1. where did you find info that says that four seasons is 44f? i thought it was only 37? is it a new development? :banana: :banana:
2. i heard shin kong has been added to 21f. not sure if it's an older or newer info.
3. what is the yulon tower? is it a headquarter for 裕隆?

The Four Seasons is the Cathay project on A3. The info comes from Dialogue's issue on Taipei urbanism.

Right you are! I see they are now in partnership with the group that owns the Taipei Sheraton.

i like taipei gate, Takangpu MRT Station, and taichung concert hall the best. i hope they dont build yulon tower. it literally is "sick"...ugh.

Do you know what is being built in the Shin Yi Area? When you come out of the 市政府 MRT station, it's right next to you. I visited Taipei over the summer and it was walled with nothing built. I just went back 2 weeks ago and it's still like that.

i wish it would be another 50+ floor skyscraper, but it will probably be another low-rise mall or hotel.

There are actually two projects under construction at that site; 27F Uni-President Hotel and the 44F Cathay Landmark Building.

Sounds like a rebranding of the Mandarina Crown Hotel.
In any case, there are lots of upscale hotel proposals that have yet to see the light of day. It should be interesting to see if any of these get built.

Citibank Taiwan to Move Into Xinyi District

Taipei, March 20, 2007 (CENS)--Citibank Taiwan has decided to move its headquarters into the Walsin Lihwa building being under construction in Xinyi district of Taipei city following its completion in two years, giving a strong boost to Xinyi district in emerging as the new financial center of the city.
The building being built by Walsin Lihwa Corp., an electric wire and cable maker, is a 37-story building, located at the intersection of Songgao and Songzhi road, near the City Hall station of the mass rapid transit (MRT) system. The project is undergoing construction of its framework and is scheduled for completion at the end of 2008 or early 2009, when it will become the second highest building in Xinyi district, trailing Taipei 101.
Citibank Taiwan will occupy 6,000 to 7,000 pings (one ping equals 36 square feet) of space, over half of the building`s available space, while the building will be dubbed "Walsin Lihwa Citibank," in line with the practice of other Citibank branches in Asia, all of which have their logos put on their headquarters building. Citibank Taiwan will move from its existing site in Fubon building at fourth section of Renai road.
A Walsin Lihwa executive confirmed the deal yesterday (March 19), adding the company is considering to allow Citibank to put its logo in the name of the building.
Having secured the ultra-big client, Walsin Lihwa has raised the rental for the remaining floor space to NT$3,500 per ping, the highest in the region, even higher than NT$3,200 of Taipei 101.
Yang Wen-chi, assistant general manager of Taipei 101, admitted failing to secure the big client due to the inability to allow Citibank putting its logo in the building`s name. He, though, noted that comparison of Walsin Lihwa building`s rental with that of Taipei 101 is improper, since one refers to future price and the other to current price.
Citibank Taiwan will join the clustering of financial firms being formed in Xinyi district, which now accommodates headquarters of several leading domestic financial firms and 20-odd foreign financial firms, including Cathay Financial Holding, Chinatrust Financial Holding ING Antai Life Insurance, and Capital Group, in addition to the Taiwan Stock Exchange.

can u confirm the height of the Lihwa tower is either 37F or 27F?
cuz it is being said that the tw journalist HAS MADE the mistake again :hell: and the actual height of the tower is 27F according to the old version, instead of 37F :(
so i am just wondering if there is any way u can find out the real info about the tower
personally, i hope it can be the 2nd tallest building in Xinyi district, if that is possible...

The initial design by LCRA was for a 30F office tower.

The info on the height increase to 37F comes from local media (English & Chinese) and Repro.
The project may turn out to be only 27F, though I've never come across any evidence to support that claim.

hey that architecture firm LCRA is based in Pasadena where I am and only a few blocks walking distance from my apt!! I drive by their office all the time. what a small world we live in. ;)
their residential apartments and houses are pretty nice. i hope they've designed some residences in taiwan.

