I used to think there was a HUGE difference between Toronto and Vancouver but I think people do not give Van enough credit in many regards. I love commercial and area like i love the annex. I love gastown (not the first touristy crap) like i love the distillery or esplanade areas. Both have amazing chinatowns. Both have huge film and visual arts groups. Queen West is much more similar to Robson than people think... even if QW is more interesting.
I love both cities and while different due to age and size, they are far more similar than you think.

I didn't really see the Toronto similarity, until I saw this photo of Lightbox posted on the #11-30 thread (http://forum.skyscraperpage.com/showthread.php?t=145470&page=185) a couple of days ago. Anyways, I'm not crazy about either, but I definitely prefer Lightbox. I was really hoping the Capitol podium would come together a bit better, but no such luck...

anyways, those poles, just beside the side walk, that's what i noticed to be similar between the two buildings...
a general difference between the two cities is in the size of their buildings, t.o is fat and tall, van, slim and glassy...

Walk-thru's have started in Capitol, and possession for the lower floors is 90 days away~
It will be nice to have more people in the immediate area to feed the businesses, maybe encourage them to stay open 7 days a week, or at least after 5.
This end of Robson might have people on it TOO one day :D

It's mainly residential way down there. Right now, as soon you as pass Granville Street it's like you enter a "no-zone" where you're all alone.
The rest of the street is shaping up to be just like the area before Granville, with street front shops, restaurants, and etc.

I would know I used to live on robson near lost lagoon.
So peaceful even down up until Jarvis.
I wouldnt say that people didnt go down robson past granville, I would say most would go until richards

There's many more people than there were before - when the area was all surface parking lots.
Remember that the street grid creates long blocks on Robson west of Burrard - that funnels people down the street.
East of Burrard it's much more challenging to funnel people and prevent them from diverting down Seymour, Richards, Homer to get to their destinations (condo).
I think pedestrian traffic drops off most at Hamilton (east of there you've got BC Place patrons, hotel guests and some office workers from the Vision Critical Building). The empty lot (Hilton?) and the Catholic Charities Building create voids. Once the TV Towers retail fills up, it should be better. Not sure how the Pharmasave is doing.

i like the magnitude of the podium on capitol here, don't really think we'll be able to appreciate it fully until the corner lot adjacent is built out and the streetwall comes into its own. thanks for the pics, btw

They've covered the columns at grade with black granite strips - very narrow strips to wrap around the column. Looks good up close - but I can foresee a maintenance issue if the grout comes loose. The columns do, however, now overpower the canopy (which is also black).
The dark gray panelling next to the Thai restaurant looks good, and they've finished the glass musical panelling around the emergency exit door next to the Orpheum (looks good too).

It should start in late December. The first closings will happen before December 31st.
Then the rest will be phased from January - April.
Currently only preliminary inspections up to the 14th floor have taken place, though. Which means it's probably a few weeks behind.

The black on the columns appears at the upper levels of the podium too.
They've also installed cubes on the sidewalk - like at The Centre for the Performing Arts - so that people waiting in line can sit down.
The mechanical penthouse is now lit up at night - liooks pretty good.

I bribed my way up to the top to my unit today before I leave town tomorrow. The building is shaping up great, I went in a completed suite and the quality is very nice. Nice plush carpets, marbles, granites, appliances... everything, really. So I'm quite excited to move in, in a few months :D

Heh, well, they are going for their occupancy permit tomorrow morning, and roughly 1/3 of the units are complete and have had walk-throughs. The higher floors probably won't be complete until March / April.

Awesome - that view to the west is pretty secure - too bad about Paramount Place and the drab Wedgewood block.
Looks like the Georgia will give TD Tower a hat.
Shangri-La may block most of your view of the former Ritz-Carlton.

I was told the music school part of it is absolutely amazing (and you can see some of it in the first link). No expense at all was spared.
The building has some nice musical themes. Each of the four elevators has a mural of some sort of instrument :P

Once a household takes occupancy of their suite in a new building they close with the developer and the bank/lender pays in full for the cost of the suite if the buyer has a mortgage. The developer takes payment on the suites in the building, pays off their creditors and then takes their profit. Some of the profits are retained by the development company and some are distributed to their shareholders or owners.
So, for Wall Financial, which is a publicly traded company, is their next move to begin construction on their next project soon after the closing date for Capitol Residences? Which of their two live projects would proceed first: their property on Kingsway, or Wall Centre False Creek, or both?

Because all of the projects are technically their own limited liability partnership (to protect the developer from bankruptcy) it's unlikely that any of their other projects were on hold while they waited for these funds. Wall Financial doesn't seem like the type who would have trouble finding a creditor for more than one project. Their financing pretty much depends on their pre-sale numbers, and having a certain % down.
They don't begin to attempt to obtain financing until a certain number of pre-sales are reached. In this case, Capitol was financed by TD once it hit the 71% sold mark.

For me, the most rat-infested locale in Vancouver was/is the Burger King on Main near the skytrain. There were literally hundreds of rats that would run beneath the planted hedges that bordered the parking lot.

Both phases are substantially sold out so it makes sense to build them at the same time, and looking at the site recently it does appear to be the case.

Yeah, there will be several dozen rentals, in addition to the dozen+ available for sale.
Honestly, I'm pretty excited for the area that these buildings are nearing completion and filling up. Next up Beasley, right?

The rents asking so far seem reasonable-ish, usually when a building first comes up the rents are lower than the market could get, however, the general consensus is that it's best to ask low and get a year commitment because you can't make up a months rent over the course of a year very easily. I know a lot of people who pay $1600 to live in an old dingy place.

My neighbour is from Bahrain and bought the same unit on 3 floors, converted it in to one apartment, and had the developer install an elevator in it. Nice.

You mean converted it into a 3 story loft??? I wonder how much additional costs that incurred. I'm not familiar with elevator specs, but don't elevators require "mechanical penthouses" that take up an additional floor above the top floor?

Yeah, he bought three units one on top of the other and had it custom converted in to a three storey loft. I'm not sure how the elevator would work, but it's probably a smaller elevator that doesn't take up too much space... they're becoming fairly common in large new homes. I don't really want to think about how much it cost him to do :P

Which direction does the 3 storey unit face?
This pic by Locked In from March 10, 2010 shows at least a couple of penthouses with double height spaces (and that bizarre corner column that not directly supported beneath (guess the floor slab is a transfer slab)).

41 - 43, the three top floors :yes:
I'm not sure how big the square footage is, I believe he probably owns about half of the 42nd & 43rd floors.
The 41st floor unit would be a nice 1300 sq. ft "entry way" :haha:

Location really IS everything – because if looks mattered, the developer of the Capitol would have aimed higher. It's definitely not in the same league as the Georgia or the Jameson. 5/10

I quite like this tower, too, for much the same reason. Also, it is (?) east of Granville, on Seymour (?) and helps alleviate that steep drop-off effect once you're east of downtown, at Seymour and beyond.
ps: (I like Camembert better.)

There have been seven towers built in the last few years fronting onto Robson between Beatty and Seymour. I'll try to take some photos the next time I'm in the area.

Hey everyone!
First post. I'm moving into this building in a week and a bit. the developer is renting out one of the floors and I got a one bedroom for $1250. Amazing.
I have some questions. One, in a building such as this, how sound proof should I expect it to be? Is the wall between suites concrete?

It's very quiet. Of course, that could also be because nobody is living on my floor or above :P
Otherwise, the noise level should be about "equal" to other new developments.
Unlike my last building the front doors don't seem to be too heavy and *SLAM* shut and startle the hell out of you every time a neighbour leaves. So that's nice.
Frankly, the annoying white rapper who thinks he is Jamaican outside of the Futureshop makes the most noise of anything.
The 4 elevators are also pleasantly speedy, they must be "high-speed" and the door doesn't stay open for an eternity, like some.

Surprisingly none of the suites below the 31st floor were offered hardwood from the developer.
