Even if I could afford one of those townhouses, why would I want to live in a place where everyone in the district hates you because of where you live. Even though the new owners of the townhouses had nothing to do with the clearcutting & building of the homes by the developer, they will be ostracized by the community.

I read somewhere that Shaugnessey is the only district in the city where multi-family dwellings (apartments or condos) were -until now- expressly forbidden under the zoning codes of the district. When Shaugnessey was developed by the CPR, it was meant to be the prestige area of the city to get the wealthy families to move out of their West End mansions into new Shaugnessey mansions. Its amazing to realise that until the 50s the West End was covered in mansions like the Rogers Mansion (aka Romanos Macaroni Grill) on Davie.

some of the other mansions are divided into multiple units aka townhouses and some of the propertys have multiple residences on them but this was about the amount of them

Residents of Vancouver's Mount Pleasant area are fighting the city's plans to build a multi-storey building providing housing and services for at-risk youth and adults in their neighbourhood.

Vancouver City council is expected to vote on rezoning at 675-691 East Broadway to make way for a new development after a public hearing tonight.

The proposed tower would be home to 103 single-residency social housing units -- including 30 for troubled youth -- and an expanded Broadway Youth Resource Centre.

The plan from the Vancouver Native Housing Society calls for an 11-storey building, which would also contain 24 market rental apartments and retail space on the ground floor.

The Mount Pleasant Neighbours group has fought against the proposed plan, arguing that there are several problems with the proposed tower, beginning with its height.

"It's right at the top of a hill, so that just emphasizes the height," Megan Reiter, a local resident, told ctvbc.ca.

"It's just not consistent with the neighbourhood."

She said that neighbours are also concerned about the growing concentration of poverty in East Vancouver, as well as the number of social housing units in the building.

"We think that having over 100 people with addiction histories and mental health issues is really just asking for trouble," Reiter said.

"We would really like to see a mix of income levels."

An online petition from the group has gathered 430 signatures. It ask the city to reduce the size of the building and the number of social housing sites it will contain.

At tonight's meeting, city staff will recommend reducing the height of the project to eight stories, but Reiter said that isn't a solution to local residents' concerns.

"They want to do that by eliminating the market rental housing component, and to us that doesn't really fix the problem. They're reducing the height, but at the expense of the income mix."

But those behind the proposed project say that they'll argue to keep the building at 11 storeys.

"We don't feel that it is too tall. We think that, particularly in this day and age, you have to take advantage of what's available to you," said David Eddy, executive director of the Vancouver Native Housing Society.

can't residents figure out its the first of many towers for the area?

as more go up it won't be sticking out on its own which seems to be their complaint about the height...

it's also funny to complain about drug addicts and people looking for help from health services there when that area is already full of them. do the people that complain actually live in that area? it's pretty trashy, they could do worse than have a shiny new building there.

and it is consistent because not a few blocks down is main st. puhlease.

I lived 2 blocks away from the place in the picture until 97 or so. Our building manager had to chase away crack whores who were sitting/hassling residents near the entrance and tackle crackheads that would break in. I don't know how it is now, but it appears to be way better...I can imagine people thinking this will bring those types back. So its not the tower, but the people it brings.

my friend was telling me the marpole safeway is being redeveloped - anyone have info?

he says it will be two towers with a new safeway store underneath and some other retail in it

It's been on the back burner for a few years now, it will eventually become a "social" Safeway with an neighbourhood appropriate level of residential units, the architect has put alot of work into the current proposal. Don't know when it'll see the light of day though.

Well it's public now so might as well post the details, the project really looks good and can't wait till the renders are made available.

That might hurt the egos of potential buyers having the rental building nearly twice the number of floors than the taller condo building.

^^^ there are renderings for it - no towers involved - just the store over parking and the current store is turned into a retail "village"

We'll just have to get used to the 'good old' Safeway stores from the 60s are reaching the end of their lives, and with the land values increasing it only make sense that these full-block sites will get redeveloped.

They make such a deal about re-purposing the gullwing arches, but the drawings show that only the ends of three arches are being saved & getting flipped over to act like awning supports.
Big F'n Deal!

I would have liked the architect to show more thought in how these unique and iconic gullwing arches could have been incorporated into the new construction and a better use of all nine arches in the current buildings, not just the sawed-off ends of three of them.

Interesting, westbank is moving forward with this one, they must have more faith in the market than I.

This is the first time I have seen the plans for this one, I like most of it, especially the low rise and midrise components. I'm not totally sold on the rental tower though, with the right materials it could look ok, but I'm concerned that given its purpose as a rental it might not turn out that great.

Also surprised the tallest tower is the rental. Would make more sense to me to put the condos in the tallest, even if they had to sit above rental units to achieve the right usage mix.

Its really too bad wentbank couldn't get a hold of the royal bank site and incorporate it into the development. That corner looks so out of place now.

Its smart to put the renters on the Granville & 70th corner, so they can absorb all the traffic noise. I'd rather have a condo on the west side of the site overlooking the other residential areas and be that much closer to the Arbutus Corridor streetcar station.