Sounds like a rebranding of the Mandarina Crown Hotel.
If that is the case, then I am disappointed. The hotel is too old, they should demolish it and build a new one, not just remodel it.

according to the info from taipei city hall, the Lihwa tower is going to be 27F 125.66m, thanks to one of the users from a chinese skyscraper forum who wrote to the city hall finding out the exact height of this building

The original design work was done by Artech, but like Lihwa this project has been on hold for many years. i wish those buildings can be taller. i would love to see a real cluster of towers developing around taipei 101 to give taipei a substantive skyline. and it's kind of a waste of land and money to build such low rises in prime real estate like xinyi but that's all they're building there right now. :shrug:

Sorry, I don't have any info on the Chen tower other than the link posted below the rendering.
The image of the Dome complex is from a TSE report. It is dated 3/26/07, so this is definitely the most recent vision of the proposed development.

Taipei's already high property prices may rally further following a record-setting winning bid for a plot of land north of Taipei Railway Station on Thursday.
Taipei-based Huang Hsiang Construction Corp (皇翔建設) edged out eight competing bidders by offering NT$5.34 billion (US$161.09 million), or NT$3.88 million per ping (3.3m2), for a 1,375.77-ping (4,548m2) tract of land at the intersection of Chengde Road and Civic Boulevard.
The winning bid is almost twice the floor price set by the owner -- Taiwan Motor Transport Co (台汽客運).
The offer for the land located in the city's downtown Tatung District (大同) also broke the record set by Rich Development Co (力麟建設), which offered more than NT$2.91 billion for a 957.72-ping land in Zhongzheng District (中正) last Saturday.
Huang Hsiang plans to build an upscale residential and commercial complex and will start pre-sales in the first half of next year at the earliest.
"The selling price at the planned complex will certainly be higher than those at current presale properties in the district and will likely drive up housing prices in the area," Sinyi Real Estate Inc (信義房屋), the nation's largest housing agent, said in a research note yesterday.
The prices of properties north of Taipei Railway Station have long trailed those south of the station, where department stores and shops concentrate. But the area is rapidly catching up, as the station serves as a nerve center for railway, high-speed rail, mass rapid transit, long-haul highway and in the future -- airport MRT -- travel.
Banking on the business potential brought by this huge and expanding crowd of passengers, several construction companies have started to develop new shopping malls, office buildings, hotels and other entertainment facilities in the area.
The average price of land in the area therefore jumped from NT$1.06 million per ping at the end of last year to yesterday's NT$3.88 million per ping bid -- a 266 percent increase in merely four months, Sinyi Real Estate said.
Huang Hsiang is expected to price its residential units at the future complex at more than NT$400,000 per ping, making it the highest in the district, said Su Chi-jung (蘇啟榮), director of Sinyi Real Estate's planning division.
Market speculation had it that Huang Hsiang planned to sell the units for NT$600,000 per ping and pocket NT$12 billion in total.
Given Huang Hsiang's high yields and brisk sales, Mega International Investment Services Co (兆豐投顧) has a "buy" rating on the stock with a price target of NT$117.
That represents a 46.6 percent upside from Huang Hsiang's closing price of NT$79.8 on the Taiwan Stock Exchange yesterday.
Huang Hsiang posted a net profit of NT$2.25 billion, or NT$11.17 per share, last year, more than double its earnings of NT$954.44 million, or NT$5.22 per share, in 2005.

yes, they will move computex to nangang next year as well as the other top 3 conventions at twtc.
i've seen differing statistics about nangang. some sources say it's "double" the size of twtc, some say it's only 1/3 bigger. the number of booths at nangang is only slightly more than twtc. the twtc consists of 4 buildings including a hotel, so i dont see how this nangang exhibition hall is "double" the size of twtc, unless they're just comparing it to the twtc exhibition hall.
then in taipei times last year it reported that the new nangang hall is still smaller than other exhibition halls in other cities like shangai, singapore, etc. taiwanese officials apparently didnt want to "overbuild" capacity, but i think that's short-term thinking, imo. look how the twtc has outgrown its capacity. now they have to build another one miles away which makes it inconvenient to travel between the two convention centers, even if they will be connected by mrt.

looking at pics of the xinyi area, just seems like there's still alot of unused empty land parcels/parking lots laying around. in addition, they've been building all those malls, department stores and low-rise buildings which i think is a waste of real estate. and there's all those old, small, crappy buildings surrounding xinyi. why couldnt they just consolidate all that land, parking lots, knock down some of those those old, crappy, concrete buildings that are just eyesores not to mention worthless culturally and architecturally, hire a foreign architect like cesar pelli, antonio callatravas, skidmore owings, etc. and build a super sleek, world-class convention center complex? other cities like shanghai, seoul, etc. are totally knocking down buildings and rebuilding their cities virtually overnight. taiwan really needs some long term, grand thinking and world-class architecture.

