I went downtown walking Monday. I couldn't believe how much renovation is going on. Nearly every building I walked by was being worked on or has already been redone.I was down there last night for Mardi Gras, and it IS looking good down there. It has come a long way since the first time I visited the city back in 92. BTW, The RSA Tower was looking really nice in its Mardi Gras colors. That had it changing back and forth between purple, green, and gold. :tup:

we are dealing with our own issue of a developer not following our smart code or master plan except that our developer is RSA and the won't even sit down at a meeting to discuss other options. glad to see yall were successful. we would love some help up here to get this building stopped. any letters, emails, or other correspondence you could send to the governor, the Montgomery Advertiser, or Mayor Bobby Bright would be appreciated. The building is a giant 12 story office complex just outside the state capital grounds that will destroy the view from the bottom of Dexter Avenue. check out the montgomery thread for more details.

that's my question. we have asked numerous times for them to sit and talk with us to come up with a better plan for their building but they have been unwilling to listen. part of the reason for the site is there is a building there that RSA was asked to "save" so they decided to save it by building a 12 story building on top of it and encasing it in glass. they are not willing to listen to smart code building ideas that would actually help everyone, including myself, who have property downtown. if they would look at building something that had more street interaction, something smaller, or even just make a few changes to the existing plan it would be great but we are being stone walled. absolute power corrupts absolutely as they say. RSA feels invincible.

and you can have her. so far none of the RSA investments made in here have contributed to a revitalized downtown, unless you consider a 9-5 office park part of that solution.

I feel your pain. Mobile suffered through some bad decision making in the years prior to Mayor Dow's arrival. Thankfully we have found a better way in doing things. As far as this new RSA development in Montgomery, I will try to educate myself more intimately on this subject as decisions like this make or break a city's collective heart. Is there any mixed ground level development in connection to this, or is purely a business park?

it is following the same pattern as all of RSA's investments in downtown montgomery, suburban building in an urban setting. the consolation is a small park to one side but as i look at the plans it is mostly concrete and will be fully landscaped as a garden more than a true greenspace. the problems with the building are numerous but the greatest is the height and footprint on Dexter avenue. the building exceeds our unanimously adopted master plan height restriction by 6 stories. the facade on dexter avenue is an all glass wall encasing the judicial building built in 1926. on monroe street it is a 30 foot high concrete wall with one penetration for the entrance to the parking. as most of their buildings down here, i am sure it will have its own cafeteria on the inside and therefore will not require the employees working there to ever have to leave to interact with the street and with no services on the street level it will most likely not draw anyone into the building from the street. i have lived in montgomery for 5 years and i have only been into an RSA building one time and that was only because i was invited to the capital city club at the top of the tower.
There are numerous other problems out there as well. many of them can be found in the montgomery thread on here and numerous other sites like dailysprawl.blogspot.com.
we need some help with this problem. this isn't just our street, but i truly feel this is the most important street in Montgomery and we don't need to sell out because RSA has lots of money. thanks for your interest. feel free to message me with any more questions, i will try to keep updated on here as well.

According to todays PR, the Kress Building has been sold, but there was no mention about future plans for the building. The building has multiple entrances, two of which are on Dauphin and Royal streets. Hopefully we will here about some plans soon.

Their website is really great. I was actually a little dissapointed about this project because a museum about container ships sounded pretty boring to me, but the website got me excited about this thing. It looks like it will be a nice facility and if nothing else it provides citizens with more access to the waterfront.

Also another cool article about a dveloper who bought and renovated some historic Victorian homes in the Leinkauf Historic District. He bought one for 100k and it is now listed for around 400k. Mobilians need to make it a priority to save as many of these historic homes as possible.

Mobile Regional Airport is finally in Mobile. The city annexed it yesterday. Not only does it extend police/fire jurisdiction and planning authority, but it also brings in revenue. All buisnesses on airport property (food vendors, rental cars, etc) pay the full 9% and people in the exteneded fire/polic area pay into it now also.

