CIAL planning to open MRO unit

Nedumbassery: As part of entering the aircraft maintenance sector by launching an MRO unit (Maintenance, Repair and Overhaul), Cochin International Airport Limited (CIAL) is planning to provide line maintenance services for aircraft operating services to the airport, CIAL Managing Director C.G. Krishnadas Nair has said.

Line maintenance services are short-term check-ups as per the DGCA norms carried out on aircraft during its brief stay at en route stations.

At the Kochi airport, these works had been executed by a licensed station engineer of the SriLankan Airways, which recently stopped its operations here.

“We have applied to the DGCA for starting a line maintenance facility and is aiming to launch it before the opening of the proposed MRO unit on the airport concourses. A DGCA team is expected to carry out its first visit next week and we hope to get the licence after three or four such inspections,” he said.

He added that the company needed to recruit some experienced AME-certified engineers before launching the facility.

The maintenance hanger of the airport company is expected to start functioning before the end of the ongoing fiscal with the construction of superstructure scheduled to be completed in September.

Dr. Krishnadas Nair said that the company was in search of an investment partner with experience in aircraft repair technology and business development.

In the MRO unit, the new associate would be given 49 per cent of the total share with CIAL remaining the majority stakeholder, he added.

“A final view could be evolved only by the end of this year but the company director board has decided to invite global tenders. We have already been approached by two companies but a competitive bidding could be carried out with much higher number of bids and we expect that once the infrastructure is completed,” he said.

The director board has decided to invite global tenders for installing an integrated airport management system to link up airport operations, revenue, flight schedules to an information technology-based system as in the new generation airports.

By setting up the project worth Rs.13 crore, the airport will be lifted to global standards by achieving higher managerial efficiency standards, Dr. Krishnadas Nair said.

Cochin has become popular with second home buyers

In Cochin, India, spider-like cranes holding fishing nets dip into the water from a palm-fringed shore that has barely changed since ancient times. Meanwhile, on the opposite bank, stand shiny new skyscrapers and apartment blocks, symbols of modern Kochi, to take the city’s new, though less-used, name. This picture of old and new, tradition and modernity, captures the rapid changes happening in India – and particularly in this busy port on the Arabian Sea.

The global recession has taken its toll on the country this year, knocking three percentage points off economic growth, paralysing the mortgage market and bringing construction to a standstill. Yet Cochin, a former British and Portuguese colony on the south-west “spice coast”, remains the business capital of the lush Kerala province. And international property experts still regard the city as a “rising urban star” with a housing market poised for long-term expansion.

“The demand is there because India is moving its population from an under-developed state to a developed state very quickly and, in the process, the middle-class is growing at a very fast rate,” says MG Girish at DLF Homes, one of the largest developers in India.

According to McKinsey, the consultancy group, India’s middle class numbers roughly 50m people and is expected to increase ten times between now and 2025. And it is this predominantly youthful group that has been buying both second and first homes, fuelling recent booms. Although property prices in Cochin dropped 10-20 per cent last year, that followed a rise of 20-25 per cent per year from 2002 to 2007, according to international property services company Jones Lang LaSalle.

The city is helped by its well-educated population (Kerala has one of the highest literacy rates in India at 90.9 per cent); a vibrant information technology services industry; and a growing banking and finance sector, including offices of Ernst & Young, HSBC, Citibank and Standard Chartered. There are new bridges linking Cochin’s five main islands, including a new economic zone, and container terminals, and the business park in eastern Kakkanad is thriving.

Tourism is also growing and there are plans for a $2.4m modernisation of Port Cochin, on Wellington Island, which will include the construction of a new cruise ship terminal. A short ferry ride away, in the charming crumbling colonial island of Fort Cochin, elegant five-star hotels in former merchant houses and mansions happily co-exist with pepper, cardamom and chilli warehouses, fruit and fish stalls and ancient churches.

Before the recession, much of the residential property market action in Cochin was in Ernakulam, a modern district with gleaming apartment towers springing up along Marina Drive and a new, upmarket 60-acre residential zone built on reclaimed land overlooking Lake Vembannad. This is the site of one of DLF’s most prestigious developments – Riverside, a group of five towers housing 176 three- and four-bedroom apartments, 70 per cent of which are already sold – and eight other developers, including Abad and Prestige Properties from India and Emaar and DEWA from Dubai, are also building elegant, if densely grouped, blocks.

Many boast luxury flats with Villeroy & Boch bathrooms, Scavolini kitchens, Italian marble floors and prices ranging from R3,250 (£45) per sq ft (slightly above the average for a new home in Cochin) to R15,000 per sq ft. Waterfront properties meanwhile cost R6,000-R7,000 per sq ft, which adds up, on average, to R8m-R9m per home.

Of course, the average wage for semi-skilled work in the city is lower than in northern India at R4,000 per month. So, not surprisingly, the majority of buyers – up to 65 per cent in the case of Prestige Developments – are non-resident Indians (NRIs) who have been working and earning abroad, mainly in Dubai. About 10 per cent of the buyers also come from the UK and USA.

Currently, only NRIs and people of Indian origin (PIO) can buy property directly in the country but other types of buyers typically work around this by purchasing through a business, says Neil MacLeod of estate agency Savills. “A developer will generally set up a holding company for each property in Mauritius,” he explains. “As long as you do not mind owning a company that owns your house, it is simple.”

Other options for homebuyers in Cochin include smart new apartments, priced from R2.5m-3.5m, in more affordable north-eastern suburbs, such as Palarivattom, Edappally and the slightly higher-end Mamangalam, as well as traditional Keralan bungalows and cottages in upper-class districts, such as Panampally Nagar in the east, starting at around R3.5m-4m. Further afield at the protected Cherai Beach, 26km from the city centre, there are simple two-bedroom beach houses on sale for R5-R6m.

At Fort Cochin, close to the small beach, traditional three-bedroom Keralan houses on more than 4,000 sq ft of land command R7m-R10m, while larger villas now fetch R20m-R30m.

Dr Mohammad Naved, an opthalmologist who works and lives with his wife and three children in Northampton, England, grew up in Kerala – so it was only natural that he consider a second home in the city. Three years ago he paid R4.5m for a four-bedroom apartment in Abad’s Silver Crest block, which is located in a quiet, leafy neighbourhood. He now visits every other year, letting the property for the rest of the time. “It is a larger, luxury flat and well-constructed with good views and slightly away from the main part of the city,” he says. “Cochin has changed quite a bit in the last two years. People have more money; there are more [shopping] malls and more traffic.”

He reckons his flat is now worth R8.5m-9m, though he concedes the value might well drop a little. “The market has flattened out but it is not as bad as the UK,” he says.

Najeeb Zackeria at Abad Developers says he expects sales volumes in Cochin to drop 30-40 per cent over the next three years with price corrections of 5-10 per cent. And Annie Joseph at Prestige Projects confirms that times are tough. “Many NRIs are waiting to see whether they have a job or not ,” she says. Although most apartments in the company’s new Neptune’s Courtyard are sold, “if we were to launch a project now, we would not have many enquiries”.

Kochi gets into NHBResidex

The National Housing Bank has completed work on the price index for residential property with the inclusion of 10 cities. K.A. MARTIN says the inclusion of Kochi is recognition of its prominence in the realty business.

Kochi is among the 10 new cities for which the National Housing Bank (NHB) has completed work on a price index for residential property.

The NHBResidex, as the price index has been named, is on the lines of other price indices used in the country. With its twice-a-year updates, the NHBResidex promises planners, government and the public a better perspective on the real estate business in Kochi and its surrounding areas.

Kochi and nine other cities have been included in the index in the second phase of the ongoing and ambitious programme to bring all 63 cities covered by the Jawaharlal Nehru National Urban Renewal Mission (JNNURM) within the purview of the property price index.

The inclusion of Kochi, along with Hyderabad, Faridabad, Patna, Ahmedabad, Chennai, Jaipur, Lucknow, Pune and Surat, in the second phase of the NHBResidex preparation, is recognition of the city’s rising prominence in the realty business in the country.

According to the NHB, the property price index will systematically track residential property prices.

“It tracks the movements of residential property prices and can be used to estimate the house wealth, which is an important component of an average Indian’s personal wealth,” says S. Sridhar, who was the Managing Director of NHB at the launch of NHBResidex in July 2007.

The NHBResidex will be a useful tool for banks and financial institutions in evaluating portfolios. As of now, there is no reliable price index for real property in Kerala as a whole, says a senior government official, who was formerly with the Town Planning Department.

The new price index augurs well for Kochi, which has been at the centre of Kerala’s economic development.

From the point of view of potential investors, the price index is a welcome development, says Antoney Kunnel of Kerala Builders’ Forum.

He says that with such reliable data, it will be possible to get a better perspective on real property development. Tracking how property prices have moved will now be possible. Indeed, this is a welcome development.

Raj Pal, Principal Adviser to NHB, told The Hindu that the NHBResidex, expected within a week, had used 2007 as the base year and that there would be an index for 2008 and two half-yearly updates.

Mr. Sridhar had hailed it as “one of the first indices in the world for a developing country.” Developed countries such as the U.S. and the U.K. had well-established housing price indices, he had said.

It has been hard work for the small team in the special division led by Mr. Pal at the NHB, considering that capturing data on the real estate business in India proved an enormously difficult task.

Reliable data on the realty business in the country has been hard to come by because of several factors that come into play once one sets out to take a closer look at the industry.

