The two largest office projects currently under construction are the Granite Tower and T1 Tower in La Défense.
The third largest is an office development located on Avenue de l'Europe in Bois-Colombes, located 2 km. (1.5 miles)
north-east of La Défense.

63,061 m² of usable floor space; underground parking with 1,103 parking spaces on two underground levels;
to be delivered by the 2nd semester of 2008.

Utilities: raised floors; air conditioning provided by fan coils with individual control; office floor sizes: 18 to 20 meters by
1.35 meters; eating area; restaurant-club; auditorium; fitness; accessible terraces.

In close proximity to La Défense, in the heart of the new Les Bruyères district where the headquarters of Colgate-Palmolive
and AVIVA are already located, it is an office development made up of five buildings around a central private park.
The train station of Bécon-Les Bruyères, with trains going from La Défense to Saint-Lazare station in Central Paris, is
located 350 meters (380 yards) from the development.

Paris Gives Itself a Futuristic Transplant

TAKE a walk along the Seine in southeast Paris, about a mile east of Notre Dame Cathedral, and you’ll see a dense collection of boxy glass-and-steel office buildings, futuristic apartments, cleverly converted industrial structures, concrete mixers, forklifts and cranes. It’s what some consider a linchpin of Paris’s future: a huge development area on former industrial land and railway yards that could give a much-needed jolt to the city’s aging urban core.

Several prominent architects from France and other countries have had a hand in the project, whose building styles range from buttoned-up corporate to cutting-edge contemporary. Supporters laud the development, known as Paris Rive Gauche, as a futuristic alternative that could help revive the city’s economy and its struggling universities while creating much-needed housing.

But some in this always-opinionated city denounce it as a stale corporate wasteland. Not only does it lack neighborhood character, they say, but it is also gobbling up precious land that might be better devoted to parks, small shops and cultural spaces.

Either way it represents one of the last major zones for new development in a city whose boundaries, basically unchanged since the 19th century, have been filled to the limit.

The 321-acre project, in the making since 1990, brims with almost 100 office buildings, university facilities and apartment structures, about half completed. With its glassy new buildings and frenetic air of constant construction, the area seems more akin to Shanghai or some other city of cranes than the City of Light.

Most notably the goal is architectural variety. Unlike much of Paris, where buildings generally emulate one another on a given street, the area offers a broad mix of building styles. Although the various zones within the project must abide by height and massing regulations, there are relatively few design imperatives, and the master planning has been divvied among eight architects to ensure even greater diversity.

According the 2007 crane survey, there were 1,650,000 m² (17,760,453 sq ft) of office under in construction in Central Paris and the inner suburbs. It is the largest volume of office space under construction in Europe and one of largest in the world at the moment. (June 2007)

Per comparaison there is only about 11 million sq ft of office under in construction in New York.

Woaw I wasn't aware of that stuff. That's just awesome! Covering the railways from Gare d'Austerlitz is great, and I also love the way the metro line 5 gets in the new building similarly as it already does in the train station!

Skyscrapers for the suburbs

Parisians are no fans of high-rise buildings (a survey organised by the town hall in 2003 found that 63% of them disliked skyscrapers). But Betrand Delanoë, the mayor, hopes to win them over with a proposal to beautify some of the city’s grottiest suburbs. In mid-November he released artists’ impressions of modernist high-rise complexes for three run-down neighbourhoods. The plan would involve covering parts of the péripherique, the busy ring-road that encircles the city centre. The mayor has the power to overrule a local law forbidding buildings higher than 37 metres. But his plan is at a very early stage and has yet to be approved by the city council.

The Russian Company Hermitage SAS plans to build in Paris an analogue of the Federation Tower, which is currently under construction in Moscow. The 300 meter high tower with the total floor area of 250 000 square meters will be constructed in La Défense business district of Paris and promises to become the highest residential building in Europe. Beside apartments, there will be an apart-hotel and offices. The parent company of Hermitage SAS will build also an office tower with the floor area of 120 thousand square meters within the limits of Paris Conurbation.

The both towers are estimated at Eur2.5 billion. However, the French party hasn’t confirmed the project yet. Hermitage SAS has got several similar residential projects in France.

A truly original proposal has been put forward in Paris France for a structure which is to be named Antismog.

Although it is perhaps the ultimate in environmentally friendly design it looks like our French cousins were smoking some of the grass that theoretically covers parts of this design whilst they were drawing it up.

If given the go ahead the scheme will be located on Canal de l'Ourcq, the futuristic design comes from architectural outfit Vincent Callebaut Architectures.

Looking somewhat like an energy saving light bulb and a mouldy spaceship, the organically designed scheme has two components namely a tower and a pod like structure which looks like it has docked on the railway bridge spanning the canal.

The pod which will be known as the Solar Drop will have a 250 square metre photovoltaic blue roof which will capture the sun and convert it into energy for the pod, the main body of the pod is made up of polyester fibres which is strengthened along its main profiles with steel banding. The whole structure is then covered in titanium dioxide which reacts with ultra violet light to reduce pollution.

As an auto cleaning building it will also be able to absorb and recycle by means of photo catalytic technology the smog cloud generated by the huge amounts of traffic on the near by Parisian belt, hence the name Antismog - clever eh?

Other technologies allow the pod to be totally energy sufficient while two planted arches over the roof of the pod will collect rainwater which will service the needs of the of the exhibition, meeting and café space within the pod which are arranged around a plant purified lagoon.

The tower will reach 45 metres in height and is a wind tower. The core of the tower will be covered in digital screens which will constantly beam the news out whilst other panels will be tactile in nature. A ribbon like banister unfurls itself down the length of the tower the main body of which is moves in accordance with the direction of the dominant wind.

A second polyester fibre structure will be covered with greenery and punctuated with slits which hold the wind turbines. At the top of the tower a suspended public garden will offer spectacular views of Paris.

As a prototype in environmental building and technologies the project could lead the way forward for future sustainable building worldwide but only if it gets approval, which for now remains to be seen.

Anti-Smog is a parasite project set up on the post-industrial urban structure of the Petite Ceinture and the canal de l’Ourcq in the 19th Parisian district. It is a public equipment dedicated to promote the last innovations on the theme of sustainable development in urban area in terms of housing or transport. Its role is to apply all the avant-garde renewable energies so as to fight against the Parisian smog. This smog (smoke + fog) is a bluish to reddish haze. It is the result of the water condensing (the fog) on the suspended dust and the presence of ozone in the troposphere. The smoke is produced in major part by the burning of fossil fuel and is composed of sulphurous gas (such as sulphur dioxide) in addition to the dust on which the water steam contained in the fog condensates itself. This photochemical cloud is associated to many detrimental effects for the health (asthma, infarct, AVC) and for the environment (acid rains, attrition of the building). This project aims therefore at inventing a new architecture able to disasphyxiate the area in which it is set up[...]!
