I posted this over at SSC and I figured this could garner some interest over here as well.

In the DJC's design spotlight on Ruffcorn Mott Hinthorne Stine - the architect of 5th & Madison, 114 Pike - they listed their current projects which includes a 40 story high rise for Bellevue by Beacon Capital Partners.

My educated guess is that this tower is going to be on the large parking lot on NE 8th street between 110th and 108th avenues across from the Bravern. Beacon Capital bought this site (along with City Center Plaza) earlier this year and have been rumored to be planning another office tower once CCP is complete. Because of its location at the top of a ridge, this tower would presumably be the tallest in the skyline.

I have the same question as I did on SSC. Where does it say it is office? Am I just overlooking it?

It doesn't specify that it'll be office but Beacon Capital primarily develops office buildings. Plus, previous proposals on this site have been office and the murmurs I've heard over the last year is that Beacon is planning another office tower that'll start after they complete City Center Plaza.

Well I hope you're right, since it would definitely be a new tallest if it is office. Still, I wonder. Didn't Beacon develop the new condo tower by the Bank of California building, though? Or am I crazy.

i"m thinking 40 story condo, because a 40 story office building would probably put it above the 450' hieght limit in bellevue. Eddie Bauer is 27 floors and 410'. IDX in seattle is 40, and about ~510 ft.

This project would be cool though!!

god please let it be...i l;ook at city center II and it looks like the 2nd tallest, if not the tallest building in bellevue when driving down or up 405. a 40 story building there would definetly make it look the tallest being perched on top of the hill. great news either way!

IDX is a little shorter than 40 stories, and I think it's more like 535'.

You got me -- I thought they called it 38.

On the other hand, a "40-story" tower is typically 39 stories when you subtract 13.

Also, I used to work in the "50-story" Seafirst Building, and the elevators only went to 47 -- above that it was apparently just mechanical.

umm.. I don't get what you meant mhays, I do know that the floor pitch in office towers in taller than in residential which should make this tower quite tall.

Also, the IDX tower is 512 feet tall but if you look at the top you can tell that it has a "crown" which adds at least 1 feet to the tower. Unless the new tower has a tall floor pitch (like the Eiddie Bauer) and/or a "crown/spire" I doubt it will surpass the 525 feet. Wait, the base floor is usually quite tall in the cities tallest (Columbia Tower) so that would give it some height.

I would like to believe that there is a projected need for x sqft of downtown office space over the next 5 to 10 years in Bellevue, and with Microsoft, Eddie Bauer, and Expedia consuming large portions of new buildings that probably was not expected, that 'x' value still exists or has even increased now that will allow for additional buildings now in Bellevue.

Bellevue, if I remember correctly, has one of the tightest office markets in the country.

that is good for them. I remember a few years back, they were building towers in Bellevue with no one really preleasing space. It was mostly a build it and they will come sort of thing, which was fine when everything was looking up, but I was curious if it still was looking up or if there was any tightening happening.

Personally I will never get over the glossy suburbanite feeling the city has, but they have been doing a good job of scoring some good architecture in recent years. I will have to make another photo stop there again after a few projects are completed.


Actually in all honesty, I hope my hometown Virginia Beach, VA one day looks something like what Bellevue looks like today.
