They should leave the Marroit sign out of the design.

I understand the brand-co-mingling and all..but still. It's a weaker brand and they shouldn't include it in the design when they have to go head to head with the Four Season's LA, argueably one of the better hotels on the westside.

From the LA Business Journal, April 16th. According to this, groundbreaking may be more than 11 days off. Hopefully not. We've been waiting for this thing to get going for some time.


AEG Lands Hotel Partner

Anschutz Entertainment Group Inc. has found a new partner for its Convention Center hotel project at L.A. Live after going it alone for several months.

Macfarlane Partners LLC, a San Francisco-based real estate firm that specializes in development and investment management, will replace former partner KB Home, according to a downtown real estate source. The Los Angeles home builder dropped out of the $800 million project in December.

Macfarlane’s deal with Los Angeles-based AEG is said to be structured similarly to KB’s, with the two firms equal financial partners but Macfarlane acting as the “lead development partner,” according to the source.

“Macfarlane isn’t just giving them money,” the source said.

The $2.5 billion L.A. Live project across from Staples Center will include a 54-story hotel tower that will feature an 878-room hotel operated by JW Marriott and a 123-room Ritz-Carlton atop the Marriott portion of the building.

Peter Houghton, managing director of Macfarlane, declined to comment except to say, “We are happy to attend the groundbreaking ceremony if we are invited.”

AEG spokesman Michael Roth said that his firm is “prepared to be the sole investor” and said the company would not make any announcements prior to a groundbreaking ceremony, which is set to take place in five to seven weeks.

KB pulled out of the project in December after its former Chief Executive Bruce Karatz, who had been a champion of the hotel, left KB over an inquiry into stock option practices.

Not bad for LA! When you consider that is about 70% as tall as the tallest in the city, it will certainly be noticed.

The first 20 floors or so are the Marriott Hotel, which will have 9-10 ft. floors, and the condo floors will probably only be 11-12 ft. floors, plus a 40 foot crown, we're looking at something in the ballpark of 640-670 ft. Still pretty significant given our recent development history.

Here's a couple of skyline renders to give you a rough idea of the size and placement
in the skyline. The colors and angles are a bit off, but you get the idea. This assumes
a 650 ft. height, I really don't think it will reach 720 ft. and haven't seen that published
anywhere.

So no word yet on when exactly it will break ground? I saw reports saying April 30th, but some people on here are mentioning May/June and even July?

Also...are there any other tall buildings under construction or proposed currently for LA? Anything over 500 feet or so? Do you guys think LA will ever build a tower that is taller than the US Bank Tower?

I didn't take those photos, I just searched online for photos that showed the skyline at angles similar to those in the pictures of the model, then did a little cuttin' and pastin'.

jdrcrash, threehundred is referring to Park 5th, a residential tower that will go between Metro 417 and Pershing Square. It is a 78 story residential tower.

The 78 story building is the massive Park fifth project, on Fifth and Olive, where the parking lot is across from Pershing square. there is a rumor that it will start construction in June. it is a 78 story building, a 37 story building and 2 15 story buildings on the lot. It will have a "window like" feature with a restaurant above it with views of the park. Also, it was reported that the same developer was going to redo Pershing Square. The renders are available in the Los Angeles threads.

a Bunch of 30 - 55 story buildings are planned for that area between the Ritz and the main cluster, a couple under construction, a bulk proposed. there is a taller office building planned as well, that would probably be closer to 700 - 800 feet.

Well, some media sources have it breaking ground today. I'll try to keep an eye on it through the web cam, but you don't get a very good view of the hotel plot. If anyone's around there today, try to walk by and see if you can see any activity in the "pit".

Take a look at the web cam. They've removed half of the ramp from Georgia St. that provided vehicle access to the site and built a new one on the east end that accesses the site from Olympic. It looks like they're getting ready to start in a hurry. We should be moving this into the construction forums soon.

Hey guys, I read that "Downtown News" Newspaper, and it looks like the Los Angeles River Revitalization plan has been approved!:banana: :banana: :banana: :banana:

At last, that ugly industrial looking Amtrak freight train yard along the river will finally be an underground one!

Indeed giallo, there's almost $20 Billion in revitalization for Downtown L.A.
And thats just the beginning!

^ They've definitely started on the parking underneath the theaters, but not the theaters themselves. It's really weird how they define their "phases" on this project. They don't count the parking underneath as part of that phase, so AEG would say that the theater phase is not yet under construction, even though work is underway on the parking. But as soon as it starts rising above ground level, they'll recognize it as "under construction".