It has been widely known for long that the actual price of property is not disclosed. Only the transacting parties are privy to it as they try to circumvent taxes, registration fee and stamp duty.

The NHB involved property brokers to get a real picture of the market. Data from them will be involved in the future too as the bank went about working on more urban centres in the country.

The NHBResidex was launched in July 2007 after the pilot project included the metros Delhi, Mumbai, Bangalore, Kolkata and Bhopal. The preparation of the first index as part of the pilot project was spread over 2001 and 2005. 2001 was taken as the base year.

It was decided then that indices will be prepared for 35 cities/towns in the country with a population of a million or more as per the 2001 Census.

NHBResidex was well received by the government, banks and the industry, said Mr. Pal. The index was quoted twice in the Economic Survey, a measure of its reliability. The consideration before the NHB was that keeping an eye on the house prices could provide useful data for different interest groups.

കൊച്ചി: കേരളത്തിന്റെ വ്യാവസായിക വളര്ച്ചയ്ക്ക് കുതിപ്പേകുന്ന വല്ലാര്പാടം അന്താരാഷ്ട്ര കണ്ടെയ്നര് ടെര്മിനല് പദ്ധതിയുടെ നിര്മാണം അവസാനഘട്ടത്തിലേക്ക്. പദ്ധതിയുടെ 60 ശതമാനത്തിലധികം നിര്മാണം പൂര്ത്തിയായി കഴിഞ്ഞതായി നടത്തിപ്പുകാരായ ദുബായ് പോര്ട്ട്സ് വേള്ഡിന്റെ ജനറല് മാനേജര് സുരേഷ് ജോസഫ് 'മാതൃഭൂമി'യോട് പറഞ്ഞു.

പൈലിങ്ങ് ജോലികള് ജൂണോടെ പൂര്ത്തിയാകും. 200 മീറ്റര് വാര്ഫിന്റെ നിര്മാണവും അവസാനഘട്ടത്തിലാണ്. ജൂലായ്യോടെ ഇത് പൂര്ത്തിയാക്കാനാകുമെന്ന് അദ്ദേഹം വ്യക്തമാക്കി.

പൈലിങ് ജോലികള് പൂര്ത്തിയായാലുടന് ചരക്കുകള് കയറ്റാനും ഇറക്കാനുമായുള്ള ഭീമന് ക്രെയിനുകള് സ്ഥാപിക്കും. ചൈനയില്നിന്നാണ് ഇത് കൊണ്ടുവരുന്നത്. ഇതിനായുള്ള ഓര്ഡര് നല്കിക്കഴിഞ്ഞു.

പദ്ധതി നവംബറില് തന്നെ കമ്മീഷന് ചെയ്യാനാവുമെന്നാണ് പ്രതീക്ഷിക്കുന്നത്. ഇക്കഴിഞ്ഞ ഏപ്രിലിലാണ് പദ്ധതി കമ്മീഷന് ചെയ്യാന് നിശ്ചയിച്ചതെങ്കിലും റോഡ്, റെയില് പാതകളുടെ നിര്മാണം വൈകിയതുമൂലം പദ്ധതി പൂര്ത്തീകരണം പുതുക്കി നിശ്ചയിക്കുകയായിരുന്നു.

കൊച്ചി തുറമുഖ ട്രസ്റ്റിന്റെ നേതൃത്വത്തിലുള്ള ഈ പദ്ധതി 'നിര്മിച്ച് പ്രവര്ത്തിപ്പിച്ച് കൈമാറുന്ന (ബിഒടി)' രീതിയില് ദുബായ് പോര്ട്സ് വേള്ഡാണ് നടപ്പാക്കുന്നത്. നിര്മാണം പൂര്ത്തിയാകുന്നതോടെ പ്രതിവര്ഷം 30 ലക്ഷം ടിഇയു ചരക്ക് കൈകാര്യം ചെയ്യാന് ടെര്മിനലിന് ശേഷിയുണ്ടാവും.

8,000 കേവുഭാരമുള്ള ഭീമന് ചരക്കുകപ്പലുകള്ക്കു വരെ നങ്കൂരമിടാന് സൗകര്യമുള്ള തരത്തിലാണ് ടെര്മിനല് സജ്ജമാക്കുന്നത്. ഈ പ്രദേശത്തെ ഏറ്റവും വലിയ ട്രാന്സ്ഷിപ്പ്മെന്റ് ടെര്മിനല് ആയതിനാല് അയല്തുറമുഖങ്ങളിലേക്കുള്ള ചരക്കുകളും വല്ലാര്പാടം ടെര്മിനല്വഴി കൊണ്ടുപോകാനാവും.

3,000 കേടി രൂപ നിക്ഷേപവുമായാണ് പദ്ധതി യാഥാര്ത്ഥ്യമാക്കുന്നത്. പദ്ധതിക്ക് അടിസ്ഥാനസൗകര്യമൊരുക്കാന് മറ്റൊരു 1,200 കോടി രൂപ കൂടി ചെലവഴിക്കുന്നുണ്ട്.

ടെര്മിനലിന്റെ ഭാഗമായി റോഡ്, റെയില്പ്പാതകള് നിര്മ്മിക്കുകയാണ്. റോഡ് നാഷണല് ഹൈവേ അതോറിട്ടിയും റെയില്പ്പാത റെയില് വികാസ് നിഗം ലിറ്റഡുമാണ് നിര്മിക്കുന്നത്.

കപ്പല്ചാലിന്റെ ആഴംകൂട്ടുന്ന ജോലികളും അവസാനഘട്ടത്തിലാണ്. 14.5 മീറ്ററായാണ് ആഴംകൂട്ടുന്നത്. മദര്ഷിപ്പുകള്ക്ക് വരാന് സൗകര്യമൊരുക്കുന്നതിനാണിത്.

വല്ലാര്പാടം ടെര്മിനല് പൂര്ത്തിയാകുന്നതോടെ അനുബന്ധമായി വന്തോതിലുള്ള നിക്ഷേപമാണ് കൊച്ചിയിലും ആലപ്പുഴയിലുമായി പ്രതീക്ഷിക്കുന്നത്.

Metro rail project halted in its tracks

KOCHI: It was three months ago that the State Government decided to open an office for the Kochi Metro Rail project. But the office still remains on paper. And the reason: The plan to start the project as a joint venture of the Union and the State Governments needs the approval of the Union Cabinet Committee on Economic Affairs although it has the Urban Development Ministry’s recommendation. At the end of January 2009 the State Government allotted Rs 50 lakh for setting up an office for the project in Kochi. It was as per the request of the Delhi Metro Rail Corporation authorities that the government allotted funds for the office which was informally opened on the first floor of the Eastern Entry Tower at the Ernakulam Junction Railway station. But officials hardly come to the office.

According to the State Government, they have done everything possible to start the project. “But without the approval from the Cabinet Committee on Economic Affairs, how can they set up the office?’’ says Minister M Vijayakumar who is in charge of the Railways in the state.

“When we enquired about it they said that the approval would be given soon. All the procedures including land acquisition can be started only after the project gets approval,’’ he said.

The project has faced hurdles ever since the plan for it was floated. The first road block was the controversy over the alignment of the project.

Then it was the row between the Union Government and the State Government over who should be in charge of the construction. While the State Government insisted on starting the project as a joint venture between the State and the Union Governments, the Centre wanted to start the project on a PPP basis. However, the Union Government later made it clear that the project can be allotted as a joint venture.

IT secretary Ajay Kumar said the 50% rent deferral offered to companies operating out of the Technopark here and the Infopark in Kochi was proposed for this full fiscal, adding that it was an encouraging sign that the facility put up by L&T in Kochi had been fully taken up by tech companies.

Kochi: A new media company-Backwater Media & Entertainment Private Limited (BW)-was officially launched today with the objective of creating world class cinema in four south Indian languages. Addressing newspersons here, Company Executive Director Mohanlal P Menon said the company was conceived to promote new talent, quality entertainment and excel in film production, distribution, promotion, sales, T V software, events and commercials. The company would have an advisory board comprising of prominent film directors like Joshi, Fazil, Shaji Kailas and A K Sajan.

The company aims to be a one-of-the-kind production house with state of the art technology, technicians and talent under its banner to create world-class cinemas in the south Indian languages-- Malayalam, Tamil, Kannada and Telugu, Mr Menon added. Besides Mr Menon, the Board of Directors include industrialist Jose Pattara and Producer Sasi Ayyanchira and businessman Suresh. In a bid to provide technological backup to the film industry, the company would open an Rs 2.5 crore studio, which would have facilities for editing, graphics, dubbing, re-recording, final mixing and DI, Mr Menon said.

''' We are scouting for land for the studio in Kochi. The studio would also feature a floor for shooting films,'' he noted. Presently, 16 scripts had been shortlisted from around 100 and advances had been paid to ten prominent directors and a few upcoming directors. '' The company plans to adopt a studio model in Malayalam film industry to promote quality projects and to even undertake funding in lieu of distribution rights,'' he noted. Three to four projects were ready for shoot and the company had also taken the rights for three upcoming films, he added. Currently, the company was associated with directors like Joshi and Renjith. Their films would be released soon. Mr Menon said the company had also chalked out plans to create a pool of talent consisting of existing professionals and fresh entrants in direction, acting, art, music and production.

