I wasn't aware of this:

The building is crowned with a parapet equipped with a layer of galvanized mesh, cyclone fencing, laced with translucent nylon strips that absorb and diffuse light in a soft way and also enhance the night illumination. The parapet also conceals window-washing equipment and a novel amenity, a rooftop dog-run for the building’s canine population.

Great find! A dog park in the sky. Love it! All that multi-angled glass should make for some interesting reflections and texture. I'd sure love to see this and 535 Mission get built someday.

Same here! Mission is going to be amazing in 5-10 years if all goes as planned. 350 Mission, 535 Mission, Transbay Tower (and terminal/park), the SOM towers at First and Mission, the Metreon makeover, and the new tower at 706 Mission at Third by Glen Rescalvo (Handel Architects). Also, to west you have more mid-rises at 8th and 10th. Fingers crossed!

I've said this before, but man I love that lobby/atrium. It will be particularly amazing when the glass panels are all open to the street. And right across the intersection will be the large glassed grand entrance to the new Transbay Center.

Reading through the planning commission meeting notes, it looks like the final EIR was approved 6-1. They also separately considered other items related to the project. If I'm reading the cryptic notes correctly they approved these too except a variance for a shared parking and loading garage, which they will re-examine at a later date. But the good news is that the EIR is done.

I think the variance was approved, but in any case the project made it through some serious opposition from some pretty big players.

No doubt, fflint. I read that 45 Fremont and 50 Beale not surprisingly raised concerns and that means Shorenstein, Bechtel, Blue Shield among others. I'm glad it made it through.

The owners of 50 Beale appealed the EIR approval to the Board of Supervisors, who were supposed to consider that yesterday. Instead, they continued until April 12.

Well, they can't be happy about losing their views to the west. They must have resigned themselves to that, but I read somewhere that 50 Beale was pushing for more space between themselves and 350 Mission to allow for more light to come through on that side of the building. There was also a specific issue around a shared loading dock, but I don't know the details of that complaint.

My optimistic guess is the 2 week delay is to allow for more negotiation between the building owners. Perhaps they told the Board that they were getting close and needed a little more time? However, it could also be the very powerful opposition fflint mentioned wanted the delay to squeeze additional votes out of the Board. There was no indication one way or the other in the meeting notes.

350 Mission passes flimsy CEQA appeal

350 Mission Street is a 375-foot proposed office tower to be built at the corner of Mission and Fremont Streets in downtown San Francisco. The site, which currently has a low-rise building occupied by Heald College, is catty-corner to the large construction site that will become the Transbay Transit Center.

The owners of 50 Beale Street appealed the Planning Commission’s approval of 350 Mission on CEQA grounds, but the appeal really raised design issues that were framed in terms of CEQA catchphrases. 50 Beale is a 24-story office building located adjacent to the proposed tower and is probably quite sorry to lose its views to the west over the low-rise building that now occupies the 350 Mission site. To create a CEQA argument, 50 Beale objected to the mechanical element at 350 Mission, which would extend to only about twelve feet from the 50 Beale building. Even though tower separation was the real sticking point, the mechanical element served as target on which to pin particular physical impacts like noise and air quality. 50 Beale also argued that the EIR should have analyzed a taller code-compliant alternative. That’s right: It’s another round of “you should have picked my favorite alternative.” But CEQA does not demand that an EIR analyze everyone’s favorite alternatives — only that it examine a reasonable range of alternatives that lessen a proposed project’s impacts. More to the point, there is nothing especially magical about a code-compliant alternative in the abstract, unless not complying with the code exacerbates or introduces additional physical impacts that could be lessened or avoided by complying. The non-compliant aspects of 350 Mission (bulk and setback) were not the source of the tower’s significant impacts. The EIR actually did analyze a code-compliant alternative and determined that complying with the code would not lessen these already less-than-significant impacts. This is not all that unexpected given the project’s nature and physical setting, and it makes this a less compelling alternative from a CEQA perspective.

The Board of Supervisors voted unanimously to certify the EIR, so the tower will move forward.

^350 will be attractive, and also have a very interesting element to it that will catch the attention of somebody in the media or on a blog at some point. I can't, of course, go into detail, but it will be a first in SF as far as I know.

^Not sure, but last I read construction is expected to last 22 months. With all their approvals in hand, I guess the last question is funding and I don't know the status of that. Anyone walking in that area should keep an eye out for notices of a demo permit application and of course signs that any of the retailers are moving.

According to an SF Business Times article (http://www.bizjournals.com/sanfrancisco/print-edition/2011/06/17/new-san-francisco-towers-on-the-horizon.html?page=2) from June, they're searching for lease commitments for about 1/3 of the square footage before starting the project (i.e. between 100,000 and 150,000 square feet).

So, I wouldn't expect construction to start until the end of this year at the earliest.

Some promising news from the SF Business Times:


GLL getting closer to construction at 350 Mission in San Francisco

It’s too soon to say whether GLL Development & Management will take the plunge this year at 350 Mission St. The company has said it would like to pre-lease about 100,000 square feet before starting construction on the 27-story tower, a LEED platinum project designed by Skidmore, Owings & Merrill .
But just in case , GLL is getting its ducks lined up. The company has pulled two permits related to the project: one for the $597,000 demolition of the four-story Heald College building that currently occupies the site; and one for the $84.1 million construction of the new highrise.

Curious if tenants were leaving the building yet, I walked by today. Happy Donuts is gone but everyone else is still there. Has anyone heard if Heald College has moved out? There's always been lots of students going in and out, but today I didn't see any signs of anyone in the elevator lobby or in windows on the upper floors. Also, I seem to recall some signage on or around the doors and didn't see anything. But that could just be poor memory.

According to the planning docs, Heald planned to move out of the building by the end of 2010. Indeed, Heald's website (http://www.heald.edu/locations/san-francisco) lists 875 Howard as their address, and the "Heald" sign has been removed from the building for a while.

It's a bit disappointing that there hasn't been any real news on this project in 5 months. Although office space demand is strong, this project has only been mentioned in passing a few times:

Has anyone who works near the building seen any more tenants move out or construction notices going up? Hopefully this one will break ground in 2012.

I work in an adjoining building. A few weeks ago I received a notice regarding the demolition of the former Heald Business College building at that location. Can't wait for them to demolish it; the covered area that runs along the outside of the building is a virtual homeless encampment. Folks on the south side of our floor will lose their views of South Beach and beyond, though.

The Starbucks (340 Mission) in that building has apparently closed. It doesn't come up in Starbucks location finder any more, and Google says "This place is permanently closed." Also, the Noah's Bagels (99 Fremont) doesn't appear in their location finder either.

Perhaps construction is imminent?

Kilroy Realty Corporation has acquired 350 Mission St. for $52 million and plans to develop up to a 400,000 square-foot, 27-story office tower there.
The 0.43 acre site is fully entitled and KRC expects to invest an additional $200 million developing the project, which is being designed by Craig Hartman of Skidmore Owings & Merrill. The building will feature floor-to-ceiling windows, column-free floor plates offering open-office high-ceiling layouts, and energy-efficient operating systems.

Glad to see more progress! It's too bad they aren't building this to the full 700' height limit though. Instead of having a new shiny building visible on the skyline, it'll be hidden by taller buildings on all sides.

Since the permits are already pulled, this one could literally start next week, if they have a contractor lined up.

Hopefully they get the wheels turning quickly and get this rolling by the end of the year.

Finally some hard news. This is probably the best case scenario, considering the time needed to close the deal and line up contractors:

In an earnings call, Kilroy said that construction would start in the first quarter of next year on 350 Mission St., a 400,000-square-foot, 27-story office tower across from the Transbay Terminal

Salesforce said today it has agreed to become the sole tenant of a new highrise planned for 350 Mission St. in San Francisco, a $250 million development that will be the city's first new office tower in five years.

In the largest lease transaction in San Francisco this year, Salesforce said it would take the entire 400,000-square-foot building that developer Kilroy Realty Corp. plans to begin constructing early next year. Kilroy will seek entitlements to add another three stories to the 27-floor tower, which would bring the total Salesforce lease to 444,000 square feet. The three additional floors would also add $25 million to the project cost.

They signed a 400K lease at 50 Fremont St last year with the option to purchase the whole building. With this new lease, they will have upwards of one million square feet of office space in Downtown SF.

Too bad they could not wait a little and could have taken the whole Transit Tower when completed. No doubt it would have been called the Salesforce Tower.

Yeah, it would be nice to have another 400-footer in the city, even if it's mostly hidden by neighboring buildings.

One thing I'm wondering about is whether this would affect the Environmental Impact Report that was conducted for the building. Hopefully 3 stories is insignificant enough that they can get by without forcing a redo.

I think another great thing about a 30-story 350 Mission is that it will hide the ugly Bechtel buildings, particularly the hideous one to the north. I've hated that bland, non-descript tower since it went up, and think it and 333 Market were the cheapest, plainest, ugliest structures built in that entire area.

I'm really excited to see 350 Mission moving rapidly ahead! Now, let's get 535 Mission going quickly after it is sold (which is supposedly soon).

Looks like Webcor got this contract to.

The tarp is not likely to be about keeping anything dry. Its likely about keeping dust in.

This building, due to its age, probably has asbestos.

This intersection is in the middle of a long transformation from the time Millennium first started site clearing in 2005 until the Transbay tower and plaza will be completed in probably 2016 at the earliest. That's at least 11 years of an almost constant state of construction, and maybe longer. The same could be said for the entire Transbay district, but this is just at Mission and Fremont.

Does anyone know the new height? :shrug: I'm guessing each floor is 13 ft, so with the added three floors the new height should be around 408 ft.

I work at 45 Fremont. At 27 floors, my office view to the south will be of mechanicals but not blocked. At 30 floors we will be waving to the people in the next building.

The only thing I read is that they're adding three floors for a total of 30.

Looking at this planning PDF (see page 14) (http://www.sf-planning.org/modules/ShowDocument.aspx?documentid=8274), they have 22 floors of office space above the 50' lobby up to the 345' roof line. So, 22 floors divided by 295' means that's 13.4' per floor, or 40.2' for three additional floors. All things being equal, that would bring the new building height to about 415 feet. Of course, they might make the mechanical screen shorter to compensate.

I don't think we'll get an official height until something is filed with planning. And, there is no guarantee that they'll even file or that it will be approved. Until then, this is still 27 floors and 375 feet.

Not sure about the improvements but they have 2 five year options to extend and an option to purchase the whole building under certain conditions.

50 Fremont has been undergoing major renovations for some time--I was able to see bright construction lights on upper floors during much of the winter.

They keep digging and digging. No pictures (I drove by) but I would guess the digging will finish in April and this building may be u/c by May.

the lobby improvements predated the salesforce lease. 50 fremont lost a very big tenant (deloitte, who moved to 555 mission) and set out on some improvements, presumably to help them land a new one.

For those wondering, we now have a hard number (455 feet) for the new height with the three additional floors:
