And still after all these developments in the city, the transportation is still a big problem in this city. As per the traffic density, kochi should be having 8-lane traffic.............And wat happened to the second phase of Airport Seaport Road.....Still in papers huh! Kochi should have a proper transportation system, including better highways, better signals etc.

As a result of rapid growth in the city of Cochin there arises the need for better roads, flyovers, bridges, railway tracks or transport infrastructure in and around the city of Cochin. A separate company called CTIL or Cochin Transport Infrastructure should be created to implement, finance and adress theese needs.

I would favor a grid system of highways that would include the NH49, the NH47, the SH16, the SH1 and a few more additional ones in the middle of this (similar to the seaport-airport)...

... and your idea of creating a business district is very good - that is very important if they want to take Kochi to the next level.

Obviously... Choice holds lots of land in this area, so it was easy for them to
add land. The project is almost fully sold out. All the floors above 22nd sold out when I enquired 5 months
back. So where is the need for an advertisement :)

The 40 floor Choice Paradise is already under construction - contractors are Kunnel group.

This is purely sold based on word of mouth publicity . Thats proves the boom in Commercial Capital of Kerala .

I have heard that some other builders have bought land near this . The name I heard is Puravankara , though not sure . Ofcourse once a 40 Floor building comes up , The whole locality will change. It is scheduled to complete in Mid 2009. The tallest of its kind in Kerala . But I guess one of the Twin Towers of Jade Heights by Mir Group will complete before Choice. A cool 32 Storied Twin towers. There is another one Oceanus Maple 35 Storied at Edapally , where is Kochi heading with those big bang projects. People in Kochi seems to enjoy highrise towers most .

Trichur is the only City in Kerala which will come some where near with 25 storied prestigious project by Sobha.

Choice will be the second tallest skyscraper in South India. All the 40
floors are under construction. It has 30 floors with 7100 sqft and 6 floors
with 5300 sq ft, apart from non-residential floors. This adds up to
30 x 7100 + 6 x 5300 ~ 247000 sq ft which is exactly the space
mentioned by Kunnel construction website. (The number of floors is wrongly
entered as 9 there :) )

The rendering of the project has a boat sailing in front of the flat, so i think they are building thier second flat in Marine drive after Purva Grandbay.

[/QUOTE]A peek into future
Wednesday November 7 2007 05:47 IST
KOCHI: Kochi is turning into a bubbly city with a skyline that has changed dramatically over the last few years. A developing centre of information technology, tourism and international trade, the commercial hub of Kerala is counted among the fastest growing second-tier metros in India.

A number of projects have been chalked out for the city’s development. This website's newspaper takes a peek into six developmental projects that will give the city a facelift.

Smart City

The project which is termed as a pivot for the development of the entire state has finally overcome all hurdles and the foundation stone laying of the project is slated for November 16. The land acquisition is almost complete and the district authorities are all set to hand over the entire 246 acres needed for the project to TECOM. The Rs 15 billion Smart City project is expected to generate direct employment for 90,000 people and related jobs for double the number.

Vallarpadom terminal

Vallarpadom International Container Transshipment Terminal at Vypeen, the completion of which is expected in 2009, has gained momentum with road connectivity projects getting underway. Once the Rs 2,118 crore project is completed, Kochi is expected to take over Colombo’s position in the international shipping map. The district authorities have expedited the land acquisition for the rail connectivity project and Railways is all set to begin the work soon. However, dredging of the shipping channel, another pre-requisite for the terminal, is yet to begin.

Cruise terminal

Kochi will be the hub of international cruising with the setting up of the first ever international cruise terminal in the country. The terminal will have five star facilities including a public plaza, immigration halls to shopping malls, trade centre, food plaza, ayurvedic spa and even a star hotel attached to it.

The Cochin Port Trust has earmarked 12 hectares of land near the Port Guest House with the possibility of more land in the vicinity for this project, plus a deep water front to make the jetty. The ambitious Rs 500-crore mega project is envisaged as a public private partnership (PPP) venture. It is expected to be completed by 2009 by a consortium of Transystems of USA, Virginia and Mir Projects and Consultants Pvt Ltd of India.

SPM project

The single point mooring (SPM), the crude oil receipt system being installed by the BPCL-Kochi Refinery, is nearing completion. Though almost all work has been completed, the buoy has not been installed due to rain and rough seas. The project is expected to be commissioned in December.