Maritime University for Kochi gets strong support

KOCHI: The Parliament passed the Indian Maritime University Act, 2008, and the Indian Maritime University came into existence with effect from November 11, 2008 with headquarters in Chennai and campuses in Mumbai, Kolkata, Chennai and Visakhapatnam.

The University has powers to establish campuses in other places and its jurisdiction extends to the whole of India. The President of India is the visitor of the University and he appoints the chancellor and the vice-chancellor.

A Maritime University is an institution designed to impart advanced learning and confer degrees in the field of maritime studies, training, research and extension work. It focuses on oceanography, maritime history, law, economics, insurance, security, search and rescue, transport of cargo, environmental studies and other related fields. The objectives of the maritime university include promoting advanced knowledge by providing institutional and research facilities and making provisions for integrated courses in science and technology and other allied disciplines. A maritime university takes appropriate measures to promote innovations in the teaching- learning process, inter disciplinary studies and research in port, shipping and inland water transportation.

It pays special attention to the promotion of educational and economic interests and welfare of people, especially those living on the coastal regions.

The efforts put in by the Tamil Nadu Government to get the Indian Maritime University established in Chennai provide an instructive parallel to all other maritime states.

They have been working tirelessly for the last two years to get the disused salt pan lands transferred to the Ministry of Shipping. The Department of Industrial Policy and Promotion transferred 300 acres of land in Chennai at a cost of Rupee One in 2006 to establish the university.

The government then presented its case forcefully before the expert committee that it was the only state which could provide 300 acres of land.

The parliamentary standing committee invited public opinion from stake holders and recommended five maritime universities to be established in Chennai, Mumbai, Kolkata, Visakhapatnam and Kochi. But the Ministry of Shipping did not accept this recommendation and went ahead with the establishment of only one Maritime University in Chennai for the time being with campuses in Chennai, Mumbai, Kolkata and Visakhapatnam.

Even though the committee recommended a university in Kochi in the final stage, not even a campus was allotted for the city. The maritime state of Kerala has a coastline of 597 km with one major port and 17 minor ports. Inland waterways in Kerala stretch to a length of 1,687 kms and the state has an inland waterway network almost to the full length of its coast.

Out of the 14 districts of Kerala 9 are coastal and about 75% of Kerala’s population of 32 million people live in the coastal districts. About 27,000 merchant navy officers and about 55,000 seamen are employed in Indian and foreign flag ships and a substantial portion of them are from the state of Kerala.

Establishment of a maritime university campus in Kochi will contribute significantly to training, equipping and developing the youth of Kerala as nautical officers, marine engineers, electrical engineers, ship building specialists, ratings and seamen. The wages of officers and seamen at sea are very high and Kerala being a state with a high level of unemployment among the educated youth, this university will be a great boost for career development.

The Government of Kerala and the Cochin Port Trust by their collective effort and commitment should be able to set apart at least 25 acres of land in the close environment of Cochin Port for a campus. Once the required land is made available the entire funding will come by way of budgetary grants from the Central Government.

Public opinion coupled with the involvement of the State Government and Cochin Port Trust will help create an enabling environment for the establishment of a campus of Indian Maritime University in Kochi in the immediate future.

Vallarpadam transshipment project spurs investor interest

Investments in logistics alone is over Rs.1000 crore

The upcoming International Container Transshipment Terminal (ICTT) at Vallarpadam is attracting large-scale investments and developmental
activities to Kochi and its neighbourhood in Kerala. Positioned as India’s first international transshipment hub, the facility is slated to flag off its operations after completion of first phase development in November 2009.

While warehousing and container freight stations (CFSs) have taken up the chunk of activities on the ground as of now, private investors are understood to be flocking in to take advantage of the potential for growth with the development of the ICTT.

Suresh Joseph, general manager of DP World - Cochin, said, “A lot of interest is being shown by private investors in developing warehousing, CFS and other such support infrastructure for the ICTT. While two CFSs are operational at least another four major CFSs are on the anvil.”

Mr Joseph said investors are interested in leasing large parcels of free-hold lands at places like Vypeen, Mulavukadu and Vallarpadam. “We are in discussions with some investors for setting up value addition centers at these locations,” he added. The Special Economic Zone (SEZ) developed by Cochin Port Trust at Puthuvypeen is also proving to be another major investment opportunity for investors. The 285-hectare SEZ under development at Puthuvypeen will give boost to port-based infrastructure, including light manufacturing and value addition activities.

According to a leading transshipment operator, the Cochin Port is developing Ro-Ro terminals at Bolgatty and Willingdon Island to promote inland waterways in association with Inland Waterways Authority of India (IWAI). This will provide excellent opportunities for investments in barging.

“The Ro-Ro terminal would also be operational by November 2009 and linking up the National Waterway No 3 with the ICTT is expected to open up innumerable possibilities for barging between the state’s main trading centers of cochin, Alleppey, Kottayam, quilon, Kozhikode and Cannanore,” he said.

According to Mr Joseph, the potential for investment is close of Rs 600-700 crore of which Rs 100 crore of investment has already happened. The balance will happen within the next eighteen months.

“What is important to note is that all these developments will throw up lot of opportunities for employment. The potential for manpower is very large, compared to what was thought earlier.

The current downturn is not going to delay the Vallarpadam project. “We are going ahead as per our plans. Our plans have not changed because of the downturn,” said Mr Joseph. “The project will be commissioned by November 30, 2009. Towards this end, the first milestone is that of commissioning 200 mt of wharf by July to offload the super post Panamax cranes that would come from China by the end of August. The first lot of rubber tyred gantry cranes will come in September and the second lot by November,” he said.

According to him, Cochin Port has already completed 22% of capital dredging of the channel and it is expected to keep the channel ready with 14.5 metre draft by the time Vallarpadam terminal is ready to take off. As far as rail connectivity is concerned, almost 65% of the work is over and the RVNL is hopeful of completing the rest by end of October. “Road connectivity is slightly lagging behind,” said Mr Joseph, “But the National Highway Authority of India (NHAI) has assured the port of two lane connectivity to the terminal by December.”

When asked about the success of projects like Vallarpadam in the context of agitational politics prevalent in Kerala, he said, “There is a transformation of work culture here. I feel that DP World has actually brought in a new work culture to the place and this is not limited to the work inside the terminal but has caught on with other stakeholders outside the terminal as well. Today the manner in which business is conducted between the container terminal operator and the stakeholders have changed for the better. There is an increasing sense of urgency in making things happen rather than delaying. This is the kind of transformation that has happened over the last four years.

As an example, he pointed out to the current strike by two segments of workers against implementation of tribunal award. “Had this happened two years back, the entire port would have been paralysed. Today it is a very localized action and the terminal is more or less normal,” he said, adding, “My experience is that we are looking at a new dawn – a new sunrise – in Kerala.”

ഇന്ത്യയില് വില്പനയാകുന്ന സ്വര്ണ്ണത്തിന്റെ 17 ശതമാനം കേരളത്തിലാണ്. അതിനാലാണ് ഏരന്സ് ഗോള്ഡ് സൂക്ക് ഗ്രൂപ്പ് ആറാമത്തെ ഗോള്ഡ് സൂക്ക് കേരളത്തില് സ്ഥാപിക്കുന്നതെന്ന് ആഷിഷ്ഗുപ്ത പറഞ്ഞു. ഡല്ഹി, ഗുര്ഗാവ്, ലൂധിയാന, ജയ്പൂര് എന്നിവിടങ്ങളിലാണ് നിലവിലുള്ള ഗോള്ഡ് സൂക്കുകള്. എട്ടു ലക്ഷം ചതുരശ്രയടിയിലുള്ള ചെന്നൈയിലെ സൂക്ക് വര്ഷാവസാനം തുറക്കും. ഒപ്പം ഇന്ഡോറിലും അമൃത്സറിലും സൂക്കുകള് സ്ഥാപിക്കുകയാണ്. പത്തുസംസ്ഥാനങ്ങളിലെ 24 നഗരങ്ങളില് നാലുവര്ഷത്തിനകം ഗോള്ഡ് സൂക്കുകള് സ്ഥാപിക്കാനാണ് പദ്ധതി.

കേരളത്തില് കോഴിക്കോട്, തൃശ്ശൂര്, കൊല്ലം, തിരുവനന്തപുരം എന്നിവിടങ്ങളില് കൂടി ഗോള്ഡ്സൂക്ക് സ്ഥാപിക്കും. അഞ്ചുവര്ഷത്തിനകം കേരളത്തില് 1,000 കോടി രൂപ നിക്ഷേപിക്കാനാണ് തീരുമാനം. ഇതില് വൈറ്റില ഗോള്ഡ് സൂക്കിന് 125 കോടി രൂപയായി. കളമശ്ശേരിയിലെ കിന്ഫ്ര ഹൈടെക്പാര്ക്കില് 33 ഏക്കര് സ്ഥലം ഗോള്ഡ് ആന്ഡ് ഡയമണ്ട് പാര്ക്ക് സ്ഥാപിക്കാന് ഏരന്സ് ഗോള്ഡ് സൂക്ക് ഗ്രൂപ്പിന് അലോട്ട്ചെയ്തിട്ടുണ്ട്. ഇവിടെ 500 ലേറെ ഉത്പാദകരുടെ വ - സ്വര്ണ്ണാഭരണ ഹബ്ബ് സ്ഥാപിക്കാനാണ് പദ്ധതി. 600 കോടി രൂപയുടെ ഈ നിക്ഷേപം 5,000 പേര്ക്ക് തൊഴിലവസരം ഒരുക്കും.
ഈ രംഗത്ത് പ്രൊഫഷണല് വിദ്യാഭ്യാസത്തിന്റെ അഭാവം പരിഹരിക്കാന് ജം ആന്റ് ജ്വല്ലറി ട്രെയിനിങ് ഇന്സ്റ്റിറ്റിയൂട്ട് സ്ഥാപിച്ച് അമേരിക്കന് ബിരുദങ്ങള് ഉള്പ്പെടെയുള്ളവ നല്കാന് സാധ്യതയൊരുക്കും. സര്ട്ടിഫിക്കറ്റ്, ഡിപ്ലോമ കോഴ്സുകളും ഉണ്ടാകും. ഉത്പാദകര്ക്കായി പ്രദര്ശന കേന്ദ്രങ്ങളും സജ്ജീകരിക്കും. ഹോട്ടല്, റീട്ടെയില്, അപ്പാര്ട്ടുമെന്റുകള് എന്നിവയും ഇവിടെ ഒരുക്കും.

