One other tidbit I read in last week's Le Droit, Scott Street (directly behind this project) would disappear and Lac-des-Fées parkway would be extended to Taché.

Does that mean they will just rename the street? Lac-des-Fees runs into Scott now... and the new road would still have to meet Tache at the same spot.

I could see them removing the old shell station and using that area to create a big intersection connecting Lac-des-Fees, Tache and St-Joseph (once they extend St-Joseph south of Tache into the University.

I'm not saying it is a good idea, but the Shell station is only good for a service station as the lot is tiny... and since the last one didn't work there maybe they will re-use it for something other than commercial.

I think they'll just rename Scott Street. to be honest, when I first heard about this project, I thought it was going up right on the corner where the shell station is, but it's a block to the west.

I wonder if they plan to make a roundabout...hmm..

Any more roundabouts in Ottawa-Gatineau and we're all going to have to go to roundabout school.

Well, you'd better hold on to your hat!! There are more going along Boulevard du Plateau heading west towards Vanier... also have heard that when they complete the extension of Pink (four lanes to Vanier) there will be round abouts all along there as well...

Nothing seems to be happening at the construction site.. I wonder what the hold up is?

The prices for this building are absurd !!! the units are very large and the floorplans are quite nice but..... get ready... for a one bed plus den you're looking at $400,000 for a 3rd floors unit half a million for the 5th floor... they say river views but in about 3 years everyone who bought a river view will be staring at the new UQO buildings

harls
Apr 22, 2008, 8:15 PM
Those are insane prices. There is a killer view of downtown Gatineau/Ottawa from that hill though, maybe that is factored into the equation as well.

I hope they get rid of that abandoned gas station on the corner. what an eyesore.

I saw some dudes pumping water out of the site this morning, first activity I've seen there in a long time..

Radster
May 22, 2008, 3:13 PM
They seem to be working on and off at that site. You are right, all of last week there was no action there, including this week, then this morning they brought in some machinery and closed off part of the street. I wonder what the sales situation is like for this building, maybe low sales are slowing down the construction?

harls
May 27, 2008, 4:22 PM
The water pump was STILL going this morning... that huge downpour we got last night probably didn't help matters.

Some people were there today, but nothing was happening. Hope they didn't hit a spring or something, that would suck.

harls
Jul 8, 2008, 7:15 PM
Still not much happening at this site. There seems to be people there every day, but very little is moving forward. It looked like part of the parking lot at the Normandie (builing next door, just up the hill) gave way and they are shoring up the supports. Guess they don't want a "Galleria" type incident to happen.

Things are really moving here now.. Construction crews have set up a mobile unit at the abandoned gas station site on Taché/St-Joseph - looks like a great place to use as a staging area. They even went so far as to pave the lot.

Looks like the sales office has moved in next door, into the old abandoned gas station on St-Joseph/Taché.

they were loading re-bar into the pit this morning with the crane.

Website has been updated a bit..

Speaking of which, to take a page from waterloowarrior's book - MS bird's eye view of the site. A lot has changed - it's almost above grade now, and that abandoned gas station on the corner is being used for the sales office.

Well, at least there's been some major progress besides a hole in the ground...Should add some nice density to that neighbourhood though. I'm also curious, there is a fairly tall apartment building to the west of that neighbourhood, near the Champlain Bridge/University of Quebec...looks like it's at least 16 floors or taller from across the river at night. Know what building I'm talking about?

Yes, I believe that's Les jardins du Chateau. Is this the one you're talking about (in the background)?

Yes, I think that's it...

Here's a shot of it from the ORP while on the move, my appologies that it's so far out...

http://i3.photobucket.com/albums/y99/Drivesthebeast/DSCF1278.jpg

This building looks very tall and nice from the ORP at night, especially when it's tenants all have lights on...I wish that Aylmer and Gatineau had more buildings of this height in their skylines.

Lots of activity going on here the last couple of days.. they're at ground level with Taché now (about 2-3 floors of underground parking cut into the hillside). I'm a little surprised how close it is to Scott Street, but I think there is going to be a realignment after it's done, not sure..

