i really hope they do a lot more than that, especially in what concerns the cambie street wall that idiots are fighting now but that must eventually run from the water all the way to the gateway, and the shape of that document makes me really really optimistic. hopefully, westbank can add a lot more density here, another million sqf of residential on top of the million that was approved in the 2007 plan.

In all seriousness, it is fantastic news that Westbank is on board for this project. They do consistently good work and care about architecture and quality materials. They hire architects and landscape architects who understand the public realm and successful interfaces to the street. Plus, frankly, they get projects built and what Vancouver seriously needs is to build up some momentum for building density and good projects outside the Metro Core.

Thanks for the great set of photos enthosfog. Pinnacle on Broadway turned out better than I had expected. The multicoloured spandrel panels are a nice inexpensive touch. This is exactly the sort of infill that we need on our main streets; they are bigger than C2 projects and yet still fill in to the prevailing scale of a neighbourhood.

Good to see Kits360 well above grade, too.

It would have been nice to see an office component to both of these projects. I realise they both have retail at grade, but would it have killed them to add a floor of strata office/medical office space?

Now that I've seen a bunch of these mid rise buildings going up at various locations, the architects seem to be following the same formula that they implemented in DT Vancouver - and that is glass, glass and more glass.

If we are going to have a 6 to 12 story structures that rise straight up from the side-walk, should the city not demand some more creative architecture utilizing different materials? The coloured glass panels are starting to look pathetic at this point.

These more massive buildings that are starting to line our streets will eventually create dark canyons with walls of cold glass bearing down on pedestrians below. At least with our old glass and concrete Vancouver formula, we had more open air space, more light.

Anyone know what retail is going in, or if that's yet to be decided?

Another project near the Cambie corridor; this one on West Broadway with 61 condos over retail on eight floors. W T Leung has designed the project which will replace three small commercial buildings to continue the residential densification of West Broadway. The project already has a June date pencilled in with the Development Permit Board. Our image is only the massing image – it won’t be all glass (which is what the image suggests) but a more traditional brick masonry finish.

looks like it's drawn up in sketchup in about 5 minutes. I dunno why almost all Vancouver buildings have massings that look like chunks are blown off by rocket propelled grenades.

VGH to get new $73-million mental health facility

VANCOUVER - Vancouver General Hospital is getting a new $73 million mental health facility.

The new building is expected to take three years to design and build, B.C. Premier Christy Clark announced this morning.

The province says the price tag could change once the plan is finalized.

It will replace the old facility at VGH which will be demolished soon.

Some timing updates (and that Wall has purchased 1107 Seymour) from Wall Financial's AIF from last week:

This year, the Company plans to sell the 36 strata-titled rental units at 1265 Barclay Street in the West End, launch pre-sales of the Mandarin Residences project in central Richmond, and receive development approvals for Phase 1 of Shannon Mews and the entire Wall Centre Central Park project at
Boundary near Kingsway in southeast Vancouver. In addition, rezoning approvals should be granted for the 900 Hastings Street development, 1300 Richards Street, and 1107 Seymour Street. We expect to commence
pre-sales at 1300 Richards and 900 Hastings in the spring of 2013. The Wall Centre False Creek project will be 90% complete this year, with closings beginning in February 2013.

Yes, the Drake is being demolished to build a new supportive housing building that is part of the "14 Sites" program. This one will be run by Rain City Housing.

Rezoning Application 2806-2850 Cambie St/454 West 12th Ave

Shato Holdings Ltd. has applied to the City of Vancouver to rezone 2806-2850 Cambie Street and 454 West 12th Avenue from C-2C (Commercial) and RT-6 (Two-Family Dwelling) Districts to CD-1 (Comprehensive Development) District. The proposal is for a 6 to 8-storey mixed-use development, with approximately 20,000 sq. ft. (1 858 m²) of commercial space, 138 residential units, and 194 parking spaces. The proposal includes a maximum height of 105.5 ft. (32 m)and an FSR of 4.41. The proposal also includes the preservation of the heritage house at 454 West 12th Avenue and its relocation to West 13th Avenue, and the re-alignment of the lane to exit onto West 12th Avenue

Really like the Mount Pleasant area. Lots of upside potential going for it. Especially with more new development coming on the market.

Because it is a rezoning. At this stage the project proponents are interested in getting approval, via a rezoning, for their proposed use, form, and density. The detailed design of the project will come at the development permit stage.

1400 Howe needs a rezoning also, and they didn't wipe their butt on paper and call it a rezoning application. Extreme example, maybe, but still.

