Not bad, actually. It would appear that at least part of this complex will have an underground garage so not ALL of it will be fronted by driveways.

It's a huge improvement over the existing lot. It's a step to improving the urbanity along Carling. And it's a tremendously desirable location, being near the Arboretum and Dow's Lake. I can't wait till we see some LRT down that street and the pace of redevelopment picks up.

Construction is well underway. In the distance we can see the Merrion townhomes. They sell for quite a bit so they are understandably all-brick. I still can't believe they couldn't find a way to do these with a rear garage. Having that garage in front just cheapens them so much more. Think of how much more these would be worth if they had a totally garage-free facade.

Ahh cool, I've been past this area several times, and I didn't know what they were doing...this area of the city is only going to get built up more and more as time goes by...

Close but not exact. On the TTC font, the "M" is more expanded, the arms on the "E" and "F" are regularly spaced, and the legs on letters like "R" and "K" are cut off straight. I have a copy of the TTC font and those words would look like this:

That's some eye for detail! Can't say I've ever studied those banners quite as closely as you. They're ornamental publicity from the NCC, just splashes of colour fluttering in the wind..

it's amazing how much of an eyesore the parked cars are in the driveways in front of those townhouses. It completely ruins the impression that this development is supposed to be inspired by "the fashionable Georgian neighbourhoods of Boston, Philadelphia and Baltimore." The lack of a sidewalk also makes it look more suburban rather than a facsimile of a mature inner city urban area.

While all of that is true, this is still one of the better developments as far as suburban style goes. Regrettably, it was right in the urban core.

My Wife's Aunt and Uncle live in a garden home like these in Manassas Virginia (though they are about 20 years old), and they are very large inside, and well laid out...we'd entertain looking at something like this as our first home, but we don't have 400K + to spend on a townhouse...sigh...

Well, it might have a bit of the "look" but it doesn't have the "feel". The most important feature of older inner city townhomes is the sidewalk that almost comes to the door and a decent ground floor window.

I think the layout of Mattamy's urban townhomes have a better way of emulating this if they were dressed up in a similar fashion.

I have always liked the look of these types of units. I was in Albany not too long ago and in their mid-town area there were quite a few rows along the major streets.

Now for the ones pictured above, where would one park a car? Is there rear access? As much as it adds to the front facade not to have a car port or garage, I don't think we are going to see this style of development without a garage somewhere. I don't have a picture but when I was in the Brooklyn Heights on labour day there where similar style units on tight one ways streets that had on street parking that I thought were really nice and could work in a area such as westboro, glebe, west wellington. As long as transit was close by.

The "urban" townhomes being built in Barrhaven and Kanata back on to common laneways (which means no backyards but they all have decks over the garages). The laneways are all lined with garages, but at least the fronts are clear. Too bad their facades are so suburban looking (http://www.mattamyhomes.com/uploadedFiles/Ottawa/Communities_in_Ottawa/Mattamys_Half_Moon_Bay_in_Barrhaven/Spirit_Series_Townhomes/Plan%203.pdf).

I think these kinds of layouts could be great for creating walkable communities while still incorporating car storage but so far, none of the developers have really integrated this kind of thing with a traditional main street configuration. I can imagine a grid of these townhouses adjacent to a shopping development where the stores are streetside and the parking is inside the block.

My relatives have a house that looks just like the ones in the top picture of Kitchissippi's 1st pic. It's around 1800 sq ft, which is plenty for us. If I can find a place like this someday that's not out in the far reaching suburbs, I'd look at them more closely...

those two are my favorite mid rise buildings in Ottawa. The evening view just before it gets dark from Beech street with all huge pane-trees on background is just amazingly beautiful

I was considering a unit in the mid-rise building with a south facing view of Dows Lake. But I was concerned that the view might eventually be blocked if the properties to the south of the mid-rise buildings (e.g. Anytime Fitness, Focus Scientific, etc) are redeveloped. Those properties are zoned AM1, which allows a building height of up to 9 stories. Is there any bylaw that would prohibit a new building from blocking the sunlight or views of the existing condos?

No, and you can bet the developers of those sites will apply for greater than 9 stories.

that's also near the carling otrain station. Transit oriented development rules will likely let developers build much higher than the current zoning. If not the property holders will just hold on until the city rezones, which they will.

It's a great place to live, I've lived in this development since it was built 10 years ago.

Preston St and Hintonburg are within walking distance as is Dows Lake and the Arboretum plus DiRienzo's !

I can't wait to take the O-Train to Bayview and then transfer to downtown on the LRT.

I guess I'll take that condo off my list. I don't want to pay for a view of Dows Lake, and find that the view is blocked at some point in the future, and I'd be looking out my window at a brick wall of another building. Too bad because I really like the development.
