Which massive commie block would that be?
BTW congrats on getting an office building. It's long overdue, but better late than never I always say.

Isn't it ironic it takes a power company to build the first energy efficiant office tower in Edmonton.

how about "isn't it ironic that it took a power and water company to recognize the energy efficient design and other state of the art design features no-one else cared enough about to pursue before criticising?"
how about "it's a good thing that power and water company didn't rely on all the free internet advice available to them (even though it still isn't right) or they might have missed it too".
how about "ryanE and Hardhatdan (who should learn the difference between curtainwall and punched windows or articulated versus flat building faces before he becomes an architectural critic) and murman all just having missed their chosen calling". :)

Figured as much, don't take it so personally. I'm sorry I'm not a professional architect, I forgot that is what it takes to post on this public forum.

I didn't even want to mention that here. That is another issue altogether, I still believe my own and other's criticisms of this project have validity despite Epcor choosing this proposal.
If that makes me a target, I am okay with that.

the "cdn" is for canadian, the "klc" is my initials. and the acronym - besides not being terribly obtuse - is a reasonalby well-known one both here and elsewhere (including having been posted on c2e). a quick google of "cdnklc" and "edmonton" by the way (also not terribly obtuse) would have "revealed" most of the other forums i participate in - however often or however rare - and quite a bit about me as well i suppose.

dan,
your criticism is fair game however. that doesn't make you a target, just responsible for it and it's validity or lack thereof. just as those responsible for station lands - including me - should be prepared to defend our decisions without taking offense that the criticism is being targeted at us personally.

I don't see where anything I have said to you has ever been personal. Because you personally tie yourself, be it via your reputation or your position at Qualico, to this project does not mean that any of my critiques at all are a reflection of the work you are doing.
You apparently either did a great job selling your project to Epcor, or were so able to beat any other lease pricing out there that you were awarded the RFP. For that, if I was involved in Qualico, I would absolutely applaud you.
However, on the architecture and the urban implementation is where we part ways. If you really want to call on my knowledge of construction, imply I don't know the difference between articulation and flat surface, punched windows and curtain, go ahead I see these as cheap shots not as holding me to my opinions. I have had the chance to see a lot of the other proposals and I prefer their designs and their floor plate layouts.
Apparently, Epcor did not and so be it.
That said, because EPCOR did choose Stationlands, does not defacto make the critics wrong.

It doesn't make them "wrong", but someone else did put their money where their mouth was. ;)
We just sit here and type.
The only "proven wrong" will happen in 5 - 7 years, when the rest of the area either changes, or remains stagnant.
The irony for me, as I read this thread, Peter Popoff suddenly came on the TV telling me to buy Miracle Spring Water.

to which i will only add that makes this one of those situations where we are just as happy not to have won the critics choice award and probably much happier than those that did.
and any amount of critical thinking will certainly conclude that just because they are critics doesn't defacto make the critics right either.

cdnklc welcome to the forum and congrats. I like some have reservations on the project, however if you do impliment it properly it could turn out very well. To me it is vitally important that the project has street integration both north and south. You never want the project to cut things off from the rest of downtown, which to me hurts both you as the developer with the project (street traffic adds to the value of the property in terms of sales etc therefore higher retail rental rates) and adds to the life of the city in its core. By the way if possible please influence the city of Edmonton to have the portal for the NLRT on the other side of 101 Street. We do not need the LRT cutting off traffic every 5 mins on that street. The LRT portal should be well past 101 Street so that continued development along the artery can occur.

^south doesnt work well given they dont own the land to the south, but they should have provisions to make it integrate potentially.

Good to see you posting to the forum, Ken! And congrats once again to you and Qualico!
Whether some here like it or not, Epcor Tower is indeed the most exciting new high-rise building to be built in Edmonton in two decades and is very much a cause for celebration (I am still giddy with glee, myself, and I'm not being sarcastic).
It is very much my hope, Ken, that you will, as much as you are able, keep us up to date on future developments with Stationlands.

if it means anything, the entire project has no "blank" faces to the adjacent streets (as opposed to the one adjacent property which is a fire/code issue). there are some grade elevation changes along 101 st. and 97 st. which were a bit challenging but gave us a chance to develop some pretty interesting water features etc. to take advantage of them along with allowing us to seperate pedestrian traffic from vehicular traffic. we are working with lrt to ensure building construction allows for future nwlrt construction although this will happen under and not over our site. the portal location on 105 ave, is likely to be well "clear" of 101 st. and should not affect north/south traffic flow at all.

as long as it's generic (i.e. not confidential relating to any particular deal) i will be happy to try and continue to do just that. our own web-sites are a bit "behind" and dated at the moment (remember that old confidentiality thing?) but we are playing catch-up as quickly as we can although with the holidays it may be early in the new year before they both get completely overhauled. at least that would put it in time for the ground-breaking.
