Zagreb City Center

The project is located close to the city center, next to the river Sava, which divides the historic center from the new part of town. The site is also parallel to the main highway leading to the Croatian coast. There are 1.2 million residents living and working within a 20-minute drive-time radius of the project.


Zagreb City Center is located on a site totalling 20 hectares and it will be one of the largest regional, enclosed shopping and entertainment center in Croatia. The project will be developed in three phases with total Gross Leas able Area (GLA) of 100,000 m². Phase I will comprise of an ultra-modern shopping center with GLA of 50,000 m² and will host over 200 retail outlets with a 11,000 m² Ipercoop hypermarket. Parking for the center will be underground and on-grade with plans for over 2,800 parking spaces. Construction is planned to commence in 2007 and Phase I is expected to be completed by the end of 2008.

Interesting project in a pipeline is a 20 story tower and conference center proposed adjacent to 5* Hotel Westin.

28000sqm Tower will be 85m high with conference hall (3500 seats) adjacent to the tower and underground parking garage for about 500-550 cars. Whole project is set to cost about 180 million euros.

If whole project gets a go ahead Croatian Railways plan to build new railways station nearby the new conference center.

impressive indoor sports hall is planed, 5-10 000 seat hall is planed to be built for 2009 World Handball Cup which is going to be held in Zagreb.

Zagreb Metro:

City Authorities announced plan for new Metro System consisting of 4-5 metro lines. Phase 1 of the new metro is going to be 22.7km long, of, of these 10km underground.

New Metro system will be based on light rail PTN system currently in use in Vancouver, San Francisco or Singapore, but full metro system is also a possibility.

5 Lines proposed are west east 12.5km line, North-South 12km line and 3 adjacent lines.

22.7km phase 1 Metro should be completed by 2012, Phase 2 will be add additional 10km and be completed by 2015, Phase or line 3 will be 17km long and should be done by 2020, line 4 by 2024 and line 5 by 2028.

Once Zagreb metro is system fully completed, should have 25km of underground and 55km overground lines, cost of entire system will be in region of 5.5 billion Euro but over 20 years should be affordable system to build...

New Zagreb Airport

Zagreb is to get state of the art airport terminal sometimes by 2011.

65600sqm terminal is expected to cost 158 million euro. Under phase one, terminal will have 12 skybridges or jet ways and this might increase to 18-22 jetways under planed expansion.

Second 3.5km runway new ATC tower are to be constructed as well. Total investment in to phase 1 is 212 million Euro (327 million U$) With final phase total investment in to the airport should total 1.8 billion Euro.

Dinamo Stadium.

Once completed Stadium capacity is going to be 50-55 000 spectators. Stadium will feature sliding roof, so it can host events throughout the year, it will be a 5* stadium, one of 4 - 5* stadiums in Croatia, others being Pljud in Split with 40 000 seats, Rijeka - 32 000 seats and Osijek - 30 000 seats.

Ok, few updates,

It seems Zagreb is going all sporty, major investment in to sport infrastructure, stadium, sport indoor arenas and tennis courts are being planed or built.

Zagreb Dynamo Stadium is being reconstructed, Currently stadium has 38000 seats but after works carried out on the Stadium are completed Dynamo Stadium Capacity should increase to 55 000 seats. Stadium will have massive sliding roof and some other technological innovations.

Stadium aims to achieve 5* ratings so it can host major international football events, Croatia it seems will most likely host Euro 2012 and opening ceremony will be at the new Dinamo Stadium.

Another major sporting event in Zagreb is World’s Handball Championship in 2009, 18800 setter Arena is being planed for this event.

Construction is starting in May, this year and should be completed sometimes in early 2009 just before the Handball Championship, City plans to spend 100 million Euro on the project.

Another major indoor arena is also planed, I am not 100% certain if it is 18000 setters as mentioned by media, or if it will be slightly smaller hall in region of 10-12 000 seats, none the less, Zagreb will get 2 large indoor arenas in short space of time, considering Zagreb already has 2 large indoor arenas, Zagreb Sports Hall which has capacity of 12800 seats and Drazen Petrovic Hall with 5500 seats.

