^ 807. I have it on good authority from a hotdog vendor who's mother sits on the Board who heard from her aunt that her brother's father is in talks to relocate Bank of America's headquarters from Charlotte to Phoenix, AZ.

The weird thing is...if you read their Facebook page, they are saying they open "late April", so how exactly are they going to have the acts in early-mid April? Was ready to book 4 for Adam Carolla but wrote them an email instead asking to see what the deal is. Prices are VERY reasonable...$25 per person and a 2 drink minimum, not bad at all in my opinion.

mentions a late March opening. Im sure the dates/schedule they have posted is all correct. Thats a pretty strong opening month lineup and about the level of people I expected them to go after, its clear they're going to try to be in direct competition w/ the Tempe Improv. Though I hope both succeed and do well, it would be good for the Valley to have 2 clubs of that size and quality.

Its possible that the website hasn't been updated, though that would be a pretty big thing to overlook if people are making plans to go and them already selling tickets.

I drove by cityscape at 4:30 today. It was absolutely swamped with people walking from the Science Center all the way to 1st Ave, tons of people at the Cityscape restaurants, all the umbrella tables were full of people, stores were busy, streets were actually packed with cars, Civic Space Park was packed with ASU kids. It was really cool!

CityScape's New Oakville Grocery: Lifeline, or Anchor?

The signs for Oakville Grocery are up at Phoenix's CityScape development, and according to the PR machine the store is "in its final phases of construction and design." The California-based gourmet market shuttered the doors of its Scottsdale Quarter location this past January after a little over a year in the space. The new branch will carry many of the same products, with a focus on locally farmed dairy and meats, imported gourmet foods, and grab-and-go pizzas and salads made by an in-house chef. They're currently seeking community growers for their locavore lineup.

Oakville has the potential to boost CityScape's visibility with locals. The idea of having a grocery store in downtown Phoenix is pretty appealing. If you work downtown like us, you could grab a few essentials on lunch break, or swing by after five and finish your weekly shopping without having to trek out to the suburban supermarkets and play parking lot tiddlywinks.

But is CityScape the best place to open? A few months ago, we questioned their ability to sustain without a ton of advertising -- and our concerns still remain.

Until Sam Fox's Arrogant Butcher joined the urban development in February, CityScape was devoid of a real dining destination. There are a few token fast-food joints, and Aaron May's tiny Vitamin T taco shop, but it's not exactly a draw for gourmet foodies. The complex also houses Lucky Strike Lanes, which has potential as a nightlife destination but is still relatively unknown, and an Urban Outfitters that has thus far failed to draw the young, loft-dwelling urbanites it usually attracts.

With the mass summer exodus fast approaching, now seems like a strange time to open a store that relies heavily on local traffic. Perhaps Oakville's wine and beer selection will be enough to draw the remaining desert dwellers out of our air-conditioned havens; but if Oakville sinks like an anchor, we could end up with another multi-million dollar eyesore dominating the landscape.

There's a bit too much flair for the drama in that review. It does seem in the present concept that Oakville Grocery is more of a sandwich, pizza, food to go place than a grocery, which is what should go there. However, they might tweek their concept knowing that a grocery of some sort is needed. If I need a newspaper, a carton of milk and a can of beans, I should be able to get it there. However, something tells me that it's going to be more like a french goat cheese, a bottle of Port and a can of white truffles kinda spot. I wish them luck.

I bought truffles the other day. Never again. If they sell that kind of stuff, which I hate to say they probably will, then it will fail in that location. It's the wrong place.

May be old news but I heard Chipotle will be located in the suite just west of Designer District along Washington. Also heard a sushi joint will be going in along central...just across the street from Oakville.

