a total built-up area of 170,000 square metres. Turkey’s Zetas was awarded the foundations package last year. The client is Sharjah-based Tameer Holdings, which is 50 per cent owned by Saudi Arabia’s Al-Rajhi Group. The architectural consultant is the local Adnan Safarini.
Good that the main contract for princess was awarded, we should see some real construction soon then.

ACC aim high
The contract for the construction of the world's tallest residential tower 'The Princess Tower' has been awarded to Arabian Construction Company (ACC).
http://www.ameinfo.com/images/news/3/29713-princess.jpg
An artist's impression of 'The Princess Tower'.
The 107 storey residential building will be located in Dubai Marina. The developer of this project is Sharjah-based Tameer Holdings and the value of the contract is Dhs 690 million.
'We thank Tameer for entrusting us with their signature project, which we commit to deliver to the highest standards, in line with ACC's recognized code of practice,' said Hassan Auji the General Manager of the ACC Dubai.
ACC was selected for this project due to its extensive experience in high-rise construction. The company has been associated with a number of skyscrapers in Dubai such as the 80 storey 333m tall Rose Rotana Suites Tower (the highest furnished apartment tower in the world) and DMCC's 70 storey 360m tall Almas Tower.
Sitting on a large 3,500 square meter plot in Dubai Marina, the Princess Tower will rise 414m with a total built-up area of 170,000 square meters. When complete the building will contain 750 luxury residential apartment units of two, three and four bedrooms along with duplex villas and penthouses. Once completed, the Princess Tower will replace the 323m tall Q1 Tower on the Gold Coast of Australia for the title of the world's tallest all-residential building.
Amenities at the Princess Tower will include swimming pools, a gymnasium, a children's day care nursery, a sauna club, a prayer room and a private car parking area for each resident in addition to a luxurious reception area. The completion date for this project is 2009.

I guess they are thinking of the future and trying to keep it dense.
The thing is though, this is not downtown. If these were office towers in the middle of a CBD then this type of density would be no problem but it's not. It's a residential district with people living there all the time, there needs to be some breathing space, some parks or something. Yes there will be loads of shops, cafes and restaurants in the marina but some green space would be nice. JBR is already way too dense (but maybe that's because all the towers look the same and they're also fat) and this area will have towers twice as high.
Maybe Emaar just wasn't expecting developers to come along and build 100-storey towers when they designated the plots in this area as unlimited in height. If they spread the tallies around the marina then you wouldn't have all the towers blocking each other's views (this is important because these are res towers). Also some other problems would be avoided like traffic or risk of a fire, etc. Imagine if one of these supertalls caught fire, having 10 more 1000 footers right next to it isn't going to be the best.

About the proximity I know lots of people wouldn't give a shit. For example I'd definitely be happy to have one of these apartments as long as I could afford it and the building itsself was well maintained, if I had no views because of the tower in front it wouldn't matter too much. You don't spend most of your time looking out the window anyway :)
Thing is though, there are still people who do care about these things and feel unconfortable either being surrounded by other towers so they should be a little more spread out.

Press Release, good to see another one start properly
Construction begins for Hircon International’s 23 Marina, the 90 storey marvel coming up at Dubai Marina
Dubai Civil Engineering awarded the over half billion dirham contract for construction of the project
October 3, 2006
Hircon International LLC, a joint venture between the leading Hiranandani group and ETA Star properties, have announced the commencement of construction work on 23 Marina, the 90 storey marvel at Dubai Marina, at a press conference held today (Tuesday, October 3, 2006) at Dubai’s Kempinski Hotel in Mall of the Emirates. Upon completion, 23 Marina will be one of the world’s tallest residential buildings.
Hircon International has awarded a contract of over half a billion dirhams to Dubai Civil Engineering (DCE) to build the iconic 90 storey tower that will offer residents a choice of superior quality two and three bedroom apartment and four bedroom duplexes deigned for an elite and luxurious lifestyle.
Abid A Junaid, Executive Director, ETA Star said: “The 23 Marina is Hircon International LLC’s grand contribution to Dubai’s vision of positioning itself as the world’s top cosmopolis acclaimed for its innovative facilities, ambitious developments and exclusive living. ETA Star is committed to ensuring the 23 Marina is built to top-quality standards, providing customers with a high value investment and an enviable residential address.”
Designed to pamper its occupants to the utmost, the landmark residential tower features three levels of spas, fitness centres, indoor and outdoor temperature-controlled swimming pools, lavish decks and optional house automation. A stunning façade, sleek finish and amenities that cater to a host of needs add considerably to the 23 Marina’s appeal.
Darshan Hiranandani, Director, Hircon International LLC said: “I foresee Dubai being the Monte Carlo of the world in a few years and our development has been designed to cater to that kind of clientele. 23 Marina will set new benchmarks in the concept of luxurious living. The concept of each duplex apartment with a private plunge pool with Jacuzzi and an internal elevator in the last 24 floors is first of its kind in Dubai. Once complete, it will stand high above the increasingly sophisticated landmarks gracing Dubai’s skyline today, adding considerably to the prestige and reputation of the Middle East’s fastest-growing city.”
Paul DeVylder, Regional Director, KEO International said, “23 Marina is a truly unique property. At 90 floors it stands among a handful of visionary structures in the world. But unlike most super tall towers that are multi-use and try to be many things within a single tube, Hircon has focused on a single residential neighborhood within the structure, capitalizing on the diversity of surrounding retail, office and hospitality available in the Dubai Marina community. This approach provides the residents with an exclusive residential address, totally private, and enhanced by the luxuries afforded through Hircon’s vision. As Dubai completes its hundreds of towers and projects in the coming years, and the dust starts to settle, 23 Marina will be one of the few classics…one of the few most sought after addresses in Dubai. ”
Nashat F. Sahawneh, Chairman, Dubai Civil Engineering (DCE) said: “We are proud and honoured at being awarded the contract to build a project of the scale and stature of 23 Marina. The piling works are nearing completion, which marks the commencement of the main structure and we are confident that our technical expertise and long experience will ensure the scheduled completion and timely delivery of the project to Hircon’s customers.”
Dubai Civil Engineering is a part of the Al Hamad Contracting Company, which is one of the leading companies engaged in the construction of residential and commercial buildings in Dubai, the Northern Emirates, Kingdom of Bahrain and Kingdom of Jordan.
The enabling (substructure) works was awarded to Swissboring Overseas Piling Corporation Ltd. who have ensured that the piling works have neared completion. Hafeez Contractor’s from Mumbai, India, were the concept architects for the project, while KEO International Consultants are the lead consultants, under the guidance of Paul De Vylder, Regional Director, who has taken the project further ahead to realize the above dream.
M/s Kulkarni Quantity Surveyors who have been associated with several landmark projects in the UAE, have been chosen to carry out the post-contract Cost Consultancy and Cost Management Services for the project. Their expertise in value engineering and success in achieving target costs on other projects were the key factors in their selection.

Dubai loves the overkill. The above project does kinda resmble HK...
I don't care for the arrangement of a lot of their buildings in Dubai. Some of those towers are pretty gaudy too. They'll put up virtually anything there apparently.

Found these 2 pictures on flickr. You can see that ocean heights will have a bit of space since there'll be a gap between in and the marina crown tower (that yellow one). The elite residence is really going to be squeezed in there though since the podium will be attatched to both towers on either side.

:previous:
I think the reason all of these are close together... and you may think this sounds silly... but the reason is to save space. The growth in Dubai is amazing. I think that all of the area around it that is not developed will definately be developed in the next 30-40 years or so.... think about how over time how many more people will more there and how many more buildings will eventually need to be built. We think this is crazy now because they are building so many tall and supertall buildings at once.... but again, this will be some of the most expensive and prestigious land in the world in the years to come.. so they are thinking ahead basically and saving space now even though they don't yet need to.

I know that alot of folks don't think much of the architecture but personally I love everything about Dubai. It will be the new millenium's New York.
Oh, and about the density thing : No, these guys aren't really all that concerned with density per se but in expressing their egos. Isn't it obvious ? The people who are buying these homes/condos/apartments/whatever are almost entirely foreigners. Dubai won't be getting much more in the way of oil revenues by the time we hit 2020. I mean, who knows, maybe something will come up but it's not likely. In any case, the plan is to build another economic base and they're using the cash they have now to create a business theme park of sorts. They want to be the financial center of the Middle East and it looks like they might just succeed (assuming they haven't already)
As for the idea that it costs less to provide services to a smaller population...uh no, it doesn't work that way. One would think that anybody familiar with North American urban planning would understand the reason why too. MRI's still cost (I'm just taking a wild stab on this one but it'll make the point anyway) $5 million apiece. Sooo.....if you have that many less people to share the burden then on a per capita basis, they cost more for the average person in Dubai. It's the same reason sprawl is bad.