New bridge constructed in Zagreb.

Work on Domovinski Most (Homeland Bridge) was just completed. 880m Bridge is set to be main transport venue in south-east Zagreb. Cost of construction was reported to be 27 million euro. Bridge has 3+3 + 2 Tram lanes.

Zagreb Arena gets new Design, ok, do not ask why and what, I preferred old design which looked more modern and wicked, but hey who am I to judge.

OK this is what I know thus far, It will be massive, LOL :D, max capacity of 25000, Capacity for major sporting events about 15-16000, comes with 1000 parking spaces, and total cost 133million Euro that's like billion USD LOL :D...

OK, very interesting project in Zagreb,
New high rise district is being proposed, district will consist of 20 high rise residential towers, 12-25 floors each overlooking the river and adjacent International Trade fair.

Jewel in the crown if you have it, 140m Office tower overlooking River and in close proximity to Western Business District.

If this gets go ahead it will be largest project in Croatia in recent times, and main office tower would also be tallest in Croatia, although there are more proposals for taller towers this one certainly looks promising.

New shopping center opens in Zagreb.

The mall features 130 shops, 36,500 sq m of gross retail space (26,500 sq m NRA), and some of the biggest names in the fashion world. One of the world's largest fashion retailers, Inditex Group, will open its first Zara and Bershka stores in Croatia. Other international brands include Marks & Spencer, Esprit, Benetton, Calvin Klein, Tommy Hilfiger, Lacoste, Mango, Pirelli, Top Shop, Nike, Adidas, Puma, Deichmann, Bata, Jack & Jones, and Sephora. Avenue Mall will set a new standard for Zagreb's entertainment destinations with a nine- screen Blitz Cinestar multiplex cinema with 1,800 seats. There will also be more than 500 seats in the food court and restaurants, cafés and bars featuring names like Daily New Café, Escobar and Khala.
Vast majority of the leases in Avenue Mall have been concluded for 10 years.

Construction on Sky Office Towers just started, land is being cleared in preparation for constriction of 87m twin towers.

Towers suppose to be completed by the end of 2009.
These are first two towers in series of towers planed in the city, one 185m, 164m and 137m towers are planed as well, 123m tower 123 which just got clearance for construction go-ahead. Total investment in to Sky Office towers exceeds 80 million euros.

The buildings will consist of 6 floors and it will be the main relaxation for judges, more courts etc.

The square will also be opened for public.

That is one lying rendering. Why would there be that many people there in the middle of a sunny day and why would they be so spread out all over the place?
Not really a critique of THIS project, it's pretty much a global standard way of doing architectural renderings that I find a bit dishonest.


Trg Pravde is looking... weird. Isolated from the urban fabric yet set in it. The scale is weird and doesn't connect to the streets at all. The offices in the buildings will probably be great tho and the square relaxing.

BTW, Adjacent to the shopping mall you can see Zagreb Arena (capacity 20-25 000) and latest addition to the shopping mall are two 20-25 floor towers, not sure if they are residential or office, perhaps mix use...

Entire thing is huge, shopping mall itself 120 000 sqm of retail therapy and gross area of 230 000sqm.

Another project in final stages of development, construction should start this summer. Investors are Norwegian-Scandinavian property firm and they also plan to build 164m tower adjacent to this complex, architectural design competition is still on, should be complete by the end of summer.

Another project --- LSP has acquired a 60,000 sqm site for development near the center of Zagreb. It is intended to be developed as a mixed use project consisting of a large shopping center and office space.

Few more pics of Arena Center and 123000sqm mall, construction starts this autumn, and works should be complete by the end of 2011. This will be largest mall in Croatia once completed, although only for a short while as a much larger shopping mall is planed at the outskirts of Zagreb. :)

Not to get all excited, there have been plans for a 50 storey ( 200 meters) business tower to get built in the Ljubljanska avenue by a Split company under the name "Fonem".It will be the tallest building in Croatia and most likely in the whole region once it's completed. It will have a hotel in the lower part of the building with over 250 rooms. The price will move around 100 milion Euros. I think it got approved or something.

