War of the Worlds comes to SF!

I still can hardly believe this is actually under construction. And to top that off, the final design is so much better than anything proposed for this site before it. Definitely worth the wait.

Those concrete pump arm things are amazing looking, I've never seen that in action before.

And Fox Plaza is 354 feet tall, so it looks like the height listed in the thread title is wrong...this building is going to be more like 400 feet tall if it ends up looking like the renders.

And yes, that rendering has been posted before, but not for many pages I don't think.

War of the Worlds comes to SF!

I still can hardly believe this is actually under construction. And to top that off, the final design is so much better than anything proposed for this site before it. Definitely worth the wait.

Fox Plaza is 354 feet tall, so it looks like the height listed in the thread title is wrong...this building is going to be more like 400 feet tall if it ends up looking like the renders.

The 1972 former AAA tower on Van Ness is 400 feet, so it would be interesting to see a rendering with everything in perspective. If this building is that tall, I would be quite happy with that.

That's an interesting question, and I can't find a clear answer anywhere I've searched (including Planning's website). We know Fox is 354' and the BofA building next door is 300' according to Emporis (BTW, that building doesn't have a height in the SSP database). There's some serious perspective that needs to be accounted for in that rendering because Fox and BofA look like they could be about the same height in it.

Then again, everyone has said this will be the peak at this intersection. If AAA is included in that it would have to be at least 400' but it doesn't look like it could possibly be 100' taller than BofA. I think it's safe to say it will be somewhere around 375' and possibly taller. Or it could be that the BofA building is taller than 300' in which case Crescent Heights could be taller also.

It's weird. Planning must have approved a specific height, but I can't seem to find it.

I've been searching through SF planning's website too, and can't find anything about a new height. If you go to their address database (http://www.sf-planning.org/index.aspx?page=2702) and search for "1411 Market St" you can see all the permits that have been approved. The permit that increased the number of units from 719 to 754 was filed on 3/23/2009 and says:

ALTERED SITE PERMIT. REVISION TO PA #2006-0720-7084S. INCLUDES REVISED FLOOR PLANS FOR LEVELS 21 THRU 36 TO ILLUSTRATE ADDITIONAL 35 UNITS THAT WERE CREATED BY SUBDIVIDING EXISTING 2 BEDROOM DESIGNS INTO 1 BEDROOMS PLUS ADJACENT STUDIO APARTMENTS. NO ADDITIONAL GROUND FLOOR AREA WAS ADDED.

So, maybe the height wasn't changed despite the re-design? The floor count hasn't changed between the two renderings, and the flourishes at the top of the tower appear similar in height, so I think the building is still 352 feet tall. I think it's just a bad/misleading rendering that makes it look taller than Fox Plaza.

We kind of mocked that rendering in the past--see how they made every floor in Fox Plaza equally tall, when in reality it has shorter residential floors above the taller office floors at the base of the tower? And that's nothing compared to the snow-capped mountain range that apparently migrated from Colorado to Marin. You've got to take the rendering with a grain of salt.

It's very likely this tower will still be around 350 ft. tall.

I walked by the site this weekend, the crane looked like it was about 3 feet from hitting Fox Plaza, from my perspective it looked like someone could have walked out of their balcony onto it.

Good news. Great addition to the Civic Center. Since Van Ness and Market has long been a proposed as a central point in the city it would be nice to see it become more people friendly.

BTW to reference Colorado's snow-capped mountains migrating is interesting. I am sure it doesn't mean many people in San Francisco really are so insular that they don't know about the Sierras. Though aside from the cute rural "boutique" places you'd think some San Franciscans imagine they live on some fantasy island. That's one of things I love about LA. They actually know, accept and respect their geographic place in the scheme of things Sorry to go off topic.

Haha...what? I know us San Franciscans, while "insular", are smart enough to realize the Sierras are east and not north of San Francisco. See the Golden Gate Bridge? Maybe you should respect and check your geographic place before spewing such nonsense.

Getting back to topic -kind of. I was wondering if all the buildings are going up at once or are they going to phase it out? Also re. Fox Plaza (I had the dubious distinction of living there once). Are they still going to replace the low-rise building with a newer flatiron structure that conforms to the street line?

Apparently, so.

It will NOT be built in phases. The project, as rendered, is being built all at once.

Regarding Fox...

There are plans to replace the low-rise with a flatiron building but I'm not sure where it stands.

wtf!!!! wow! great scoop on the fox plaza low-rise! i absolutely hate the fox plaza and hope that this comes through, as well as a nice re-cladding on the hateful tower.

as for that 10th and market site, what a dream come true. just so so pleasing, i couldn't imagine how this could be better, aside from being designed by gehry or b.i.g. or something, functionally 10/10.

I assume that is where the highest tower is going. It appears that it lines up fairly well with the hideous building behind it, so it will hopefully cover up much of that enormous windowless wall.

I posted the link to the San Francisco Fox website here quite some time ago--thanks for keeping its memory alive. Here is an interesting booklet that includes amazing structural facts, including that the theater was built to support a 19-story hotel over it! The loss of this structure, acclaimed by many to have been the finest theater ever built, was tragic. It was gone before I first lived in San Francisco, but its name lives on in Fox Plaza.

