I am still convinced there is a good and specific reason why they tried to keep this building below 1000 ft. Someone once meantioned insurance. It has to be somthing like that. There is no other logical explanation.

Citizens Bank of Pennsylvania is moving its regional headquarters from the Commerce Square Building at 2001 Market St. in Philadelphia to the new Comcast Center.
The lease means that the Comcast Center, under construction at 17th Street and John F. Kennedy Boulevard, is now more than 95 percent leased.
Citizens signed a 50,000-square-foot lease: 48,000 square feet of office space over two floors and 2,000 square feet of retail space, as well as concourse level space, for a bank branch. Citizens occupies 32,000 square feet at Commerce Square
The Comcast Center, which is being developed by Liberty Property Trust (NYSE:LRY) of Malvern, Pa., as the new headquarters for cable giant Comcast Corp., will stand 58 stories with 1.25 million square feet of space.
Citizens was represented in the lease by Binswanger Co. of Philadelphia.
Comcast, currently based at Centre Square at 15th and Market streets, will begin moving to its new headquarters in September.
Bill Hankowsky, Liberty's president and CEO, was named in February to the board of Citizens' parent company, Citizen Financial Group of Providence, R.I.

the citizens move is small, but comcast's move is huge, and they're expanding their work force by four digits. i'd say that all things considered, that's pretty good. plus they'll be paying taxes since they (rightfully) didn't get the KOZ tax abatement.

Companies might move to bigger buildings but somewhere down the line new companies have to move in to the empty spots ( or growing businesses). the point is there has to be growth for these buildings to be built otherwise there would be no profit. so it really is a good thing even though it might not look like it.

Unfortunately, that is what has been happening since about 1991.
I'm not interested in starting a political discussion but at my own risk I will admit that while I am fairly progressive on social issues, I am old school conservative on fiscal issues. Eliminate the high tax environment ... like I'm saying something new :haha: Center city has so much going for it that if Philadelphia's tax environment was even reasonably competitive with the suburbs or large cities outside of the northeast and the city aggressively marketed the cost of doing business in Philadelphia along with its other advantages, it would catch on fire. We are not talking about padding the bottom line, we are talking about attracting jobs and companies and enabling small to medium sized companies who are struggling to survive to have a chance in Philadelphia. This will more than make up the difference to the city coffers. It works, but you have to think longer term than I think people have patience for. Speaking of advantages for the city, among the many advantages is the proximity to 3 nationally known universities within a couple of subway stops from city hall and then at least 3 more a little further out. Think of the cities that have truly taken advantage of its universities to create opportunities and attract companies and jobs and slow down the exodus of college graduates. It is a significant selling point that I think Philly just hasn't done enough with. For example, Raleigh/Durham is bursting at the seams ... but it would be nothing more than a truck stop and abandoned tobacco factories if it wasn't for Duke, UNC, NCSU, etal and the Research Triangle Park that exists because of them. Another thing ... do something with those labor unions, anything at all. Labor unions had their place and maybe in certain cases they still do in some fashion but things have gone too far. Companies do not want to have to deal with them and guess what, in most parts of the country ... the growing parts ... they don't have to.

join the club :) ESPN is more after school specials than sports. I think they (in combination with ABC probably) recycle some of the shots, even the blimp shots and stills and 'action' night shots (well, night shots with activity). I remember them showing the skyline when the colors weren't what the were that night.
so....in relation to the murano thread, would cc be the same in regards to replacing the windows that are in the wrong place? there's that one transparent one on the west side and another one i think on the north east side. they wouldn't leave them in there would they? glass fits in, but it's the wrong type of glass...it's not broken either.

I know. Fox 29 has got to have the most unprofessional people working there. I mean, WTF? They teased the story for at least one day before airing. Nobody checked the story for errors prior to air time? And to just cut away to a commercial break without so much as an explanation or an apology? Really lame, but not surprising.

hahaha yeah that was pretty funny. I came home early just to watch the story, and the sound cut off right in the middle of it. The views from the top were pretty nice though.
I'm surprised anybody even did a story about Comcast center. You would think since it's the tallest building in the city, news programs would be all over it.

I guessing that, unlike 99.9% of the people here, the average PTI viewer doesn't tune in to see a skyscraper in mid-construction. I'm still waiting to see how long after CC is finished before they refresh their backdrops.

i just took lancaster ave all the way in from the main line and right before the overbrook septa maintenance place at the top of the hill is a great view of the whole city, the buildings are aligned just right so that they look biggest to smallest, with comcast beaming out. anyone care to venture out there to check it out? i would but i dont have a descent camera or a steady hand.

so the retailers are being announced for the comast center. plenty of food places and citizens bank. dibruno brothers, sushi place, 2 upscale restaurants (george perrier). makes sense. with more people in that area, they're gonna wanna eat. speaking of which, is it known the approximate amount of workers will be using the building? the amount of people in downtown will increase significantly i would think. septa better add some more cars on the R2, R3, etc. for rush hours.

I would guess that in the short term there will be a net effect of almost nothing as most workers will be moving from one part of center city to another. I might be wrong, with the space, perhaps there is some consolidation that brings people in from outside center city. Long term, possibly. There will be vacated space that will need to be filled somehow if it isn't converted into something else.

I saw a decent blurb on www.commercialpropertynews.com about the CC employees when I was looking into where *I* would be moving if I became part of the UPHS move to Centre Square, here's an excerpt:
"UPHS will occupy 1500 Market in phases, first moving into 64,000 square feet in the upper mezzanine this fall. in October 2008, the firm will move into 113,500 square feet now occupied by Comcast on the eighth through 11th floors. The lease also includes an option for an additional 85,500 square feet on floors 16 through 18.
UPHS's lease is also significant because it represents commitments for space that will be vacated next year by Comcast Corp., which will move into the 1.25 million square foot Comcast Center next year. All told, new tenants have now taken down 70 percent of Comcast's space at 1500 Market. Most recently, the law firm Dilworth Paxson L.L.P. leased 72,000 square feet in Centre Square's east tower and will take occupancy in the fourth quarter of 2008."
So yes there will be much shuffling of existing employees between Comcast shifting and some of Penn Health shifting to take some of their freed up space. Comcast does plan on adding X,xxx additional jobs in the center city location so there will have to be more Septa cars at that point. :^) Or they'll just make us all cram in and stand lol.

Liberty Property Trust said it has so far lined up six retail tenants for the Comcast Center, the 1.2-million-square-foot office tower it's building at 17th Street and John F. Kennedy Boulevard in Center City Philadelphia.
Di Bruno Brothers, an upscale eatery with prepared foods and a vast cheese selection, signed a 1,365-square-foot lease to become a leading tenant in the gourmet food market. The other tenants are:
* Ardmore Produce, which will operate the 1,347-square-foot Sook Hee's Produce store and the 1,347-square-foot Under the C seafood restaurant.
* Sushi and Korean eatery Tokyo Lunchbox & Catering, which will operate in 977 square feet.
* Jake & Max's Deli, which has taken 837 square feet.
* Bucks County Coffee, which will have 602 square feet.
In all, the tower will have 24,000 square feet of retail space. Liberty (NYSE:LRY) has already snagged a Citizen's Bank branch and two Georges Perrier-Chris Scarduzzio Signature restaurants.

i saw that in the PBJ too, cro. good to finally have some names on that one. (as an aside, i think natalie kostelni is the most consistent writer in philadelphia.) we already knew perrier would be there but the other retail is interesting, especially the produce store. at that size, that's something the residents of the sterling and 1850 arch could use in lieu of walking the extra blocks to trader joe's. also nice that they went with bucks county coffee instead of starbucks ... a la colombe would have been the ultimate but i doubt they would have agreed to opening a place just a few blocks from their rittenhouse flagship.