Those concrete blocks are used to test the load on the piles. Each pile is designed to support a specific weight and allow for a specific lateral move, within the limits. So basically with these blocks they simulate the load weight that the specific pile is supposed to support, when the tower above is build, and with special equipments they measure the horizontal or vertical movement (if any) of the pile as well as serching for any possible tensions developed on the pile structure.
There are also pneumatic machines that simulate the weight with no needs of concrete blocks.

The tallest will be:
The Princess Tower, 107st: 414 m / 1,358 ft
very close is:
Marina 101, 101st: 412 m / 1,352 ft
However, the architect (AEDAS) of Ocean Heights 2, claims in their website: 460 m / 1,509 ft

Spocket, I wouldn't call Dubai the new millenium's New York. It's more the new millenium's Houston. Too many tall sterile buildings all built at the same time. Though Dubai will have a few unique buildings eventually. But there is no diversity in architectural styles there as is the case in Houston.

I'm sure all of you heard about the Burj Dubai (Tower of Dubai) sky scraper that's currently going up. I know it'll be over 2000 feet in height (168 stories) plus the mast, which will bring it to about 3000 feet. That's definitely something, but the strange thing is, I read that it's not a steel frame building - Has mankind found the technology to create something that tall without the use of steel frames?
malec
Nov 1, 2006, 8:31 PM
^^ It's made out of concrete up to about 1900 feet, not sure but I think there were new pumps made especially for this building. It's then topped by a steel structure, really doubt it'll be 3000 feet high, more like 2500 or so.
Anyway, check the burj dubai thread for that.

58m piling paves the way for tallest resi tower in the world
by Christopher Sell
http://www.itp.net/pictures/features/144proj200.gif
Around 182 piles of varying diameters, from 1,500mm to 1,200mm and 900mm will be utilised on the site. The project manager says that the most powerful piling rig in the UAE is being used for the groundworks.
Dubai’s coastline may feature an abundance of high-rise developments all jockeying for pole-position on the city’s skyline, but within the space of a few months, it is now going to get two towers both vying for the accolade of the world’s tallest residential tower.
Currently occupied by the 323m tall Q1 Tower on Australia’s Gold Coast, the emirate was supposed to be inheriting the title sometime in 2009 following completion of the Princess Tower. Standing at 107 stories and 414m tall, the US $188 million (AED690 million) project, developed by Tameer Holdings with ACC as the main contractor, is universally considered to be the holder in waiting.
Not so according to the developers of 23 Marina, a new development located almost in the shadow of the Princess Tower. This 90-storey, 390m tower, launched in October is also claiming to be building the world’s tallest residential building.
Can they both be right? RP Ranganatha, general manager, Hircon is ebullient over who is the rightful heir, refuting the claim made for Princess Tower, mainly because, he says, they [ACC] are building a mixed-use tower. “As it stands this [23 Marina] is the tallest exclusive residential tower in the world, and I say exclusive because although the Princess Tower is taller than us, they have a bit of commercial space. Though they claim it is just a residential tower, they have commercial, whereas we remain exclusively a residential tower,” he says.
Indeed, the Princess Tower does feature offices and sales outlets, whereas 23 Marina is looking to create a single residential neighbourhood within the structure. But semantics aside, the crux is that 23 Marina will still be the second tallest tower in the GCC, and as such likely to pose enough construction challenges on the ground as those across the boardroom table. It is a super high-rise residential building consisting of ground floor plus 88 floors with four basements below ground. The height above ground floor is 324m up to the last roof above which the roof features extend another 66m making the top of the building 390m above ground level.
The tower is being built by Dubai Civil Engineering, with KEO International as the lead consultant. Hircon International, a joint venture between the Hiranandani Group and ETA Star properties, awarded the contract of over $134 million. Hafeez Contractor’s from Mumbai, India is the concept architect. In total the building will have eight levels of parking, three levels of spas, fitness centres and indoor and outdoor temperature-controlled swimming pools. It will also feature a jogging track.
Swiss Boring Overseas Piling is currently on site in Dubai Marina, completing the substructure work and expect to finish the concreting of the piling work by the end of this month, when load testing can begin. It is hoped that this, termed phase one will be completed by mid-November. Phase two will see DCE come on board to mobilise and commence the superstructure. This is expected to last 1,004 days, with the floors being added in a three-day cycle, according to Emad Hammoudi, project manager, KEO International. The proposed structural system comprises shear walls and outriggers, perimeter columns and post-tension slabs.
With a somewhat shallow footprint of 56m, the tower will require significant foundations and it is unsurprising that, at 58m below ground, 23 Marina – with the notable exception of the Burj Dubai – will feature the deepest pilings in the UAE.
According to Anil Mishra, structural engineer, KEO, 182 piles of varying diameters, from 1,500mm to 1,200mm and 900mm will be utilised on the building site. The deepest and most frequent pilings appear at the centre of the footprint where 91 piles of 1,500mm will be sunk. Moreover, 68 1,200mm piles will be sunk 44m either side of the largest piles. And finally, 23 900mm piles will be sunk, encircling the perimeter of the entire site. Mishra adds that the site is home to the most powerful piling rig in the UAE, and it happens to be the only one in the country too.
Surprisingly, however, for a tower of such height and narrow footprint, no damping mechanism has been incorporated into the design. While Mishra voiced his surprise at this omission, Rafi Sheikh head of structural department, KEO explains that without, it is a more efficient and cheaper building process. “The structure itself provides enough damping properties. We have done a study by RWDI in Ontario. They confirmed that building range of acceleration is 15.9 and it has to be between 15 and 18. So it’s very comfortable.” Sheikh adds that the sway at the top of the building will be 450mm each side. Otherwise, Sheikh continues, a damping system is highly expensive, difficult to maintain, and it is hard to ensure they will definitely work.
Furthermore, independent third party checking was carried out by French consultant Socotech in Paris and KEO’s design was verified as being safe and in compliance with regulations. Garassino of Milan, Italy carried out pile group effect studies. Allied to the wind tunnel tests, motion perception studies were conducted by Motioneering of Ontario, Canada, while test pile load-deflection studies were carried out by Loadtest Asia of Singapore.
For the excavation, which currently is at -4m, a diaphragm wall has been constructed, going down 18m and is 80cm thick. Once the piling has been completed, the excavation level will go down a further 8m to -12m. To compensate for the Gulf’s water table, Swiss Boring has installed 24 de-watering wells, placed inside and outside the wall, running continuously to enable construction to take place.
“The de-watering is important, as if it didn’t happen, you would be water-logged and you simply couldn’t build. And from here we need to go down another 8m” says Mishra. The piling work has to be completed first before any excavation takes place, adds Mishra simply because the logistics of transporting the supplies to construct the pilings - concrete, rebar and so forth – any deeper would be extremely difficult.
But the problem that most concerns Mishra is access to supplies and labour, to ensure that work can proceed smoothly. “It is not so much the work itself, the bigger problem in this country are supplies. If you get them at all. In order to get things done on time you need people to do it. And those people are not there all the time because they are on other sites,” he says.
With 73% of all the apartments already sold, according to Hircon, clearly customers in the UAE are not particularly fazed whether it can justify its claim as the world’s tallest residential tower or whether it features a damping system. As long as it provides accommodation to meet Dubai’s metronomic growth and demand for high-specification property, there seemingly will always be someone looking to fill it. The prospect of living in accommodation certified by the Guinness Book of World Records would simply be a bonus.