ഗൂര്ഗാവില് 40 ഏക്കര് സ്ഥലത്ത് ഗോള്ഡ് ആന്ഡ് ഡയമണ്ട് പാര്ക്ക് എന്ന പേരില് പ്രത്യേക സാമ്പത്തികമേഖല സ്ഥാപിക്കാനും ഏരന്സ് ഗോള്ഡ് സൂക്ക് ഗ്രൂപ്പിന് അനുമതി ലഭിച്ചിട്ടുണ്ട്. അഞ്ചു വര്ത്തിനകം ഇത് പൂര്ത്തിയാകും. 55 ലക്ഷം ചതുരശ്രഅടി സ്ഥലം വികസിപ്പിച്ചെടുക്കാന് 750 കോടി രൂപയുടെ നിക്ഷേപമാണ് കണക്കാക്കുന്നത്.

has an investment of Rs.1200 crore. The hotels under construction has an investment of
Rs. 1300 crore. Compare this with the total stimulus spending by the Govt. for the whole
state of Kerala which is just Rs.5000 crore over two years !!

Shobha group to set up knowledge park in Kochi

Thrissur , May 10 : A Rs 5,000-crore high-tech knowledge park, focussing on fundamental research on agriculture, biotechnology and information, will be set up by Shobha Developers Limited at Kochi, according to company regional director P Ramakrishan.
Work on the proposed park, spread over 400 acres, would start soon. On completion, expected within 8-10 years, it would provide direct employment to about 75,000 people in four phases and indirect employment to about 2.25 lakh, he said

Companies from India and abroad would be engaged in the research activities in the park, he said.

All hurdles in clearance of the project had been removed and government approval would be received soon after the election guidelines were withdrawn, he said.

SDL's overall performance was excellent for the year ending March 2009 and its financial results would be declared next week. The company's housing project work in Thrissur was progressing well, he said.

ശോഭാ ഹൈടെക് സിറ്റിയുടെ നിര്മാണ പ്രവര്ത്തനങ്ങള് ഉടന് ആരംഭിക്കുമെന്നു കമ്പനി വൃത്തങ്ങള്.
പ്രവാസി മലയാളി വ്യവസായി പി.എന്.സി. മേനോന്റെ ഉടമസ്ഥതയിലുള്ള ശോഭാ ഹൈടെക് സിറ്റിക്ക് 5,000 കോടി രൂപയാണു നിക്ഷേപം. വൈറ്റില-അരൂര് നാഷണല് ഹൈവേയില് ലേക്ഷോര് ആശുപത്രിക്കു പിന്ഭാഗത്തു 400 ഏക്കറിലാണു പദ്ധതി. ഇലക്ട്രോണിക്സ്, ഐടി, ബയോടെക്നോളജി, എന്റര്ടെയ്ന്മെന്റ്, ഹൗസിങ് സ്ഥാപനങ്ങള് തുടങ്ങിയ സംരംഭങ്ങളാണിവിടെ വരുന്നത്. 75,000 പേര്ക്കു പ്രത്യക്ഷമായും രണ്ടരലക്ഷം പേര്ക്കു പരോക്ഷമായും തൊഴില് ലഭിക്കുമെന്നു ശോഭാ വൃത്തങ്ങള് പറഞ്ഞു.
70 ലക്ഷം സ്ക്വയര് ഫീറ്റ് വലിപ്പമുള്ള പാര്ക്ക്, റീട്ടെയ്ല് ഷോപ്പിങ് മാളുകള്, ഹോട്ടലുകള്, റിസോര്ട്ടുകള്, റസിഡന്ഷ്യല് കോംപ്ലക്സുകള്, സാങ്കേതിക-സാങ്കേതികേതര തൊഴില് അവസരങ്ങള് എന്നിവയാണു പ്രധാന പ്രത്യേകതകള്. സാംസ്കാരിക കേന്ദ്രങ്ങള്, ലേഡീസ് ക്ലബ്ബുകള്, പാര്ക്കുകള്, ബസ് സ്റ്റോപ്പുകള്, വനവത്കരണം, ആശുപത്രികള്, സ്കൂളുകള്, ജലസംഭരണികള്, റോഡുകള് എന്നീ അടിസ്ഥാനസൗകര്യങ്ങള്ക്കാണു 45% സ്ഥലവും വിനിയോഗിക്കുക. നോളജ് റിലേറ്റഡ് വ്യവസായങ്ങള്ക്കു 14% സ്ഥലം. കൊമേഴ്സ്യല് ഹോട്ടലുകള് ക്കും റിസോര്ട്ടുകള്ക്കുമായി നീക്കിവച്ചതു 14%. താമസസൗകര്യ വികസനത്തിന് 27% സ്ഥല മാ ണ് ഉപയോഗപ്പെടുത്തുക.
നാഷണല് ഹൈവേയില് നി ന്നു പദ്ധതിപ്രദേശത്തേക്കെത്താന് 33 മീറ്റര് റോഡ് സര്ക്കാ ര് ലഭ്യമാക്കും. പദ്ധതിക്ക് അടിസ്ഥാനസൗകര്യങ്ങള് ഒരുക്കേണ്ടതു സര്ക്കാരാണ്. സര്ക്കാര് തലത്തില് നടപടികള് പൂര്ത്തിയായാലുടന് പദ്ധതി തുടങ്ങാനാവുമെന്ന പ്രതീക്ഷയിലാണു ശോഭാഗ്രൂപ്പ്. ഹൈടെക് സിറ്റി കൊച്ചി നഗരവികസനത്തില് നിര്ണായകഘടകമാകും.
തൃശൂരില് 850 കോടി രൂപയുടെ ടൗണ്ഷിപ്പ് പദ്ധതിയാ ണു ശോഭ കേരളത്തില് തുടങ്ങിയിരിക്കുന്ന മറ്റൊരു പ്രോജക്റ്റ്. 55 ഏക്കറില് 30 ലക്ഷം സ്ക്വയര് ഫീറ്റില് നിര്മിക്കുന്ന പദ്ധതി 2011-ല് പൂര്ത്തിയാക്കാനാണു ലക്ഷ്യം. ഇതിലെ 25 വില്ലകളുടെ കൈമാറ്റം അടുത്തവര്ഷം. 78% സ്ഥലത്തു റസിഡന്ഷ്യല് ഏരിയയും 22% സ്ഥലത്തു കൊമേഴ്സ്യല് കോംപ്ലക്സുമാണ് അവിടെ നിര്മിക്കുന്നത്.
ആറരയേക്കര് സ്ഥലത്തു കൃത്രിമമായി നിര്മിക്കുന്ന തടാകം ഈ ടൗണ്ഷിപ്പിന്റെ പ്രത്യേകത കളില് ഒന്നാണ്. ശോഭാ ഡ വ ലപ്പേഴ്സിന്റെ കഴിഞ്ഞ സാമ്പത്തികവര്ഷത്തെ അറ്റാദായം അടുത്തയാഴ്ച പ്രഖ്യാപിക്കും.

ഫാക്ടിന്റെ ഭാവി വൈവിധ്യവത്കരണത്തില്

കൊച്ചി: തുടര്ച്ചയായി 10 വര്ഷം നഷ്ടത്തിലായ ശേഷം കഴിഞ്ഞ സാമ്പത്തികവര്ഷത്തില് 43 കോടി രൂപ അറ്റാദായം നേടിയ പൊതുമേഖലാ രാസവളം നിര്മാണശാലയായ ഫാക്ട് മറ്റ് വ്യവസായമേഖലകളില് ചുവടുറപ്പിക്കുന്നു. ഏലൂര് ഉദ്യോഗമണ്ഡലിലും അമ്പലമേട്ടിലും ഫാക്ടിനുള്ള ഭൂമി ഫലപ്രദമായി വിനിയോഗിക്കാന് മറ്റ് പൊതുമേഖലാ സ്ഥാപനങ്ങളുമായി സഹകരിച്ചാണ് വൈവിധ്യവത്കരണം നടപ്പാക്കുന്നത്. കമ്പനി അടുത്തകൊല്ലം ഇരട്ടി വരുമാനം പ്രതീക്ഷിക്കുന്നതായി ചെയര്മാനും എം.ഡി.യുമായ ഡോ. ജോര്ജ് സ്ല്ളീബ പറഞ്ഞു. കഴിഞ്ഞവര്ഷം വിറ്റുവരവ് 2100 കോടി കടന്നിരുന്നു.

ഉദ്യോഗമണ്ഡലില് കേരള ട്രേഡ് സെന്റര്, അമ്പലമേട്ടില് മെഡി സിറ്റി, കുടിവെള്ള പദ്ധതി, രണ്ട് കണ്ടെയ്നര് ഫ്രൈറ്റ് സ്റ്റേഷനുകള്, ജിപ്സം പദ്ധതി എന്നിവയ്ക്കൊപ്പം നഷ്ടത്തിലോടുന്ന ഫാക്ട് സ്ഥാപനങ്ങള്ക്ക് പുതുജീവന് നല്കാന് ഇന്ത്യന് ഓയില് കോര്പ്പറേഷന്, കൊച്ചിന് ഷിപ്പ്യാര്ഡ് എന്നിവയുമായി സഹകരിച്ച് വ്യവസായ സംരംഭങ്ങളും ഉദ്ദേശിക്കുന്നുണ്ട്. പദ്ധതികളിലേറെയും മെയില് ആരംഭിക്കും. വ്യവസായത്തിനുവേണ്ട ഭൂമി, അടിസ്ഥാനസൗകര്യം എന്നിവ ഫാക്ടും മുതല്മുടക്ക് മറ്റ് സ്ഥാപനങ്ങളും നിര്വഹിക്കും.

കേരള സ്റ്റേറ്റ് ഇന്ഡസ്ട്രിയല് ഡവലപ്പ്മെന്റ് കോര്പ്പറേഷനുമായി ചേര്ന്നുള്ള പദ്ധതികളാണ് ട്രേഡ് സെന്ററും മെഡി സിറ്റിയും. ഡല്ഹിയിലെ പ്രഗതിമൈതാനത്തിന് സമാനമായ ട്രേഡ് സെന്ററാണ് ഉദ്യോഗമണ്ഡലില് സ്ഥാപിക്കുന്നത്. ഫാക്ടിന്റെ 25 ഏക്കര് ഭൂമിയില് 3000 പേര്ക്ക് ഇരിക്കാവുന്ന കണ്വെന്ഷന് സെന്ററും, പ്രദര്ശന ഹാളും പണിയും.

അമ്പലമേട്ടിലെ തടാകതീരത്ത് 50 ഏക്കറിലാണ് മെഡി സിറ്റി ഒരുക്കുന്നത്. ഹെല്ത്ത് ടൂറിസം ലക്ഷ്യമിടുന്ന ഹോട്ടല് ശൃംഖലയും ഇതിലുണ്ടാകും. സര്ക്കാരുമായി ഇവയുടെ പ്രാഥമിക ചര്ച്ച പൂര്ത്തിയായിട്ടുണ്ട്. അമ്പലമേട്ടിലെ 160 ഏക്കര്വരുന്ന ശുദ്ധജല തടാകത്തില്നിന്ന് ഫ്ളാറ്റുകള്ക്കും വന്കിട ഹോട്ടലുകള്ക്കും കുടിവെള്ളമെത്തിക്കുന്ന പദ്ധതി വാട്ടര് അതോറിട്ടിയുമായി സഹകരിച്ചാണ് ആരംഭിക്കുന്നത്. കുപ്പിയില് കുടിവെള്ളം നിറച്ച് വിപണിയിലെത്തിക്കുന്നതിനും പദ്ധതിയുണ്ട്.

സെന്ട്രല് വെയര് ഹൗസിങ് കോര്പ്പറേഷന്, കണ്ടെയ്നര് കോര്പ്പറേഷന് ഓഫ് ഇന്ത്യ എന്നിവയുമായി ചേര്ന്നാണ് രണ്ട് കണ്ടെയ്നര് ഫ്രൈറ്റ് സ്റ്റേഷനുകള് സ്ഥാപിക്കുന്നത്. ദേശീയപാത 47ല്നിന്ന് നിര്ദിഷ്ട വല്ലാര്പാടം കണ്ടെയ്നര് ടെര്മിനലിലേക്കുള്ള നാലുവരിപ്പാത ഫാക്ട് ഉദ്യോഗമണ്ഡല് ടൗണ്ഷിപ്പിലൂടെയാണ് കടന്നുപോകുന്നത്. പ്രത്യേക സാമ്പത്തികമേഖലയോടു ചേര്ന്ന ഈ പ്രദേശത്ത് 80 ഏക്കര് സ്ഥലം ഫാക്ട് കുത്തകപ്പാട്ടത്തിന് നല്കും. 150 കോടി രൂപയാണ് പദ്ധതിയുടെ നിക്ഷേപം.

രാഷ്ട്രീയ കെമിക്കല്സ് ആന്ഡ് ഫെര്ട്ടിലൈസേഴ്സുമായി സഹകരിച്ച് അമ്പലമേട്ടില് പുരോഗമിക്കുന്ന 91 കോടി രൂപയുടെ ജിപ്സം ബില്ഡിങ് പാനല് നിര്മാണപദ്ധതി സപ്തംബറില് കമ്മീഷന്ചെയ്യുമെന്ന് ജോര്ജ് സ്ല്ളീബ പറഞ്ഞു. മണല്, സിമന്റ്, ഇഷ്ടിക എന്നിവയുടെ ഉപയോഗം കുറയ്ക്കുന്ന ചെലവുകുറഞ്ഞ കെട്ടിനിര്മാണ രീതിക്ക് ഇത് പ്രചാരം നല്കും. ആദിവാസി മേഖലയില് ജിപ്സം കെട്ടിടനിര്മാണ പദ്ധതിക്ക് മന്ത്രി ബിനോയ് വിശ്വം സന്നദ്ധത പ്രകടിപ്പിച്ചിട്ടുണ്ട്. 3000 വീടുകള് നിര്മിച്ച് നല്കാനാണ് ഉദ്ദേശിക്കുന്നത്. 60 ലക്ഷം ടണ് ജിപ്സം നിക്ഷേപം ഫാക്ടിലുണ്ട്. സിമന്റ് കമ്പനികള്ക്ക് 3.2 ലക്ഷം ടണ് ജിപ്സം വിറ്റതിലൂടെ 25 കോടി നേടാനായി. നടപ്പുവര്ഷം ആറുലക്ഷം ടണ്ണിന്റെ വില്പനയാണ് ലക്ഷ്യമിടുന്നത്. നിലവിലുള്ള രാസവള വ്യവസായത്തെ ലാഭകരമാക്കുന്നതിന്റെ ഭാഗമായി സിങ്ക് ചേര്ന്ന ഫാക്ടംഫോസ് ജൂണില് പുറത്തിറക്കും. മണ്ണിന്റെ ജൈവപുഷ്ടിക്ക് അത്യാവശ്യം വേണ്ട സിങ്ക് 50 ശതമാനം ഭൂമിയിലും കുറവായേ കാണാറുള്ളൂ. പുതിയ ഉത്പന്നം ഉത്പാദനമേഖലയ്ക്കും ഗുണംചെയ്യും. ഇന്ത്യന് ഓയില് കോര്പ്പറേഷനുമായുള്ള ഫാക്ട് എന്ജിനീയറിങ് ഡിവിഷന്റെ (ഫെഡോ) സംരംഭവും, കൊച്ചിന് ഷിപ്പ് യാര്ഡുമൊത്തുള്ള പള്ളുരുത്തിയിലെ ഫാക്ട് എന്ജിനീയറിങ് വര്ക്സ് പദ്ധതിയും മെയില് തുടങ്ങും.

പദ്ധതികളെല്ലാം പ്രാവര്ത്തികമാകുന്നതോടെ ഫാക്ടിന് പ്രതിവര്ഷം 100 കോടി രൂപ ഇതര വരുമാനം പ്രതീക്ഷിക്കുന്നതായി ചെയര്മാന് അറിയിച്ചു. ഇഗേ്നനായുമായി സഹകരിച്ച് ഫാക്ട് ട്രെയിനിങ് ഇന്സ്റ്റിറ്റിയൂട്ടില് എം.ബി.എ., ഫയര് ആന്ഡ് സേഫ്റ്റി കോഴ്സ് എന്നിവ തുടങ്ങും. ഫാക്ടില് വെല്ഡിങ് ഇന്സ്റ്റിറ്റിയൂട്ട് ഇപ്പോള്ത്തന്നെ പ്രവര്ത്തിക്കുന്നുണ്ട്.

Discussions on to begin work on metro rail

Project is estimated to cost Rs. 3,300 crore

KOCHI: Engineers from the Delhi Metro Rail Corporation’s Kochi office have initiated discussions with their counterparts in civic and related agencies, as a prelude to kick-starting the work on the project.

They are learnt to have held many rounds of discussions with officials of the Railways, the PWD, the National Highways Authority of India and the Kerala Water Authority. The aim is to ensure that problems do not crop up while executing the project and there is no conflict of interests between the agencies.

The discussions with Railway officials are in connection with the 25-km-long Aluva-M.G. Road-Pettah alignment of the metro rail passing alongside the North and South railway overbridges.

It would also run through Railway property at the Ernakulam Junction railway station. Another round of talks was held with NHAI officials since the agency has planned flyovers at Edapally and Vytilla, along which the metro rail alignment passes.
Project tenders

A senior DMRC official said that tenders would be soon floated for building the pillars, spans and to lay the rails. “The project would be on the lines of the Delhi metro rail and is estimated to cost Rs 3,300 crore. Any delay in executing the venture would enhance its cost by 10 per cent each year.”