Spending money on design work up front at the rezoning stage is a calculated risk. Developers typically don't pay for too much to architects before rezoning unless they feel that it helps garner support for the rezoning (ie. 1400 Howe and media showing how nice the tower will look).

I like the Cambie & 12th project - the symmetry and stepping on the 12th Ave facade alludes to the art deco of City Hall without faux heritage (i.e. Delano on West 4th) - and "relates" better to City Hall than a rounded corner would (like on Olive). The scale does remind me of Olive though.

The balconies and stepping on the Cambie side present a neighbourhood feel rather than a commercial feel and reduces the bulk of a continuous facade like on Olive or Pacifica.

Also reminds me of the Pinnacle project on Broadway @ Arbutus, with the gap in the streetwall.

Looks like it'll eat up the White Spot location too (Shato is related to White Spot somehow - I think it also owns the ugly office building at Cambie & King Edward (SE corner, former White Spot location))

Here’s a new rezoning proposal that Council won’t have to travel to if they want to see where it goes. It’s across the street from City Hall, on the corner of 12th Avenue and Cambie. It’s designed by Fougere Architecture for Shato Holdings (who own White Spot – there’s an existing restaurant on the southern half of the site). Most of the company’s work so far (from their website evidence) is more modestly scaled residential buildings, but this goes to eight storeys with 137 condos over retail and a restaurant (want to guess which one?)

White Spot will almost assuredly go back in the completed development. White Spot and Shato are essentially one and the same.

Interesting news regarding Concord Pacific.

Concord Pacific has made an enquiry to the City for a possible redevelopment of the Marine Gardens site. Prior to making an application, the City of Vancouver wants to hear ideas from the community about future redevelopment of the site.
Come to an information session to learn about the site, existing and emerging policy, and the rezoning process. It is also a chance to offer your ideas, which will help shape the development, and find how you can stay involved in it. The input you provide will be considered throughout the process.

Forgive me if this has been posted, but a small update from Gary Mason's May 2012 article Vancouver Magazine on the Squamish proposal near the Molson Brewery

The Kitsilano project is much further along. There are firm plans to build two apartment towers on land adjacent to the Molson Brewery on Burrard Street. The Squamish reclaimed the land thanks to a B.C. Court of Appeal decision in 2002 that ordered CP to return it to the band. The Squamish also got more than $90 million for property it couldn’t reclaim.

“Our village was originally 80 acres,” Jacob says. “Now we have 8.6 acres. We were told no judge in the country was going to displace corporate interests or white interests for our benefit. So this was the only bit of land left that wasn’t built on.”

Kazian Architects has designed the towers, which should be built in the next two years. Two companies will partner with the band to develop the site. When the first tower is fully rented, the band plans to sell it to a real-estate trust. The Squamish will use the proceeds to build the second rental tower on their own. “We’ll bring in a company to manage the place for us,” Jacob says. “We’re going to call it the Squamish ATM. We’re going to swipe our card every month and pull out all the revenue.”

i think it's fantastic news that we'll get development at that end of the bridge, good to see that it'll go to a good place, taking folks out of poverty and want. one hopes that we see the vanier park path extended along the water to granville island, and that light rail ends up there eventually too.

would be amazing if they could build some sort of arch or massive monument as a part of the redevelopment, something that would mark the place in a dramatic way, as opposed to simply building the area out.

i think 2 years is pretty reasonable for that building, considering they're not bound by the city permitting or planning process. i mean, that's 15-20 months zapped right there, pretty much just the time it takes to get financing (which seems already to be in place) and contracts out. pure joy for anyone who hates land use restrictions or nimbys, if they're going beautiful, i hope they go massive.

I don't see any provisions for streetcar in those photos.

I do find it interesting that the new buildings west of the Burrard Bridge seem to be built on the ROW of the old BCER Kitsilano line.

Is one of the buildings beside the Molson brewery cantilevered over Burrard?

Lots of interesting ideas. I wonder how many will actually come to fruition?

The one idea I find interesting is the green space on the roof of the mall. The roof-top parking lot is huge and could be converted into a large urban park and plaza. Since the roof is strong enough for vehicles, it would be able to support some larger trees and give a truly park like atmosphere. Maybe even have some outdoor events.

Ah, it's probly a pipe dream... we'll see.

I think it's a new location for the MCL dealership, given the name. "Porsche Centre Vancouver" is currently the name of the one on 3rd Ave.

The current Aston Martin dealership is part of MCL correct? Perhaps they will be backfilling the current Porsche dealership? Audi is supposed to be building a new facility on the current site.