That's absolutely fantastic having all those supertalls sprout up and all at one place and that quickly too.
That green one in the middle is as tall as the former WTC towers, and the first 2 listed that haven't started yet are way taller.

I was just thinking this place is on sand and they are drilling oil forming a cavern under it. that means that the ground is becoming more and more unstable. what is going to happen when they finish all of these buildings is the weight would be so great that they will most likly sink into the ground. Dubai is also near a fault line that could badly effect it. if i lived there i wouldn't even trust the ground i walked on.

Dubai is also near a fault line that could badly effect it.
The nearest faultline of the Arabian Plate is 250-300 miles away in Iran. That's far enough to avoid serious damage in the case of a major quake, same as Las Vegas really wouldn't be hit all that hard if there is a major quake somewhere along the San Andreas faultline.

true but there was a quake in iran last year that flodded parts of the river. the worst case is that an 8.0 earthquake in iran causes the sand to shift. making large buildings fall. :(

If you check the SSC forum on the Infinity Tower, you'll find some horrible news! :( http://www.skyscrapercity.com/showthread.php?t=358434&page=5
The foundation site of the Infinity Tower was flooded after a wall holding back the Dubai Marina water breached.
Lucky escape for 100 workers
Staff Report
Dubai: Nearly 100 workers at the site of the 'tallest building with a twist' had a lucky escape yesterday as a wall holding back the Dubai Marina waters breached and flooded the foundation site.
Excavation work on the 80-floor Infinity Tower was nearing completion when there was a sharp and loud sound, said a worker.
"We then saw sand pouring down the sides," he said.
The workers were ordered to evacuate immediately, said the foreman.
The Dh700 million 80-floor tower is to have a 90 degrees twist.
According to a manager of Arabtec, the incident is under investigation.
