I was looking through some proposals and was just wondering if anyone knows the status of that 319 houston st. building? I saw the location and thought a 300 footer would look great in that area.

SKW, myself and others have been asking about this ever since Andres Andujar posted info back in May '07 that the proposal for a 27-story condo/hotel development was going to close on June 1. At that time, the positive news was that the Historic Design and Review Board actually approved the conceptual plan. It was supposed to include participation by the "W" hotel chain. Later, when nothing happened, I believe Andres updated that by saying it was not dead, just postponed.
None of our subsequent inquiries has prompted any response, which I take as meaning there is at least the chance that it has gone "toes up". Can anyone (Andres, you must know, you're in the loop) confirm the current status of this project? Dead or alive? DOA? DNR?

It's still the Drury Plaza - they built more rooms on top of the garage.

Eww, and it's yellow? That's not doing that building a bit of justice!

Ok, good. I figured it was just construction materials, insulation or whatever, so that's good. Are they redoing the facade on the parking garage? I remember back when Bank One was there that garage was quite unsightly.

Hey guys, am I the only who's noticed that the main roof of the Hyatt looks like it's about 20' shorter than the roof of the Marriott...............maybe the 424' GH figure is for the roof and not the mech. penthouse. If so, then the Marriott would still be 441' to the roof.

If it's 37 floors all the way to the top of the penthouse on the Hyatt, then how could the Hyatt be 20' shorter than the Weston when the Weston has 5 less floors????????????????????????????

KevinFromTexas
Jan 19, 2008, 3:46 AM
The Weston is an office building. Typically office buildings have more space between each floor than residential buildings and hotels do.

A good example of this is there's a residential building under construction in Austin. Now it's going to be taller, but before they were planning for it to be 332 feet tall with 28 floors. Right nextdoor is an office building that is 320 feet tall with only 22 floors. So the office building had 6 less floors but would have been only 12 feet shorter. Since then they increased the number of floors in the residential building to 37 floors. But even so that building will only now be 412 feet tall.

Yeah that's true. I kinda thought that the spacing was more in office buildings, that would explain the extra space between windows on the Weston. I bet floor to ceiling in office buildings is 10' instead of 8' too.

Around a month or two later, after nothing happened, he posted additional info to the effect that the deal was not dead, but merely postponed. Since then, subsequent inquiries have not resulted in any further information on this project, and that would not seem to bode well. Can anyone on the forum (Andres, you're the dude in the loop) advise as to what the current status of 319 E. Houston is? DOA? DNR?

If the Marriott really is 441' to the roof and 546' to the spires, then that would put the pyramids around 494'. If you look at pictures of the Marriott from far enough away (i.e. matttwentyeight's new pics) and measure the distance between the roof and spires, then you will see that the pyramids are right at the midpoint. So, if this was true, and the mech. penthouse on the Hyatt appears to be slightly higher than the pyramids, I would say the penthouse could be 500'.

Yep, I'm hoping that Hyatt or Faulkner or Arquitectionica or whoever will release the height when the building's finished.

Aren't they now saying it is 37 floors?

Quote from Sejie who works with the company that will manage the hotel. The 37 number is including mechanical levels.
Post number 1,025 in the highrise construction thread:
http://forum.skyscraperpage.com/showthread.php?t=80919&page=52

The very top of the tower is designated as level 37 because of the various machine rooms and elevator mechanical rooms above the cabana level which is level 34.

In Austin our new tallest, the Austonian, will have 4 levels inside the mechanical penthouse, so if you counted those, the building would officially have 60 floors. Frost Bank Tower also has two levels inside the mechanical penthouse, that would make it 35 floors.

Typically mechanical levels are not counted in official floor numbers.

It was donated to the city by the government of Mexico. It was made by Mexican sculptor Sebastian who seems to have one of his creations in about every city in Mexico... I'm not a big fan of his work personally. This one seems a little out of place considering the surroundings IMO.

Q. Who commissioned you to create the sculpture and why?

A. I was commissioned at the request of the Association of Mexican Entrepreneurs of San Antonio to design the sculpture because I have made numerous urban monumental sculptures for Japan, Canada, and Latin America. I made the sculpture in Mexico, and it was shipped to San Antonio in six pieces. Subsequently, the Torch of Friendship was presented to the City of San Antonio as a gift from the Association.

Great photo.

Imagine what this might look like in a few more years if the RiverCenter people do in fact develop their existing parking garage in to a luxury hotel.

It would put another 300-400 footer there and really work on the density of the area (which already feels pretty dense, 3-4 stories, on street level)....

from what i understand, they would take the vacant lot on the NE corner and make it a parking garage and put the hotel where the current Rivercenter Comedy Club garage is (bordering Commerce Street). hope that makes sense.

(the existing parking garage on the north side of the property would remain unchanged.)

No, I'm not saying that I don't think the old design could get approved now, I feel like it could since the HDRC was reduced -- what I'm sayin is I doubt that Ashkenazy would really use the old design...although if they were smart they would

I would have to assume the design of their hotel would be a mixture of old and new and be a hybrid of the original Joske's facade (that will be restored) and new/modern/glassy of the Rivercenter Mall.

River dropped as new site for fed courthouse
Web Posted: 02/05/2008 02:26 AM CST

Scott Huddleston
Express-News

A 5-acre tract beside the San Antonio River has been eliminated as a potential site for a new federal courthouse.

That means a proposed new courthouse will either stay in the HemisFair area or replace San Antonio's 45-year-old police headquarters.

Monday's announcement by the U.S. General Services Administration ends a battle that neighborhood and historical preservationists had waged against plans for a new courthouse by the river, at the northwest corner of Dwyer Street and Durango Boulevard.

Besides an impact on an area where walkers and joggers like to exercise near a landscaped section of the river, opponents also were concerned about the future of two historic homes and hundreds of venerable trees.

"This is great news," said Marcia Ince, San Antonio Conservation Society president.

Of the three final sites in the running, the one federal officials dubbed the "river site" caused the most heartburn, Ince said.

"We definitely did not want it on the river because of the historic structures," she said.

Two sites remain under consideration: a 2-acre spot in HemisFair Park, just east of the existing U.S. courthouse, and the San Antonio Police Department's 7-acre headquarters at 214 W. Nueva St.

That in turn would create a need for a new modern police station, which some city officials would welcome.

Shala Geer-Smith, regional spokeswoman for the General Services Administration in Fort Worth, said the agency decided to drop the river site after a draft environmental assessment study raised significant problems.

"It was obvious that it was third on the list, way far down from the other sites," said Geer-Smith.

Concerns about historic preservation, neighborhood compatibility and cost, and a "community outcry" at a public hearing in November left the agency with a sense that the river site wouldn't work, she said. Although the services administration welcomes comments in response to the draft study through Feb. 29, it's asking people to focus on the HemisFair and police headquarters sites.

The agency hopes to make its final selection this spring.

Its 83-page draft study, now posted on the Internet, cites concerns about the river site, including two Queen Anne-style houses that would have to be razed, moved or preserved. One is occupied. The other, at 408 Dwyer St., is a law office. The site also is near other historic homes and structures, including the old U.S. Army arsenal that serves as H-E-B headquarters.

There also are possible "archeological deposits," particularly from the mid-1800s, and potential conflicts with the city's land-use plans for the area.

Federal officials have said the current circular courthouse, which served as the U.S. Pavilion during HemisFair '68, is too small for the courts in the western district of Texas and other agencies that work with them.

Carla Morrison, a lawyer who restored the former Sanchez House, a two-story house built on Dwyer in the early 1900s, led a "Save Our River" campaign against the river site. As of Monday, 170 anonymous and signed comments, most in opposition to the site, had been posted on a Web site the campaign created last spring.

What began as a fight to stop acquisition of her building through eminent domain became a crusade to protect a neighborhood sandwiched between downtown tourism and homes to the south, she said.

"It's really a neighborhood that's coming back," said Morrison, who handles child abuse and neglect cases.

"It's been a great community effort," she said. "We should all give ourselves a pat on the back for saving our river."

U.S. District Judge Xavier Rodriguez, the judicial liaison in the site selection, said his primary concerns about the river site were parking and potential flooding. Although it made a short list from an original list of 18 sites when the search began eight years ago, it didn't offer the strengths of the HemisFair and police headquarters sites, Rodriguez said.

"All along, the river site has been a distant third for consideration," he said.

ever see those sites (if abandoned by the gov) torn down and used for commercial property...i.e. office, hotel or residential towers?

i fear that somehow the buildings links to 1968 and hemisfair may keep them as permanent , low-slung fixtures of that area.

I think there would be more incentive to go vertical with the Police HQ site as it wouldn't be one sole building housing all three departments but instead three separate structures on the seven acres that would connected via a plaza.

I'd be against any height within Hemisfair Park if there was a chance it would block or cramp views from the tower. I'd like to see more park space there as sirkingwilliam said. More landscaping with flowers and trees (tropical plants). Walkways and park benches. And maybe some more water features. There aren't a lot of parks on the east side of downtown. The Alamo sort of doubles as one, and then you have Hemisfair Park. Other than that there are few in the central area. Of course there are others farther west and north.

Hemisfair Arena torn down?

Yes. It occupied some of the land where the convention center now sits.

Did anyone realize that fountain is actually part of the original mono-rail that Hemisfair Park had? I read that somewhere. And yeah, the GH looks alright there.

Yeah, I was really surprised by that. Had no idea.

Here's where I saw it. Click the link, (PDF file), and scroll down to page 8. This has info on other structures in the park too.

A new pedestrian bridge will be built across the Riverwalk linking the Drury Plaza to Main Plaza.

Seen in the HDRC Agenda for Feb. 20

The applicant is requesting final approval...the structure will be clad with punched bronze and copper panels...either linear flourescent or LED fixtures are being considered. For the torchere type fixtures, either LED or incandescent sources are being considered.

Austin's KXAN News 36 has a collection of web cams from various cities. There's several web cams of San Antonio listed.

Click on the links to check it out. The website has it set up so you can view the images as a time lapse. This is neat since the camera is pointing towards the Grand Hyatt. The time lapse works for all the cameras.

Sneak preview of a thread I'm putting together. Check this out, from 20 years ago next month... the old Hemisfair arena..and the old garage. Now home to the convention center and Grand Hyatt. The Rivercenter mall had just opened and the Marriott was still u/c:

The web cam pix also shows what I noticed when I was last in San Antonio, the red lights on top of the marriott spires are very close to the bottom of the house on the TOA and quite a bit taller then the GH.
