Cool , DLF , Emaar and what is this Puravankara project at Desam , i guess desam is at Aluva , is it new one?

Not Desam, but Kovilvattom Desam at Kanayannur Taluk - that means
Ernakulam area. Moreover look at survey number - sy no. 843. There is one more project
with same survey number Sy. No. 843 - Puravankara Grand Bay. That suggests
its Marine Drive - So Purva Heavens ? Well, it could also be Purva Oceania
which is close to completion.

"The location promises considerable growth potential and would help us to develop 1.5mn square feet of quality office and residential space in the next 3-4 years," said M.R. Jaishankar, Chairman & MD, Brigade Group.

"This is our first commercial project in Kochi. The work on the project would start in a couple of months and will be completed three years thereafter. The group is also looking at cities like Raipur, Nagpur, Nashik, Dehradun and Kochi to open business hotels. The projects are expected to start operations by 2010.

I dont think its Oceania coz it doesnt have commercial complex . here its mentioned residential cum commercial , My beleif is its Purva Marina / Heavens . I heard that they might name it as Purva Marina or Purva Heavens , lets wait .

That will be a very high scale project with Oberoi group , given the rising interest rates and liquidity crunch , i doubt when these big ticket projects will take off .. All the realty players have taken a hit .. it will be amazing if they launch this project in next 1 month or two.

Its interesting to note that Stadium has 4-lanes behind it but Thamanam-Pulleppady 4-lane is still
not complete. Does anyone know the status of Thamanam-Pulleppady 4-lane project and Pulleppady
bridge ?

Sorry if I'm wrong, but I think this is the Jawaharlal Nehru Road behind the international stadium. If so then it was built by the help of Skyline Builders in collaboration with the residents association of this road. This road leads to their Imperial Gardens, if I'm right. See the architecture of the road, doesnt have the looks of a Govt costruction. :yuck: Appears nice and tidy with all those palms on the median.:yes: :yes:

EWDPL has judiciously chosen a mix of Tier II and Tier III cities for it’s expansions as illustrated. The other cities being contemplated are Bhilai, Udiapur, Aurangabad, Nasik, Bilaspur, Haldwani, Dehradun, Mysore, Cochin.

Wow !! HOK designs one more project in Kochi !! A mega township
with 1.5 million sq ft IT space and 1800 apartment units.
HOK (London) had designed Nitesh Wimbledon Gardens but this one looks much
much bigger. Nitesh does not have this much of land. Emaar-MGF has about
150 acres, Ozone had about 200-300 acres. Any who are the others, any guess ?

Might be Emaar , Can be Unitech also . But possibility seems Emaar , as they have more projects with HOK.

Emaar has applied for an IT SEZ at Kochi. That means over 70% of area will have to be
IT space. This one does not seem to have it - only 1.5 million sq ft.
Or is this a separate project ?

Thanks Scorpio, please post it yourself now that you have joined.
BTW, liberty from land use rules does not automatically mean no obstacles from the Navy. But for this
project, Navy will not object because the location is further behind Vallarpadam. Since Vallarpadam
itself is given exemption by Navy out of its flying funnel, what lies behind naturally
gets it. Also it is not too tall - only 27 floors (~115 mtrs) less than what cranes at
Vallarpadam will sport (120-metre Super Post Panamax cranes) within 15 months
(Nov 2009).

NBA office in Kochi?

THIRUVANANTHAPURAM: Kochi, along with Delhi, Kolkata and Chennai, has been short-listed by the elite National Basketball Association (NBA) of the United States for setting up its India office.

P.O. Phillip, president of the Kerala Basketball Association, said that a two-member delegation led by Akash Jain, NBA's director of international development, had met him in Alappuzha two days ago to discuss the matter.

"The discussion was fruitful and I am happy to know about Kochi's chances to have the NBA's India office. China and Japan already have offices of NBA," said Phillip.