LOTS GOING ON

*Rasputin's will open in the beginning of May. I walked through it today and got that from the forman. He thought I was a RED rep, and he told me of the hastles the city has been giving. He thinks there might have been a rift between RED and the city.
*Major crane usage. The elevator core has half of the forms on the 5th floor already.
*About 5 workmen in Tilted Kilt
*Finishing the last mudding of the interior walls inside Oakville
*They are removing the whole staircase and wall below Lucky Strike and Stand Up Live. The workers don't know what is going in instead. They are just removing. I wonder if they will just rely on the escalator and save the rest of the space for more floor space for patrons or something. Also, maybe they removed some of the metal siding to add a Marque'?
*CVS was packed with shoppers, and there was solid foot traffic in most all other places.

They are pouring more concrete today on the second tower. I remember that they added a new floor every week on the first tower, but things are moving slower on the second tower.

I think things will start moving a little better now they they are ont he 4+ floor. The first 3 floors have a different configuration and they had to change concrete moulds and such.

Any way you can get a shot of the pool area? It almost like they covered the area now, but it's hard to tell from street level.

Looks like Press Coffee got it's building permit yesterday so construction on that should be starting any day. I honestly though it got scrapped. It will be in Suite 180, wherever that is.

Yogurtini also got a permit...and it has the same suite number? Not sure what's going on there.

Exactly. Whichever one of you guys was talking to the city about this building and their lousy response about mechanical screening (given that this building violates city zoning) ought to send them this picture.

The location of the signage seems a bit odd as well (covers up the opening slot between the parapet and the mechanical screen). Splitting hairs as a detail but as an architect that drives me crazy.

Yes, it looks to me like it partially covers the LED strip that lights up at night. I'll check tonight to see if the letters are lit as well.

I talked to Carol Johnson from the City about it. Apparently CityScape/RED was able to get away with it because of the way the zoning is written. I haven't seen the exact wording but apparently its something like the mechanical screening has to block the mechanical stuff from the most viewed angle or something odd.

So RED said "Hey if you're standing on Washington St looking up, you can't see it! We're good to go!"

I think the real problem is the Zoning seems to have no teeth. If the City planners don't bother to force them to do this stuff right in the first place, what can be done now? I wish there was some penalty, either make them donate a certain amount of cash to the City or plant a bunch of trees in a dirt lot or something.

The "Alliance Bank" signage isn't lit up tonight, although the LED is. Maybe it will be a few days/weeks before they have it completely finished. I seem to remember it took a while after the Freeport McMoRan sign went up before it was lit at night.

We went to Arrogant Butcher afterwards and it was awesome, though I ate to damn much and felt horrible for the next two hours...the Turkey Pastrami sandwich was awesome and I didn't think it was THAT big but for some reason it was way too filing.

Correct, the pics HX Guy posted were of the south side. Like Vicelord said, the north side (except for the crown) was dark all night. I imagine it will ultimately look like the south side though.

they are going really fast on the elevator core. it looks like they are adding rebar to the 7th floor already.

now we know what is going on over at Stand Up Live and Lucky Strike with the removal of the stairs. They have replaced the on direction stars with a set of stairs that come from two directions and meet on a mid level platform and then split again. These stairs look to be better fitted for getting more people up and down faster. Nice addition!!!

While DT this afternoon, I ended up helping a bunch of race teams, doing some sort of Amazing Race in phoenix, where teams race to get pictures of DT locations with a set of clues. It looked fun. I bet if we got a team for next year, we would kick ass!!!

They had something a few weeks ago called Great American Race that was very similar. I was thinking I could kick some serious ass in one of those things. Not many people have a race like that in their own neighborhood, and I know my neighborhood better than anyone. Next year, I'm in. Find out what we have to do to get started.

I was in the race yesterday and it was really fun. We started at Coach and Willies and they gave us a list of 12 clues, we had to complete 11 of them. We went as far north as Civic Space Park, east to the Rosson House, west to City Hall then back over the train tracks. The team who won came in just under an hour. I could tell a clear distinction between the people who actually spend time downtown and know it, compared to the people who maybe come in for a game every now and then.

Some clues were kinda tough (one referenced My Big Fat Greek Restaurant at the Arizona Center and I couldn't figure that one out.) Getting a picture with a municipal employee on a Sunday was damn near impossible as well.