I happened to be driving along 6th yesterday, and I see that the property on the S.E corner of Willow & 6th is nearly finished demolition.

More condos with the catchy name "Willow & 6th".

Yenik Realty Ltd. has applied to the City of Vancouver to rezone 4320 Slocan Street from C-1 (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is for a 4-storey mixed-use building, comprised of approximately 3 956 m² (42 585 sq. ft.) of floor area, with a floor space ratio (FSR) of 2.11, and a height of 14.2 m (46.4 ft.). Two commercial retail units (CRUs) with 41 residential rental units above are proposed. A total of 19 parking stalls, 61 bicycle spaces, 1 car-share space, and 2 loading spaces would be provided.

Think this is the largest project so far in concerns to the Cambie Corridor Plan. Should see more like it down the road.

It's really a shame the developer at that Slocan site wasn't able to assemble the entire block. That remaining retail building is a piece of shit. That being said, it's a pretty decent looking development, the floorplans are done quite well. Not crazy about the brown/orange colour pallet, but hopefully that could be addresses at UDP.

edit: Are a lot of those PDFs not loading properly for anyone else? I can only see page 1 of some of the documents, and others have 3 or 4 completely blank pages. The Cambie Street proposal is the worst one.

For the Slocan one - why isn't the driveway off the lane?

The Victoria Drive one looks good - nice to see 8 storeys - it will step up nicely when the Safeway site is redeveloped. I can see complaints about the slab facade facing the Grandview Cut though.

The Cambie project looks nice - symmetrical and refined. The curved corners work well with the curve of Cambie Street.

The images loaded fine for me - but I didn't look at all of them.

That was happening for me using Chrome, but switching to IE (:yuck:) fixed the problem.

Edit: The Cambie Project looks great! As long as densities are significantly higher close to the transit stations, I think we're in for a real treat along the Cambie corridor.

The Immigrant Services Society of BC building makes me think that their prime downtown site on Drake Street at Seymour will be in play sometime in the near future.

The Cambie project looks good, too. I sure hope some CAC money starts accumulating in an account somewhere from projects in the vicinity of 33rd that would help fund the 'future station' at that street. I still think it's a real shame that there wasn't a station planned for the 16th/Cambie Village part of the corridor.

i had the same problem until i noticed there was a crome upgrade. fixed it pretty quick.

like the cambie one, it would be great to see more of this along cambie.

Pretty sure that ICBC does not own. When Aircare was set up, the business was contracted out. This is going back a long way, but I seem to recall that some group affiliated with Intrawest (if not Intrawest themselves, as they were in the development game here before they became Intracorp) or some other local development group took the project on.

A couple shots from the Werks on west 7th (just west of Cambie).

I find this is an interesting project as they are fitting 3 levels of parking on a 50' wide site. They do have the advantage of the P1 level being below the 7th ave grade, but still.

The old Rupert fish market wasn't rezoned, so it'll be built under existing zoning so probably end up as 3-4 stories with commercial at grade.

I heard years ago when the new BCCA research centre was built on the west half of the 600 block 10th Ave, that there were plans for an expansion of the research centre to fill in the remainder of the block.

I haven't heard any recent announcements that the BCCA research centre is doing more construction though ...

For this area of industrial land, I'm all for redevelopment as this is the perfect area for a high density neighbourhood of say 15 000 people. It would be nice though if the developer of this particular development could do something more creative with the retail portion, instead of the same old large panes of glass with window mullions. This leaves no opportunity for the prospective merchant to add his/her own colour and style to stand out from the rest of the crowd, plus make the pedestrian realm more colourful and interesting. So we'll probably see a bank and a coffee shop fill the retail spaces as usual.

yep, found that. So the Powell overpass was the top priority for the Burrard Inlet rail corridor and it's getting underway. Interesting that the Malkin connector to replace Venables is the #2 priority - and how their plan says that it requires a connection to the viaducts at the other end... Doesn't that make the city's $$ spent on this corridor plan and the Powell overpass, and the $$ they're spending on the viaducts tear-down campaign, completely self-contradictory???

For that matter, it's interesting how the province, CP rail etc. envision the expanded use of the rail connector to increase utilization of the False Creek railyards to support port operations - whereas City of Vancouver planners seem to think the rail yards are going to disappear and be replaced with condos (at least that's what I'm told when I ask about the motivation for a GNW alignment on the M-line extension...)

City planners have come to the realization that the railyards will stay a lot longer than they expected (or wanted).

That was acknowledged recently in the replotting of the roads for the GNW lands - See paragraph at the bottom of Page 8 here:
