I didn't use Photoshop. There is an app on the Apple App Store called AutoStitch that takes pictures you take and combines them automatically...you just choose the pictures that you took in a series and click on "stitch".

The bus stop on Central was finished yesterday. Looks really nice, with its lit up canopy. Also, they have laid some of the sidewalk on the east side of Central, with rebar set for more cement today.

It looks like they just finished the framing to put in the last 8 sections of color changing glass. Here's hoping when they do, we get a show of the whole crown lit up.

Golds looks great with all of its glass installed. There are always workmen there, even on Sunday. They must be in a big push to get that done so they can get presales going!

Seems to be a lot of stuff going on on the decking between tower 1 and 2. Seems like more than just cleaning up. Can't see, so I am not sure.

There are pallets of drywall on the PSP side.

Looks like they should start work back up on the elevator core soon but I don't like their wording with "future level 3" and then of course nothing mentioned about going any higher.

I have not seeen so many workmen before on Cityscape.
*They are cleaning up everything on the south of the mesa to start the first floors and ..
*They are closing 1st ST to do all the new street curbs and all.
*Looks like they will also put in all the planting and sidewalks for the east side of tower 1.
*Escalators will go in on Monday.
*Three foot high silver light poles are in on Central
*Central sidewalks completed
*Bus stop completed
*Plywood box built around crane with barbed wire to come, to keep climbers off.
* Golds south side scaffolding is coming down as they wash and seal the new stonework.
*New crosswalk lines were going in this morning.
*West stairs are being framed in, starting on the top.
*Support pillars for the pedestrian crosswalk bridge are in on the west side of Central (rebar)
*More framing of vertical studs on PSP side.....

There you have it for Saturday morning. :)

New Phoenix Office Tower Welcomes Fifth Law Firm

Polsinelli Shughart PC signed a 10-year lease deal for 45,000 square feet at the CityScape building in Phoenix. The law firm is taking occupancy of the 17th and 18th floors in June of 2010. It is the fifth law firm to sign on with CityScape.

This 27-story office tower building at 1 E. Washington St. is in the heart of downtown Phoenix, across from the Phelps Dodge Corp. building. Currently under construction, the building is due to deliver in March 2010.

Jerry Roberts, Corey Hawley and Jim Fijan of CB Richard Ellis represented the landlord, RED Development.

the jews seem to do it more-so than others. perhaps its the legacy of the holocaust that provokes this behavior. i would say that whites nowadays don't really look out for each other in the same way that other races or jews do.

No, not easily offended, but remarks such as yours were not necessary. Read your entry again and tell me what "truth" you expressed. One could make the argument that many ethnic or racial groups are close knit. Your belief that Jews act a certain way and your need to express it on a skyscraper forum shows that you may have other thoughts on their culture as well. Just guessing this is not the first time expressing it.

Will you all go downtown and look at the project. Who knows, maybe you can come up with some comments dealing with.....oh I don't know.... Cityscape.

And with that said... Escalator installation day is tomorrow. Hope the rain doesn't slow them down. Today was another day of huge activity. Almost seems like they are on some sort of time crunch for some reason.

yeah the bus stop looks real cool on central and I think pedestrians are allowed on central now. And they have done some good work on first street.

Yes, pedestrians are allowed on the East side of Central.

I think I saw some new steal support trusses. Maybe they are starting to get some supplies with regard to the new permit HX posted.

On the PSP side, there were a good dozen big refrigerator size pieces of white foam. What is that used for? I remember seeing that kind of thing when they filled the planter wholes and covered them with cement. Any ideas what these are for? They are stacked on the SW corner of the PSP block.

Tons of drywall was put up on the Lucky Strike and CVS. They also set up a street crane to lift more drywall up on the roof.

Escalators tomorrow!!!

HX and I had talked about that too. I wonder if those styrofoam blocks are there to do the same thing as when they filled the tree holes and then cemented over them? Are they going to cut the foam and then lay cement on top to level things out? They have to float some sort of floor to make it flat.

On the PSP block along Washington St. I noticed that the old PSP red bricked stairwells have been incorporated into the new structure. Are these to remain, or are they going to take them down in the future?

They appear to be keeping the elevators, just entombing them in the new buildings. Makes sense. They ain't broke, so why replace 'em!.... Though, that means there are no elevators to the 2nd floor. What about the physically impaired???

That can't be right. Cityscape tenants are being told that their employees who park under PSP (as opposed to under Cityscape) can take an elevator from the underground parking to the covered walkway and then walk over to Cityscape. I gues the parking under Cityscape is more expensive than the parking under PSP, so several of the law firms are having the attorneys park under Cityscape and the employees park under PSP.

