CBC/RADIO-CANADA VANCOUVER REDEVELOPMENT PROJECT

The 700 block of Hamilton Street is undergoing a major redevelopment to open the doors wider to the community and provide even better CBC/Radio-Canada programming.

The CBC/Radio-Canada Production Centre, with its integrated newsroom, will form the cornerstone of our redevelopment. You will be able to observe the newsroom and studios in action from street level and from inside the new interactive Georgia/Hamilton Street entrance. The integrated newsroom, with updated technology, will provide a more dynamic and collaborative working environment so that CBC/Radio-Canada can continue to connect Canadians far and wide with compelling local, national and international stories.

The newly renovated CBC/Radio-Canada Plaza will be an open and accessible space that will invite you to enjoy a variety of live community events or simply relax in a welcoming urban oasis. The community performance studio and outdoor stage will be available to non-profit organizations, attracting diverse audiences for performances hosted by CBC/Radio-Canada and many of Vancouver’s renowned cultural community organizations.

As part of the redevelopment and through the City’s Cultural Services Department, three of Vancouver’s most popular and long-standing festivals will establish the Vancouver Festival Centre. The Vancouver International Jazz Festival, Vancouver International Children’s Festival and Vancouver Folk Music Festival will create a central festival box office, library, resource and information centre accessible to the community at large and a meeting place for the local festival community.

How are we able to do this? We sold the density of our parking lot to Concord Pacific Group Inc., where they are now building two residential towers. The revenue from this sale and the sale of our warehouse, as well as generated sales from the development, are financing the project.

Construction is scheduled to be finished by Fall, 2009.

CBC Expansion Benefits:

- The main floor of the current building will expand out over the plaza for news integration of new media and our four media lines - English TV & Radio and French TV & Radio (approximately 150 staff).

- The integrated newsroom will contain new production studios, new technology and an open office workstation design.

- In this new integrated work environment, Radio and TV will have similar desktop platforms for news gathering and production which will allow for more sharing and improved information flow.

- There will be a common assignment desk for all our media services, which will allow for even better collaboration and sharing of resources.

- The integrated newsroom will provide a more dynamic working environment so that CBC/Radio-Canada can continue to connect Canadians far and wide with compelling local, national and international stories.

- Both English and French Radio will maintain their network & regional production capacity. And, both English and French TV will meet their requirements for all future network and regional production.

- The current CBC News Vancouver TV studio will become a combined community performance facility and CBC/Radio-Canada programming venue.

- The new English and French TV News studios in the integrated newsroom are visible from the busy corner of Hamilton and Georgia. CBC/Radio-Canada TV viewers will be treated to the backdrop of the North Shore mountains.

- A master space plan for the building was developed by Seeton Shinkewski Design Group Ltd., a professional interior design and space planning company, to enable even better programming through increased collaboration between platforms and media lines.

- A consultative process with Vancouver Senior Management and their staff, and network stakeholders, was used to determine the master space plan.
Adjacencies of like work groups was a principle employed to encourage more efficient communication and efficient use of space.

- The right groups of people will be sitting by each other and not scattered throughout the building, which will allow for ideas to be shared more easily.
An open office concept utilizing a combination of workstations, common areas and offices will be implemented. There will be pockets of space throughout the building to allow adjustments within program units.

- CBC/Radio-Canada parking will move from the outdoor parking lots to inside the redeveloped building, on the two lowest levels.

- The redevelopment will provide a more welcoming invitation to the public by having a more accessible entrance at street level on Hamilton Street. There will also be more public and community spaces.

- There will be a strong CBC/Radio-Canada brand and enhanced public visibility throughout the entire block.

- The newly renovated CBC/Radio-Canada Plaza will be an open and accessible space that will invite the public to enjoy a variety of live community events or simply relax in a welcoming urban oasis.

- A 4,000 square foot community performance studio will be available to non-profit organizations, attracting diverse audiences for performances hosted by CBC/Radio-Canada and many of Vancouver's renowned cultural community organizations.

- Radio & TV broadcasting connections in the CBC/Radio-Canada Plaza, the courtyard and on Robson Street offers CBC/Radio-Canada many outdoor public programming opportunities.

