The design of this building is straight out of the late 70's early 80's... and that is not a good thing. SF does not need any more buildings like this. Talk about atrocious.
Exactly! It looks like a better version of the Seattle Sheraton from the very early 80's, and that's definitely not a good thing. :yuck:

Yes! So happy to see that this one was redesigned.
The proposed 400-foot tower to rise at 399 Fremont has been resigned, and while the project sponsors are seeking another year extension to break ground, according to a plugged-in source, financing has been arranged, they are in the process of pursuing construction permits, and they expect to break ground by the end of this year.

This kind of reminds me of Millenium tower from certain angles, but I'm really digging the redesign... :banana:
Rincon Hill is starting to come together and is going to be quite a cluster if everything gets built.

Looks a lot better, and I hope they break ground this year.
It kinda looks like a cross between Millennium Tower and the new 201 Folsom proposal.

Gorgeous design reminds me a bit of the Regatta tower here in Chicago, this tower is beautiful, hope it's a success! :)

There are some similarities to the Regatta in Chicago, but I like this one a LOT better. I love how the top slopes up, referencing both Rincon Hill and the two towers above it. Very contextual. Plus it's not marred by the ugly backside that Regatta ended up with. Regatta reminds me of the episode of Seinfeld when he dated the woman who looked great in certain light and almost scary in other light.

See now, with this building added, the 2nd Rincon Hill tower doesn't look so bad (even though it is still facing the wrong direction).

I know I said this in the SF construction forum, but I still can't get over how beautiful this redesign looks. Its many times better than the original. I had not seen pictures of the crown before I visited this specific thread, and I think it looks splendid. We could always use more buildings with well designed and well lit crowns. Can't wait for this one!

What an improvement! This could be the jewel of Rincon Hill. Love the sloped and lit crown and the lowrise is immensely better than what we saw before. Also, it's not clear in these renderings but there is what I assume to be common space on the roof, which includes trees. One of the other sites had an overhead rendering showing this. I'm very excited about this one.
Would 333 Fremont construction affect the start date for this? They're excavating a huge hole for that and I'm wondering if they would need to at least be at ground level on that project before excavating for this one (or at least the lowrise part of this).

That socketsite article from back in July said they hoped to break ground by the end of the year. However, I can't find any permit activity (maybe it's under a different address), other than shoring for 333 Fremont, so maybe they have to wait until that project is further along.
One interesting thing about the 2008 recession is that it may have saved us from the bland concrete-and-glass look that overwhelms parts of Vancouver now (as seen in the photo on the previous page). The redesigns of 201 Folsom, 340 Fremont, and this one are all big improvements over the previous designs.

I found an article from September (http://www.bizjournals.com/sanfrancisco/print-edition/2012/09/21/highrise-king-set-to-design-more-in.html?page=all) that says this might start in Spring:
SCB has also taken over design of OliverMcMillan and UDR’s 399 Fremont St., a 400-foot tower with an illuminated leaf-shaped sky garden that will likely break ground next spring.
Another tidbit is that developer UDR acquired the remaining 7.5% stake (http://www.snl.com/irweblinkx/file.aspx?iid=103025&fid=15968108) in 399 Fremont on January 28, 2013.

One thing I haven't seen mentioned yet is that this tower will be quite a bit taller than 400 feet. The 400-foot height limit only applies to the roof line, and is exclusive of mechanical penthouses and screening (http://commissions.sfplanning.org/cpcpackets/2012.0645X.pdf). Unfortunately, I can't find anything revealing the total height of the tower.
Just eyeballing it, the crown seems to be about 7 stories in height, which could add another 60-70 feet to the total height above 400. You can see in the latest redesign that the roofline stayed the same, but the total tower got taller:

I've been following this one over the past year, occasionally checking in on the DBI permit database. Exactly one year ago, the developers changed the design and got a one-year extension (http://ec2-50-17-237-182.compute-1.amazonaws.com/docs/Commissions/CPC/2012.0645X.pdf) to start construction that expired today.
They've been working to get their permits issued, but it's been taking a very long time. Yesterday, just as the extension was about to expire, they finally got their building permit issued, and paid for another extension through December 25, 2013:

Thanks minesweeper. Love this building. It looks like the glass on low-rise portion of the building will be reminiscent of 55 Ninth street aka AVA - both are designed by the same architect (SCB).

Yeah, I think that would be the last step. It doesn't look like they have them yet though. I guess that's what the six month extension is for.
The only other recent permit was for shoring along the lot line for the 333 Fremont project.

It looks like the building will include both addresses, with the midrise at the location of 375 Fremont, and the tower located at 399 Fremont. And the Californian was the old name for this same tower, back when the design was different. Check the first post of this thread :tup:

Got it--thanks--it's been such a long haul on this one! There is one more tall tower planned for the area though and its design has morphed too.