You make a good point above, they have to have elevators go up to the second level for the physically impaired. The current PSP elevators are TERRIBLE so I really hope they replace them.

Well, they could take the elevator from the parking level up to the first level and then take the excalator up to the bridge and over.....that still does not answer for those in wheelchairs and such. Can they convert an elevator that goes only from below parking to the first floor and extend it up to the second? In other words, bust the cieling out and make adjustments to go one more floor up? I am not even sure there is a hole in the structure to go from the ground floor to the second story.

Anyone????????????????????

By code, there either has to be an elevator or an exterior 'area of refuge'. For a project of this size, I doubt the fire department would allow an area of refuge. There will be an elevator somewhere. Escalators don't meet ADA egress requirements in any way.

That being said, retrofitting an existing elevator shaft CAN be done for that short of a run. Most of those elevators are holeless hydraulics. If the building was much taller though, quite a bit more difficult.

It'll be interesting to see what happens with the elevators. I don't think the new structure is designed with the elevators in mind in the current location. I'll have to take a closer look one of these days.

Wow, hmm. The word Midrise leads me to believe that that its for funding of the retail and the hotel. If it were just the retail portion, I doubt they would have used the word midrise. Makes me think that whatever plan of adding either apartments or more office over the hotel is kaput. :shrug:

I talked to a Hunt superviser, and not that he knows anything more than we do, but he said without anyone confirming anything, RED seems to be saying all should go ahead with 10 stories hotel and ten of office. He said there is no one to confirm this, but everyone he talks to said it looks like it will go forward.
WHY CAN'T WE GET SOMEONE TO SAY WHAT WILL HAPPEN???? Come on Santa!!!

I went and checked on the styrofoam. They are using it to level the floors. They have retaining walls inside the buildings that are up to 4 cinder blocks tall. They taper as the curve levels. The blocks are being added whole or carved to fit. The workmen are walking on them. They are really light and really strong. It looks like they will then use rebar to connect to the rebar sticking up for the retaining walls. Then they will float the cement floors. It seems to be a brilliant way to float a floor without needed tons of steel supports. With the building being abover a parking garage, I am sure there are load limits from above. This way, they use foam to support and use as molds, instead of tons of rebar, steel, and plywood.

I would not be surprised to see them start to flaot the floors within a week, depending on how the holidays fit into their work schedules.

I am guessing that they will put a set of steps for the entrance on the south west corner of the CVS, and the access ramp (or ground level) entrance will be from the inside of the courtyard.

The drywall is now complete on the south side of the block.

There must be at least 6 major heavy equipment pieces on 1st Street. It is about halfway removed.

The office tower has been relatively successful leasing, but with a downtown office vacancy rate around 20%, it is highly unlikely anybody will be building any additional office space downtown in the foreseeable future. Tower 1 is about 60% leased, but all of the tenants have come from other CBD buildings. Unfortunately in this economy the pool of tenants willing to pay rents in the mid $30's is very limited. Rental rates will likely decline by 15-25% over the next year or so and that will greatly hinder the ability for anyone to underwrite a new office building.

I heard the tower was over 80% filled. HX also told me that RED is about to announce two other new tennants....just not sure if that is for the tower or PSP side or what, but 2 new ones are coming and signed leases.

reguyphx: Does that mean that there are no longer plans for office above the hotel in the south tower? What have you heard about the south tower? You seem to be in the know.

I'm not going to post the whole article but the Sunflower grocery chain is planning to grow (http://www.azcentral.com/arizonarepublic/business/articles/2009/12/24/20091224biz-sunflower1225.html) in Phoenix. The article mentions a yet to be specified Central Phoenix location, I wonder if that means CityScape? Id be very happy with Sunflower as a replacement to AJs.

I don't know anything specific about office above hotel at CityScape, but generally what they are trying to accomplish is very difficult. Virtually no financing is available for any development in Phoenix, especialy high end office space. I'm sure if you ask RED they will say its a go, but I have a feeling that is more marketing and wishful thinking. They also exaggerate the percentage leased, lets add it up Squire 80K, Gust 40K, Ballard 40K, Polsinelli 45K, Jennings 55K, Fidelity 4K, and RED probably 10K (at the most), golds 20K (I think) - thats 290K out of 550K. I think they have an executive suite operator that might be going in, but still a long ways from stabilized.

Must be nice to have a tower that lights up at night. Denver developers are all scared of adding any tower lighting to our crappy buildings. :(

1) They have mudded or stuccoed the south side of PSP part. Looks cool.