On a more realistic note, the public backlash from these huge projects is considerable. With the currently questionable ability of ROC to implement effective governance, I think these huge projects may not be possible until the political situation stabilizes. Until then, empty land will continue to be the easy targets and Taiwan's cities will continue to sprawl.

It has nothing to do with the pan-greens, responsibility for Taipei's poor urban renewal laws rest entirely with the city government. With control of the council and mayor's office, the KMT has the power to address many of these problems. The fact that they have decided to do nothing speaks volumes about the man seeking the presidency. Where is the leadership? Where's the vision?

why couldnt they just consolidate all that land, parking lots, knock down some of those those old, crappy, concrete buildings
The government just can't. What you are asking is a city government to knock down hundreds of buildings in several city blocks, force thousands people move away from their homes and build a new business/convention/shopping center. This kind of thing can only happen in countries with autocratic government. Too bad that Taipei's early development was without a proper plan when the government had the power to do whatever it wants to do. Now, what the government can do is to build big projects in new places and gradually shift the city center to there.

Taiwan's model is good. We should have tall buildings only at selected areas as marks of landscape. Places like Shanghai and Hong Kong will one day realise that taiwan's landscape is more in line with humanity. Well done Taiwan, just follow up with the metro infrastructure and severage masterplan.

actually, in the u.s. there's a law called 'eminent domain' that allows the government to take over private property to be used for the good of the public. this includes the construction of highways, public transit, housing as well as commercial development like malls, offices, retail stores, etc. so this doesnt just happen in autocratic countries. ;) doesnt taiwan have such a law? how did they build the mrt in taipei and kaohsiung?
anyway, the taipei government along with developers can always try to purchase the private properties around xinyi to use for development.

nah, taipei is like los angeles: just a big urban sprawl with no central business district like a downtown. i think taichung and kaohsiung's urban infrastructure is probably better. they have better looking skyines too where all the office towers are concentrated in one area as opposed to taipei where tall buildings are scattered all over the place.

In terms of human scale and pedestrian-friendliness, Taipei is miles ahead of any Chinese metropolis that I've been to (perhaps with the exception of Hong Kong).
Granted, I have never been to Shanghai, but from what I've seen, I'd much rather meander through the crowds of relatively low-rise Xinyi than walk through a desolate superblock in Lujiazui.
While it can't boast of as many megaprojects as its fellow East Asian cities, Taipei has actually done a pretty fantastic job with its urban development over the last few decades.

Ironically, he had obsolute power, but he did almost nothing to rebuild taiwan before he died. In fact, because of him, Taiwan lost about 20 years of valuable years to rebuild after WWII. Taiwan was actually already one of the top regions in Asia already just after Japan and probably Philiphines before WWII.
After, CKS died, his son Chiang Ching-kuo finally decided to build Taiwan. However, try not to be influenced by the old KMT government's propaganda, if you think about it, CCK also had absolute power, but he did not do a good job comparing to China's the current CCP government. Also, think about it, almost all of Taiwan's ugly buildings(including administrative buildings) were built during that time.
Actually, Taiwan's big cities' city plannings are still based on Japanese era's plans. If you go to smaller and newly developed cities boomed after WWII, then you will find messy city layouts. Chungli is one example.

I think Taiwan's problem now is that we don't have strick regulations to restrict renovations of buildings' exteriors, so even Taiwan's cheaper newly built buildings are also butt ugly. The bar windows, and billboards are all over those new buildings. I am also disgusted by those windows boomed all over Taiwane in the past 10 years: http://www.hf101.com/wset.htm(check out the example photos in the page). Taiwan's major cities look like Korean and Japanese cities(not a big suprise). However, the only big differece is what I just mentioned above.
In the past few years, I acutally found some apartment buildings built in the 60's and 70's in Taipei being torn down to rebuild. It's a good start!

those windows are sooooo ugly. they should be totally banned. not to mention all the bird cages and prison bars. someone should enforce the laws that prevent apartment owners from altering the appearance of the exterior of the buildings.