It has been estimated that the company can save Rs 200 crore per annum when the SPM is operational. At present KRL imports crude oil from Bombay High and from other countries through Cochin Port using limited capacity tankers which make transportation expensive. Besides, KRL is on a growth path with plans to expand its capacity from 7.5 million tonne per annum (mtpa) to 9.5 mtpa

Metro Rail

This is a project which has been in the air for the last 10 years. The Kochi Metro Rail Project is the only solution to the traffic congestion in the city. The 25-km project is proposed to start from Aluva and go through Kalamassery, Edappally and Palarivattom to Kaloor, and from MG Road via Madhava Pharmacy Junction, Kadavanthra and Pettah to Tripunithura.

Estimated to begin with an initial budget of Rs 2000 crore, around 25 acres of land including 10 acres of private land will be taken over for it. Even though there are protests against the Kochi metro from various quarters, it’s expected that the project will take off in six months and will be completed in a three-year period.

LNG terminal

The work of Rs 2,500 million tonne Petronet LNG terminal is expected to start this year at Puthuvypeen Island. It is the first terminal to be located in a major port. The Union Ministry of Shipping and the Cochin Port Trust have cleared the concession agreement (including tariffs to be charged towards pilotage, wharfage and other support services). The LNG will help in making FACT profitable with the production of ammonia and expansion projects of Kayamkulam NTPC. The project is expected to be completed by 2011.

Council approves Rs. 24.80-crore projects

KOCHI: The Kochi Corporation Council has approved projects worth Rs.24.80 crore that will be implemented during the current fiscal.

The projects will be presented at the District Planning Committee on Thursday for final approval.

Last month, the council had approved projects worth Rs. 20.99 crore.

However, the project estimate was revised taking into account nearly Rs. 4 crore spillover funds of projects that could not be completed during the last fiscal.

The major share of the funds will go for the projects in production, service, transport segments and projects to clear water logging in the city. These segments together will get Rs. 17.79 crore.

The share of the solid waste treatment projects will be Rs. 2.19 crore.

Deputy Mayor C.K. Manisankar, councillors T.J. Vinod, V.J. Hycinth and C.K. Gopalan were among those who took part in the discussion.

Noel tower looks close to 30 floors. These big commercial towers sprouting
up all over the city indicates a different level Kochi has risen to. There
is great demand for quality commercial space.

For example, see the 250,000 sq ft Vankarath tower u/c at Palarivattom
NH jn. It is long sold out fully. Interior works are going on now.

No other city or town in Kerala has a 25+ commercial highrise coming up.
There is one residential tower at Calicut which is 25 storey and Sobha city at
Thrissur which is 26 storey. Actually, if you see office spaces, only office
spaces constructed by private sector are in Kochi. In all of Kerala this
type of space is otherwise constructed by govt for its own use.

ET REALTY TAKES A LOOK AT THE TOP 50 RETAIL DESTINATIONS IN THE COUNTRY AND THE OPPORTUNITIES THEY OFFER

India has over 50 cities with a population of more than one million. A recent Jones Lang LaSalle Meghraj report classifies these 50 cities into five categories based on their potential for retail development. The five categories are as follows: maturing cities, transitional cities, highgrowth cities, emerging cities, and nascent cities. Here is a look at what these classifications connote for buyers, retailers, and mall developers.

MATURING CITIES

The two members in this category include, the national capital region of Delhi and Mumbai. Together, these two markets account for 50% of India's organised retailing. By 2008, they are expected to still account for 40% of organised retailing.

According to the JLLM report, growing supply could result in saturation in some pockets of these two markets. Nonetheless, they still offer opportunities to mall developers. One, there is opportunity to develop large one-stop malls that combine retail, entertainment, eating and hotels or service apartments. Two, there are opportunities for developing malls that house only luxury brands. Most luxury brands today operate out of five-star hotels and are on the lookout for space in malls that offer them the appropriate ambience. Three, there is opportunity for developing malls that house hypermarkets. Four, there are opportunities for developing neighbourhood malls. At present, most of the malls are situated in very distant localities and are not accessible to a lot of people. And finally, there will be opportunities for developing malls in the suburbs, where income levels have gone up because many IT/ITES companies have set up base there.

TRANSITIONAL CITIES

These include Bangalore, Kolkata, Hyderabad, Pune, Chennai and Ahmedabad. While the organised retail segment is much smaller in these cities compared to Delhi and Mumbai, they are firmly on the radar screens of retailers and developers because of their large and growing middle class. By 2008, the six markets are expected to account for one-third of India's organised retailing. Retailers are attracted to them because of their vibrant corporate sectors, high economic growth rate, and large middle-class population. Moreover, land and construction costs are much lower here than in Delhi and Mumbai.

As with the maturing cities here too the opportunity lies in developing large one-stop malls, speciality malls, neighbourhood malls and hypermarkets.

HIGH-GROWTH CITIES

This category includes Chandigarh, Jaipur, Ludhiana, Lucknow, Kochi, Surat, and Vadodara. Retailers perceive these cities as the next retail destinations. High income levels and a high level of brand awareness are factors that attract retailers to these destinations. In this category, Ludhiana in Punjab has emerged as the favourite of both retailers and mall developers. Income in these cities are well above the national average and awareness of international brands is high because of the presence of a sizable NRI population.

Most high-growth cities are located in North India, with the exception of Kochi, which has in recent times emerged as the favoured destination of the IT-ITES sector.

EMERGING CITIES

This group consists of 16 cities that are likely to emerge as the growth markets over the next three years. These cities include Amritsar, Indore, Jalandhar, Mangalore, Nasik, Bhubaneshwar, Agra, Vizag, Coimbatore, Nagpur, Kanpur, Goa, Allahabad, Mysore, Jamshedpur, and Thiruvananthapuram. Rising incomes and hence aspiration levels, scarcity of branded stores and growing corporate activity are some of the factors driving the demand for organised retailing in these cities. In many of these cities, ITITES companies are expanding their workforce and this in turn is providing an incentive to organised retailing.

These cities provide property developers with the most interesting opportunities as demand exceeds supply. Some of the cities in this category such as, Amritsar, Agra and Goa are important tourist destinations.

Another significant characteristic of these smaller cities is that their economic growth rate (on a smaller base) is much higher than that of the bigger cities. On account of low property costs, lower salary levels and high brand acceptance, retailers are able to achieve much better margins in these cities. At present, retail formats in these cities are smaller - ranging from one lakh to 1.5 lakh sq ft, compared to five lakh sq ft in the major metros.

NASCENT CITIES

There are 19 cities in this category: Patna, Bhopal, Meerut, Asanol, Varanasi, Kolhapur, Sonepat, Madurai, Rajkot, Jabalpur, Dhanbad, Vijaywada, Srinagar, Panipat, Aurangabad, Solapur, Ranchi, Jodhpur, and Guwhati. At present, income level as well as corporate activity is low in these cities, as is the level of organised retailing. Nonetheless, pioneering retailers and mall developers, who want to profit from the first-mover advantage, have put these cities on their watch list. Already, Pantaloon's Big Bazaar store is present in many of these cities, while developers like Prozone have already forayed into cities like Aurangabad and Rajkot.

It is apparent that organised retailing has a long way to go and opportunities are available to mall developers across the country.

