460' of total bliss for Boise. ( :eat: that SLC)
(Sorry to make another thread about Boise Place but I thought the height warranted a head line announcement.)
Here is the story from KTVB's web site. http://www.ktvb.com/news/localnews/stories/ktvbn-nov1606-boise_place.440385be.html
BOISE -- A basic plan to build Idaho’s tallest building has been approved, but developers still have some work to do.
There are a few more steps that need to be taken to get the project rolling.
The vision for the 460-foot tall Boise Place Tower calls for a 31-story building with condos parking and shopping.
Wednesday night the city design review committee approved its basic design height and proportion, but with a few conditions.
The developers at Charterhouse Boise must come back with some changes to the facade, the appearance of the outside of the building.
There were about 35 conditions listed after last night’s approval. If built, Boise Place will sit on the same lot, where the Boise Tower foundation was poured years ago, creating a downtown eyesore.
In April, those developers sold the land to Charterhouse Boise.
Charterhouse said in previous interviews that they hope to get a building permit by the first of the year and finish construction by 2008.

Great news for Boise. Those are damn tall condo units, 31 floors/460 ft? That's more like the ratio for an office tower. Glad you are getting a tall one

The Boise Place website says its going to be 34 floors, so that would change that ratio a bit.

Conditions? The beloved D&R Committee probably thinks the building is the wrong color (read: it doesn't blend in with surrounding buildings) and the windows are too large! Surprised they didn't think it was too tall!:koko:
Let's hope these "conditions" don't kill this project!:hell:

They'll probably hoist the tower crane as they build, or possibly stage one on the top of the adjacent garage like they will be for the Aspen... I just dont see that site having enough room otherwise. Staging this project is also going to be a pain in the ass, I bet theyll take a lane on both Main and 8th for equip., or again use some of the top floor of the garage.

Has the magnitude of this building really set in with the Boise locals yet?
This building will be 160' taller than the previous Boise Tower. You all know we would be excited to just get another 160' building. Also, this building will be 193' taller than our current tallest! Do you realize that we only have three buildings in Boise that exceed that height! This building (IMO) is an absolute statement for Boise, an exclamation point if I may.

Can anyone of us honestly say we thought we would be getting something like this so soon? Didn't think so. :D

I have a question, this Tower is going to be 34 Storys @ 460' tall? That is tasty btw, but my question is how tall is Boise's current tallest? Boise's current tallest is 267'.
You could almost stack the first (267') and second (206') current tallest buildings to equal (473') this new tower, just 13' difference.
It's not going to be lonely; it's just going to stand proud like a sentinel. ;)

I'm not taking jabs at Boise.... A new tallest for downtown is always exciting for a city. But not always is a downtowns health decided on a new tallest building. We have many exciting projects coming online in the next 5 years down here in Downtown SLC...
12 new towers over 10 stories...
1. Hamilton Partners Tower -21 floors 300'+
2. World Trade Center Plaza -30 floors
3. RDA land on 250 S. State-17 floors 170'(could be a twinned tower mixed use development)
4. US Courthouse complex -11-12 floors
5. Mixed use project tower 1 400 south state St.-floors unknown but will be over 10.
6. Mixed use project tower 2 400 south state St.-floors unknown but will be over 10.
7. City Creek center condo tower no. 1 -26 floors 315' 122 units
8. City Creek center condo tower no. 2 -10 floors 124' 12 units
9. City Creek Center condo tower no. 3 -34 floors 400' 200 units
10. City Creek Center mixed use tower -375'+
11. City Creek center condo tower no. 4 20+ floors 375'
12. City Creek center office tower -20 floors+ over 300'+
Downtown SLC also has some decent infill projects in the 8-7 story range.
1. Gateway office tower 1 -8 floors
2. Gateway Office Tower 2 -8 floors
3. City Creek Condo tower 1 -8 floors 48 units 120'
4 City Creek Condo tower 2 -8 floors 27 units 120'
5. Broadway lofts -8 floors 68 units
6. Metro Park Lofts -8 floors 108 units
7. The Metro Condominiums -7 floors 120 units
there are currently 4,000 residential units u/c or in the planning phases right now in Downtown Salt Lake.
we are also seeing some growth in South Salt Lake (which is about 2 miles south of downtown SLC. The $350 million to $400 million mixed-use project, Market Station, would feature 15-17 buildings, some up to 11 stories high, with hundreds of thousands of square feet of retail space and 600 residential units. This is part of the Transit orientated developement. There are great possiblities for development along the trax lines here in SLC. We are seeing many new developments popping up along the lines. I hope Boise gets one soon.It would be wise to make an investment like that before traffic gets too snarled. Also, it brings great growth.
Well, Don't think I am taking a jab at you boise forumers. I just dont want you to think that we are completely dead down here in SLC.

it's funny cause it's ironic humor.. in no way would I say that SLC and Boise skylines are on the same level.. SLC is on it's own level, way below Denver and above Boise.. Boise is to SLC as SLC is to Denver as far as skyline is concerned.. anyhoo, SLC's skyline does need to improve for a metro of 2 mill, but we are well on our way.. still jealous of the boise tower

Exactly...I think wrendog understands my point (sort of). (Maybe we could gang up on Phoenix and compare sagebrush to cacti :haha: There I go again, exposing my dry humor, no pun intended...if you get it. :sly: )
Nice post Viperlord but you also make my point of taking everything so seriously. Why not rib/jab at Boise as long as it's in "good humor". We know good things are happening in SLC. Personally, I enjoy going to Salt Lake (except for the long drive). I wish you SLCer's (and other Mountain West cities as well) would start a thread that has a current list of projects in the first post like the Boise Projects Thread. It really helps in keeping tabs on what's going on in all the Mountain West cities, I try to follow threads but my memory just isn't what it used to be.
I also don't think GeorgeLV is an ass Wasatch_One. Maybe he is trying to stir the pot but you guys are so willing to bite. Lighten-up. He just made what I considered to be a funny statement not a factual one.

While Chase at 483 is our tallest, we have almost 25 buildings taller than Boise's current tallest, not including 2 more that are currently U/C. Also, we have about as many 360-658 footers proposed as Boise has total buildings downtown right now. Boise is a much smaller city though so it's really not fair to compare the two. Tempe would be a good city to compare with Boise.

I have BlackHawk CO, that is only a short 45min trip from my house and although the gaming is "lighter" I like it because it's not open 24/7 and that way your not sitting there drunk on a stool spending all your damn money until the next morning. btw I have done that before in Vegas stupid Mirage! Anyway it's alot smaller not chaotic like Vegas can be, and there is NO SMUTT being distributed on the streets. It's actaully alot of fun... And is growing fast! There is a 33 Story Hotel going up right now for the AmeriStar Hotel/Casino, and I believe with a Democratic Governor in office for Colorado right now the chances of our gaming Cities becoming better is a sure thing...
One thing I truely cannot understand is how so many people have made Vegas thier home over the past decade??? I just don't get it? It's a desert wasteland IMHO. I mean if you were to take away all the strip and lights and glitter I bet all you find along I-15 running through there is a few trailer/mobile home parks and a run down rinky dink town. I have seen indian reservations that are set on better land than Vegas. :yuck:

I haven't heard anything in the news lately, but the last article I read about the tower is that the CCDC is hoping for construction to start this month. Maybe we will hear some updates since the holidays are over.
Maybe BoisePlaceDweller has some info.

If you have time, a long (very very long) read about how Boise Place grew to 34 (actually 35) floors and a height of 460'. What I have read so far I found to be quite interesting.

OK, so this report is 2 months old, about the last time there was any news whatsoever about this project. The question is, since this is Boise we are talking about, what is being done behind the scenes to scuttle this project?
Sorry, but this glass-half-full guy is losing patience and faith. WTF CCDC, DRC, etc........ :hell: :hell: :hell: :hell:

interesting read. seems like the city is genuinely excited about the project (though there were a lot of comments about the building's size).
the minutes ended kind of abruptly, though, as the developer was going through his list of "issues" that needed to be addressed. i wondered how that meeting ended up two months ago, and what's been done since then?
i haven't seen any upcoming meeting on the city website, either.
very frustrating to me, too.

I have heard insider info that said the developer is waiting for the Crane which is currently being used at another site (Where this other site is I am not sure). The crane is supposed to be transported in to Boise soon.
So, maybe this is positive news???

What is it about the City Of Boise getting big projects moved along? It is crazy! And frustrating.
Seems to me sometimes this city is still kind of stuck on trying to stay a small city.

Good one;) I should have specified that the infamous crane is somewhere else here in the Northwest. Considering how tall Boise Place will be I would assume the crane is in Seattle, Portland?
Speaking of cranes, the old Boise Tower crane was taken away to the Seattle area (I think) for a building there. Maybe this is the same one:sly:

This new tower has got to be the best looking proposed tower in all of the threads in this Mountain West forum. Beautiful city, beautiful mountain backdrop, a real river, and beautiful new sleek towers on the way to accompany the historic structures downtown. Gotta love this place.