- As part of the redevelopment and through the City's Cultural Services Department, three of Vancouver's most popular and long-standing festivals will establish the Vancouver Festival Centre. The Vancouver International Jazz Festival , Vancouver International Children's Festival and Vancouver Folk Music Festival will create a central festival box office, library, resource and information centre accessible to the community at large and a meeting place for the local festival community.

- The elevator will also improve the handicapped access to Radio and TV studios.

- Technology improvements include Desktop TV, a computerized on air system and an HD router for English and French TV News, plus modernizing some of the broadcast equipment.

- New technology puts us on the leading edge and supports better collaboration with CBC/Radio-Canada colleagues across media lines, languages and locations.

CBC's Vancouver headquarters will get a renovation (to be completed by 2009), while two separate condo towers will be built on the property. The new buildings will come in at 21 storeys (208 feet) and 31 storeys (286 feet), and add another 450 condo units to the Vancouver market when construction is done by late 2008.

- Site is vacant parking lot south of CBC.
- Urban Design Panel first review: June 8, 2005.
- Plans call for a communications antenna standing 75 feet above the roof.
- Joint venture by Concord Pacific and Hotson Bakker Boniface Haden architects, in conjunction with the redevelopment of the Canadian Broadcasting Centre at 700 Hamilton Street (north end of the block).
- CBC (Canadian Broadcasting Corporation) sold its development rights to Concord Pacific to enable them to finance the renovation of the aging broadcast centre next door into a state-of-the-art facility.
- Features a courtyard and music stage, with a blank, interactive soundscape wall to display graphics, and a new glass TV studio.
- The full city block, including the CBC broadcast studios, contains 646,138 square feet of floor space.

I snapped a photo of the construction progress of TV Towers on a rainy Monday this week. They're pretty much at grade and should climb pretty well over the winter. Top out next summer?

Looks great in the renderings, I guess it all comes down to the quality of the materials used. I wonder if that spire on the taller tower is going to be lit up?

The towers look so-so, but I love the glass addition to the front of the existing building, which currently has that dated 70s/80s all concrete look.

i found this pic i took of tv towers the other day and thought i may as well post it. you can also see woodwards in the background. I've noticed both these buildings are rising really fast.

They look quite hideous IMHO, and the "quality" of the outside matches the quality of the inside from what I recall. It's the architectural interpretation of a CBC program, so I guess it's fitting. :haha:

I'll reserve final judgment until it's complete :P

I like the curves on the TV Towers - they remind me of the office towers at Eaton Centre in TO. The one closer to Library Square is actually quite wide (long?) along Hamilton Street.

I think these will be pretty nice towers - certainly different form the norm.
The rounded corners remind me of the office towers at Eaton Centre in TO - but with balconies.

Thanks for all the recent project pics SFUVancouver! This project is rising pretty fast now. I'm really interested in seeing what they look like when done. It's sort of hard to get a realistic mental image from the renderings. But even still the renderings suggest they have the potential to be one of the better looking condo projects in the city.

Access is from Cambie Street - so from that perspective, the shorter tower is at the "back" of the site so the foundation work would be done first.

Yeah, 5 years ago this used to be such a dead area of downtown but it's really starting to turn around with all the new residents and the revitalization of Yaletown.

Yup agreed on that.

BTW - walking by I realized that the black parts just haven't had the spandrel glass installed - not sure what colour they would be (gray, dark gray or red)

WOW - looks like a wide cascading lowrise from that perspective. The tower is wider than a stanadrd downtown south tower (probably beacuse it's not in downtown south).

I can't believe how much progress has been made on this building, especially when you compare this to the slow-moving Hotel Georgia, Jameson Tower, and Ritz Carlton.

Excavation always takes a long time. Once those projects get out of the ground they should move faster. The CBC parking lot was already below grade when they started its excavation.

Also, on the south tower, there are some oddly coloured spandrel panels that have gone in - sort of an earthy purply gray - not the light gray elsewhere on the complex.

Does anyone know what the concept was for the original CBC building? It was supposed to look like a factory that produced the media. I thought that was kind of cool.