"There would be a good amount of funds at the disposal of NBA and this, in turn, would be utilised to provide excellent training for those who choose basketball as a career sport. They would also come forward to set up infrastructure facility for promoting basketball," said Phillip.

yeah definitely but that affects all cities - it will affect some current and all future projects directly and indirectly - since the cost of building and materials is going to shoot up. Not to mention the impact of inflation on the economy, if the economy tanks then many future projects may be shelved. Lets hope we just get many projects completed before that.

Land acquisition complete for Vallarpadam

KOCHI: The decks have been cleared for setting up the rail and road connectivity to the proposed Vallarpadam Container Terminal project with the Ernakulam district administration completing the land acquisition for the project on Tuesday.

The administration fulfilled the assurance given by the Chief Minister in the Assembly that the land acquisition for the road and rail links will be completed before July 15.

Addressing a press conference here, District Collector M. Beena said that 4.30 hectares earmarked for the rail connectivity was transferred to the Rail Vikas Nigam Ltd on Tuesday. About 144 families in four villages — Edapally North and South, Mulavukad and Cheranalloor — agreed to hand over the land for the project. The district administration has already got possession of the 43.75 hectares for the road link.

Dr. Beena said 183 families have given written assurance agreeing to hand over their land for the road connectivity. The registration process for the road link will be completed soon and it will be handed over to the National Highway Authority of India, she said.

Promising that the rehabilitation process of those who lost their land for the project would be competed before July 19, Dr. Beena said the drawing of lots for the allocation of plots to the displaced will be held soon. The land will be handed over to them within two months.

Kochi still hogs the limelight


Despite the inflation and increased rates of home loans, being the centrally located business capital of Kerala Kochi still hogs the limelight. People still prefer to own an apartment or a villa in and around Kochi with an expectation of getting good value appreciation in the long run.


In recent years, in the sphere of business growth in general and in realty sector in particular, Kochi has registered good growth. And in the process, it has acquired an equal standing with major metros in the country. Other than realty, IT, healthcare and hospitality are some of the other areas where Kochi has created a mark of its own. As the new generation is becoming more investment-friendly, the builders are zeroing in on that category with their premium projects. The IT hub of Kochi - Kakkanad - has the maximum number of premium housing projects and all the promoters are eyeing the IT professionals.

The easy accessibility to two national highways and an international airport are some of the advantages that make Kakkanad the cynosure of all eyes. And moving with the times, by introducing world-class amenities and design, the builders in Kochi are working hard to live up to the expectations of the young generation.

And projects like International Container Transshipment Terminal and LNG terminal, the work of which has already begun, is all set to enhance the face value of Kochi . Its planned as a twin tower of 37 floors near fisheries college panangad , they have some 12 acres waterfront property there.

Cant imagine 37 storied building at Panangad!!!!!!

Yeah Its said that the Mall would be open by Mid August. an Onam Bonus for the Kochites. The reason for the delayed start is not any anti-social group. its part of the government. The mall hasn't got the Electricity connection so far. and also the Mall hasn't got NOC from the Fire&Rescue Dept. Inspite of all this the MD of the group is confident of opening the mall for Onam. Remeber the first mall in Kerala Focus Mall Calicut hasn't got electricity so far!

good to see a lot of developments are taking place in kochi ... have been 2 yrs since i left ...... just went through this forum and was surprising to know a lot of hotels coming up .....

shall we dicuss the current status of all new hotels coming up in kochi... and state the one which are already there, inorder to have a number on how many hotels we will have in the future....

can some one who is currently in kochi or has the informations, list it out along with the name, location, group which is promoting it, its star category, its status wether its ready, under construction, proposed etc ....

Sobha Hitech city - asked to resubmit

Construction of Sobha HI-tech City at village Maradu, Cochin by M/s. Sobha Developers Ltd (No:21-170/2008-IA.III)

The project involves construction of a township on a plot area of 10,35,995 Sq.m. The total builtup area is 22,65,672.8 Sq.m. The total water requirement is 9236 KLD (fresh water requirement is 6031 KLD). Treated waste water to be used for flushing of toilets 2585 KLD, horticulture 512 KLD, AC cooling 108 KLD and irrigation ? 3000 KLD. Total solid waste generation will be 45 Tons/day. The power requirement is 100 MW. The total parking spaces proposed are for residential 15,000 cars and 3000 two wheelers and for commercial ? 4814 ECS. Total cost of the project is Rs. 5000 Crores.


In view of the foregoing observations, the proposal is not recommended for environmental clearance. The proposal shall be considered afresh after the above observations are addressed and proposal is submitted for reconsideration.

Treated waste water to be used for flushing of toilets 160 KLD, horticulture 30 KLD, AC cooling 170 KLD. Total solid waste generation will be 2249 Kg/day, STP sludge ? 180 Kg/day. The power requirement is 8000 KVA. The total parking spaces proposed are for 1787 cars (MLCP) and 1500 two wheelers and 10 bus parking spaces. Total cost of the project is Rs. 234.44 Crores.

During discussions, the following points emerged:



(i) The project falls under category ?B1? under item 8(b) ? Township and Area Development projects and requires an Environmental Impact Assessment Study, the total built up area of the project is more than 1,50,000 sq.m. and the site is outside municipal limits and development area limits, the site is 4 to 7 m lower than the new road near it and it is also very close to the airport, so the project proponents were advised to submit the ...

In view of the above, the Committee recommends for the submission of draft TOR by the project proponent.

The total water requirement is 306.24 KLD (fresh water requirement is 169.88 KLD). The capacity of STP proposed is 375 KLD. Treated waste water to be used for flushing of toilets - 111.36 KLD, horticulture - 15 KLD, washing paved area - 10 KLD. Total solid waste generation will be 928 Kg/day. (Bio-medical waste ? 464 and non-bio medical waste ? 464. The power requirement is 1500 KVA. The total parking spaces proposed are for 471 cars (Basement ? 79, Ground Floor ? 134, First Floor ? 134 and surface ? 124) + 135 two wheelers (Basement ? 11, Ground Floor ? 62 and First Floor ? 62). Total cost of the project is Rs. 65.65 Crores.


Provided the response of the project proponent to the aforesaid observations is to the satisfaction of the Committee, the proposal may be considered for recommendation for environmental clearance.

Finishing school to come up in Kochi too

THIRUVANANTHAPURAM: The State government is opening another Model Finishing School (after the first one in the capital city that has just completed training for its inaugural batch) in Kochi next month.

Together, the two finishing schools, being run under the joint auspices of Institute of Human Resources Development and Kerala State Information Technology Mission with the support of IT major Infosys, will have a student intake of 180 for each batch of 45 days’ duration.

Almost all the 25 students in the first batch of the school in Thiruvananthapuram have received lucrative postings in major IT companies in the country, according to the Model Finishing School Director V.A. Arunkumar. These students will have their convocation on Wednesday at a function at the seminar hall of Kerala State Science and Technology Museum here.

The Thiruvananthapuram school has invited applications from those wanting to join its second batch scheduled to commence training on August 8. The last date for submitting applications is August 2. The application form can be downloaded from the website www. modelfinishingschool.org.

Unemployed youth with B.Tech, MCA, or M.Sc. (Computer Science/IT) qualification can apply. They should have obtained 60 per cent marks. B.Tech. students from all streams awaiting final results too can apply.

Preparations on for Volvo Ocean Race

KOCHI: The final plan for the Race Village to be built near the BTP Berth of the Kochi Port for the Volvo Ocean Race India Stopover in December here has been finalised by Volvo Event Management U.K. and the Cochin port Trust.

Locations for the finish of the second leg of the Volvo Ocean Race arriving from Cape Town and the Start line for the third leg from Kochi to Singapore have also been finalised.

Race Director Jack Lloyd, Director Planning and Operations Jeremy Troughton, Events Manger Allison Crook and Operations Manager Rosie Julian were in the city to hold discussions with the Stopover Team. They reviewed the ongoing development activities for the Volvo Ocean Race stopover, the first of its kind experience for an Indian port.

