Is the entire Central Eastside a height limit free zone? Do they have FAR?

When i first saw the title of this thread i thought, oh shit the city is going to impose height limits on the east side. Whew, thank goodness

Yes, there are height limits on the eastside. The entire city has height limits. I believe there are pockets up to 250 but that's about it. Check the zoning code by going to portland online then bureau of development services zoning, etc... The central eastside falls within the central city plan
Currently it looks like 100-250' height limits for office, very limited residential if any, and employment/ light industrial the rest (which has the same as office to unlimited height depending on the type). The CEID falls under central city guidelines so I would say 250' along MLK/Grand is the highest you can go.

When I recently read a story about the new storage towers the article suggested the location was in the industrial sanctuary and height limit free.
I was also wondering about the now three open blocks on SE Salmon and Water Street that are next to the I5. It seems like if they built tall enough, that could be a prime development?

The height limits are based on the zoning throughout the city, except in the Central City Plan, which has specific heights block to block. Industrial zones, however, don't have height limits, that's why Hanna is able to build 360' high storage towers on the eastbank.
The proposed storage towers are not in the Central City Plan's CEID for light industrial, they are in a heavy industrial zone to the south, hence no height limit.

I was told otherwise--that there are no height limits between the water and 3rd Avenue. Kvalk?

I would assume that the height and far are going to change with the new central city plan. Of course, that's several years away and will need city council approval. I do think that with the development in sowa and taller structures being proposed in other areas of the city that the 'fear' of height in Portland is diminishing. It also is becoming more economically viable.

Well, it's not a simple answer really.
For the base zones, IG1, IG2 & IH, there are no height limits, and no maximum FAR. For EG1 it's 45ft and 3:1 FAR, for EX it's 65ft & 3:1 FAR, for EG2 it's 3:1 FAR but no maximum height... Then aside from the base zone each property within the Central City Plan is governed through map 510-3, most of which in the CEID defaults to the base zone requirements, with the MLK/Grand area having height limits from 100ft to 200ft. But you'd have to look at the map for greater specificity. All available on line at portlandonline.com

Long time lurker - first post.... would love to see more density in the east side in partiular around the Lloyd Center as they continue to build it out - but are there height restrictions directly across from downtown - say from the Morrison to the Hawthorne bridge. Reason I ask is I would hate to lose the view of Hood from downtown - would rather see the towers off to the side as Hood is clearly more iconic than anything that could be built.

Welcome to the forum. The Lloyd is going to be adding a couple new buildings so maybe it will be a start to something bigger?
Kvalk explained the height limits for the CEID, which would include the span between the Morrison and Hawthorne where it appears there is a height limit of up to 200' in some areas. Not high enough to block Hood. I think anything that goes up on the eastside that blocks even a small corner of the mountain will have the west hills residents screaming mad and picking a lawyer amongst themselves to fight the proposal.
