Hey guys, I've seen a couple request for an inclusive Charlotte project thread over the past couple months so I thought I'd try and get one together. Boy was it a job too, attempted it last night and after 2 hours of work I got booted and lost all my info.... but here it is, finally.

Update: 5/28/07
Added a couple renderings I was missing:
-Trinity Parners (500W. Trade) development 20-30 Stories X2 (Two Possibilities)
-Ghazi's SouthPark tower 16-18 Stories
-Also site work has begun at Royal Court, once they begin making substantial progress here I'll move it up into the U/C Area.
-Official Groundbreaking for The Vue has been set for July 12th 2007. Minimal Site prep and demolition of existing structures has commenced. Will move it up to U/C when Excavation begins.
-Trump rumor has been confirmed (Charlotte Observer, City Officials) and they have been in town feeling out the market. Possibility of more information in the next few months.

By the way the condo tower for Wachovia is underconstruction. Both towers are being built at the same time.

Hmm, really wish they wouldn't have combined these two threads considering none of the photos work in the other post. Can anything be done about this? It was slipping away into the archives but then one of the mods brought them together unfortunantely.
Ohh well, As per the wachovia condo's I'm waiting untill excavation of the entry ramp is done before I'm adding it to the u/c list since no work has been done specifically for that portion thus far. Should be another month or so.

Thanks for transferring all the updates over here. There is a lot going on down there but no one covering it. One of my best buddies just moved to Charlotte but he's not at all interested in buildings and construction so he'll be of no help. Hopefully there will be some more active Charlotte forumers, otherwise keep up the updates.

Thanks, SMS, for starting this thread. Charlotte already has an outstanding skyline for a city its size, and looks to only get better. There are cities many times bigger that would kill to have Charlotte's skyline. I especially like One Charlotte Tower. :tup:
And a request: could you please make the Spirit Square rendering smaller? Something that blurry and big is not nice on the eyes. :koko:

I'm also keeping my eye on the Charlotte thread, despite all the great projects, the Wachovia project I am most excited for and will be the most fun to watch rise!
That's cool in the Wachovia project construction update you can see the tunnel that was mentioned on Emporis.

Alright guys, made a quick update:
-Added/changed info on 15 story Sierra hotel on the small arena parcel
-Changed BOFA Superblock rendering to a newer (Nicer/smaller) one
Other things to note.
-I've seen the newer rendering for the ritz on the contactors website and its nice, almost as nice as the original proposal but still much better then the previous glass box representation. Another thing to note is the BofA is seeking LEED Platinum certification for their superblock project. Very few bldg's reach this certification. I hate that we don't have a height for the office tower yet but I'd guess its in the 470-510 range. The first major pooring of concrete for the hotel foundation took place the other night.
-The wachovia first street project is moving quickly (As seen in the above pictures, thanks btw.) The tower portion has reached ground level at one corner. Expect it to start rising above ground in another month or so. Clearing is still taking place for the condo portion but I'll move it up to U/C as soon as they get underway (Trust me).
-Novare's 3rd ward project will be accelerating soon with the arrival of mobile cranes and caison equipment onsite this last week. Catalyst caison and foundation work should be well underway in the coming months with the 15 floor Office tower starting the begining of 08 and the 39 story Twelve following soon after.
-300 S. Tryon site has been seeing some action with soil sampling and the arrival of construction trailors and mobile crane equipment. They have some clearing work to do onsite but this is def. a step in the right direction. This is one of my favorite projects as it will fill in one of the last surface lots along tryon street and help fill out Charlotte's smile a little.
-Nascar HOF site has been cleared and excavation has begun for the underground parking garage. Should be a while before they start actual structural construction however work is well under way.
-The park condo's have toped out.... wow.... Many people where happily proved wrong on this one. Even though the tower isn't that tall (270ft) its definitely making its presence known.
-Trademark should be 100% complete soon, so I'm anxiously awaiting when I can remove it from the list. Avenue still has a while to go (Interior finishing wise) but should be finished by the end of the year. (That blue glass is glorious, great tower)

i dont know if this has been said before (probably has) but the wachovia office tower looks really f-in good.
While driving around Charlotte we saw 2 very deep holes around the downtown area. Judging by the pictures in this thread I'm going to guess that they were Wachovia and BofA.

Its working on it, I try to go up as much as possible. The EpiCenter should give me a new and better excuse, Movie theaters bowling allies etc. Im excited for it. With trumps hopeful arrival we will get a lot of high end stuff to draw partially away from suburban hell southpark mall which contains all of charlottes high end retail and there is A LOT of high end retail in southpark mall. Fanciest Mall ive ever been to bar none

I wish southpark was demolished and all of those stores were put in downtown. But we know that wont happen anytime soon. O well at least there are some good places to shop in south end, like niche and american apparel. They're not high end but i like them.

I was always fascinated by this rendering. Then tonight it struck me why : they took a photo of a street in Berlin or elsewhere in Germany and Photoshopped the Wachovia tower into it. Since they have detailed the lower wing of the building in a sort of slick European fashion with graphic displays and transparent glass it makes perfect sense for them to do that... it all comes full-circle.

The next two lines to go into service will be the extention of the blue line northeast (2013) and the north commuter line (purple) in 2012. BTW, Wachovia 1st Street Tower. The condos have not been started yet. They will be placed on top of the new Mint Museum building going up.

Yeah, there have been rumors about the rendering initially in a full page add in the PGA Wachovia Championship brochure, with the website www.trumpcharlotte.com going live sometime early this morning. Another interesting thing is when I first looked at the website this morning, I remember seeing in the 2nd rendering, a distinctive silhouette of the Westin to the right of the towers. Wow, thats actually kind of sweet. Looks easily a 1000'er without that spire. It looks a little bit like the "filler" buildings that were in Libeskind's WTC plan, but they look more well thought out and I am digging the expressed structural diagrid.. they would probably look somewhat refreshing in Charlotte.