...and Village of Springhill begins trying to talk the city into their needed zonings and requirements. The city council is concerned about traffic and parking problems. They basically say in the article," Well if you don't give people plenty of parkink spaces everywhere then you are just going to decrease business which will take away from city revenue." I don't think they get it. Im pretty sure downtown Homewood, Downtown Auburn, and the Mountain Brook Villages do not have any problem with business because there is on limted on street parking and the businesses abut the sidewalk. This concept they are trying to create conveys a very trendy atmosphere, and it draws people, regardless of traffic/parking. I already get the feeling that this will not be done as well as it could be. Hopefully the council will come around. Maybe the council needs to be taken to some places that have these walkable neighborhoods and see just how popular/profitable they are.

An article in Forbes Magazine published today cites a source that states the Mobile GMP (gross metropolitan product) will grow by 34% between now and 2012. The largest growth in the nation out of all metros.
"It's no secret that the Southeast and Western United States are booming. The costs of living and doing business there are often cheaper there than in big coastal cities. But where and how much those cities are thriving might surprise you. Take Alabama. The state has some of the fastest growing metro areas in the country, including Mobile, which is projected to have the greatest change in "gross metropolitan product (GMP)," 34% between 2007-2012, according to research forecasts done for us by Moody's Economy.com."

The one thing I object to is the placement of Mobile in the small metro areas when they describe large metro areas as metros larger than 528,000 people. If they included Mobile's "real" (it's in quotes because any reasonable person would include more than just Mobile county in the metro) metro area population, it would be placed in the upper echelon.

Urban planners are hitting the streets this week, starting work on a 10-year plan to transform 9.9 square miles of downtown Mobile into a great place to live, work and play.
"We will have initiatives that can be done in 10 years and list how to implement and fund them -- from the private or public sector," said Keith Weaver, an associate principal of urban planning firm EDSA's Baltimore, Md., office.
The city's last master plan was done in 1996 and is outdated, Mayor Sam Jones told a crowd of business owners and city workers who attended Breakfast with the Mayor on Wednesday at the Mobile Museum of Art.
"Developers and property owners are constantly asking us, 'What is the city's plan?,'" Jones said. "It's critical that we do it now with so much going on in our city."
The city earlier this month hired EDSA, a worldwide urban planning, landscape
architectural and graphic design firm, to devise "A New Plan for Old Mobile."
The firm, which has more than 220 employees working in four U.S. locations and an office in Beijing, is being paid $300,000. Completion is scheduled for September, according to Weaver.
The new master plan will cover an area triple the size of the 1996 plan, Weaver said.
It is bordered on the east by the Mobile River, the south by Interstate 10 and Duval Street, the west by Houston Street and the north by Three Mile Creek and the neighborhoods north of Martin Luther King Jr. Avenue.
A team of people versed in historic preservation, real estate and economic and community planning will design a strategy intended to stimulate economic growth, determine the type of houses needed to attract residents and suggest new attractions that could be added to the downtown mix, according to Weaver.
The Mobile-based engineering firm Volkert & Associates will tackle traffic, parking and infrastructure.
The planners will work with community action groups, businesses and property owners, Weaver said, and host public meetings in March, May and August.
"Public participation is integral to everything we do with urban design," Weaver said.
A new master plan developed by the nonprofit Village of Spring Hill, intended to revitalize commercial corridors in that area, could be incorporated into the larger city planning document, where applicable, Weaver said.
"I see them as part of the master plan, and they have set the tone a bit," Weaver said of the nonprofit's initiative, which favors a Main Street concept, similar to that in Fairhope, with shops close to the street.
The Downtown Mobile Alliance contributed $100,000 from its budget to the master plan project, said Elizabeth Sanders, executive director. The nonprofit group promotes downtown development.
"We think of ourselves as a partner," she said.
There should be no duplication in the work being done by her agency and EDSA, according to Sanders.
"We are working on more detailed things, like parking, Water Street gateways and management work on Bienville Square," she said.

Also the completed master plan for the VIllage of Spring Hill is completed. It is kind of lengthy(100pages) but most of it is pictures with a little text. Really interesting stuff in it. If they complete this plan in its entirety Mobile will have a very nice area and people would definitely reconsider moves over the bay.

Mobile is number one, according to Forbes Magazine.
The national publication projects the Mobile area as the fastest growing small metro area between the years 2007 to 2012.
And city leaders say its not just large companies responsible for the growth.
Ed Edwards opened Edwards Glass Studio about a year and a half ago after he and his wife moved to Mobile from California.
Edwards says business has been good, especially this past week.
He says, "I've had a number of customers come in that were here for Mardi Gras and I've been pleasantly surprised."
Mobile Mayor Sam Jones says, "There's no better announcement than to hear that you've been judged to be number one by Forbes Magazine."
And Mayor Jones says small businesses as well as large ones like ThyssenKrupp contribute to growth.
But he says good growth is planned growth, so the city is preparing a new master plan for the years 2008 to 2018.
Mayor Jones says, "It has a vast area, about a ten mile area that we're working, including the downtown area. That plan is extremely important to us especially with all the rapid growth and development downtown. We have to have a blueprint for that."
And Mobile Area Chamber of Commerce officials say they, too, expect the growth cycle to continue.
Leigh Perry-Herndon with the chamber says, "We look at statistically what our numbers are looking like in terms of new business licenses and you're consistently seeing between 200 and 300 new business licenses in the city of Mobile."

I know I have a right to state an opinion, and I also have a right to get upset when a threat is made towards me, but I don't have the right to let my anger overrun me to the point that I use filthy language, and to the point that it takes the thread off course. It's not fair to the other posters. I just needed to get that off of my chest. I will try to use my words a little more carefully from now on so nobody won't take what I say the wrong way. No, threats aren't right, but I've been around long enough to know that some people will get bent out of shape over little things. Again, I'm sorry, and back to the thread.

In case you guys didnt catch the article, ABC's Extreme Makeover: Home Edition is building a home for a Mobile Resident off of Sage Avenue between Dauphin and Airport. Pretty cool. I was in town for the day apartment hunting and we drove down Sage. They have the cops blocking all the roads off of Sage and Emogene back to the street the house is on. I wish we had time to see the site or help out, but we were just down for the day. Maybe a new home like this will reinvigorate the neighborhood.

I talked to a guy today who knows the couple getting the new house. He said they are salt-of-the-earth people who would lend a helping hand to anyone in need. I'm glad they are getting the new home. He couldn't say enough good things about them.

The police give an estimate of about 117,000 but I think that only includes route A because that was the estimate before the MAGMA parade, which is the only parade for many people. The city really needs to have someone who really estimates how many people so that we could know how many actually come, instead of relying on the police whose hands are already full.

No wonder it seemed to be much more than what they claim.
I'm just curious, for those who went, what did you bring home ? I for one made off with 8 Medallions, 239 Doubloons, a pair of beads with a crawdad on it, what looks like a doubloon on a necklace that lights up, an unopened bag of giant beads, plenty of smaller beads, plenty of cups, frisbees, a football, several stuffed animals for my daughter, an unopened bag with several bags of candy in it, and other assorted items. I gave away a lot of doubloons and a couple of my medallions, which left me with 148 doubloons and 6 medallions. All in all I made off with some pretty good loot.:) :banana:
If they do as they've done for the past few years, you can trade a grocery-store bag full of beads for a dozen hot Krispy-Kremes :)

Commuters that usually travel along Water Street in downtown Mobile may have to find an alternate route Thursday. That's because the road will be closed to accommodate work being done on the Renaissance Riverview Hotel. The hotel is having a tower structure and spire added atop the building.
Water Street is expected to be closed most of the day Thursday starting at 12 O'Clock in the morning.
The acutal spire will be placed on top in about a week. When the work is complete it will resemble the top of the RSA Tower, with identical lights to match.
My guess about the dueling light shows was right.

Certainly the reality of this spire sitting on top of the building is leaps and bounds better than original sketches.
Good stuff.
By the way, I stayed in that hotel over Mardi Gras and had a great stay. The staff is great, the rooms are much improved, and the hotel was 100% full. The one complaint (and this has been noted by the Press-Register) is that the train track operators need to enforce a quiet zone through downtown past Water Street as the trains are routinely and quite intensely sounding their horns.

At least they're putting setbacks. I thought it would just be a crown sitting on an oddly-shaped building. Spire installation will happen Saturday morning.

Sheesh ... As much as I'm all for renovations & remodeling to enhance a city's appearance, this just does not agree with me, IMO. I hope it'll prove to look better than I thought.

I kinda like it. I saw it today in person with the spire on top....it looks nice from eastbound I-10 near the Water Street exit. Can't wait to see it with the lighting...

rode down there today , looks great! .............At alot of different angles , i can t tell which one is tallest.AmSouth or the Riverview. The crown added is supposed to be 150ft. which the Press Register quoted a few months back. News15 had it at 125ft. Skyscraperpage's diagram shows the hotel at 377ft.
...527FT or 502ft ?... I cant see it ?

hey guys, long time no see! i actually haven't gone anywhere, i've been creeping on the forum all along. i just haven't posted in a while. i hate that i'm missing the riverview developments, but i appreciate the photo updates. y'all keep up the good work. i think the crown looks pretty snazzy, and the nighttime lighting will undoubtedly help. if anyone can post some more pics of this or the holiday inn construction, i would be eternally grateful. i'll be back in the mob at the end of february to see all this for myself, but things are looking pretty good. i was in town over christmas, and i was most impressed by all the street-level/lowrise renovation. for example, that ugly building at conti and st. emanuel with the two columns on the corner entrance really blossomed over a period of a few months. being away for a short time, i was amazed at how much has changed! i've never been more proud of my city. again, y'all keep up the good work, especially for those of us who are far away and starved for new info/pictures (and a little homesick).

A gated community fourteen miles south of downtown. Not exactly helping to build density in the older part of town, is it? Oh well. I guess you can't have too many first-class neighborhoods. :)

Yep, gotta be talking about the Admiral Semmes Hotel. I know they were going to add a bunch of rooms and I could not figure where they would fit it in. What part of land do they own? Is it directly behind the hotel?
I saw the crown yesterday on the Riverview and it looks very nice to me.
The Hampton Inn construction is going along rather well it seems. Looks like they are on or close to starting the third floor.
Did anybody with AOL see the article about 12 cruise ports that may be closer to people than Miami? Mobile was listed in the article as one of the twelve. Nothing like more good publicity.

The company(Cowart Hospitalty) that is building the Hampton Inn on Royal Street, Has Bought a Half a block next to the Parking Garage(sp? its late) on the corner of Royal and St Louis Streets. In addition they are leasing two other lots next to it. Hope they have some big plans for this prime Real Estate.
2) Here is your homework for the day ! ....(251-438-4000) Ive left messages and neaux response. When calling the Riverview on the height of the HOTEL with the addition to the crown. The info im getting on the internet, that this might be the second or 3rd tallest building in the Heart of Dixie:tup:
3) Ok... as I reported last night on the top secret news, The plans are in the works and hopefully ground breaking on the Hotel Tower by the summer!

Also, I've heard rumblings of Frontier Airlines service to Denver from Mobile. If this were to happen, I think you would see 2x Embraer 175 service to Denver. Baton Rouge has Frontier (I haven't been able to use them, however), but I feel they are doing moderately well over here.

Frontier announced that they were pulling the plug on BTR later this year. I think that MOB could really support the service to DEN. It is the highest yielding airport of the Gulf Coast, and has responded well to increased western service (AA has grown from four flights to ten since they came, and CO has done exceptional since they increased the capacity that DL pulled after Katrina.) Plus, Frontier is a low-fare carrier. If Mobile could make this work, it would bode well for future service, as airline planners still remember the AirTran and Mobile fiasco.

The problem, Hodas said, was that most local fliers don’t travel past Denver, which is how discount airlines typically make money.
“The traffic to Denver is pretty good, but for the routes to be successful, we’ve got to get a mix,” he said. “We just weren’t seeing that."...When the city began negotiating with Frontier in 2005, oil was around $65 a barrel. Since then, prices have risen to near $100 a barrel."
