This proposed development's exciting urban design combines residences with commercial services. The inclusion of a park with formal garden, green rooftops and sustainable architecture reflect a modern approach to responsible neighborhood redevelopment. The result is a positive development that retains economic viability. Other features include: brownstone townhomes, rooftop gardens and tree lined boulevards, public art, active retail frontages, underground parking, sculptural building forms c/w 40+ penthouse units.

looks good, seems out of scale with the surrounding area though.

yah it is and it isnt...this is literally 15 blocks from the edge of the core and in an area that needs some density.

I will say it again and again and again, fix the podiums and I will be a fan.

The towers are great, except for the podiums - they make them look like a bunch of giant Star Wars droids!
But I agree this project gives needed density to that area.

I don't understand how you can say that like it's a bad thing!

I actually live a block away from this proposed project. I like the proposal, as it will add some density to the neighbourhood and provide some local retail space. With that said, I've attended community meetings on the project and most of my neighbours are totally opposed to it. When I spoke up in favour of it, I thought some of the 'whitecaps' in the audience were going to give a beat down with their canes!

What was their reasoning for opposing?

^It will cause parking problems, as well as attract drugs dealers and other criminals/undesirables, in addition to increased traffic and noise. Typical NIMBY stuff.
Seriously, the way people were acting at the last meeting I was at, you'd think the Devil, Hitler and Stalin were trying to build this project.

I dunno, maybe it's the rendering quality, but I can't really wrap my head around the podium design. In the street level views it seems to look ok, but in the aerial views it looks to have poor street interaction, so I'm not sure which is more accurate.
I'm not sure how well this architectural style will age either. All in all though, with a podium redesign I'd support this.

Hinterland - Who's who? Nimby.
The Nimby is the most vociferous member of the urban setting. They are found in most parts of North America and Europe. Fallen logs, tree stumps, piles of brush or rock provide good homes. The Nimby hibernates during lengthy development droughts. Periods of economic expansion finds the Nimby gathering at community meetings and ranting in local papers.
Emotional indignity is their main source of food, collecting signatures door to door until self-rightousness temporarily wains. For a more complete story on the Nimby, why not contact the Canadian Wildlife Service in Ottawa.

I don't think the podiums would support much or any retail. Looks like a solid residential development, though.

Seriously, lose the R2-D2 podiums. What's the freaking point of them? They're not even ha-ha funny.

the podiums are sh*t. The tower design is dated but OK none-the-less.