Several parcels of land uptown, which are being freed up by rerouting I-277 ramps, have been sold by the city. Development plans include a hotel and mixed use projects. Here is a video promoting the parcels of land, and include not only great renderings of the Charlotte skyline of the near future, but an idea of what might be done with these parcels of land. 14 floor Aloft Hotel
Part of the Epicenter / 210 Trade development. A permit issue has held up the 53 floor 210 Trade portion of the project. The issue came from the fact there are several parties working together on this large mixed use project, and things had to get sorted out such as if a water pipe burst, which party is responsible for what section, etc. Hopefully we'll see that portion go vertical soon.

I guess I am just too lazy to go get one!! HAHA.
I work about right next door to where they are putting the Royal Court condos over off Euclid st. They have finally eclipsed the tree line and are going up fast.
Also, we work closely with Batson-Cook, whom are building the Wachovia tower, and they said that starting a week or so, they are going to be going up a floor a week.... it is going to be a blistering pace, barring any crappy weather setbacks.

The tallest proposed buildings right now are the Trump towers, with the tallest at around 1,000+ feet and 74 floors. The tallest under construction towers are the Wachovia corporate center at 764 feet and 48 floors, 210 Trade at 600 feet and 50 floors, and The Vue at 50 floors.

Thanks for the info. The more I learn about Charlotte the more I like it. It seems like a lot of good things are going on there, such as the huge amount of residential projects UC or proposed in the uptown area (more density). Plus that new light rail line the city recently added is a huge plus. The area is obviously very beautiful (lots of trees, etc.) and I've also heard from various people that Charlotte is a really cool place to live too so maybe I'll get a chance to check it out myself someday!

First, the bad news. The 44 floor 210 Trade condo tower that was supposed to be built on top of the 5 floor Epicenter retail/entertainment complex is on hold indefinitely, and most likely canceled.

The good news: a new active proposal and two more buildings have broken ground.
Sierra Hotel

Thanks for the updates. Looks like things are progressing nicely. I like the design on the Twelve hotel/condo tower. From the rendering above it looks like it may have been redesigned a little?? Maybe it's just the angle but it looks a little different from the last rendering I saw for some reason. Either way, I like it. I'm sorry to hear about 210 Trade, although from the sound of things I guess that was inevitable. I really liked the design on that one too but, oh well, there's plenty of other nice projects underway (Vue, Wachovia, etc.)

Southend Update - 7/24/08
A quick update on what's going on in the Southend area, which is located around the light rail line just south of center city.
Harris Development at 1200 South Blvd.
City council approved a zoning change that raised the height limit from 120 feet to 230 feet so this project can move ahead. From the developer's website: Large mixed-use project to include +/- 200,000 sf of office, a 150-200 room boutique hotel, +/- 40,000 sf retail, and possibly 250 residential units. Parking would be provided by a 1,000 space parking deck with 1 or 2 restaurants on site. Site is located in Southend immediately adjacent to the CBD at 1200 South Boulevard and consists of 2.44 acres. Site is adjacent to the Carson Street Light Rail Station which is 1/4 mile from the convention center.

1 Bank of America Center
New information has been coming out about Bank of America's new under-construction skyscraper in Charlotte. The office tower is part of a development along with an adjoining Ritz-Carlton hotel tower. Now that the hotel tower has topped out, progress is expected to speed up on the office tower as it is approaching being above ground level soon. What we now know officially about the tower:
LEED: Seeking LEED Gold certification. This includeds sustainable construction practices and green roofs, rainwater/groundwater collection, low flow fixtures, bicycle racks, showers, and lockers. Sky gardens will adjoin office floors at every 3rd level and the office tower and hotel will be linked by a transparent urban garden.

Height: 30 stories tall
Expected completion: Q2 of 2010
Parking: 1 / 1000
RBA: 750,000 SF
Typical floor: 30,000 SF
Total Office Available: 267,427 RSF

At this point it has hard to say, because so much of the deal will take a while to work out. The Wachovia tower will be completed. The office space was completely sold/reserved by June, with Wachovia having 50 percent of the space, followed by Duke Energy, Wake Forest, and various other businesses making up the other half. The arts projects (2 museums, theater, and cultural center) will be completed because Wachovia and any buyer have legal obligations to the city. However, it is very likely that the condo tower portion of the project is canceled. Also, pretty much no building that is not already under construction can be expected break ground in the near future, save maybe a hotel.
Job-wise, best case scenario is that the city will break even in the number of jobs moved out of the city versus the retail banking that Citi will move to the city. Worst case is net loss of about 3,000 Wachovia jobs, plus about 1,500 related jobs. One good thing is that Charlotte has had very low office vacancy rates uptown around 2%. A worst case scenario with Citi moving most of the operations out of Charlotte would bump office vacancy rates to around 10% which would cause a drop in office rental costs. This could help bring other businesses to center city. City leaders are lobbying hard for Citi to keep/move a lot of operations in Charlotte due to the much lower operational costs, lower office space costs, class A space available, and also lower cost of living, and regional growth opportunities.

Can anyone provide any status updates on all of the projects that are on hold? Are these projects definitely cancelled, on hold indefinitely, temporarily postponed but likely to be built soon, etc?

Thanks. Just a little update on Charlotte's Southend district. A new rendering has been released for what's know as the Harris develoment. The site will include a hotel, apartments, and an office building, and it will be located along the LYNX light rail line. Here the new rendering:

Charlotte is such a great looking town. I've always liked it, even though all I ever really knew of it was driving through it on I-77. Just something about it's location and topography that serve as the setting for the downtown with it's highrises.