A Mega City project for Cochin City should come somewhere between the muncipalities of North Parur and Kodungaloor where there is alot of potential for future growth and expansion. The promoters of this project should be CIAL(airport company) and CUSAT(university).
It should preferably called CIBER CITY which stand for Cochin Infotech Broadcasting Electronics and Research City. In Ernakulam District it should include parts of Vypeen island,Varapuzha,Puthenvelikara,Chennamangalam,Chengamanad,Manjali,Kottuvaly etc. In Thrissur Dist. it should include the muncipalities of Mala,Azhikode,Eriyad,Karuvapadna,Thekkukara,Muringoor and Kodungaloor muncipalities.
The project envisages a self-contained, hi-tech complex with its own comprehensive infrastructure, including power, expressways, telecom networks, desalination plants, biotech parks, special economic zones (SEZs), IT/Biotech parks, industrial parks, hospitals, educational institutions, hotels and amusement parks.
This proposed city must be 65,000 acres. The first phase 20,000 acres. It should be an ultra modern city built from the ground up. It should be built by a consortium comprising of Limitless LLC,Macquarie Bank of Austrailia,DLF Limited,Singaspore Jurong Corp and Semb Corp , Al Nakheel LLC which is owned by the Dubai goverment and Austrailias Springfield land corporation.
It will become a national centre for IT and supercomputing, biotechnology, artificial intelligence, robotics, high-tech manufacturing industries, export oriented centres, media and telecommunications, tourism and entertainment, medical and health and finance and banking.
The project will provide a platform to 500 companies to establish their branches in every field of manufacturing, travel, commerce, financial services, retailing and transportation. It would provide direct employment to 1.5 million people and indirect employment to another million.
The project will develop a planned city with a population of 3 million people in 15-20 years.
It will become
a national centre for technology and innovations, information technology and supercomputing, hi-tech manufacturing industries, software development, biotechnology, bio-pharmaceuticals, advanced research and development, artificial intelligence, industrial robotics, high-tech manufacturing industries, export-oriented centres, media and telecommunications, education, finance and banking, tourism and entertainment, fine arts, medical and healthcare services.will be world-class and self-contained, with wide, international-quality roads, telecom networks, educational institutions, industrial clusters, hospitals and amusement parks.
It will be world-class and self-contained, with wide, international-quality roads, telecom networks, educational institutions, industrial clusters, hospitals and amusement parks. The project will cover 25,000 acres of land in the first phase and the remaining 40,000 acres in the second phase.
CIBER City will be
a huge, ultra-modern, high-tech mega-'township' SEZ that should
employ over two million people and havefull government backing and legal green lightsand befunded by a very reputable foreign and domestic investors and feature "Worlds Tallest Structures"( more than just one) Springfield Land Corporation which has been actively looking at the growth of India for approximately two years are the designers of the most successful nodal city on the planet, Greater Springfield in Australia. This project if it materializes will benefit the inhabitant of Vypeen Island one of the most economically backward and most densly populated region in Kerala . Cherai beach in Vypeen Island is also the landing point for 2 submarine cables.
Availability of cheap bandwidth through undersea cables and lower operational costs compared to other major cities in India, has been to its advantage.

The University of Cochin was established in 1971 for the specific purpose of the development of higher education with particular emphasis on post graduate studies and research in Applied Science, Technology, Industry and commerce. The University of Cochin was later reorganized as Cochin University of Science and Technology (CUSAT) in February 1986. The University’s basic philosophy and goals find eloquent expression in its coat of arms emblazoning the moto “thejasvi nava dhitamastu” which in essence means may learning illumine us both (the teacher and the taught). Starting from 1996- 97 CUSAT became international in student admissions and faculty exchanges. It is strengthening contacts and collaborative tie ups with international universities and institutions and is in the path of growth as a global centre for generation of new knowledge in frontier areas of learning. CUSAT has entered into academic collaborations and exchange programmes with many notable institutions across USA, Europe, Russia, Japan, France, Korea etc. Much to the delight of its shareholders, the Cochin International Airport Limited (CIAL) has become a ‘zero debt’ (debt-free) company during the financial year 2006-07.The company has registered a gross profit of Rs. 44.4 crore during 2006-07 as against Rs. 38.8 crore in the previous fiscal, thus registering a growth rate of 15 per cent. The net profit rose from Rs. 31.78 crore to Rs. 37. 19 crore. The passenger movement through the airport increased to 26 lakh, a growth of 27 per cent compared to previous fiscal. Flight movement registered a growth of 32 per cent as 31,000 flights used the airport during the period. The income from duty free shop registered a growth rate of 48 per cent, as it rose from Rs. 22 crore to Rs. 32.5 crore. The duty free shop now accounted for 30 per cent of the total income of the airport. The CIAL success story has already become a case
study for professionals at the Harvard School of Economics.
The Sri Lankan government has also approached CIAL to
replicate the Cochin model for them.
Giving a boost to industry-academia joint ventures, Cochin International Airport Ltd (CIAL) will throw open the doors its proposed aviation academy to students of Cochin University of Science and Technology (Cusat) from next academic year.
The aviation academy is part of the Rs.600-crore hangar facility coming up at Nedumbassery. From simulators to machine rooms and lathes, it will have state-of-the-art facilities matching international standards
CIAL and CUSAT with their expertise would be the ideal promoter of the consortium of companies to build this megacity project.
CIBER CITY would also be ideal for those who went overseas to come back to because of all of the modern amenities that it would provide in addition to taking into consideration the number of Keralites working and settled overseas who are longing to come back home. It would be easier for them to readjust coming back to live in a township like this.http://cibercitycochinindia.blogspot.com/

The foundation stone for the Rs.15-billion ($381 million) Smart City project to be built by Dubai Internet City (DIC) will be laid at the site near Kochi this Friday.