Another opportunistic rezoning (using a previously consolidated site so as not to upset the neighbours).

The only saving grace of this site (as opposed to King Edward Village, also on a former Safeway site) is that it is close to the future streetcar line on the Arbutus corridor, otherwise I would have said that this type of project should be closer to the Canada Line or other rapid transit.

Looks good though in terms of built form - but what's with the rip-off of The Rolston?

Awesome. Thanks, Jlousa. Great find. Another Henriquez project for the city to be proud of, although I wouldn't mind if Henriquez started mixing up the formula a little bit. I guess if it isn't broke. . .:tup:

No surprise here, after last years approval of 2080 W Broadway we knew that the IGA site wouldn't be too far behind. Here's the proposal

Two towers proposed for historic 10-acre site
Shannon Estates at 57th and Granville

A leafy, historic 10-acre site on the corner of Granville Street and West 57th Avenue is slated for development with two towers proposed at 13 and 14 storeys.

Bruno Wall, president of Wall Financial Corporation, says the development and real estate firm hopes to submit a rezoning application for Shannon Estates to the city, within two weeks, with the help of architectural firm Busy Perkins and Will, within two weeks.

Building heights were a key concern raised at a meeting between Wall, the architect, a city planner, residents of Shannon Estates and representatives of the Arbutus Ridge/Kerrisdale/Shaughnessy Community Vision Committee July 21.

"That's one of the balancing acts between height and density and site coverage," Wall said. "Clearly the more open space you can have, the more height you need to achieve that."

The 14-storey residential building is proposed for the corner of Granville and 57th, and the 13-storey building for the middle of the large site. The development would include other buildings tiered from four to nine storeys. The property's grand brick Beaux Arts mansion with its stone columns, lofty porticos and ceilings and interior woodwork will be preserved along with the old coach house, the gatehouse and the property's heritage-listed perimeter wall.

The mature trees that screen the site will stay, and a parkade will be constructed around the city's heritage list-protected Copper Beech trees.

"Back in the '70s when Peter [Wall] developed the site, he actually moved 50 or a hundred trees in order to preserve them," Wall said. "And now we're going to do it again."

Wall's uncle Peter Wall had Arthur Erickson and Geoffrey Massey's architectural firm design the two-storey apartment buildings and low-rise townhouses that surround the mansion, the grounds, and a year-round outdoor pool and hot tub, in the 1970s. The residential development caused much anxiety in the area when they were built.

The old apartments and townhouses would be replaced with 800 residential units, including at least 200 units of market rental, an increase from the present 162 rental units. Whether they'll be modest or high-end rentals has yet to be determined, Wall said. Wall Financial isn't planning to apply to the city's program that provides relaxations to developers in return for constructing market rental.

Karl Brodhecker, who's rented at Shannon Estates, or Shannon Mews, as it's known, for seven years, expects he won't find such a spacious apartment, green space and pet-friendly environment when redevelopment forces a move. He joined the city's ARKS committee last year to try to ensure the development suits the site with its circa early 1900s Italianate-style lawns and terraces, fits the neighbourhood, respects the heritage features and the residents who will have to move.

"They've done a fine job of integrating the garden aspect of the property with the footprint of the buildings," Brodhecker said. "My personal opinion is that the heights are excessive for the neighbourhood and that's going to create a very high density nexus in the neighbourhood right here on a busy intersection, as it is."

Wall said the city has advised closing the traffic access points on Granville and Adera Street to the west, and having traffic enter and exit only off 57th.

Before anyone gets too excited about the following proposal. I would venture to guess there is a very good chance that it will need to be revised after public consultation. This is the site at Broadway and Kingsway that suffered from the fire. Given Mount Pleasants concerns about 11 stories just last week I reckon 26 will be a hard sell but I do expect we will see a tower on this site.

Before anyone gets too excited about the following proposal. I would venture to guess there is a very good chance that it will need to be revised after public consultation. This is the site at Broadway and Kingsway that suffered from the fire. Given Mount Pleasants concerns about 11 stories just last week I reckon 26 will be a hard sell but I do expect we will see a tower on this site.

Rize Alliance and Acton Ostry Architects - good combination to see an interesting looking building, regardless of height.

District seems like a very large foot print.
Social is a very stupid name given all the Social housing being built right now.
Imagine having to explain to people you live at Social not in Social housing

Given Mount Pleasants concerns about 11 stories just last week I reckon 26 will be a hard sell but I do expect we will see a tower on this site.

And hopefully they've had the foresight for a connection to the future UBC Line subway station that will be at Main / Broadway / Kingsway.

Every time is walk past the door to The Hudson, I'm reminded of how short-sighted other builders can be.

I am not sure what you mean by a triple post in one day. The three photo updates of Central broadway are from a period of 6 weeks.

I only looked at pics of the Ho Lab building in messages 2122, 2130, and 2135 & didn't notice much difference. Now that I see them side-by-side I see the differences.

I was too quick to blame IE for being slow that I didn't notice the date/time stamps of these messages.

Yet another reason I should do my SSP-ing during my breaks at work.