The most important of the preparations work is the construction of the Race Village and the Team Area at the Port premises, which among others, will have a state-of-the-art media centre to cater to the needs of hundreds of global and national media persons who are expected to converge on Kochi for the event. The event will be beamed to 200 countries and will feature a live feed on the Internet.

The Race Village will also have the International Jury Office for the Race, Race Management Office, Events and Operations Office, Logistics Office besides the media and accreditation offices.

A 600 sq.m. exhibition pavilion will function as a major area for public participation in the Ocean Race Stopover. Parking grounds, additional lines for power and water supplies and reconstruction of existing jetties are among the major facilitation activities. Food courts serving multiple global cuisines will be a major feature during the Stopover.

Efforts on to promote ornamental fish exports

KOCHI: The first general body meeting of the Kerala Aqua Ventures International Limited (KAVIL), the public-private partnership project for ornamental fish export, will be held at Thiruvananthapuram on Thursday.

The meeting will decide on the modes in which private equity will be invited to the venture.

The representatives from the Government sector will attend the meeting to be chaired by the Chief Minister.

Once fully established, KAVIL hopes to export at least 100 crore ornamental fish to the international market thus touching the lives of hundreds of ornamental fish farmers and breeders in the State. The Government project is to promote ornamental fish farming in the State through homestead farms, satellite farms owned by private individuals and also clusters of fish farmers.

An aqua technology park with export hub and space for R&D facilities will come up at Kadungalloor in this regard.
The State Government, on its part, has invested Rs. 8.13 crore in the initial phase and the funds have been used for the civil construction at Kadungalloor. Nearly 54 per cent of the equity of the project will be allotted to the private players and a formal announcement regarding the share and content of the private sector will be announced after the general body meeting.

The design for the satellite farms have been finalised and the training programme for the farmers at satellite farms, homesteads and clusters will be completed before September 30, said A. Gopalakrishnan Nair, executive director of Fisheries Research Management Society. The State Government had identified the Society as the advisor for the project.

The import of the brood stock of the ornamental fish varieties will begin during the last week of August.

During the first year of its activity, the aqua technology park will be using 20 acres. Once completed, the project will be spread over 128 acres making it one of the biggest such ventures in the country, fisheries experts said.

That Crap CM will never allow any pvt sector to start IT parks , he is spoiling growth of Kochi where all the PVT sez operators are waiting with land ready and only for permission from State govt. No other city in kerala will loose much coz almost 90% of the proposed PVT SEZ's are in Kochi.

Parsvnath is good eg. , its a huge project.

NEDUMBASSERY:The trial run of Centre for Perishable Cargo (CPC), an ambitious project of the CIAL, will begin within a couple of months if the discussion of the officials concerned is an indication. The CPC will be a blessing for the exporters especially the farmers. Their perishable products can be exported without getting damaged under the project.

The 53-crore project with assistance from the Agriculture Product Development Agency will have the facility to export about 20,000 tons of perishable cargo every year. P K Mishra, secretary of Union Ministry of Agriculture,Mini Mathew, chairperson of the Coconut Development Board and Prathapan of the State Horticulture Mission discussed the issue with airport director A C K Nair, general manager A M Shabeer, special officer (cargo) George Koshy at the Kochi International Airport on Saturday.

They reportedly suggested to the CIAL authorities to construct parking bay for cargo flights and container parking yard to facilitate the smooth functioning of the CPC.

The authorities propose to inaugurate the CPC project during the Onam season, it is learnt.

BSF team inspects sites for base

For SEZ they will not face much problem as the requirement is only for rehabiliatting 10 people. This was confirmed in manorama.

Problem comes in building the 50 mtr wide road .. , this will be issue for some time as regards alignment and all.

50 m wide road? GREAT! So the authorities have woken up at last to the fact that 16m and 20m roads wont do any good for Cochin. :cheers:

The new Marine Drive extension is 32m, so is the Smart City Road.

