This 31 story condo is currently rising in the core of downtown, in between Government Center and Downtown Crossing. It will have 150 residential units, ground floor retail, and parking in three underground levels and on floors two through six. Unofficial height is 305 feet, and the architects are Bruner/Cott.

I wish it was taller, but a vast improvement of the site. Nice filler.

You don't often see giant parking structures taken down... shows just how valuable Boston real estate is.

Looks like they did a nice job of respecting the historic context while still creating a modern building. Nice balance.

The main thing I like about this building is that its narrow. Which Boston needs a lot more of- we like fatties here.

This unitized facade is being built by Island Exterior Fabricators in Long Island, NY. I'm a Project Manager for them. If you go to our website www.islandcompanies.com you can see a ton of jobs we've done. Some extremely cool installation videos on there as well.

I just joined this site and it seems like a very good source of information, past, present and future. I need to come here more often.

Why isn't it taller? Zoning?

Goody
Apr 8, 2008, 4:59 AM
I'm not sure what zoning on this lot is but it really wouldnt make any differnace it's Boston, NIMBYs are a way of life here. :(

People will fight to get two or three floors knocked off anything just to prove they can.

I let Ron Vansteekelenberg know about the thread on Archboston. I think he is writing a reply right now. He's the Project Manager for both 45 Providence and Boston University. They're both Terra Cotta rainscreen systems.

Why isn't it taller? Zoning?

Your average Boston condo tower rises to about this height (30-40ish stories); that's just how high developments go in this city. Same goes for the office buildings.

And I've been neglecting this thread.. here's some shots I took earlier this year:

This building certainly looks impressive to my eye -- to someone who has not been in downtown Boston for nearly two years the change to Province street is very dramatic:

http://img.photobucket.com/albums/v106/NelsonAndBronte/ProvinceStreet/45Province-4970.jpg

I last saw this same view like this:

http://img.photobucket.com/albums/v106/NelsonAndBronte/ProvinceStreet/45Province-4974.jpg

My hotel room certainly has a great view of 45 Province. :) I presume this is for elevators; it is rather unfortunate to see.