Central Taipei is indeed quite human-friendly and quite well redeveloped, but once you leave the few precious blocks of downtown the whole world turns upside down.
Suddenly there are no sidewalks, and even if there were they are blocked by parked motor scooters. Elevated highways straddle right on top of some main avenues, blocking all sunlight and trapping exhaust fumes from trucks and buses. Pedestrians are often forced to share the road with heavy vehicular traffic because of the lack of open sidewalks.
Central Taipei definitely has a decent urban environment, but outer Taipei has a long way to go. I can't speak for the rest of Taiwan's cities. I would like to disagree on Xinyi, though. It does feel like Lujiazui--some huge malls, a lot of vehicular traffic, a wide and dreary environment...and a pain to walk.

Construction of Penghu hotel begins

Ground was broken on Monday on the first build-operate-transfer project for the construction of a five-star international hotel on the outlying island county of Penghu, a major step forward in the development of the county's tourism industry.
The project, which includes an NT$3 billion investment by the Proton Group, is scheduled to be completed in three years. The contract authorizes the group to run the hotel for 35 years after which there is an option for a 10-year extension before the facility is handed over to the county government.
Speaking at the project's ground-breaking ceremony, Penghu County Magistrate Wang Chien-fa thanked Proton Group Board Chairman Shih Lien-an for investing in Penghu.
Wang emphasized his administration's efforts to promote various industries, including tourism, which are aimed at revitalizing Penghu's economy.
He said that the county government and local residents consider environmental protection and marine resource preservation as important factors in the development of the area's tourism sector. Penghu is already known for its clean, white beaches, crystal clear waters, and delicious seafood, he said.
The protection of the county's natural beauty is likely to attract more tourists to world-class attractions such as its basalt columns, Wang said, adding that his administration had also earmarked some other sites on the island as ideal for the building of more world-class hotels.
Of course, he added, Penghu also welcomes investments in other areas of businesses related to Penghu's potential status as a passenger and cargo transportation hub across the Taiwan Strait.
Japan's Interchange Association Kaohsiung Office Director Hiromichi Kambe called on Wang on June 7 to exchange views regarding the county's tourism development and its "mini three links," which allow Penghu residents to travel to China's Fujian Province via direct ferry routes through the Taiwan-held outlying islands of Kinmen and Matsu.
Kambe suggested that in addition to five-star hotels, the county government could consider building venues that would provide comfortable long-stay accomodations at a low cost to backpackers. He also promised to help promote Penghu tourism.
Vice governor of the Fujian Province in China, Wang Meixiang, who is in charge of tourism and foreign affairs, had made a similar suggestion during her visit to Penghu County via the "three direct mini-links," when she led a delegation of more than 100 Fujian officials in April, Wang said.
In addition to Wang and Shih, other dignitaries who attended the delegation were County Council Speaker Chen Chao-ling, Magong City Mayor Su Kun-hsiung (蘇崑雄), Huhsi Township Mayor Chen Chen-chung, county councilors and county government department directors.

i think the farglory hotel (used to be bellavista - better name if you ask me) is the most beautiful resort in taiwan. looks just like a hawaiian resort. they need to design something along this scale, but something even grander along the lines of truly opulent resorts built in dubai, bali, the carribean, mexico, hawaii, las vegas and other world class resort locations.

They are everywhere in Taiwan now(even for 10 story or lower buildings). I observe that the steel frames have used much more for buildings since 921 earthquake? I don't think that's because of the government's regulations. That's because they can "help to sell" the buildings because of the safety the steal frames provide.

eewww...:yuck: let's hope they knocked down a ton of those old crappy concrete or bathroom tiled buildings to build this sucker. it would be the only good thing that came out of building it.
i find it REALLY funny they showed pictures of the empire state, library tower (LA), IFC (HK) and jin mao buildings in the glory tower website. to show how badly it compares to those classics and how out of their league it is? not as good marketing move.