The taller tower (south tower) definietly has that ugly dark mauve colour mullions and spandrels on it - on the west side facing the shorter tower. Looks weird given the clean light gray colour for the rest of the mullions and spandrels.
I'm hoping these towers won't end up being a mish mash of colours (balconies are going to be multiple pastel colours from the renderings).

It's been a long time since I checked the site out. That second tower seems to have gone up quick. I like how this project is turning out. The second tower is a decent height and I quite like the red bits and the rounded corner.

Those pics by elfrieda show the mauve/brown north side of the taller tower - it wraps the east side by one panel and wraps around the west side by half the wdth of the tower. Ruins the look of the project.

Curtain wall is up on the CBC studio fronting Georgia Street - a couple of red panels liven it up. Otherwise looks good but fairly ordinary. It doesn't meet the old building very well (i.e. the vertical window pane mullion pattern could have pixelated to meet the smaller checkerboard grid of the old building).

Went by yesterday on foot.
Both look great! The foyer/main building renos look great with the red glass work.

Not a fan of the red detailing against the mauve/brown north side of the taller tower. Both colour schemes work just not together.

Yeah, I suspect that what happened was the architect proposed a red west and north face to the taller tower and the City said to tone it down - so it became the mauve/brown colour. Even the amount of red on the Georgia studio facade has been reduced.

That is a lot of red in the renderings. Wouldn't it be easier to break up the solid with neutral colours? I am sure it could be done without compromising the design.

Yeah, I would have rather seen black or a darker gray used instead of that mauve colour.

BTW - that's the same colour that was used on GM Place. I think a lot of it has since been replaced on GM Place with other colours (blue?)

Give the CBC a billion more every year for real programming......on top of that a even bigger broadcast centre in Vancouver. :D

The BBC Media Village in White City London is amazing.

Thanks. Second pic isn;t showing up.

Not keen on the brown side of the taller tower or the single strip of red on the broadcast pavillion. Is that the CBC antenna that appears to be coming up the middle of the taller tower? I thought it was supposed to be bolted to the side of the taller tower?

Yes it is.
Previous renders from the Walter Francl website showed a red wall (or variations thereof) - my guess is that the mauve brown is a "toned down" version of the red.

The renders showed pastel coloured balconies (ugh) - but I saw some installed on the Hamilton side and they were clear glass from what I could tell. That's a good thing.

I also noticed that the upper row of windows on the retail podium has a space for spandrel panels - one long rectangle - I'll bet it'll be red to "tie-in" to the CBC part of the project.

Yeah they are, they had Hamilton Street shut down this morning, and I can only assume it is still shut down now.

Yeah, the balconies have two shades of blue glass - looks great
(I had seen them late in the day before, so couldn't see the actual colour).

they removed it last week.

hamilton was shut down yesterday though but they were installing mobile offices for cbc

ok something that bothers me is notice in the last picture the differences in size of the columns on the first couple of floors in the corner unit. someone screwed up.

Looks like a shift in the column location on the next floor above - so the bigger column could be to transfer the load between the offset locations above and below.
Edit - engineer friend of mine confirms that could be reason why...

Has anyone else noticed that the taller tower is VERY close to the CBC building on its back side? I was walking past there the other day, and it looks like the balconies and windows are just feet away from the blank concrete wall of the old portion of the CBC building. Those condo units are going to be dark, dark, dark, and they will have a wonderful view of a concrete wall. When I pointed it out to my friend, he said, "That can't be permanent...maybe they are going to tear down that part of the CBC building." Right! Seems like the architects could have designed it so that no unit on those floors would have windows/balconies facing that wall.

Is it just me, or did work on the taller tower's glazing halt over a month ago? Every time I see no progress on this front, I wonder what the heck's going on, or not going on as the case appears to be.

no it never stopped. there may have been a few days of no activity for whatever reason but on average its been very steady.

but as of right now they are installing the windows on the 4th floor down from the top.

The coloured glass balcony enclosures add a lot more colour than the coloured strips in the "void" spaces on Spectrum.

I like the colours of TV Towers. I have showed lots of suites at Raffles on Robson next door and alot of clients didn't like all the colour, but I find it breaks up the blue/grey sea of glass Vancouver is becoming. I like the colours on Spectrum too! It livens up the place, particularly at this time of year!
