Here is the design for Museum Tower 42-stories!!!!!

Simply wow. How tall will that be?
Looks to me more like a 50-story tower than a 42-story about 685-ft to 690, it kinda looks taller than nearby Trammell Crow Center which is 50-stories 686-ft.

Wow. Looks to be almost 700 feet tall. That's awesome.
By the way, number of floors doesn't have much to do with height. It's 42 floors and looks to be about the same height or even slightly taller than The Austonian in Austin which will have 55 floors.

nice! very nice!
it's unlikely that a 42 story residential building would be much over 500 feet tall - they specifically mention 'more than 10 feet' for exterior glazing, but even at 11 foot floor to floor (unusually high) it would be 500 feet plus another 20 or 30 for a tall lobby, mechanical at top, etc.
whatever height it is, it's a beautiful building.

Very nice! I especially like the base.
Out of curiosity, it says 'right in the heart of the Arts District', but from the photo it looks like a rather empty part of the central city. What lies on the site, currently, and what exactly surrounds it? It looks so lonely, but that should really accentuate the height of the tower and turn it into a landmark.

Actually, residential buildings with as few as 42 floors could reach that height. While actual heights usually are close to the floor number with residential buildings, it's not always the case. As mentioned above Austin is in the running for a 55-story residential tower that will be 683 feet tall according to the vice president of the development company.

Anyway, back to this Dallas tower. I'm excited about it. With this tower and the Mandarin Oriental Dallas & Residences, (650 feet and 43 floors), these two will make an impact on the skyline. Especially since both aren't buried in the center of the skyline.

By the way, what streets surround this new tower? There's a 20-story Museum Tower listed for Dallas at Emporis. Here's the location of that building, which is listed as proposed: Block bounded by North Olive & North Pearl Streets, from Flora Street to the Woodall Rogers Expressway
Are these the same building, or different? I'd like to update it if need be. Currently, there's no listing for a 42-story Museum Tower in Dallas. This beauty should be listed.

It would be next door to the Nasher Sculpture Center and surrounded by various performing Arts and art museum type venues. A lot of the area to the east of it is under construction right now. A real booming area. 7-11 is building its headquarters tower there. And two World Class performing Arts are under construction two blocks from the tower as well. Dallas' famous Booker T. Washington High School of the Performing Arts is building a new campus here as well as the city building its own performing arts center as well. There are cranes all over this place. This is also where the Woodall Rogers deck park will go. This is also right across the freeway from the most booming area of Uptown. Now this area has the Dallas Museum of Art, Nasher Sculpture Center, Crowe Asian Arts Collection and Morton H. Meyerson Symphony Center.
Several towers have been proposed and even started construction since this diagram. You can see the sight labelled as Museum Tower. This was the previous design which was about 20 stories tall.

I just posted about this tower thinking I hadn't seen a thread yet. Sorry I missed this one. The tower is 560 feet tall according to the article in the DMN this morning.
Very cool design. What's the other tall one a couple of blocks away we might get? I know about the 650 foot tower in Victory, but that's further away.
Corinth940
Jun 16, 2007, 12:38 AM
The DFW Urban Forum has been saying that the height is wrong from the DMN article, and that it should be about 100 feet higher (the Business reporter got his figures wrong?) As KevinFromTexas said in an earlier posting on here, it looks taller than 560' compared to those buildings surrounding it. Guess we'll find out soon enough...and the other tower that was alluded to, I believe, is the Corrigan Tower (working name?) being proposed as a 52+ story condo high rise just a few blocks away in downtown Dallas. Nothing concrete has been announced yet but supposedly within a few months we should know more. Maybe Owlhorn knows more??

This one will get built. The developers realize this is a one of a kind location.
Surrounded by the Arts District; this is the last available lot to build on. This will be the tallest building for blocks... with guaranteed views of Downtown forever, because they are not about to tear down the Museums and Concert halls!
wow this one too is impressive...whats the status on this one?! oooooh Dallas is exciting  :D
The city of Dallas and the developer of this project have been fighting it out because the developer is asking for TIF money, and the same developers have been renting space out Downtown to a nightclub that has caused many security problems.
Recently a peace treaty of sorts has evolved, with above mentioned nightclub getting closed down, and public support for this project is high. The City is about to spend milliions on building Downtown parks, and this project is is within 2-3 blocks of two of them.
For these reasons I think this something will happen here, and if they get the TIF money I believe it should mean a percentage of the units will be "affordable". That's not the law...just my opinion.

This design is truly imperial. I've spent time in the Dallas Arts district-- the fine arts museum is awesome. Im from Wash D.C. where museums and arts are apart of the lifestyle. I get the same feeling there in Dallas. When the Calatrave bridges span the river and this tower is erected, Dallas will reinvent itself as a truly international city.
The glass facade is most striking - giving off a weightless affect. It's thin structure and simple pleasing design make it elegant and sexy.

Museum Tower has been delayed, but as of March, they are still moving forward with it...
Developers of the proposed Museum Tower condo project in Dallas' Arts District are adding to their marketing efforts. The 42-story residential tower will be built on a vacant downtown tract across the street from the Nasher Sculpture Center.
Museum Tower builders said this week that they have hired Bobby Dhillon as director of sales for the luxury residential project. Dhillon previously worked in sales for the Residences at the Mandarin Oriental project in Atlanta. Before that, he did sales and marketing for the Residences at the Ritz-Carlton in Dallas.
Groundbreaking for Museum Tower has been delayed, but the developers are seeking buyers for the project.