VANCOUVER (NEWS1130) - Revitalizing Gastown has been a balancing act, but the effort has paid off with some national recognition.

The architect involved in the neighbourhood's restoration says not only has the past been respected, but modern-day needs taken care of. Mark Ostry of Acton Ostry Architects is behind such Gastown projects as the Garage, the Taylor Building and the Alhambra.

He says the blueprints have come alive without having to displace the people who've long called it home. "They take something from the area, and reflect it back and revitalize it with housing, and commercial spaces, and offices," he notes.

I hope all potential Uptown buyers stop by the site on a Friday or Saturday night to get a feel for the area. with that dead end street infront of the Biltmore theres always a big and loud crowd outside the bar on the weekend. Wonder how long that will last once the condo goes up...

I wonder if they could re-jig the entrance to the biltmore so it opens onto Kingsway. The main problem with neighbours would be pre/post crowds hanging around on Prince Edward. A Kingsway entrance might work.

It's been up for a couple weeks now, but there's a development permit up for the 600 block of Terminal, in between Begg and Thornton across from Coastal Ford for another auto dealership. My guess is Mercedes as they had a temp used car lot set up there in February. I just hope they keep that tall stand of trees on the north side of that block as those are just about the only mature trees on the entire stretch of Terminal.

Noticed today that the hoarding is now completely erected around the Alexandria site. So hopefully they'll be tearing down Maxines and the others buildings on the site soon. Also that an excavator has been moved to the old shell station site at Pendrell and Denman. Also, that heavy fencing has been placed around St John's church on Comox and Broughton. So will they begin the demolition of the church. There is a partial fence now around the group of stores at Denman and Comox which was zoned for a 6 storey mixed use developement. Here is hoping that some development will finally happen in the west end.

I think he meant Comox / Nelson where Starbucks used to be.. now a Book Warehouse. Book Warehouse is having a Closing / Building Redevelopment sale.. so it looks like something is happening with this site.

It says 'for the construction of an auto dealership and repair facility' right on the sign, so I'd go with that. The sign is up on the north side of the block, south side of Terminal, but it's stuck between a couple trees so it's easily missed.

yup I checked out the sign yesterday also.

so looks like there are proposals on all the lots there now along terminal.

A boring one storey development, blaaahhh Some lame picture is on the fencing. What another waste of opportunity on denman. It could of been at least four stories with one retail and three residential.

Bastion Development‘s major Main St. project, 3333 Main (also it’s address), is seeing progress as demolition is almost complete on the building site bordered by 17th and 18th Avenues. This is going to be a big project, bringing the neighbourhood 98 residential units, ground level retail and a new city-owned park space. The building will be five storeys high, with some interesting features that will definitely change the look of the existing block on Main St. (which sits at an S curve along the road that bisects the neighbourhood at present). We have pictures of the demolition, renderings of the planned development and discussion of the park space, after the jump…

The building site was previously a large Ford dealership, which sold in 2007 (according to this website, for $14,850,000). The block between 17th and 18th Avenues is longer than most, as it sits on a shift in the city’s grid which provides extra space for development. The demolition is nearly complete, and excavation for the foundations has already begun. As we noted in a previous Groundbreaker, the nearby Mix development will have to deal with construction noise for some time. Take a look at the site and the surrounding block below:













The development has an interesting design, with two main structures separated by a pedestrian laneway at the ground floor. There will also be seven townhouses in the back laneway near 17th avenue. Take a look at a few renderings below:







The development received its rezoning approval earlier this year from city council, after a planning process which lasted for close to two years. One item that was discussed in detail was a slip-lane that separates the lot from a triangle of grass formed by the curve in Main St. just north of 18th Avenue. Bastion and the project architects, Hotson Bakker Bonniface Haden, had initially planned to turn the triangle into a park area, but keep the slip-lane open to cars (although “traffic calmed”). However, community members voiced their preference for the slip lane to be removed and integrated into the park space. The city’s staff and developers came around to this plan, and rezoning for the site was approved on the condition that the slip-lane be removed (and a community amenity contribution be made by Bastion for the development of the park by the city). We’ll keep monitoring progress (and sales success) for this major new development on Main.

I wonder if the theatre is going to be back. Even though it's falling apart a little, I go there all the time for cheap first-run movies. Although I wonder how they make any money as the place is usually at least half empty.

At the end of July PCL took possession of the old Willow Pavillion on the VGH Complex, interior demolition by 3R Demolition and Quantum Murray have been in full swing now for almost a month and a half.

Anyone heard any news of any developments along Cambie...in particular near King Edward Avenue or 41st. (on a side note, I heard that Oakridge Mall will be re-developed with parking brought down to the bottom and several highrises going up around the mall area).

I see Hotson Bakker has a development application up for the NE corner of Granville and 13th - for 2 story retail! What a waste of a fairly large lot (currently parking). If the city is serious about density that kind of location should be required to have a residential component. :hell:

The ground floor retail is being tagged as a future site for a transit station if the planned UBC/Millenium rapid transit line is built.