He said that steps would be taken to prevent traffic snarls when the work on the pillars is on. The pillars would be just 80 cm wide, a little over the width of the road median. Narrow stretches of the road would be widened before the pillar work begins. Though a link to the Cochin International Airport would be financially viable, the work would be carried out only in the next phase of the project.

Though survey is over in M.G. Road, demarcation stones are yet to be laid. District Collector M. Beena said that land would be acquired in six months. “Problems, if any, over the alignment would be solved by taking all sections of people into confidence.”

It is learnt that though a high-level decision was taken to put in place a fast-track system for acquiring land, the State government’s administrative sanction is pending. Similarly, Cabinet clearance is due for setting up a new land acquisition team headed by a special tahsildar.

The survey and laying of demarcation stones was till now being carried by a team led by the special tahsildar (land acquisition-National Highways).

KV Thomas got Agriculture, Consumer issues - hardly of relevence to Kochi.
He can use his good offices to hasten up urban development projects.

Same time, Ahmed got Railway ministry, he can hasten up a few things.
Electric Loco Shed allotted to ERS (South) during NDA govt can be established
immediately. He may also be able to get MEMU on select routes and also a
dedicated suburban for Kochi.

West coast Railway zone is tough - it needs acquisition of Konkan rail
Corporation and splitting of Palakkat, Trivandrum divisions from SR.
Only with the support of Karnataka, Goa and Maharashtra such a zone
can be formed. Moreover, Karnataka may demand HQ of zone. But they
may relent if a division is formed with Mangalore/Karwar as HQ. They may
agree to Kozhikode as Zonal HQ - which E.Ahmed also will be happy :)
Zonal HQs are to be decided on the basis of revenue, if that is so first
place is for Kochi, second will be Mangalore. But of late this is done politically,
which may favor Kozhikode, but thats okay, it is still approximately in the middle
of the zone.

But all this is very very tough.

MUMBAI: Tata Sons plans to raise $1 billion from overseas investors by December 2009 for its real estate arm Tata Realty and Infrastructure
(TRIL). Kishore Saletore, chief financial officer, TRIL, said,

“We are in talks with overseas investors and we would be raising $1 billion for realty and infrastructure projects
. TRIL plans to develop infrastructure and real estate projects of around Rs 20,000 crore within three years.”

The company had raised an offshore fund of $700 million some time ago and that would be used for projects worth Rs 11,000 crore. The $1 billion that would be raised is over and above the already raised $700 million.

A senior company official pointed out that around 70% of the total funding that has been raised would be used in developing projects in the residential space. Speaking to ET Suraj Kulkarni, head, business development, TRIL said, “We would be entering affordable housing space but would not be entering the segment where Tata Housing Development Company is present. Our target would be offering houses at a lower rate than the current market rate.”

TRIL is planning residential complexes at two places in Mumbai apart from two places in Bangalore, Kochi, Nagpur and Chennai. The company would be buying some land at some places and would enter into a JV at others. The company would be focusing more on real estate than on infrastructure, a senior official claimed.

“May be in about three years the real estate and infrastructure business could be separated into different companies,” the official told ET.

The company would also be developing real estate projects on the land parcels owned by the Tata Group. Sanjay Ubale, CEO, TRIL, said, “Tata group companies have many land parcels where we can develop projects. This could be done either through a JV or an SPV with the group companies.”

TECOM press meet @ Kochi yesterday

TECOM wants firm written assurance on 12% free hold clause in agreement.

TECOM does not demand immediate possession of free hold land, not even in six month.

But state govt must give written assurance that it will standby the agreement already signed
and provide free hold at a point of time whenever company requires it.

This seems the last nail for Achu. A coterie involving his son is said to be negotiating with
JB Group and Emaar - probably to get better kickbacks. This seems to be the real
reason behind the delay on this trivial "issue".

KOCHI: Fisheries and Registration Minister S. Sarma has said that the implementation of the SmartCity Kochi project calls for a policy decision that protects the interests of the State.

Talking to reporters on the sidelines of a function here on Monday, Mr. Sarma, who is also the chairman of the SmartCity Kochi project, said the issue would be discussed in the next meeting of the State Cabinet. He said a consensus would be reached by holding discussions with the officials concerned.

Mr. Sarma said the government was not against offering 12 per cent freehold land. Stating that the issue of freehold land was mentioned in the original framework agreement, he said the question was how this land would be utilised. He said that was why there was the need for a policy decision at the Cabinet level. When reporters drew his attention to the December deadline set by the Chief Executive Officer of the company, Mr. Sarma said that a decision could be reached in a couple of months.

അമ്പതിനായിരം പേര്ക്കിരുന്ന് കളി കാണാവുന്ന സ്റ്റേഡിയമാണ് ഇടക്കൊച്ചിയില് ഉയരുക. കൊച്ചിയില് മത്സരങ്ങള്ക്കെത്തുന്ന ടീമുകളുടെ വാസകേന്ദ്രമായ താജ്മലബാറില് നിന്ന് കായലിലൂടെ ബോട്ടുമാര്ഗം സ്റ്റേഡിയത്തിലെത്താന് പതിനഞ്ചു മിനുട്ടു മാത്രം മതിയെന്നത്, ഇടക്കൊച്ചിയുടെ ആകര്ഷണീയതയാണ്. മത്സര ദിവസങ്ങളില് നഗരത്തിനു നടുവിലുണ്ടാകുന്ന കടുത്ത ഗതാഗതക്കുരുക്കിനും പുതിയ സ്റ്റേഡിയം പരിഹാരമാവും.

കേരളത്തിലെ അന്താരാഷ്ട്ര ക്രിക്കറ്റ് മത്സരങ്ങള്ക്കായി വിശാലകൊച്ചി വികസന അതോറിറ്റിയുടെ കനിവുകാത്തു നില്ക്കേണ്ട ഗതികേടും കെസിഎയുടെ സ്റ്റേഡിയം വരുന്നതോടെ ഒഴിവാകും. കലൂരില് നിലവിലുള്ള ജിസിഡിഎ അന്താരാഷ്ട്ര സ്റ്റേഡിയം അറ്റകുറ്റപ്പണിക്കായി അടച്ചിട്ട് നാളുകളായി. സ്റ്റേഡിയം ലഭ്യമല്ലാത്തതിനാല് 2006 ഒക്ടോബറിനു ശേഷം കൊച്ചിയില് അന്താരാഷ്ട്ര ക്രിക്കറ്റ് അരങ്ങേറിയിട്ടുമില്ല. കലൂര് സ്റ്റേഡിയം പാട്ടവ്യവസ്ഥയില് ഏറ്റെടുക്കാന് െകസിഎ തയ്യാറായിരുന്നെങ്കിലും ജിസിഡിഎയുടെ കടുംപിടിത്തം കാരണം അതും നടന്നില്ല.

With just four and a half years of history this is magnificent record.

As a history - Infopark was established in Nov 2004 by acquiring 100 acres of land from
Kinfra Export Promotion Industrial Park - KEPIP meant for manufacturing units. KEPIP office building
with just 125,000 sq ft space was modified and named Tapasya - first IT space. Four and half years,
today it has 1.4 million space excluding Wipro campus of 1.1 million sq ft and 9000 employees.

KEPIP still has many vibrant manufacturing units at its Kakkanad campus, but it is now
expanding into a giant 500 acres SEZ near CIAL (see the post above).

Infopark defies crunch to launch expansion

THIRUVANANTHAPURAM: Green shoots seem to be sprouting all over the IT/ITES space in Kerala as the Infopark in Kochi is aggressively pursuing an
expansion plan, that is already buoyed by robust inquiries for space from tech companies.

Infopark CEO Siddhartha Bhattacharya told ET that the current fiscal would see the park’s satellite station at Koratty near Thrissur going on-stream, work progressing on two satellite parks at Ambalappuzha and Cherthala, and expansion of facilities being undertaken at its home base in Kochi.

"Of the 40,000 sq ft of space that we offered at the upcoming Koratty park north of Kochi, 12,000 sq ft has already been snapped up and over the next 30 days we hope to tie up for another 25,000 sq ft. Interest in the park has been so strong that we got enquiries from places as far as Atlanta and Middle East", Mr Bhattacharya said. The Koratty facility will feature 70,000 sq ft in all in the first phase.

The Koratty park is expected to be operational by November, which will make it the first satellite IT park in Kerala that will be on stream, as part of the state government's plan to decentralize the IT sector to cover all 14 districts in the state.

Mr Bhattacharya said a key attraction for companies to set up shop was the rent deferral for one year that the state government had announced for IT companies operating from its parks, which has been particularly appealing to the small and medium sector.

Mathews Jose, CEO of BlueLabs Technology which has booked space at the Koratty park said the rental of Rs 30 per sq ft for furnished space at the park and its proximity to the airport were the two key features that prompted his company to set up a 200-seater operation at Koratty.

Infopark has a budget of Rs 260 crore for 2009-10, part of which will be utilized in completing the 6.5 lakh sq ft Atulya building at Kochi, which has an estimated outlay of Rs 90 crore.

The Infopark's 110-acre campus will see an expansion when an additional 160 acres are acquired adjacent to its present campus, for which the legal scrutiny process is under way. Infopark had added 2,200 employees in the last fiscal, taking the number of techies working on its campus to roughly 9,000.

To remind, Vallarpadam bidding happened in 2003 when world and Indian
economy was yet to recover from a downturn in 2001. Still, DPW clinched
the bid by offering a record 33.33% revenue share for Cochin Port Trust.

The vast potential of Vallarpadam combined with DPW's record of being
the topmost port operator of the globe have given it the lethal edge to be
India's Gateway transshipment port.

A few attempts to copy Vallarpadam project that happened later even
when the economy was clocking 8-9%, all flopped due to this single factor
with no entrenched investors showing up.

More, this anchor project has brought in over Rs.20,000 crore investment
to Kochi excluding its own.

Vallarpadam terminal set to redefine maritime trade
The depth at the trans-shipment terminal, and the latest technology, will allow mega ships to call

Bangalore/Mumbai: A global economy in recession is not the best of times to open India’s first international container trans-shipment terminal (ICTT). But analysts, cargo owners and DP World Ltd, the private operator set to run the terminal at Vallarpadam in Cochin port, say this will redefine how exporters and importers in India, Asia’s third biggest economy, ship goods.
A trans-shipment port, such as those in Colombo, Singapore and Dubai, typically has a depth of at least 16m, allowing big container ships to call at the terminal. Smaller vessels from regional ports use these terminals to load or unload cargo to or from the larger ships onward to the final destination.

“It is the right time to open the ICTT,” said Ganesh Raj, senior vice-president and managing director (Indian subcontinent) at DP World. “The global slowdown is a short-term phenomenon in the context of world trade over time. DP World continues to remain confident of the long-term prospects of the container port industry, and, hence, we are building capacity to meet anticipated demand.”

DP World, the world’s fourth biggest container port operator majority owned by the Dubai government, won a 30-year contract in a public auction in 2004 for developing and operating the Vallarpadam terminal, which is close to key international sea trade routes.
It was allowed to operate the existing Rajiv Gandhi container terminal at Cochin port for eight years or till it constructed and shifted operations to Vallarpadam. DP World aims to commission the ICTT by 30 November.
The Rajiv Gandhi terminal handled 260,000 twenty-foot equivalent units (TEUs) in the year to 31 March. A TEU is the standard size of a container and a common measure of capacity in this business.
Because of depth restrictions in the country, big container ships cannot call directly at many of India’s ports. A big portion of the container cargo, originating from or destined for India, hence, are trans-shipped at ports in Colombo, Singapore or Dubai.
As a result, India’s exporters and importers incur extra costs of at least Rs1,000 crore a year on trans-shipment of containers via other ports, according to the shipping ministry.
The depth at the Vallarpadam terminal, together with the latest technology in equipment, will allow mega container ships such as Emma Maersk, which has a capacity of at least 12,500 TEUs, to call for loading and unloading cargo. Emma Maersk is owned by the world’s biggest container shipping firm Maersk Line.

“Larger vessels bring about economies of scale and lower cost of operations for the shipping lines, which then translates into lower freight rates for exporters, importers,” said Shailesh Garg, general manager at the Indian unit of London-based maritime consultancy firm Drewry Shipping Consultants Ltd.

Traditionally, India’s most significant deterrent to handling larger ships has been the depth restrictions at its ports. As a result, the cost of trade into or out of India has been higher than for other Asian countries such as China or Malaysia.
Container trans-shipment terminals are a critical link in maritime trade, enabling shipping lines to optimize their logistic chain when moving cargo.
With the current flow of trade out of India, logistics costs are considerably high, making Indian products uncompetitive in the global market.
“With the opening of Vallarpadam ICTT, larger ships will call India. Hence, freight rates should be lower (and) transit times will be better since export goods will be loaded on mainline vessels and sent directly to destinations,” said S.R.L. Narasimhan, secretary, Western India Shippers’ Association, a body representing exporters and importers.
The success of a trans-shipment terminal for India will depend on how importers and exporters see its value in their overall supply chain.
Adding direct mainline calls from major shipping to key markets overseas will definitely help a certain segment of customers move their cargo through the ICTT, as it will provide for quicker transits and lower transportation costs.
“It is always better to have origin/destination as well as trans-shipment cargo for this kind of project so that bigger vessels will have options to call at that particular port,” said G. Raghuram, a professor at the Indian Institute of Management, Ahmedabad, who has studied the sector closely.
Having such a hub within the country gives traders a choice to directly move their cargo through the trans-shipment port or use the existing terminals at ports such as Jawaharlal Nehru Port, Chennai or Mundra port and tranship their cargo at Vallarpadam at a lower cost than at overseas terminals, said DP World’s Raj.
Trans-shipment ports such as Colombo, Dubai and Singapore have so far flourished at India’s expense. For instance, 76% of the container volumes handled at Colombo port is for cargo trans-shipment from neighbouring countries. Of the 2.7 million TEUs handled by Colombo port in 2008, 70%, or 1.9 million TEUs, originated from or were destined for Indian ports; some 60% of it from South India alone.
“Hence, the trans-shipment terminal at Vallarpadam will have an immediate benefit to the South India trade. Our conservative estimates indicate a cost-saving of $150 (Rs7,110) per container if containers are trans-shipped at Vallarpadam,” said Raj.
ICTT took several years in the making and went through three rounds of auction.
The Peninsular and Oriental Steam Navigation Co. Ltd (P&O Ports), the British port operating company that DP World acquired in 2006, had successfully bid for the Vallarpadam project in 1999. The Union government later scrapped the bid because it felt that given the involvement of P&O in Colombo, Vallarpadam would not be developed to its full potential.

As fate would have it, DP World won the bid for Vallarpadam in 2004 and soon after, bought P&O in a global takeover worth $6.85 billion. DP World later sold its stake in the Colombo terminal to avoid a possible conflict of interest.
“Prior to (the) takeover, P&O Ports had a 16% stake in the South Asia Gateway Terminals Pvt. Ltd (SAGT) in the Port of Colombo. When DP World acquired P&O in 2006, the stake in SAGT was sold to APM Terminals Management,” Raj said. APM Terminals Management BV is the container port operating unit of Danish shipping and oil conglomerate AP Moller-Maersk Group AS.
Over the past few years, the port container traffic in India has been growing at an average 15% annually. At this rate, container traffic is estimated to reach 21 million TEUs by 2016 from around 7.8 million TEUs now, according to the shipping ministry.
Though the growth rate slumped last year due to the global slowdown, the ministry’s estimates remain unchanged, said a shipping ministry official. He didn’t want to be named.

ICTT is being developed in three phases. The first phase, costing Rs1,250 crore, is designed to handle 1 million TEUs, the second another 1.5 million TEUs and the third a further 3 million TEUs, taking ICTT’s total capacity to 5.5 million TEUs when fully operational.

There is this news on choice Paradise.

This now happens to be a the tallest structure of South India :tup:
There was structure at Hyderabad proposed by Lanco. Now that Lanco is teetering
on the edge of bankruptcy they have shelved that along with many of their
infra ventures like power projects. It is also facing some political storm for auditing
fraud a la Satyam.

That makes this the tallest structure at present. However it may be overshadowed
in another 6-8 years with trade centers coming up in Hyd, Kochi and possibly
Bangalore.

Tallest apartment in South India nearing completion

Kochi: The work on a multi-storeyed apartment,claimed to be the tallest building in South India '', being built at an estimated cost of rs 75 crore, is nearing completion.

Work on the apartments upto 32 floors, is complete. There are totally 40 floors in the complex, 'Choice Paradise.' Precaution has been taken to equip the building with facilities to withstand the threat of natural calamities like earthquakes, Managing Director of the Choice Group of companies, Jose Thomas, told reporters here.

Of the 132 apartments, 91 have already been already been booked. The apartments range from 1550 square feet to 5000 square feet with two and three bedrooms, he said.

Thomas said they were now charging about rs 4500 per square feet against the previous rate of 2500 per square feet.

The official handing over of the building is expected to be held in February 2010. It will have health club, an area for the elderly, a playground and separate pools for children and women. A specially designed telescope will be installed on the terrace to view the Kochi skyline,he said.

The group will also begin work on its 'high class apartment project' 'Choice Marina' by Septmber this year. The total cost of the project is rs 65 crore with each premium apartments priced between rs three-four crore.

college taking the number of such medical colleges @ Kochi to five.

What's important is that AIMS, Specialists', Medical Trust are all centres of excellence
at the national level and are all privately funded.

KOCHI: The Medical Council of India (MCI) has given approval for a medical college to be set up by the Gurudeva Charitable Trust at Manjali, near Paravur.

With the approval, the college would be able to admit 100 students to the MBBS course, said K.R. Rajappan, president of the trust.

The college would admit 50 students from the merit list of the State government. The teachers for all faculties had been appointed.

The medical college would provide subsidised treatment for 15,000 poor families in the area.

The hospital would have a capacity of 650 beds.

The trust had plans to start nursing and dental colleges, he said.

One more Medical college gets going

We can boast about more medical colleges in the city but does that really bring out the best doctors.

If you look at the results of the engineering colleges affiliated to Cochin University , it gives a dismal reading . About 30% or less is the pass percentage. ( I guess other universities are pretty much there and thereabout) The supplementary examinations conducted after the regular examinations had a mere pass percentage of less than 1.5 . I wonder why they bother with the supplimentary examination. Now there are about 75 engineering colleges in the state ( including state funded ) but the quality of the engineers passing out has left a lot to be desired.

I only hope the new medical colleges ( private or state funded ) does not end up in the same league producing qualified doctors without quality skills.

Your are completely correct with respect to engineering ad science education.