Joseph C. Mathew, IT advisor to Kerala Chief Minister V.S. Achuthanandan, told IANS that a high-level delegation from Dubai is arriving for the ceremony.

'DIC officials are now working on the master plan of the project. It would take almost a year for the work to commence on the buildings. First, they will have to build two bridges and then two years from now, the first phase of the project would be ready,' said Mathew.

The project has come under a cloud since former Kerala chief minister Oommen Chandy last Monday asked the state government to come clean on the changes made in the deal.

Brushing aside the charges made by Chandy, Achuthanandan Friday said that the opposition is raking up issues unnecessarily.

'Our agreement with DIC is much better than what they made,' said Achuthanandan.

Chandy, who began discussions with DIC more than three years ago, told IANS that he will not take part in the Friday programme because he has to attend the All India Congress Committee meeting in Delhi.

'I am handing over a letter to Achuthanandan that he should come clean on why he has made many changes after it (the project) was cleared by the cabinet. The government order to this effect indicates that the changes were made because DIC was insisting on it. The people of Kerala wish to know why these changes were made. It is detrimental to the interests of the state,' said Chandy.

State’s first-ever ‘awake valve replacement’
Thursday November 8 2007 07:05 IST

Express News Service

KOCHI: Kerala’s first-ever valve replacement on a conscious patient was performed at Medical Trust Hospital on October 29.

A team of doctors led by cardiac surgeon Dr E V John performed this ‘awake valve replacement.’

Thankachan, 42, was suffering from a critical block of the aortic valve, which had compromised on his heart’s pumping capacity to less than one third.

According to cardiologist Dr Manu Varma, this necessitated a very high risk valve replacement. Full story (http://www.newindpress.com/NewsItems.asp?ID=IEX20071107204420&Page=X&Headline=State%92s+first%2Dever+%91awake+valve+replacement%92&Title=Kochi&Topic=0)

Lots of projects are coming up. who is going to solve the traffic related problems of Kochi? Is there any project related to that?
Any development related to waste management?

Few months back I saw a posting in this forum about digital mapping of M.G road & developing it to international standards. Any one got any idea ?

Hope authorities would take extreme care while handling the real-estate boom in Kakkanad. Road from Palarivattom to Kakkanad should be converted to a 4 lane one. Also we do not want any "stupid development" like what happened in the case of North Over Bridge!

Kochi gears up for Smart City inauguration

Staff Reporter

10,000 people expected to attend the function

Security tightened at the venue

Marketing Director of Tecom to supervise arrangements

KOCHI: “Network of opportunities” – reads a signboard put up on the way leading to the site of the Smart City project.

That pretty much sums up the excitement surrounding the project.

As the day for the stone-laying function of the Smart City project is closing in, preparations have gathered momentum.
45-minute function

Chief Minister V.S. Achuthanandan and Tecom Executive Chairman Ahmad Bin Byat will jointly lay the stone at 11 a.m. on Friday.

The stone-laying function is expected to last about 45 minutes.

A huge pandal and a temporary bridge across Edachira Canal connecting the venue are in the final stages of completion.
IT-related show

A science and IT-related show by Tecom would add charm to the occasion. About 10,000 people are expected to attend the function.

Jazia Mohammed, Marketing Director of Tecom, promoters of the project, reached the city on Tuesday for direct supervision of the preparations.

Tecom has fully taken over the arrangements being made on the venue, District Collector A.P.M. Mohammed Hanish said. Project Director Baju George is expected to reach the city on Tuesday night, he said.

Security has been tightened at the venue in view of the high profile function to be attended by many dignitaries.
Police deployed

A large contingent of police force has been deployed at the venue and surrounding areas, the Collector said.

The district authorities have started sending invitations for the function. “We are inviting people from all of walks of life from across the district. The people to be rehabilitated for the project are also among the invitees,” he said.