Here is an interesting booklet that includes amazing structural facts, including that the theater was built to support a 19-story hotel over it! i think in the middle of tenth street, where the largest tower is likely going, the concrete is not yet up to ground level, at least it wasn't as of a few days ago. at the rate they are moving, who knows. between this and trinity II, the race is on, though trinity is already working on floor 2 it appears.

Yes, I think you're right. The concrete is up to street level only by Market and the 10th/Market corner. Towards the middle of the site, it's still below grade.

But, today I noticed that they've already poured some concrete for a few of those columns above street level, so this is climbing fast.

I was on vacation last week, so I couldn't grab the biweekly photo. However, timbad, I added your photo to the latest iteration of the animated GIF (http://i.imgur.com/aiK8K.gif).

Looks like they added 2 floors to the south tower, and 1 floor to the north tower over the past 2+ weeks.

yeah, i walk down this way every wednesday evening en route to the weekly street hockey game and i have to say that this past week was the first time that i really felt like the mass had made its impact, if you get me. like, the street just feels different now, more full, at least on the market st side, and being my hood, my heart practically skips a beat.

in the past few days, i can now see the top of the southern-most building from my place, just west of south van ness. it has finally poked above the shorter portion of the white behemoth.

12/13/12 by me. This project is really exciting, I stand by the simple fact that all mid-market needs is more population density to become a cleaner, safer, and more established main avenue through to Van Ness.

I like the dark color of the building, it's a nice contrast to the ugly beige/off-white wall that's next to it. Also it looks like it's on floor 21, so only 3 more floors to go until that tower is topped out.

Remember though that the former BofA Data Center, the building to the west of this one, is about to get a major makeover as the new headquarters for Square. It's definitely becoming an exciting neighborhood!

Cool, I didn't know there was a makeover planned for that building. Got any more info? I can't seem to find any details on socketsite except that they're adding a kitchen and some "amenities", and that Square will move in in 2013.

The only link I can find is for SF Business Times subscribers, so it won't help to share it unless you are one. Basically, the October 26th edition said:

> Square leased 246,078 sq ft but has an expansion option for 81,354 more to take it to 327,432.
> The entire block of 1455 Market will be altered, just like 1355 for Twitter and 1275 for Dolby.
> 49 new windows will be cut into the east, west, and south sides of the building.
> The architecture firm for the space (Bohlin Cywindki Jackson) is famous for its design of Apple stores.
> "There will be a chef's kitchen and gym on the ninth floor that will spill out onto two large roof decks" with bocce courts, fire pits and cabanas.
> Signage on the building will be prominent.
> The space will feature open, wide staircases common in Apple stores.
The building has huge floorplates, high ceilings and, since it is a data center, power supplies that far exceed other properties.

All is good with this one, a major furtherance of the renaissance of Market Street!

a bunch of signage just went up for this complex stating that it will be open fall 2013 and listing website as www.rentnema.com. site doesn't have any content yet though.

^Saw this project on the skyline for the first time yesterday, returning to town on 101. It looks pretty good--too bad it will be obscured by a less interesting tower eventually.

Regarding the dark facade...I'm pretty sure we'll be getting more of it along Market and Tenth as well. At least it looks that way in the renderings. :fingerscrossed:

Also, this is a little off topic, but Daniel Patterson (Coi, Plum, Haven, etc.) is opening a restaurant (http://insidescoopsf.sfgate.com/blog/2013/02/11/daniel-patterson-headed-to-market-street/) across the street. IMO, this speaks volumes about Market/Civic Center's recent turnaround.

I wonder if they are trying to complete the entire southern tower and begin sales before finishing the Market st. side. It would be advantageous to sell those southern apartments to people who are not aware of the impending building on 10th and mission blocking their view by 2015.

This project has 2 towers. The tower that hasn't topped out will reach 37 stories. See renderings on e.g., page 8 of this thread

This whole thing looks clunky to me.

It would have been better to incorporate all the square footage from the low and midrises hanging around all over the place and put that into make the tower taller.

Let's get some pictures on this page.

I think this building is about the best anybody could have ever asked for at 10th and Market, having said that, I agree that the shape is a little strange. I would like to see new projects reclaim some traditional elements. Market st. could look amazing with flat-iron building shapes and facades with modern materials. I hope the entire 5th to van ness corridor is refurbished or rebuilt in the next decade.

I presume the blue glass on the Market Street side of the south tower will be used as the main facade for the taller tower and can't wait to see it start to emerge. I like the small amounts we can see in these photos and hope that in large quantity, it will look really great.

I noticed that the glass on the east and north sides of the south tower is only as blue as the sky on a particular day:

and in case it is not obvious, the art portion of the project, the woven pattern on the north side of the south tower, has not been installed yet, but I could just make out some sort of tracing, or metal framing, on the concrete in prep for it. think you can barely see it in the pic

Question... when they count 'towers' does this project count as two? or one? since they share a podium. I too like how the skin is coming out. Anxious to see art piece and how the whole design turns out.

It's still structurally a freestanding building, so it should be two towers, just like One Rincon Hill.

Fox Plaza is 354' and this is supposed to be 352'--I wonder if that is with or without its substantial crown, but I presume that is including it.

In May, the giant crane is going to be erected on 100 Van Ness so that they can begin removing the concrete panels. This area will really show up then--I'm really looking forward to it!!