In medical sciences, however, institutions in India, expecially Kochi, have highly
recognized people. You can see scores of European and US nationals practicing
under them at Medical Trust, Amrita and Lakeshore.

Your concern on engineering/science cannot be addressed overnight - it needs overhauling
of system from secondary school onwards. These are the so called "hard sciences" and
needs thorough footing at school level to get ahead - mere entrance tuitions will not
ensure that. Mere 100% pass out or 90% marks wont ensure that. It needs an
approach which unfortunately none of our schools/colleges are even capable of
training students with.

കൊച്ചി: വല്ലാര്പാടം കണ്ടെയ്നര് ട്രാന്സ്ഷിപ്പ്മെന്റ് ടെര്മിനല് നവംബറില് കമ്മീഷന് ചെയ്യുന്നതോടെ ഇന്ത്യയിലെ വ്യവസായികള്ക്ക് കയറ്റിറക്കുമതി മേഖലയില് പ്രതിവര്ഷം 1,000 കോടി രൂപയുടെ നേട്ടമുണ്ടാകുമെന്ന് ചൂണ്ടിക്കാണിക്കപ്പെടുന്നു.

വിദേശരാജ്യങ്ങളില് നിന്നുള്ള കൂറ്റന് കണ്ടെയ്നര് കപ്പലുകള് അടുപ്പിക്കാന് ഇന്ത്യയിലെ മിക്ക മേജര് തുറമുഖങ്ങളിലും സൗകര്യമില്ലാത്തതിനാല്, കണ്ടെയ്നര് ട്രാന്സ്ഷിപ്പുമെന്റുകള്ക്കായി കൊളംബോ, സിംഗപ്പൂര്, ദുബായ് തുടങ്ങിയ തുറമുഖങ്ങളെയാണ് ഇന്ത്യ ഇപ്പോള് ആശ്രയിക്കുന്നത്.

വല്ലാര്പാടം പദ്ധതി പൂര്ത്തിയായാല് ഈ കപ്പലുകളെല്ലാം കൊച്ചിയിലെത്തും. ഇതുവഴി ട്രാന്സ്ഷിപ്പ്മെന്റ് ചെലവ് ഇനത്തില് തന്നെ ശരാശരി 1,000 കോടി രൂപയുടെ നേട്ടം വ്യവസായ സമൂഹത്തിനുണ്ടാകുമെന്നാണ് കണക്കുകൂട്ടല്.

നിലവില് കൊളംബോയിലും സിംഗപ്പൂരിലും ഇറക്കിയ ശേഷം കണ്ടെയ്നറുകള് മറ്റു കപ്പലുകളില് കയറ്റിയാണ് ഇന്ത്യന് തുറമുഖങ്ങളിലേക്ക് എത്തിക്കുന്നത്. കൊച്ചിയില് കൂറ്റന് കപ്പലുകള് എത്തുന്നതോടെ പണച്ചെലവ് മാത്രമല്ല സമയനഷ്ടവും ഒഴിവാക്കാം. ഇത് വ്യാവസായിക മേഖലയില് പുതിയ ഉണര്വ് പകരും.

12,500 ടി.ഇ.യു കണ്ടെയ്നറുകള് കയറ്റാവുന്ന ലോകത്തിലെ ഏറ്റവും വലിയ ചരക്കുകപ്പലായ 'എമ്മാ മേഴ്സ്ക്' പോലുള്ള പടുകൂറ്റന് കപ്പലുകള് വരെ കൊച്ചിയില് കൊണ്ടുവരാന് കഴിയുമെന്നാണ് ദുബായ്പോര്ട്ട് ഇന്റര്നാഷണലിന്റെ പ്രതീക്ഷ. ഇന്ത്യയിലെ ഒരു തുറമുഖത്തും ഇത്തരം കപ്പലുകള് ഇതുവരെ അടുപ്പിച്ചിട്ടില്ല. ജലാശയങ്ങളുടെ ആഴം വര്ധിപ്പിക്കുന്നതുമായി ബന്ധപ്പെട്ട് നിയന്ത്രണങ്ങളുള്ളതിനാലാണ് ഇന്ത്യന് തുറമുഖങ്ങളിലേക്ക് ഇത്തരം കപ്പലുകളെ അടുപ്പിക്കാനാവാത്തത്.

കൂറ്റന് കപ്പലുകള് നേരിട്ട്ഇന്ത്യന് തുറമുഖങ്ങളില് കടന്നുവരാത്തതിനാല് ഇന്ത്യന് വ്യവസായമേഖലയിലെ ഉല്പാദനച്ചെലവ് ചൈന പോലുള്ള മറ്റ് ഏഷ്യന് രാജ്യങ്ങളേക്കാള് വളരെ കൂടുതലാണ്. ഉല്പാദനച്ചെലവ് കൂടുന്നത്വഴി അന്താരാഷ്ട്ര വിപണിയില് ഇന്ത്യന് ഉല്പന്നങ്ങളുടെ വില വര്ധിക്കുകയാണ്. ഇത് ഇന്ത്യന് വ്യവസായങ്ങളെ ക്ഷീണിപ്പിക്കുന്നതിനു കാരണമാകുന്നുണ്ട്. ആഗോള വിപണിയില് പിടിച്ചു നില്ക്കാനും ക്ലേശിക്കുന്നു. വല്ലാര്പാടം ടെര്മിനല് പൂര്ത്തിയാകുന്നതോടെ ഇന്ത്യന് ചരക്കുകള് മെയിന്ലൈന് വെസ്സലുകളില് (മദര്ഷിപ്പ്) കയറ്റി നേരിട്ട് വിദേശരാജ്യങ്ങളില് കുറഞ്ഞ സമയത്തിനുള്ളില് എത്തിക്കാനാവും. ചരക്കുകള് കുറഞ്ഞ സമയത്തിനുള്ളില് അധികചെലവില്ലാതെ വിദേശത്തുനിന്ന് കൊണ്ടുവരാനുമാകും.

തെക്കേ ഇന്ത്യന് സംസ്ഥാനങ്ങളിലെ തുറമുഖങ്ങള്ക്കാണ് വല്ലാര്പാടം പദ്ധതിയുടെ നേട്ടങ്ങള് ഉടനെ പ്രയോജനപ്പെടുത്താനാകുക. കേരളം, തമിഴ്നാട്, കര്ണ്ണാടക, ആന്ധ്രാപ്രദേശ് എന്നീ സംസ്ഥാനങ്ങളുടെ വ്യാവസായിക വളര്ച്ചയ്ക്ക് വല്ലാര്പാടം പദ്ധതി കരുത്താകും. ട്രാന്സ്ഷിപ്പ്മെന്റ് ചെലവുകള് ഗണ്യമായി കുറയുന്നതോടെ ഉല്പന്നവിലയും കുറയ്ക്കാനാകും.

കൊളംബോയില് 2008 ല് 27 ലക്ഷം കണ്ടെയ്നറുകളാണ് കൈകാര്യം ചെയ്തത്. ഇതില് 70 ശതമാനവും ഇന്ത്യന് തുറമുഖങ്ങളില് നിന്നുള്ളവയായിരുന്നത്രെ.

അതില് തന്നെ 60 ശതമാനം തെക്കേ ഇന്ത്യയില് നിന്നായിരുന്നു. കൊച്ചിയില് ഇന്റര്നാഷണല് ട്രാന്സ്ഷിപ്പ്മെന്റ് ടെര്മിനല് വരുന്നതോടെ ഇതില് ഭൂരിഭാഗവും വഴിമാറും. കൊളംബോയില് നിന്ന് കൊച്ചിയിലേക്ക് മാറുമ്പോള് തെക്കേ ഇന്ത്യന് തുറമുഖങ്ങള്ക്ക് ഒരു കണ്ടെയ്നറില് 150 ഡോളര് (ഏതാണ്ട് 7,000 രൂപ) വരെ ലാഭമുണ്ടാകുമെന്ന് കണക്കാക്കുന്നതായി ദുബായ്പോര്ട്ട് വേള്ഡ് അധികൃതര് ചൂണ്ടിക്കാട്ടുന്നു. ഇത് വ്യവസായമേഖലയ്ക്ക് താങ്ങാകും. വല്ലാര്പാടം കണ്ടെയ്നര് ട്രാന്സ്ഷിപ്പ്മെന്റ് ടെര്മിനല് ഡിസംബര് ഒന്നുമുതല് പ്രവര്ത്തിച്ചു തുടങ്ങുമെന്നാണ് പ്രതീക്ഷിക്കുന്നത്.

വല്ലാര്പാടത്ത് ആദ്യഘട്ടത്തില് പ്രതിവര്ഷം 10 ലക്ഷം ടി.ഇ.യു. കണ്ടെയ്നറുകളും രണ്ടാംഘട്ടത്തില് 25 ലക്ഷം കണ്ടെയ്നറുകളും പദ്ധതി മുഴുവന് പൂര്ത്തിയാകുമ്പോള് 55 ലക്ഷം കണ്ടെയ്നറുകളും കൈകാര്യം ചെയ്യാനാകും.

Please tell me about Edappally-High court road. Is it normal bus route or any other new way? From which part of Edappally it starts? If it will become four line, it is very easy to reach Marine drive area.

It is the existing stretch. Now it is not fully four-lane. There are small stretches like
stadium - Kaloor, Kacheripadi etc that are not four lane now. That may be what
this project aim to complete.