New roads, bridges, flyovers to change city's face

--------------------------------------------------------------------------------

Stress on suburban rail, metro rail and waterways as ideal modes of transport
Proposal to convert North and South overbridges to four-lane
Plan to set up an agency to coordinate road development works
--------------------------------------------------------------------------------

KOCHI: Projects costing a total of Rs.3,500 crores have been mooted to construct new roads, bridges and flyovers in Kochi, to streamline traffic and to change the face of the city.

Mayor Mercy Williams has said that a project steering committee has been working on the proposals. Recommendations made by the National Transportation Planning and Research Centre (NATPAC), the Babu Jacob Committee, etc., have been taken into account while coming up with the proposals. "The Babu Jacob Committee has recommended steps to develop 16 road corridors in Kochi. An outer ring road starting from the Marine Drive and passing through Chatiath, Vaduthala, Cheranaloor, Varapuzha, Athani, Edathala, Puthen Cruz and Udayamperoor to reach Kumbalam too has been suggested," she said.

The proposals will be placed before the Union Government to get funds under the Jawaharlal Nehru National Urban Renewal Mission (JNNURM) project. Though no time-frame has been fixed, the projects have been planned to be completed within six years. The nodal agency for the project was constituted just a month back.

"Agencies concerned must make a concerted effort to speed up the works and coordinate with the other agencies. We are also making attempts to bring amendments to relevant building rules so that land acquisition can be carried out sans hassles," Ms. Williams said.

A Greater Cochin Transport Authority has been mooted to coordinate among different departments, so that smooth and safe movement of traffic can be assured. The proposals include optimal use of roads, suburban rail, metro rail and inland waterways to transport passengers and goods. It has been suggested that major roads be reinforced and provision made for rainwater to drain off. Ducts have to be laid to carry cables and pipelines and footpaths constructed over them.

The major road projects include the North-South Ring Road, which starts from Pottakuzhi and extends to K.P. Vallon Road; Goshree-Pachalam Road, widening of Banerjee Road, Vytilla-Thripunithura Road, the road connecting Kaloor-Kadavanthra Road with the KSRTC stand and Bund Road which will run parallel to S.A. Road. The Bund Road will start from the shipyard and end at Thykoodam in the NH bypass.

Among the other roads which have to be developed are the Panampilly Nagar-Konthuruthy stretch, Kumbalanghi-Perumpadaph-Aroor stretch and the stretch which links Rajendra Maidan with the High Court. Flyovers have been suggested at Edapally, Palarivattom, Vytilla, Kundanoor and SN Junction. Rail overbridges have been planned at Atlantis, Vathuruthy, Ponnurunni, Pachalam and Vaduthala. Another recommendation is to convert the rail overbridges at Ernakulam North and South into four-lane.

A mofussil bus stand and boat terminal have been planned at Vytilla. The boat terminal will promote waterways as an ideal mode of fast transport, which will reduce the strain on roads. Bus stands have been planned in major centres in the suburbs.

NATPAC Director T. Elankovan said that both short and long-term schemes would be given shape to, based on field surveys that were being carried out in the city.

An official of the Public Works Department said that it was high time an IAS officer was posted at the helm to coordinate the work among various departments which had a stake in developing road and allied infrastructure.

Plan being prepared as the first step for obtaining financial assistance from the Jawaharlal Nehru National Urban Renewal Mission
GETTING GREENER: The administration plans to incorporate a `green stretch' in the City Development
KOCHI: A 100-acre forest stretch in the city adjoining the Mangalavanam bid sanctuary, which would serve as the green lung of the city; a major drinking water scheme for the city managed by major industrial establishments located here; industry majors and public sector units joining hands to raise the funds for infrastructure development projects. Kochi is dreaming big.

The mini-conference hall at the main office complex of the Kochi Corporation is flooded with ideas, vision statements of various sectors and development proposals in an unprecedented manner. Each and every section of the city stakeholders has a dream about their city. The dreams and aspirations are shared with the civic administrators to be included in a vision document for the city.

It is here that the panel of Corporation officials drawn up for preparing the City Development Plan (CDP) is holding its sitting to listen to the stakeholders.

The team led by Town Planning Officer S. Ajayaghosh, Assistant Executive Engineer Girija Devi are all ears to the suggestions and aspirations of the hundreds of stakeholders.

All the stakeholders of the city could contribute to preparing the city development plan.

The CDP is being prepared in Kochi as the first step for obtaining financial assistance from the Jawaharlal Nehru National Urban Renewal Mission (JNURM) programme. "Any vision and requirement of the city could be included in the City Development Plan. But that should be supported by facts and figures," said A. Jayathilak, Project Director of the Kerala Sustainable Development Project, which is acting as the nodal agency for the JNURM programme.

"Besides other requirements, the Vijayawada city wanted all its parks to be raised to international standards.

Kochi can think of storm water drains for the entire city, bus rapid transport system, exclusive premium mass rapid transport system, and parking plazas.

Any futuristic projects could be included in the CDP," he explained. One of the proposals that have been mooted by a section of the stakeholders is to introduce a city transport system with Air Conditioned mini buses.

Another innovative proposal was to introduce solar boats in the backwaters of the city to ease the city traffic and to make god use of the canal network of the district.

A proposal for converting the Mangalavanam bird sanctuary and its adjoining areas into an eco-friendly green space has received the support of the civic administrators.

The earlier attempts to create an eco-township at areas adjoining Mangalavanam, which was in the possession of Revenue Department, had created a controversy with green activists opposing the proposal.

The city Corporation has plans to convert the area into a green lung of the city and a study in this respect will be entrusted with HUDCO, said E.M. Sunilkumar, Town Planning Standing Committee chairman of the Corporation.

Experts from the Central Marine Fisheries Research Institute, Kochi, suggested that a marine aquarium and museum that gives a comprehensive understanding of the marine ecosystem be set up in Kochi.

The civic administrators are planning in terms of tapping at least Rs.1500 crore from the Jawaharlal Nehru National Urban Renewal Mission.

Urban renewal mission plan for waste management

Aim to make Kochi a clean city by 2012

KOCHI: A draft proposal aimed at making Kochi one of the cleanest cities in the world has been mooted to be included in projects to be taken up with help from the Jawaharlal Nehru National Urban Renewal Mission (JNNURM).

The Rs. 170-crore proposal takes a futuristic approach to management of garbage and automobile and electronic waste. The deadline for making Kochi the cleanest city has been set at 2012. The proposal has been formulated to be included in the City Development Plan being prepared for getting financial assistance from the mission. According to the proposal, a centralised plant for treating waste will be set up at Brahmapuram, where the city corporation plans to set up a solid waste treatment plant. The plan is to integrate the two projects, considering the waste generated in the city and in the limits of 11 civic bodies under the project.

The estimated waste generated in the city is 360 tonnes a day, which the civic body plans to treat at Brahmapuram. Adding the refuse generated in the civic bodies limits would raise the quantity to 600 tonnes.

The new project aims to locally process the waste using vermi-compost and biogas plants. The refuse that cannot be treated so will be transported to Brahmapuram. The Brahmapuram plant will have an installed capacity to process 200 tonnes of waste a day.

User fee for collecting waste has been envisaged in the proposal. Street-side collection of waste will be stopped in a phased manner. Hospitals will be made to pay for the removal of waste from their premises. However, they will be encouraged to set up their own waste treatment systems on individual or collective basis, the proposal says.

There is a suggestion to collect and remove waste from abattoirs, fish markets and eateries on closed vehicles. Once these systems come into place, the open containers put up in the city for collecting waste will be removed. The civic body plans to curb dumping of waste on roads and levy fine from those violating the law. Segregation of waste at the household level, separate collection of hospital waste and utilisation of the Kudumbasree network for waste collection have been mooted in the proposal. The decentralised treatment of waste and waste management at the household level is expected to reduce the waste that come up for treatment at the centralised system.

Superb... ETA star is another Dubai construction major. I will be
interesting to see the quantum of development in Kochi. I'm sure it will
touch 10 million sq ft. Now its really Bang, Chennai, Hyd and then Kochi
for any major tech park developer.

Veegaland also seems to have tech space being developed. Only natural
as they are sandwiched by upcoming worldclass tech parks like Smart City,
Infopark and Unitech.

CSEZ supplies Samosa to Cosmos:)

If KK Pillai has his way, you may soon be able to savour the same brand of samosas that made a trip to outer space. Pillai is the managing director of Nikasu Frozen Foods International which made the snack that astronaut Sunita Williams carried with her to the International Space Station.

Based in the Cochin Special Economic Zone, Nikasu has managed to become the largest supplier of spring rolls and samosas to the US where it retails under the popular Laxmi brand (belonging to distributor House of Spices). In the UK, its products are sold as ‘Taj’ by Solanki Foods and are available at the supermarket chain Tesco.

Kochi gives 50% of Sales Tax in Kerala ,

“If the revenue collection of Ernakulam is improved it will benefit the entire state since 50 percent of the Sales Tax comes from the district, Chief Minister V.S.Achuthanandan has said”.

what it get return from State govt in the form of Infrastructure - “Peanuts” , they are busy widening roads all over kerala , but not in Kochi . Last time when I was at Kochi , it took me cool half hour just to reach from South to Panapilly Nagar . Open the eyes govt babus, and give Kochi the share it deserve, rather than keep on milking it all times.

You are right. State govt must give first priority to Kochi. But road widening
does not progress in Kochi not just because of neglect. Eg. North ROB could
have been widened to four lane long back but the encroachers on wither side
bribed ministers and sabotaged the plan.

There is also problem of land acquisition. eg, in Trivandrum a lot of the
land is with govt and no problem in acquiring. In Kochi most of it is private
land.

In one way, it is a problem of choking with success. As a test case govt
should try to widen Kaloor-Kacheripady - just 1.0 km stretch. You will
see how many vested interests will come into play.

IMO, only way out is to build new roads like Pulleppady-Thammanam,
Vaduthala-Mamangalam, Vallarapadam-Kalamassery. Trade and business
will shift to these locations. This will wean away lot of business from the
existing spots like Kacheripady. This will teach the trader lobby at Kacheripady a lesson and they will concede to widening.

Already its happening, new developments at Edappally and Kakkanad
has no match at Ernakulam. This is due to wide roads and other good
infrastructure available.

Grand mall is not that big. Total built up area is about 220,000 sq ft.
Going by its neighbours Mall O and LuLu it may end up a notch lower.
And there seems to be no multiplex also.

And there seems to be no multiplex also.

You cant have multiplex in all Malls, given the fact that Grand Mall has neighbors such as Lulu and Mall O. What needs to be seen is the Kind of brands it brings. It should target medium segment rather than going for high end costly brands , so that people have a choice when they come to Edapally . Since all these 3 Malls are relatively close to each other . The positioning is what needs to be seen. The target segment should be upper / medium middle class, ideally.

Had it been only Lulu and Mall O , people may find it difficult as its any ones guess what sort of brand Lulu may bring. Grand Mall should be more reachable at least to mid segment. Already Kochi is going to have enough Multiplex , Like Inox, Cinemax, Fame , Satyam , Pyramid, May be they can start thinking of Multiplex in Tripunithura / Kakkanad / Nedumbassery/ area.

This is what I meant. They must position for medium brands.

Elbit Medical Imaging Ltd. (EMITF) and Bangalore based Salarpuria Group have joined hands to develop across six to seven million sq ft of space in Kochi. Both the companies will invest around Rs 1,000 crore over a period of three years.

The companies will float a special purpose vehicle (SPV) to fund capital. However, the senior officials of Salarpuria Group decline to give any further details but confirmed the tie–up.

Elbit Medical made a foray into the Indian realty with a residential project in Pune and a chain of hospitals in Kolkata.

The $300 million Israel based property management firm, in June this year, announced to develop a $180 million mega residential project in Bangalore in collaboration with an Indian developer.

The construction for the recent Rs 1000 crore project would start within a year. The project is scheduled to be over by the next three to five years and possesses the potential to generate sales worth $3 billion.

Pramod

This was posted earlier. Actually we are waiting for the launch. You seem to
have been away from this forum for a while.

I had seen the J&I architect site, the SSP Cochin follows a convention
that nothing below 15 floors need to be posted unless it has some
architectural speciality. So I skipped Konthuruthy apartments. Also I suspect
it has been posted some time back.

Meanwhile I saw a post in a forum called skyscrapercity contending the
claim that Tejomaya has TCS, Arbitron and L&T Infotech as its client.
The contender has nothing special to say, though I have also independently
checked with L&T that is is true.

The Cochin pages in skyscrapercity forum seems to be edited and
manipulated by one of the moderators, so it is not trustworthy.
Already there is a big fight there due to this, that one moderator
hopes that he can make Cochin look like a dull city just by manipulating
Cochin pages in some obscure forum :)
