I don't know how accurate that site it. It is $40,000 off by this year, and $20,000 off from last year compared to what I got in the mail today.

That's odd - it should be identical to the statement that you receive in the mail - same source. If there is a discrepancy, maybe fire off an e-mail to BC Assessment asking which is correct - after all, it will be used to calculate your property taxes!

Strange, I re-did the search and now it shows the actual value. The apartments near mine, which had the same lower value, were also updated.

$1,650,000 for my building. (a 100+ year old three-storey walkup in the Commercial Drive neighbourhood)
That's up $200,000 over last year.
$895,400 for the pre-war bungalow my family used to rent in Mount Pleasant, that's up $150,000 over last year.

Use the satellite view in Google Maps, or for Victoria the CRD's Natural Area Atlas - http://maps.crd.bc.ca/
my house is worth $1.42 million.