This place is almost topped out now. I think there's just 2 floors to go.

You can really see the impact it has from the Garden of the Provinces and Territories, and from Laurier/Portage Bridge in Hull.

Last time I've checked last weekend, sounded like it was topped out, the floor with the highest priced units and the roof yard was up. Haven't seen any windows up just yet from the angle I was.

Davis137
May 20, 2009, 11:52 AM
How come all of the buildings in that area are close to the same size/height and not taller to take advantage of all the views? Are there restrictions/zoning issues in this neighbourhood?

Cre47
Jul 16, 2009, 2:42 AM
The building is definitely topped out. I know that in May at least 50% of the units were sold.

As for the height restrictions, don't know but it is situated in a middle of a relatively steep hill/plateau area, the neighborhood sitting between the Lac-des-Fees and Gatineau Parkways

harls
Jul 16, 2009, 1:03 PM
The sign still says 50% sold, except now there's a + symbol next to it.

I passed by there yesterday and it looks like the cladding is up to the 4th or 5th floor now.

Amazing that the project still has over 10 units still for sale after building completion four years ago.

Too bad because the floor lay-outs are very nice and big.

Shortfall is location.

Are you kidding, location is amazing! Very close to downtown and near the river, yet also by Gatineau Park.

The shortfall is the price of the units, way overpriced. They are asking Ottawa prices.

Location is a matter of opinion.

Taché has a lot of traffic. Nearly across the street from University. Not in Downtown as such. Nothing much within walking distance.

Again, I disagree. University is across the street, thats a plus for students and profs. Many little shops and restaurants are walking distance. Terraces and Portage is walking distance - huge employment centre. Gatineau Park is right there. MAXI, the biggest grocery store in the area, is also walkable. It is also well served by the STO, there is a bus going by there every few minutes towards Hull on St Joseph, towards Ottawa, or towards Aylmer.

Actually, compared to your beloved VIU, it is closer to Maxi, and has a better Walk Score!

What I don't like are the inflated prices, and design, which is nothing to rave about.

First let me thank you for the link to the walkscore site. Never knew such a thing existed.

Unless you attend or work at the University, its a BIG desadvantage to live nearby. Just look at U O and Sandy Hill.

If you are referring to the Val Tetreau for shops and restaurants, its far from being a nice place or trendy place. I think the area looks more like a slum.

MAXI/Galeries de Hull and Place Cartier are certainly walkable if you don't have too much to carry back. However, the walk which would include the portion of St Joseph Boul. south of Des Allumetières is far from being desirable in addition to Boul. Alexandre Taché towards Moncalm, both of which I would not venture alone during the evening.

I have lived most of my life in Hull and know the area very well.

Oh! Did I mention the horrific trafic on Boul. Alexandre Taché during peak times.

PS. I do pretty much all my shopping in the Byward market area and by the way, for the record, I don't live at the VIU.

I agree with what you said in most part (but not all), me too I live in Gatineau and Hull for many years, I was raised there. And yes point taken that you don't live at Le Viu, but I used that comparison because I know you are very fond of that new tower, which I might add, I think is amazing as well. I almost bought a unit there, had one reserved when sales first started, but pulled out prior to the 2nd payment, as my priorities changed, and I decided to move to Ottawa instead mainly due to lower income tax and suuuuuuper cheap rent in Hintonbourg.

That said, the Place du Parc, I never liked, its design is boring, outdated, prices inflated, hence why it still has units for sale, 2-3 years after construction finished. Yet, you say the location sucks, I think otherwise, Taché has traffic (most condo towers come with traffic) but it definitely is a great location for some people, you can't deny that. To complement my previous post, people who work say, downtown Ottawa, Hull, or Tunney's Pasture, they can walk, or bike to work, and bus connections are amazing. Big plus is having Gatineau Park right there. Area around there, St-Joseph or Taché, can be a bit sketchy late at night, but there are some small shops for groceries that are walkable. Its not as bad as you make it to be. Not worse than Le Viu. And definitely better than many other condo towers being built, or that have been built recently in the region.