I'm doing it again next year. Some people on my team aren't in great shape and they couldn't keep up, so they're fired and I'm gonna be on a better team so that I can actually win! :)

I thought the ambassadors were municipal employees, but I was wrong as the 1 guy in the orange shirt I saw informed me rudely. There was one cop on a bike who refused to stop for anything. Finally we found four cops giving someone a ticket at the light rail stop in front of the stadium so we bugged them until they took a picture, and we all had to pose like Charlies Angels.

gymratmanaz, it was in the rules. The guy didn't seemed thrilled by it. :)

The other clue that threw me for a loop was "near a newish joint that shares a name with a vintage brand of smokes, you'll find a fountain named for a man instrumental in founding the first synagogue in Phoenix in 1921. There are several spritzing circles-take a photo with your entire team inside one of them."

I figured it was Lucky Strike but I didn't know those useless fountains had a name that was related to Phoenix history.

Not to beat a dead horse, but has anyone heard anything new about office space in the new tower? The president of my company told me that our lease negotiations to move to the new tower have advanced so far that he has decided to stop investing any new money into our current space (for office furniture, etc.) just in case we move. I keep telling him that the current plans for the new tower don't allow for office space, but obviously there is something else at work here. I'm guessing we would take at least 5 floors. What gives?

Section 403 of the IBC says that the fire resistance rating for high rise buildings can be reduced to Type IB levels when 'sprinkler control valves equipped with supervisory initiating devices and water flow initiating devices for each floor' are provided.

This exception of the building code is only good on buildings up to 420ft in height.

What that means is that while the structural construction type of the building has been downgraded per the permit, the overall construction type of Type I-A remains.

Translation: they can still build to unlimited area and unlimited height.

Translation 2: they can still build ON TOP of the Palomar.

The reason I missed this provision in the code when looking at this before is that it is only for high-rise buildings, which is something that I don't ever work on.

...the plot thickens...

can you post the provision from the building code 403.3.1? That's what is referenced in the permit. Maybe they're building an 11-story building and part of it will be hotel and the other part will be offices, not necessarily an 11-story hotel.

Cruisin' 7th is scary...always has been. What was it called before? Well, whatever. Charlie's is nothing compared to that place. And we won't even talk about Padlock, but I guess that place closed down too. LOL

Walked through CS yesterday for lunch. One of the workers at Oakville told me it would be open in three weeks. We also walked by Rasputin and there is a lot of work done on that place. The bar is framed and so are many of the booths. I was suprised at how small it is.

Here's a press release about the Oakville Grocery Opening. A lot of it is PR fluff, but there's some stuff at the bottom about the store.
I think this place will do ok, but mostly based on the lunch crowd and people grabbing dinner before they go home from work. But i dont know if people will really do their shopping there, but who knows?