Di Bruno Joins Comcast Center Market Roster

PHILADELPHIA-With 95% of its nearly 1.3 million sf of office space preleased, Comcast Center has made gains in filling the tower’s 24,000 sf of retail space. Di Bruno Brothers is among six food tenants that have inked leases aggregating more than half of the 12,000-sf gourmet food market located on the concourse level, which is at the building’s new entrance to the Suburban Station commuter rail line.
The 1,365-sf Di Bruno space represents the third location for the 50-year-old gourmet grocer. The others are in the Italian Market section, where it was founded, and an 18,000-sf, two-level store at 1730 Chestnut St.
Ardmore Produce has leased 1,347 sf for a Sook Hee’s Produce store and 1,027 sf for Under the C, which is the company’s seafood venue. The other three food market leases are a 977-sf Tokyo Lunchbox & Catering unit, an 837-sf Jake & Max’s Deli, and a 602-sf Bucks County Coffee. “We expect to announce leases for the remaining half of the food market space in coming weeks,” says Henry Steinberg, director of leasing for Malvern-based Liberty Property Trust, which developed the 58-story as Comcast’s headquarters.
An agreement for indoor and outdoor restaurants by chefs Georges Perrier and Chris Scardusio were reached in December 2005. The restaurant space is in addition to the 24,000 sf of retail in the building. Steinberg says the two restaurants will share some kitchen functions, “but the outdoor restaurant will have its own outdoor cooking capabilities.” The indoor restaurant aggregates 18,000 sf on portions of the building’s ground-, second- and third-floor levels.
Citizen’s Bank, which recently signed a lease for 48,000 sf of office space in the tower, has also leased 2,000 sf of retail space for a ground-floor branch, Steinberg tells GlobeSt.com. He declined to disclose retail rent rates. A prominent Center City retail broker declined to speculate, saying, “this is a non-traditional – essentially a new – retail corridor.”
Comcast has committed to lease approximately 87% of the office building now under construction at 17th Street and JFK Boulevard. Occupancy of the lower floors will begin by year-end with completion scheduled for the following spring.

When I was in Ft. Lauderdale in April I had dinner at a terrific Brazilian steak house called "Chima." The Brazilian manager was quite charming and friendly and told me that Chima is opening a new restaurant in late October at 17th and JFK Boulevard - and all I can think of is "Comcast Tower."
On another note: will SOMEBODY please clarify why one media report say "58-storey Comcast Center" while others say "57-storey" tower? Whats the truth??

The samples ARE good though. Too bad I'll never buy anything there because of the outrageous prices.
BTW, Sasso... I'm very impressed with the exactness of the diagram against the photo in your graphic. Kudos.

This tower really is friggin tall! It's the only tower that can actually be seen from certain vantage points in Manayunk. I blow the dust off my camera.

Imagine a tower being built in Philadelphia where the very tip of the spire is 999 feet while the roof height is only 548 feet.
They would construct a very tall poll that William Penn would be holding (as to say, City Hall reclaims the braggin' rights for the city's tallest).
Lame - but could happen, depending on which mayor gets elected into office.

i can't tell if its completely gone, but the jfk street crane tower is def below the atrium glass so they start putting up the glass in that entire missing area!
it looked like the arch st crane tower hadnt been touched yet this morning from what i could see from my train (r2 from wilmington)

It depends on when and where it is proposed. I fully expect at least one thousand-footer to be proposed for the Girard block, at 12th and Market. but not right now. I think we'll need to see what the full impact of the election in november will be on the business privelige tax and the city wage tax, in addition to what the completed cc will do to the market. the girard block is zoned for over 4 million sf of mixed use development, so I think that is the next best bet for at least one major tower if not 2 or 3.

I showed this picture to my girl and she loved it as much as I love it.. Thats were I proposed to her last year December 23rd.. The tower has grown alot since then.. Another thing I noticed is that dude wearing a Lenny Dykstra Jersey??

BTW, giamomj, I've kept forgetting this but the Ft. Lauderdale cat was incorrect. The new Chima is going in at Kennedy House on the corner of 20th & JFK where the former pre-school was. That space has been their's since last spring.
