Finally, some new office space in downtown. It's a shame they're not going to break 400'. Seems to be some psychological barrier in phoenix. There must be a dozen buildings that are in the 350-400 ft range.

Well for one, the concrete absorbs heat, making downtown hotter during the summer than other parts of the Valley, and secondly, there is an FAA-mandated height limit of (last time I checked) 500 feet. The Chase Building (tallest in Arizona) tops out at 472 feet.
Unfortunately, because of the sprawling nature of Phoenix, there isn't much demand for high rises, and most NIMBYs bitch about highrises blocking their precious views of the mountains.

Well, with Phoenix growing at the rate that it is, the only direction to eventually go will be up. Especially downtown, where land prices will contunie to rise.

The project has a very fast paced construction schedule, 10/01/2007 - 10/31/2008. It will be steel frame and have some sort of unique column free floor plate design.

Not bad building. Will fit in with all buildings downtown. New here I found out that along Central Ave, its almost a second downtown, alot that many dont see unless they visit, or really look on the the internet. To bad they arent all combined, then Phx would get a little more "praise" for its skyline. Anyway i hope that I can contribute to some shots to the thread.

There are a few projects planned between the two "downtowns"...eventually they will probably merge.
As for One Central Park East, it's location is perfect! It is helping fill in a huge gap between the Chase tower and the new Sheraton hotel (under construction in above pictures).

They are trying to push the limits but the FAA is making a fuss over it. Building to 500' in the core of downtown is possible, and building to 700' is possible just north of the downtown core, about where the Sheraton hotel (beige building going up) is being built. Yes, we won't get any supertalls ever, but a few 700 footers wouldn't be bad.

Decent slab building. Right on the LRT, I see. This will be open in less than 1 year? Nice. Steel construction is quick, see those towers in Sacramento for examples.

And everyone would have to drive forever to get to the airport- no thanks. Sky Harbors location is great, it does shorten the height of the buildings in downtown, however its proximity to the downtown helps Central City Businesses. Even if Phoenix had a far flung suburban airport, there would be no 1000' towers, and probably not even any 700'. Who needs them? Phoenix doesn't (currently) have a lot of large companies in need of high rise space, and the idea of downtown living is just starting to emerge, so they certainly wouldn't be condo towers.
There are very few Fortune 500 Companies based in Phoenix, and ones that are, like CSK Auto (aka Checker), is based in a low slung, semi-suburban officeplex. Other nationally known companies based in the Valley also anchor themselves in the 'burbs or other cities, US Airways and Avnet are in Tempe, Cold Stone is in a suburban office, Taser is in a suburban office, etc. Phoenix's biggest businesses are tourism and growth, neither of which demand a lot of office tower space. The city is trying to attract a thriving Biomedical industry, but the buildings planned for that, while downtown, are all 10 stories or less (you generally don't hear about 500' towers for wet labs).
In my estimation, it is the businesses that make up Phoenix, not the proximity to the airport, that dwarf our skyline the most. As Phoenix continues to grow though, it will continue to become a regional hub for many large companies, and some homegrown businesses will spring up as well, creating more need for office space. Then perhaps our two downtowns will merge. But who cares about the height really? If one day we have 300 footers all the way down Central from Camelback to Jefferson, I'd be happy as a pig in shit.

That's a great pic of 44 Monroe......I hope OCPE makes that big impact. Close enough to 400 ft and it's location will fill the gap nicely.

Maybe as a trade off the downtown will fill up with some dense streetscapes and canyons.

In those last two photos, are those the Centerpoint condo towers on the horizon between the airport control tower and OCPE? If so, they must have great views of downtown and the Valley, with no obstructions other than A- Mountain (a.k.a. Tempe Butte).

This tower is completed. It is now called the Freeport-McMoran Center and I'm not sure if tenants have moved in yet.