2) Floated foam floors are almost all installed in PSP side(CVS and grocery)

3) Hunt guy said things are moving along for the California gracery store(name escapes me)

4) Work is going on in the elevator core !!!!!!!!! About 6 workmen inside it adding door frames and support steel.!!!!!!!!!!!!!!!!!!!!!!!!

Oakville Grocery? Lame. If its anything like their other location in Scottsdale that thing is NOT a grocery store. Its about the same size as the Phx Urban Market from the looks of it on the outside and they only offer a very limited supply of over priced staples. It seems to mostly be a wine place, with some sandwiches and stuff for lunch. Now if this place is planning on taking up the entire AJs space I suppose that it may be different, but I'm bracing for disappointment. Id much rather have a Wild Oats/Whole Foods/Sunflower/Fresh & Easy or just about anything really.

I think you are taking about Tilted Kilt. They have a couple locations in town. It is a Scottish theme. They dress in kilts.

not really a destination type place, just a local chain.

What CityScape is doing, is bringing in businesses that primarily attract to business-class tourists. Lucky Strike, Tilted Kilt, etc. My bet is that most of these businesses will be open shorter hours during the summer than they are during convention season.

I welcome this type of development because I feel that these types of services are the ones that will not only feed the hotels, but also draw more residents. It will start the snowball process of people moving in and things going on. It would however, not be ideal if it turned out ot be like Michigan Avenue in Chicago. Ever go there at night durning low tourist season? It's exactly the same as downtown Phoenix is right now.

I don't think you do agree with me. What I was trying to convey is that Michigan Avenue is DEAD in the wintertime. I am in Chicago a lot (understatement) and know the city well. Locals do not go to Michigan Avenue except women to shop or to woo clients and tourists. In the wintertime when tourism is gone, that whole area is dead.... the loop is just downright scary. I remember one night walking home from the bars we didn't see a soul (except for bums) all the way from Michigan/Chicago to State/Monroe. It's about a mile walk... Even Phoenix in the Summer you see more people than that.

I was not trying to indicate that these places are too highbrow. They are sterile chains, and that what attracts most people... they are chains for a reason, remember that. The problem is that without residents to mix in with the inevitable tourists, these places are never going to be open past 10PM anyway.

Tilted Kilt is an overpriced Hooters.

I always thought that a Zipps downtown would make a killing. They have a great happy hour and would snag a bunch of DT workers at 5pm and game day/nights, forget about it.

There's a place in San Antonio, on the Riverwalk, called Dick's. It's essentially the same thing...with an even more appropriate name I guess. I'd like to meet the people who come up with this stuff...

I think Phoenix could benefit from a place like Dick's but I doubt they would want to put that somewhere downtown. Some of the businessmen might get offended. Usually the staff at Dicks is rude and obnoxious but it's all part of the gimmick. I loved it when I went to San Antonio and was talking shyt back and forth with the waiter that we had and it was nonstop. We almost got kicked out for throwing straws at the waiters. But forunately no one had booty-booty shorts that Don B would rock prolly.

This reminds me, I had the idea for a bar like this but for gays/women with half naked dude waiters. I would either call it "The Cock Pit" and have it be aviation themed or "The Man Hole" and have it be construction themed. Surely this will make me a millionaire.

I've been to the Hooters in Arizona Center but it's been a few years since i've been to Phoenix from what I remember it's a good sized Hooters I liked it better than the Hooters on Bell Road.

Oh snap! Thats ok by me though. I remember going in there once (a rare thing since I dont care for the food) and my waitress had like DD's at least, but the rest of her was big too. Plus these things were so big and stretched out, you could see veins. It looks like a topographic map of the Mississippi river delta- yeck.

The have started to drywall the west side of PSP. Also, they moved the cement molds near the pedestrian walkway columns. They must be getting ready to pour them. There are lots of added wall studs, framing in the buildings.....

The first column on the mesa has been poured and the mold removed. It looks to be there for starting to add the second floor when they get tower #2 up to that. There are lots of cinder blocks up there too for something.

What an awesome idea though...destination type places is exactly what downtown needs, so when someone asks "Why would I go to downtown"...there are reasons...Lucky Strike...now this.

I have to wonder though...600 seats seems like a lot and it's not on two stories so it won't be theatre type seating I assume. I'm curious to see renderings of how this place will look inside.

Most comedy clubs don't have theater style seating. Its usually a flat floor with round tables & 4 people or so sit at each one.

If true, it is interesting that the club has 600 sits, from everything I can find online the Tempe Improvs capacity is about 420. That could potentially mean when bigger acts come to town they'd be playing this downtown club instead of at the Improv, could be very interesting and good for downtown.

Also "Stand Up Live!" is a really terrible name it sounds like a sentence not a place but I guess its better than "Rooster T Feathers" or "Yuck Yucks."