PHOENIX (April 5, 2011) – There is nothing in America like Opening Day of a new baseball season and there is no better way to celebrate it than gathering with friends and family to tailgate before the first pitch. And what would baseball be without sizzling hot dogs, yellow mustard, and ice cold beers to get the season started right? Oakville Grocery is coming to CityScape in downtown Phoenix this spring, and the new downtown grocery store has partnered up with other Downtown organizations to host a Friday afternoon tailgate party before the Arizona Diamondbacks open the home season against the Cincinnati Reds at 6:40 p.m. on April 8 at Chase Field.
This Friday, D-backs fans who are attending the game, or who just want to be close to the action and enjoy the festivities associated with Opening Day, are invited to attend a free public celebration in downtown Phoenix.
Friday’s events at CityScape begin at 11 a.m. with live music, including a 30-minute musical set by Roger Clyne & The Peacemakers from 12-12:30 p.m. T-shirt giveaways will occur throughout the day, along with interactive speed pitch and t-ball activities. Oakville Grocery will provide the ballpark-inspired eats with a local, organic and gourmet twist. For just $4, guests can enjoy all-natural, all beef hot dogs or all-natural turkey Italian sausages with choice of condiments. Ice cold sodas and bottled water will be available for $2, or guests can enjoy a delicious dog and a cold drink for just $5.
And, at 3:30 p.m. the public is invited to attend an Opening Day tailgate party, “Ditch the Grind For the Blind” – presented by the D-backs, FOX Sports Arizona, the Downtown Phoenix Partnership, and CityScape’s RED Development.
For a $100 donation to Foundation for Blind Children, fans can get a ticket to the game, free food, beer and/or sodas, parking, live music and pre-game festivities. If you already have a ticket to the game, a $50 donation is accepted for the VIP party, parking and fun. People can reserve a spot by visiting www.SeeItOurWay.org, or by contacting Barbara Smith at 602-331-7901.
“We’re proud to have such wonderful community partners where we can enjoy America’s past time while helping Arizona’s blind children,” said Marc Ashton, CEO of Foundation for Blind Children.
Even if fans do not choose to make a donation to the charity, the public can enjoy food from Oakville Grocery, listen to live music, enjoy the Beer Garden and celebrate Opening Day before heading to the game. For those who don’t have tickets, the party will continue and the FOX Sports Arizona game broadcast will be shown live on a large-screen television in the park at CityScape with food being served until the 7th inning. Post-game festivities will begin following the final out, including an extended Opening-Night fireworks display from Chase Field.
Oakville’s new downtown location at CityScape will feature a wide range of local and organic produce, local and imported gourmet food products, handmade cheeses, gourmet sandwiches, fire-baked oven pizzas, chef-prepared entrées and salads, healthy and convenient grab-and-go lunches and dinners, charcuterie, fresh meats, freshly baked artisan bread and baked goods, espresso and coffee drinks, a fresh juice bar, specialty chocolates, and a large selection of unique wines and specialty beer in addition to grocery store essentials like paper towels and dish soap.

The food festival(i forget the name...FORK & something) was pretty cool. Looked like a good 500-1000 people were there....just my guess. Great energy down therethis afternoon. Great jazz combo too!!!

^RE: Stand Up Live! (still can't get over how awful that name is) local Comedienne Jill Kimmel Bryan (Jimmy's sister) assures me they'll be helping foster local comedy talent and giving locals a chance to open, emcee, etc there so thats good. I imagine their costs are going to be insane running such a huge room that'll be very hard to fill, so using locals (who will happily work for free/cheap) should help keep some costs down.

New stained cement floor at Oakville was done this afternoon. Looks awesome! With the flooring and drywall done, looks like they will be ready on Monday to paint. Then it's all about installing all the equipment..... Looking like Oakville and StandUp Live will open together?

By the way, there was another Amazing Race kinda thing downtown. People racing and getting clues along the way.

Anyone go to the D-Back opening day thing at Cityscape yesterday? There still is a lot of signage hanging around. Fun?

Downtown actually looked packed yesterday on the way home. There was a lot of people at Cityscape walking around and a lot of people walking between it and the Park. And then you had all the people around the farmers market area doing the food truck thing.

I actually have hope for this city and think Cityscape can be quite beneficial especially with the additional night life, hotels, and restaurants. Now only if we could find a way to bring more companies downtown.

I am also heartened to see so many people come to all the special events at Cityscape, especially the recent ones. Fun events and destinations will draw people downtown.

Yep, it's the same concept as Mojo and all the other froyo (I hate that word) places.

A Press Coffee is also going in there, either in the same suite or they are diving that suite into two units.

Breakfast Club is the same shit from Scottsdale. Sub par compared to Matt's...or even Jerry's. It's not a 24 hour place, its a 6am-2pm kinda place. There is a 24 hour diner going in to CityScape though, anyone remember what it is called?

Huey's 24/7 Diner. (http://hueys247diner.com/main/) Apparently its a chain based out of New Orleans.

E: Looks like their owned by the "Doyle Restaurant Group" which also does the Rasputin Vodka Bar, Brew Public Craft House and La Crepe Nanou all of which are set to open Fall 2011 according to CityScape's site.