AEG to Break Ground on L.A. Live Hotel and Residences

LOS ANGELES - A groundbreaking ceremony will be held for Anschutz Entertainment Group's hotels and residences at its L.A. Live project in downtown Los Angeles June 1 at 10 a.m. The groundbreaking is for the Ritz-Carlton Residences and Ritz-Carlton and JW Marriott Hotel at the development.

Gov. Arnold Schwarzenegger, Mayor Antonio Villaraigosa and city Councilwoman Jan Perry are among some of the hosts who will be at the ceremony.

He'll Be Back: Schwarzenegger Mulls Los Angeles Condo (Update1)

June 1 (Bloomberg) -- California Governor Arnold Schwarzenegger has found a new place to park his Hummer: in front of the soon-to-be-built Ritz-Carlton in downtown Los Angeles, where he said he plans to buy a condo.

Schwarzenegger, already a Los Angeles resident who never found a permanent residence in the state capital Sacramento, said he is considering buying a penthouse suite at the 224-unit Ritz-Carlton Residences at L.A. Live development.

``I right away committed to buying a condominium,'' Schwarzenegger said in a speech at a groundbreaking ceremony for the building today. ``That's a no-brainer.''

Schwarzenegger was looking at plans today for units in the residential-and-hotel project, which also includes J.W. Marriott and Ritz-Carlton hotels with 1,001 rooms and a 54-story Ritz- Carlton Residences, said Michael Roth, a spokesman for AEG, a unit of closely held Anschutz Co. that is developing the $2.5 billion L.A. Live project.

``He asked for a penthouse,'' Roth said.

An interest list is being formed for the penthouse residences, on floors 50 through 52 of the tower, according to a price sheet handed out at the groundbreaking ceremony. Prices have not been set yet for the penthouse units.

The lowest-priced condominiums in the tower start at $864,000. Residences with three bedrooms, a study and three and a half bathrooms, which are located on floors 42 through 49, range from $3.13 million to $4.61 million, according to the price sheet.

Brentwood Resident

Schwarzenegger already lives in Los Angeles' tony Brentwood neighborhood where actor John Travolta lives, and where former football star O.J. Simpson once lived.

Schwarzenegger commutes to Sacramento several times a week, mainly by private jet. Sabrina Demayo Lockhart, a spokeswoman for the governor, said she didn't immediately have more information on the governor's plans for the penthouse.

Completion of the condominiums and hotels is scheduled for early 2010. Schwarzenegger leaves office in January 2011.

The 4 million-square-foot L.A. Live project, being built on a 27-acre site near the Staples Center sports arena, also includes a 7,100-seat Nokia theater, a nightclub, broadcast studios for the ESPN sports television network, and more than a dozen restaurants.

The arena, along with Walt Disney Concert Hall and newly built condominiums and apartments, is part of a revival of downtown Los Angeles, which was dominated for decades by government and corporate offices and law and accounting firms and had few residents and little nightlife.

AEG said today that closely held MacFarlane Partners, a San Francisco-based real estate investment company, will invest in the $900 million hotel-and-condominium component of L.A. Live, and that Wachovia Corp., the fourth-largest U.S. bank, bought sponsorship rights at the development.

AEG Chief Executive Officer Timothy J. Leiweke said that his company this morning secured financing from Credit Suisse Group for the hotel-and-condominium development. Credit Suisse's Column Financial unit will provide a 44-month, $650 million loan, with the balance of the construction costs coming from AEG and MacFarlane Partners, said Ted Fikre, AEG's general counsel.

MacFarlane Partners will have an equity stake of $100 million to $150 million in the hotel-and-condominium component, spokesman Doug Holm said.

Well were not using the same technology thats used in Dubai and New York City.
Remember that those cities don't sit on webs of faults.
Actually, the only major difference is in the foundation and the thickness of the floor slabs, which are slightly thicker in active seismic zones (fun fact: NY is actually in an active seismic zone). Aside from that, the "technologies" used - steel reinforced cast in place concrete - are exactly the same as in NY and Dubai.

BigDan, 2 1/2 years is par for the course for a 54 story concrete building. Especially one with very large floor plates for the first 24 floors or so.

Took a look on the web cam and low and behold, they've placed either rebar or additional sheet piles on site (check the red arrow). Looks like actual foundation work should begin soon.

We use steel on office buildings, not residential buildings. The Ritz Tower will be steel reinforced concrete. Look at all tall residential or hotel buildings built in LA over the last 20 years. Look at construction photos for Hanover Tower, Evo, Luma and 717 Flower for current residential construction methods. Concrete.

Also notice the pile driver or caisson drill rig now on site. :banana:
