Ok, so I'm at it again, and first off I'll credit the original photo from "MitchE" as that was my template for future P-town.
Here are the links, and not everything is perfect by any stretch in these renders. Possibly far from it. But like the other ones I did depicting from SOWA to the Pearl, it gives an idea what "downtown" P-town might look like in about 10 years. Remember, I'm brand new to drawing buildings so please forgive the inaccuracuies.
But I try......:yes:
First pic is taken I'd guess around 2006. Civic is up but not much skin on it.
Second link is my take on 2018 with no new tallest, but inclusive are the Skylab building at 13 & Burnside (300 ft.), the ZGF Tower, the Manhattan, Park Ave. West, the possible "top of the parking garage" building a block west of PAW, 1st and Main, and Broadway Tower.
I didn't include Ladd Tower (yet) even though it is definitely rising. In time....it's late....
Last link is the same as the second link with a tallest included. Doing these renders make me personally think a tallest would be a great thing, right in the heart of downtown. Something sleek and modern and ready to take off!

Good work Mudsharq! Thanks for putting in the time and effort for all us to have a tangible idea of future PDX. I'm drooling over the rendering with a future tallest! I hope most of these buildings come to fruition. Anyone have an educated guess on how tall the next future tallest may be? I guess between 550-625 feet.

PDX folks correct me if I'm wrong (and I know you will :) ) but current height limitations in the downtown area preclude a "new tallest". The city would have to change its zoning laws to permit anything much over 500 feet. Park Block West, at 515', is likely as tall as we'll get until zoning laws are changed - something sure to be hotly debated in Portland.

WESTSEATTLEGUY.....yes, it's just something I came up with on the fly (i'm an illustrator). But it makes me want to create more of them in my free time.

and Mr. Bond, I'm originally from Washington D.C., so any height to me is good! No Seattle inspiration intended (though i do love seattle's skyline!)...but always shaken, not stirred....

No hard feelings. :) Good job on the renderings.
rsbear - The zoning would have to be changed to get buildings taller than 460 feet. That is the tallest you can go in code..at least for usable floor space...I think you can have things like mechanical equipment, spires or antennae taller than 460. I'm still unsure how Park West is at 515. Are they asking for a variance?

^ I figured it out. The answers are all around us...
33.130.210.B.1. and 2, Height – A Modification is requested so that the mechanical equipment
(1) can extend more than 10’ above the building height limit; (2) can be set back less than 15’
from all roof edges that are parallel to street-lot lines; and (3) can cover more than 10% of the
roof area. A Modification is requested so that the spire may rise 5’ more than above the
highest point of the roof. The proposed mechanical enclosure will be 16’ above the site’s 460’
height limit, will not be setback 15’ from roof edges, and will cover more than 10% of the roof
area. The proposed spire will rise 39’ from the top of the mechanical enclosure.
460ft building + 16ft mechanical + 39ft spire = 515ft.

the only way you will see a new tallest in downtown is if the developer that owns all the land in the lloyd district transfers FAR over to a block downtown and builds a new tallest there....but we all know that will never happen.
Are you putting the tallest on the block north of the Galleria?

I just kind of placed it where it was aesthetically pleasing to me and avoided plunking it down dead center between our two tallest. But I could figure out the logistics and place it a block north of the galleria for curiosity's sake. Yeah, I could give that a shot.
If I missed any buildings that anyone knows of (i know i need to add ladd tower/and make a few adjustments) let me know and give me a link if you can to the prospective building. I'd be glad to fill in the blank areas and add to the rendering. It's a fun project.
Maybe I should make a render called "Downtown Portland, what could have been" and include all the projects that got cancelled over the last 10 years (i only know of a couple) on top of what is already in the render. I really don't have "that" much time on my hands, but the thought is intriguing. Who knows? Links? Who's got em'?
And thanks again for all the kudos. I'm flattered. This is all NEW to me.