This new 50 level tower recieved initial approval by the city government. They are now in the process for the architectural design competition.

Once a developer announces a skyscraper in Zagreb they firstly recieve the initial OK from the city government that the site allows a highrise development and also that the proposed height is within the set cap.

The next step is that the Zagreb Institute of Architects is informed. They then call a design competition. A winning design is then chosen.

Anyway, thats the initial process in a nutshell. :cool:

164m office tower is to be built in Zagreb's business district, wining entry - a 164m Black Monolith, once built (around late 2010) tower will be the tallest office tower in Croatia. Plan calls for a twin tower...

I was just wondering if anyone has a picture of that comunist era building at ban jelacic. I remember they were renovating it last time i was there last year and am very curious to how it turned out. It would be much appreciated.

well i still dont think it fits in with ban jelacic square but its definetly better then it was before.

It would be nice if they could use the historical buildings around ban jelacic as podiums for taller towers. This is my dream as it would make this building aswell as the hotel durbovnik fit in perfectly. thinking abotu zagreb make me want to come back now:redface:

Croatian property and development firm IGH plans to build two office towers in Zagreb's.

82.534sqm project will dominate Zagreb's eastern business district, towers will be 174 and 161m tall with 48 and 38 floors respectively. Additional 37000sqm underground garage is to be build as part of the project which is set to cost in region of 120 million euros.


Entire project is scheduled to be completed before the end of 2012 :tup:

yes, opinions about the tower on Jelacic square are quite different. some people like it, some don't. I personally like it a lot, especially now when renovated :)

not sure, if that's the design, actually I am 100% sure it is not, some journalist used stock photo, and bob's your uncle.

real tower suppose to be 207m and have helipad on top of the roof, 50 floors, if I am not mistaken :)

not entirely sure, could be 15500 seats, 16500 seats, 20 000 seats or more.

Many sources, gets very confusing.

I'd say 15500 seats for Handball event, not sure....

But size wise, its massive, a lot larger than the norm, reason being, hall will be used for many other purposes and events.

Adjacent to Zagreb Arena they going to build massive shopping mall, 180 000sqm, + other infrastructure, including large medical center, The University Hospital (1150 beds) and planed 140m office tower.

for a city of only 800 000, these are massive investments.

Tower 123, is just a proposal, I am not sure if any company or City will take the offer. Now that many more projects are bing built, I really don't know, I really like Tower 123, hope it gets built.

MSU, Modern Arts Musem, almost complete, give a take few months :D

It is the biggest arts project in Croatia in recent time, cost of construction thus far, 90 million USD, Only National University Library was more expensive at 250 million USD. :tup:

i did like the old design aswell but this looks a lot more modern.

Lets hope some more businesses locate around the airport aswell. I could see a nice little airport district emerging in the rural areas.

Adjacent to the airport is a huge residential suburb called "Velika Gorica". Slightly north of this is "Buzin" which is a commercial zone with a few business parks up and running. This area is expected to grow into a large commercial & retail zone. There is an interesting clip on a major project that is planned that will incorporate a transport hub if I can find it to add here. :)

I hope that the Zagreb realize the big projects like Airport and all the nice and high Towers ASAP. It would be sad that Ljubljana (Slovenija) or Belgrad (Serbia) do this before Zagreb. Regards from Italy!

I hope that the Zagreb realize the big projects like Airport and all the nice and high Towers ASAP. It would be sad that Ljubljana (Slovenija) or Belgrad (Serbia) do this before Zagreb. Regards from Italy!

Don't you worry, soon there'll be 160m tower in Zagreb if all goes well that is :D

Monolith tower should get go ahead with in next 6 months, due to current economic crisis project is at the standstill, but as soon as finances are sorted tower should go up like there is nobody's business :D
