Canada. High-rise condo sales hit new record

Sales of highrise condos are stacking up -- the market had its best-ever performance in November, with 2,293 condos sold in the Greater Toronto Area, an increase of 8.4 per cent over the previous year, according to the Building Industry & Land Development Association (BILD). There were also 1,788 single-detached and semi-detached and town house units sold last month. The combined 4,081 units was one per cent higher than sales in November 2009, according to RealNet Canada Inc., BILD's official source. For the year to date, the GTA housing market is ahead of this time last year by 14 per cent.

Ritz: highest-priced condo ever in Quebec

The sale of the penthouse at the Montreal Ritz-Carlton Hotel and Residences might be the highest priced residential transaction ever in Quebec.

But despite selling for $13 million plus taxes, the opulent penthouse at the historic Sherbrooke St. hotel is significantly less expensive than a luxurious unit with similar amenities in Vancouver, or Toronto.

In Toronto's Yorkville district, a 9,000-square-foot penthouse at the Four Seasons hotel and residences -with separate living quarters for staff -is still on the market for a staggering $30 million.

It's the highest-priced condo in the country.

And while condo prices in Montreal are unlikely to catch up to those in Toronto or Vancouver anytime soon, the number of luxury projects here is growing.

Indeed, Sotheby's executive Dave Carson moved from Atlanta to Canada in fall 2009 specifically to develop high-end markets in Quebec and Ontario.

"I think that the interesting thing about Montreal -until recently the $900 to $1,000 a square foot price point was uncommon," said Carson, a vice-president at Sotheby International Realty Canada-Quebec. "That 'shocking price point' is no longer the case. And I suspect that it will only go higher."

So a condo on elegant Sherbrooke St. sells for 13 million while a condo in ugly, pretentious, douchebaggy Yorkville goes unsold for 30 million?

Sorry mate, but if you take issue with my impression of Vancouver as being:

-No Fun City
-overpriced
-green, grey, grim
-condoey

then feel free to convince me otherwise! Based on my last visit however..

Though I do hear that you have mild winters.. (I hear it over and over and over and over... you'd almost think that endless rain is a good thing!)

We lost that moniker during the 2010 olympics. If you weren't here than you have no clue. The IOC actually told the city to tone down the parties.

More of my update of the Eaton Centre Renovation.

For those that don't know the Eaton Centre is in the top tier of Ontario Malls probably preceded by the likes of Yorkdale, Square One or Sherway Gardens. To me I find it's very elegant inside, even though half the people there are gangsters and teenage hoodlums.

All the railings and flooring on these levels need to be replaced with the glass and and flooring of the previous photos.
Still alot of work to be done.

The Eaton Centre was among the first in a new concept of North American Malls, inthat it was built in a downtown centre. Others followed and have tried to duplicate it's success, only a few of those attempts have succeeded.

The Eaton Centre started construction in 1969 and was partially opened from the mid-1970's in stages.

You can see the 1970's mystik in the photo above with the tube railing that gave the Eaton Centre it's distinctive look.

When complete a new look, for a new century. Moving forward into the new age for Downtown Toronto set to take on the other global cities on their turf, of high and low end shopping for young punks - like Shinjuku in Tokyo. Of course those that hate kids, can always go to Yorkville Ginza!

The Aga Khan, head of the world's Ismaili Muslim community, will be in Toronto to break ground on the construction of the Aga Khan Museum for Islamic Art and Culture.

The development includes an Ismaili Centre and a park area on Wynford Drive near the Don Valley Parkway.

The development, which officially launches on Friday afternoon, sits on a 6.8-hectare site and will be completed in 2013. The landscaped park will incorporate a formal garden, reflecting pools and walkways.

The centrepiece of the development will be the 100,000-square-foot Aga Khan Museum, designed by award-winning Japanese architect Fumihiko Maki.

BTW, I do skim through mtlurb.com from time to time (for Caltrane, that would be Montreal's version of urbantoronto.ca) The tower is NOT 132 metres high. It's only estimated at 132 metres high. It's a reasonable estimate for 40 storeys however, even these new renderings are only showing 36 or 37 floors.

It might be that I'm a big patriot, and perhaps many (if not the overwhelming majority of) Canadians are completely apathetic about the country they live in, but we could sorely use many, many more maple leaves incorporated into and attached to structures. I know the goal isn't to mimic the Yanks at every turn, but I really like the fact that many people there rock the American flag in many different capacities. Here, it is chic to rock the flag of every country BUT Canada.

I know the goal isn't to mimic the Yanks at every turn, but I really like the fact that many people there rock the American flag in many different capacities. Here, it is chic to rock the flag of every country BUT Canada.

Come to Ottawa, you'll find leaves everywhere. The recent Rideau Centre renovation (2005?) has tons of leaf references in the lights, railings, floors, as well as their logo:

I like the image of a maple leaf and agree that more buildings etc. should incorporate them into their designs. Though, there's always too much of anything....

Thanks. Already have the heights for these buildings tho from their applications. (Well, not the film board.) Rather side with the application process than some firm's elevation drawings.

The riggers were working in -22C weather 15 - 20 kph winds and snow storm starting. Add to that the light was fading.
Had a hell of a time trying to capture this with the changing light, snow and FN cold.
Even with a Canada Goose jacket on it was cold. Plus batteries only last so long in the cold.

Construction nears the top floor of the new office building at 18 York Street in Toronto, Ont.

EllisDon Corp. is construction manager and Pivotal Projects Inc. is project manager for the 26-storey office with three levels below-grade parking and ground floor retail space. Great West Life Realty Advisors are the owners and completion has been scheduled for the end of 2011. The office was designed by KPMB Architects.

Owner/developer Monarch Corp. has occupancy scheduled to begin in early 2012. The work includes a 39-storey tower with over 400 units, a three-storey podium with retail, recreation facilities and five levels of underground parking.
The project was designed by Graziani + Corazza Architects Inc. Consultants are Stephenson Engineering Ltd. (structural) and Smith and Andersen Consulting Engineering. The Southcore Financial Centre is a three building project located on the north side of Bremner Blvd between York and Simcoe Street. The first phase is the 26 storey PricewaterhouseCoopers Tower. This building is being followed by a 30 storey office building along with a 45 storey Delta Hotel.

Here we see 18 York, PWC's address, nearing completion. Work has begun on the glass extension that will rise above the roof line.

Thompson Hotels: Last June, the New-York based boutique hotel chain opened its 102-room in Toronto's art and design district. It's the chain's first international location. Expect plenty of art, and a good location to experience the city's nightlife and cuisine. The rooftop has a hip bar lounge, swimming pool with private cabanas and great views of Toronto's skyline and lakefront.

Le Germain Maple Leaf Square: Last November, this hotel opened adjacent to the major-league sports venue, Air Canada Centre. It's an eight-story luxury boutique hotel with modern décor and high-tech amenities in its 171 guest rooms.

Shangri-La: The luxury chain well known in Asia in 2012 will open a 220-room hotel that occupies 17 floors of a 65-story tower.

Four Seasons: Farther out - expect a 2013 opening - Four Seasons is working on opening a new hotel in its headquarter city.

Well guy, you know you have to keep this thread updated with construction updates. We wanna see every detail of that tower. Everyone here knows it will be a sexybeast of a tower.

I'm very excited for Montreal with this tower, I wish it was taller so that it could play with the big boys on the top 30 list. But still, thats why this thread is here, cause there are other projects we wanna see and this is one of them.