From what I have read on other boards, they are probably going to have to come down on the $1,000 per square foot asking prices. If they do, I wouldn't be surprised to see dirt moving in the near future.

Dallas Police and Fire Pension System to fund Arts District condo project

Developers who have been working for more a decade to build a soaring downtown Dallas condo tower say they are moving ahead with those plans.
The 42-story Museum Tower will have more than 100 luxury residences, smack in the middle of the Arts District.
The builders reached an agreement with the Dallas Police and Fire Pension System to fund the $200 million development, partner John Sughrue said Tuesday.
Construction will start as soon as next week on what will be the largest private-sector real estate project started in Dallas in more than two years.
"We very much have confidence in the decision to go ahead and believe this is the right project at the right time for Dallas," Sughrue said. "We won't be delivering units for two and a half years.
"We think we will have the market to ourselves."

200 people show up for Museum Tower groundbreaking in Dallas Arts District (http://www.dallasnews.com/sharedcontent/dws/bus/industries/commrealestate/stories/062510dnbusMuseum.d4ba980f.html)

Building groundbreakings are few and far between these days.
So maybe that’s why more than 200 people turned out on a hot summer morning to watch construction kick off on the Museum Tower condo project in downtown’s Arts District.
The 42-story building is the tallest building started in Dallas since work began on the Cityplace Tower in the mid-1980s.
And getting the $200 million Museum Tower under way at Pearl Street and Woodall Rodgers Freeway has taken more than a decade.
“To say the least, this is a momentous occasion for us after 12 years of work,” Museum Tower partner John Sughrue told the crowd Thursday morning. “People are asking us 'Why start now?'
“The answer is easy – look around you.”
The luxury residential high-rise is across the street from the Meyerson Symphony Center and will overlook the Nasher Sculpture Center and the new Woodall Rodgers Park.
“Rewind a couple of decades and think that this whole area was a used car lot,” said Dallas Mayor Tom Leppert. “I believe there is going to be a lot of commercial development in this area, and business will move here.”
The 122 condos planned in the oval glass tower will start at more than $1 million each, and the skyscraper will take more than two years build.
“This will be one of the great addresses in the U.S.” said Museum Tower partner Dan Boeckman.
It’s also one of the few skyscrapers going up in the country because of the recession and credit crunch, which has cut off funds for most building.
“This tower is one of the first in the U.S. to turn the corner in the economic slowdown,” said project architect Scott Johnson.
Museum Tower is being paid for by the Dallas Police and Fire Pension System, which will own the building and plans to profit from the condo sales.

I don't think any city in the US is booming, and there really isn't a market for this in Dallas. With that said, Museum Tower is a nice, sleek tower that DT Dallas' skyline desperetely needed, and it will have a nice impact as well. Will watch go up for sure.

I love this tower and as a skyscraper geek, I can't wait to see it in person.
That said, 122 units that start at $1 million and then rise quickly in Dallas????
Good luck with that.
There are 35 units that remain unsold at the Ritz-Carlton. That's out of 95 total units in the tower. The Ritz has a better name and a MUCH safer location in which to market to Dallas' high end buyers. They've been marketing the Ritz for 3+ years now.
The W Hotel Residences are even in worse shape. There are numerous unsold units in that tower and many of the ones that did sell are presently leasing.

They said it was financed by some pension fund, to make a profit.

I'm amazed at the sheer amount of distinctive and striking new city landmarks Dallas is gaining right now. In addition to this tower which serves as a marker for a burgeoning arts district with more one-of-a-kind buildings than one could ever imagine, you've got the coming Woodall Rodgers Park and it's landmark glass fountain, the Perot Nature & Science Center, as well as three new Santiago Calatrava-designed bridges that will soon span the Trinity River. If Dallas wasn't already a photogenic destination, it is surely destined to have one of the most distinctively snapshot-worthy cityscapes in the country in just a few short years.

MUCH safer? They are 3 blocks from each other. The Museum Tower will have better views, be right next to the park, closer to rail(the residents are likely Bently drivers, hehe), right in the Arts District. I don't get why its being built either, but the group funding it has a rock solid record with its investments. They likely know something we don't good or bad. Could be looking to sell it for profit. Who knows.

I am so glad to see this finally start under construction. I have seen so many projects get canceled that I was afraid that this one was going to suffer a similar fate. Great news for Dallas and will be a solid addition to the strength of the arts district! Fantastic News! It will be fun to follow!

Actually, more like a taller version of the AZURE condos in Uptown, Dallas, built a few years ago.

It actually does. Museum Tower obviously being more slimmer and sleeker.

460-ft is wrong; The official height is 560-ft to the roof, although I did the math some floors will be higher from floor to ceiling than others, I think it will actually be more like 580-ft including the glass walls rising above the roof.
Here is the breakdown.

540' to the roof and probably 560' to the top.

Nice shot! This would be a great angle and perspective for a Construction Camera. Does anyone know if there is one that is intended to be made available to the public who are interested in following this tower's development and construction progress?
I hope so as it is a great way to allow people to gain a great interest in the cities development and learn about the construction process.
Plus I am a construction junkie and would love to have another tower to follow!

A real time webcam to the general development area can be found here:
http://www.theparkdallas.org/
The website is for the new "Central Park" like urban deck park being constructed over Woodall Rogers Freeway, immediately at the doorstep to Museum Tower.
The webcam camera is pointed in the direction of Museum Tower's construction site, so you can see that activity occurring as well.
Just click on "Live Web Cam" on the homepage. I was just watching the heavy equipment digging the hole for the new 42 story tower!
Enjoy!
