Exactly. I'm pretty sure someone needs to start a couple "outside of Toronto" threads. Cause it's kinda ridiculous that every other city except Calgary gets lost in the sea of Toronto.

Vancouver projects tend to allocate more money towards landscaping.
I'm actually disappointed how few mature trees will remain between the buildings. Too much glass also... and not enough solid stone/wood anchors (that's not to say punched windows, which I despise). I love sloped sites, but hate how some buildings fail to meet the ground and end up floating on a 1-storey high retaining wall (see bottom of render)

Thirteen currently commercial and office addresses along Dundas Street West, west of Kipling Avenue and on adjacent Shorncliffe Road will be replaced with an equal amount of commercial space as well as six condominiums, eight highrise towers ranging from 20 to 30 storeys, a 0.4-hectare public park and a new publicly accessible private road network.
Land has also been secured for future subway expansion.
"We're achieving real mixed-use development with this proposal," said Etobicoke-Lakeshore Councillor Peter Milczyn, who represents the area. "A dry cleaners or a convenience store on the ground floor of a building or building strictly residential is not good enough. We need to create employment spaces."
Etobicoke York Community Council Wednesday approved a zoning amendment to allow Dunshorn Holdings Inc. to move forward with its plans for residential and replacement mixed-use commercial retail and office space at 5415, 5421-5429, 5453, 5475 and 5481 Dundas St. W. and 15 and 25 Shorncliffe Rd.
Alder Place owns and intends to develop adjacent properties at 5485 and 5487 Dundas St. W.
Some $1.25 million will be used to create a new park on the Dunshorn site on the south side of Dundas and/or for improvements to Cloverdale Park north of Dundas on Shaver Avenue. Alder Place will contribute another $250,000 to do the same.

Etobicoke North Councillor Doug Ford expressed enthusiasm at the project. He said he wished for similar projects in his ward.
"I'd kill to have someone give me $1.5 million to help develop north Etobicoke," he said. "It's fabulous. Will it increase property values? Yes. Does it have parkland? Yes. It's a win-win."

With that in mind, it looks like we have lost yet another parking lot, as 324 Richmond St. West has joined the long list of sites that are scheduled to become condominiums. Simply based on a concept submitted to the City of Toronto, it would appear that Greenpark Homes has some very intriguing plans for the site.
In those plans, Greenpark is asking for permission to construct a 29-storey tower that will hold 328 suites. The development will be home to 140 parking spaces in a 4-level underground parking garage. Greenpark has hired Core Architects to design the tower, and based on preliminary ideas, it will add a very cool and unique vibe to Richmond St.

Phase 1 of the Bassins will apparently be complete for Spring 2013. Griffintown will almost be unrecognizable at that point!
(One thing that irks me is the low-level of density (http://maps.google.ca/maps?q=45.493834,-73.575189&ll=45.491886,-73.570912&spn=0.003949,0.010568&sll=45.493802,-73.575218&layer=c&cbp=13,75.7,,0,9.78&cbll=45.491488,-73.570092&t=h&z=17&vpsrc=0&panoid=CBjn6LPjC_URu_7whvwloA) in between Griffintown and the downtown core... The ETS buildings, are much too short given the huge amount of land they take up. As are all those 3-story yellow brick condos that look liked they were ripped out of Saint-Hubert circa 1987).

The sales office of this project was recently installed on site. Just a matter of time before construction begins. Some good looking low-rises and mid-rises popping in Quebec City these days!

Yeah, while the invocation of champagne as a luxury item is cheezy and cliche, it's also rationalized by the fact that it's being built on Champagne Avenue South.

It might not be as beautiful as Shangri-La on University Ave., but as a resident I'd rather have the copious outdoor space provided by the wrap around baclonies. In other words, from an aesthetic perspective, I'd rather look at something smooth and sleek like Shangri-La. Meanwhile, I'd rather live in something like 1000 Bay.

New 5,000-6,000 seat baseball stadium proposed for Goose Village (corner of Bridge and Mill). Really close to the Victoria Bridge. Montreal does not have any park/stadium/field built specifically for baseball.
Being a huge baseball fan, I'll definitely attend some games. Sure it's not MLB, but it would still be a fairly high-caliber.. Hopefully we'll get at least a AA team or something.

That's actually a great looking project for Waterloo. Would love to see more new Euro scaled, mid-rise infill buildings built along King Street.

What are the chances it gets the the green light from council?
I think that it will probably be approved by city council. The thing I am unsure of is whether they will get some of the funding they asked for from the provincial government. They want to start building it next spring.

6th & 10th proposal by Brad Lamb is ok, but add about 6 -7 floors and get rid of the dark colors. Then you got a winner! IMO

Just curious ... how would adding six or seven floors improve the design? I hear this all the time and most of the time (like this one) the massing can't be described as "stumpy" .

Following the long-standing Toronto tradition of adding glass expansions to old buildings, next week First Gulf Corporation is set to begin work on this addition to the Toronto Sun building at 333 King Street East.

I like the Pan Am concept, I just hope they execute it well. Vancouver's olympic village turned out okay but certainly not as spectacular as it could have been.

thats hilarious...when the Pan Am games were held in winnipeg in '99 the athletes were billeted in people's houses or put up in student residence at the u of m...in toronto they build a billion dollar neighbourhood for it.

They're building a new major stadium for it and everything dude :P
Winnipeg just didn't have the level of growth in the 90s, nor has ever had the amount of investment that the GTA has. I guess they just figure that they know they can sell the units once the games are over, so might as well build some shiny new towers to show off. :)

You realize that the Pan American Games are a very big deal in the other 38 countries in America beyond Canada and the United States, right? Rio de Janeiro's 2007 Pan American Games spending and infrastructure were good enough to hold a Summer Olympics.
Winnipeg's 1999 hosting efforts were a bit disrespectful to PASO, to be honest. You host a continent, and you put people up in people's houses, really? Toronto's plans are more appropriate than what Winnipeg put together.