BTW 5 new 30+ towers in around a weeks time! Cochin is really beating the recession and market downslide to the finishing point. The SEZs getting nod from the CM also will be a shot in the arm for the city..:tup: :tup:

Yesterday was Kochi's day at EC meeting 14 projects from Kochi was considered by the Board for EC

Fort Kochi’s colonial homes attracting tourists

Kochi: Tourists visiting Kochi now have a reason to rejoice, as the city’s old colonial houses are being converted into tourist homes.

Fort Kochi has a number of these old homes that were once inhabited by Jewish, Portuguese and Dutch settlers.

Most of these old houses are located on Princess Street, which is one of the oldest in Fort Kochi. The buildings here are all in colonial style, with their peeling pastel, bronze stucco walls and flowerpot-laden windowsills.

One of the hotels located on the Princess Street is housed in a 200-year-old building. It is a showpiece of Portuguese architecture with ancient arches and alcoves and eight bedrooms overlooking a courtyard.

Chiramel Home is yet another colonial house, built in the Dutch style with high ceilings. It is also known as the ‘timbered home’ because of the extensive use of wood in its architecture.

Another hotel, which also serves as an Aryuvedic spa, is a located in a 300-year-old building built in the Dutch style.

But what stands apart from all these houses is the grand former home of Fort Cochin’s most prominent Jewish family popularly known as ‘Koder House’. It is an imposing early 19th century brick red structure and an excellent example of Portuguese architecture. It was bought over by a Jew Samuel Koder in 1905, who was the honorary consul to the Dutch.

The Koders were a prominent family of their time and established the first electricity company of Cochin known as the Cochin Electricity Company. They also built the first ferry in the city.

The present owner of the property is Vicky Raj. He wants to maintain its original character with its traditional looks, which attracted him to purchase it. He has restored the ‘Koder House’ to its formal days of glory and wants residents and the tourists to know about its glorious heritage.

Diana Peter, a foreign tourist who stayed for three years in Fort Kochi when she was 10 years of age, says that not much has changed in the grand edifice.

Visiting this place after 38 years with her family and having lunch on the same old table gave her a feeling of nostalgia.

“I wanted to show them (her family) where I lived and for them to get a feeling of what life was like in India. I hope that they have taken some of that share and they will take some of that away with them,” said Diana. Kroll, a tourist from United States, has fallen in love with the place for its tranquillity. “Koder House has more than exceeded our expectations of finding a place of peace and tranquillity. All people who work here at Koder House have been absolutely wonderful making us feel at home

Environmental clearance happen over months. It takes more than one meeting to
okay big projects. Also invariably all mega projects are asked to resubmit
including the suggestions of the committee. For any project it takes about 4 to 6
months to get EC depending on the size.

as and when it is available.

For example the mega projects like Sobha Hitech city, Parsvnath, TCS campus
etc have been asked to resubmit after one meeting. For us, it helps to obtain the precise details of the projects.

Do you know the outcome for Emaar Mgf's township project in Edathala? I know the project has been submitted for Environmental Clearance.

Was this project discussed at the meeting?

Red-hot development comes to Edappally


New areas of growth are emerging in Kochi as the spotlight turns to less-congested, but accessible places away from the heart of the city. As such, the importance of Edappally seems to be growing because of its strategic location — bang on the intersection from where National Highway 47 leaves the city and National Highway 17 can be reached.

The quiet residential place till recently is now a beehive of activity. With at least two malls coming up at the Edappally junction and another one near the junction on the National Highway bypass, developers are makeing it a hub of commercial spaces. Edappally may turn into a city area weaning away a big chunk of shoppers now going to Kochi proper.

Mall culture

The Lulu International Shopping Mall will be spread over 16 acres (one acre = 0.4 hectare). The complex is not going to be all concrete, and hence an unlikely eyesore. It will have a beautifully landscaped area, says Babu Varghese, project director.

The mall will house not just a shopping arena, food courts and a multiplex but also a 20-storey five-star business hotel. The hospitality section is mainly aimed at accommodating travelling businessmen, so that they need not go to tourist hotels for a day’s stay.

The shopping hypermarket on three floors will be of 10 lakh sq.ft. The ground floor will span 3 lakh sq.ft.

“People do not like to go high up while shopping. It is a different matter going to offices in high-rise buildings,” Mr. Varghese says. The multiplex will have seven theatres. The food courts on the top floor will seat 3,000 to 4,000 people.

Lulu plans to bring in 18 food courts to the city. The palate of the people will decide which food will stay and which not, Mr. Varghese says. Thai, Arabic, Continental, Chinese, North Indian, South Indian and several other cuisines will be on the menu.

The plans for amenities are in the making, and a children’s play area and more entertainment options are expected.

To carry people smoothly, escalators, travellators, lifts and staircases will be provided.

One of the most important aspects that will be looked into is the movement of traffic into the mall and out so that the adjacent main roads do not get crowded, Mr. Varghese says. To achieve this, the mall will open to National Highway 47 and the road leading to the other highway.

A good amount of thought has gone into providing parking areas. The basement area alone can accommodate 1,500 cars.

The other mall coming up at the Edappally junction is the Grand Cochin Mall, promoted by Hilite Builders and APK Builders in a joint venture. The mall is being built on 1.32 acres of land and will have a built-up area of 2,43,000 sq.ft and a saleable area of 1,28,708 sq.ft on four floors.
The centrally air-conditioned building will have 94 shopping spaces and a spacious car parking area. There will be an entertainment zone and fine dining spaces. It will be an attractive shopping destination where mega brands and mega shoppers will meet, says P.V. Arshad, chief executive officer of APK Builders.

“Edappally is already marked for major development and the Edappally-Vyttila road is going to be the major commercial hub of the city,” he says.

As growth on Mahatma Gandhi Road and Banerji Road has slowed because of lack of space, the city is finding new commercial areas for development, Mr. Arshad says. Edappally is a place that provides easy access to the city as well as that takes you away from it with little trouble of getting caught in the traffic jam.

The Grand Cochin Mall will provide two basements for parking. The food courts will house eight counters with a seating capacity of 150 people. The anchor stores in the mall will have area of 10,000 sq.ft.

Residential buildings

Edappally has good road infrastructure, says Abdul Azeez, managing director of Skyline Builders. When the National Highway 17 connectivity comes through, Edappally will truly become the gateway to the city. Skyline has been promoting it as a residential area for some time.

It provides easy access to all places, whether it be the core city area, the Kaloor bus stand, the airport, the Seaport-Airport Road, SmartCity or the NH bypass.

As the city areas expand, Edappally, with the four-lane main road, has become the nerve centre of activity even as Kakkanad continues to draw builders. With commercial activity moving away from the core city areas, the place will soon become a city, Mr. Azeez says.

Already enjoying success here is National Builders. The major projects National Pearlstar and National Gemstone have been launched with about 35 per cent of the space sold out. Yet another one, National Metropolis, is in the pipeline.

One project is coming up on 1.5 acres of land and will have a built-up space spread over seven floors. A three-level parking area has been planned, comprising basement and roof parking and ground-level parking for a hundred cars.

Builders have earlier constructed shopping complexes and residential projects in Edappally. The 10- to 12-floor complexes have 60 to 70 flats. There are three ongoing residential projects.

Development on such a scale will add pressure on existing infrastructure. If the local authorities maintain a regular check, and if residents associations keep a vigil, the residents can ensure that the character of the place is not lost.

The starting price for a Villa is Rs 1.4Cr.

Most of the Villas are sold out already , btw Price tag of 1.4 cr looks too high in Cheppanam ... Kochi is becoming alien to orginal ernakuilam people.

Its all NRK flourishing the real estate in Kochi..

Have they got approval from Govt. of Kerala as its planned as SEZ

I heard that Govt. of Kerala plans to invest Rs 25000 crores in the next three years.
So they are planning to forward all the private SEZ application to central ministry for approval.
Is this move good for Kochi and will it clear all the pending private SEZ application like Unitech,Emar,Parswanath etc

Plus ,can u update on this and gives a clear pitchure???

As on date, The SEZ applications will be considered by one of the upcoming
