World’s Biggest Building Coming to Moscow: Crystal Island
Moscow’s rapidly growing skyline will soon feature an eye-popping new addition: Crystal Island, which will be the world’s biggest building when completed. Sir Norman Foster’s mountainous 27 million square feet (~2,5miljoen m²) spiraling “city within a building” will cost $4 billion (4 miljard dollar=2,7miljard euro) and it is scheduled to be built within next 5 years.
The Crystal Island will be Lord Foster’s second large scale project in the Russian capital, and his third new building design that resembles a volcano (we’re talking about his two mountainous buildings in Astana, Kazakstan). Although many people are calling this design the ‘Christmas Tree’ of Moscow - we can’t help but be reminded of the utopian and also rather volcanic X-Seed 4000 design for Tokyo. Unlike that pipe-dream project, however, Foster has a track record of getting buildings built, so the likelihood is high that we will see this striking structure towering over the Kremlin within 5 years time.
The statistics for the project are absolutely staggering; floor area alone will be four times the size of Pentagon in Washington DC. The incredible 1500 ft (~450m). tall multi use structure will feature 900 apartments, 3000 hotel rooms, an international school for 500 students, cinemas, a theater, sports complex and much more. There will also be a 16,500 space underground parking lot for all the visitors. The Crystal Island visitors will be able to enjoy panoramic views of Moscow on the viewing platforms located 980 ft.(~300m) above ground.
And as we’d expect from Foster + Partners, this soon-to-be world’s biggest building will also incorporate a number of sustainable design features into the overall scheme. The exterior facade will be solar responsive and will include solar panels which, along with wind turbines, will generate electricity for the huge tower. Natural ventilation will be provided thanks to numerous strategically placed large atriums. The internal environment will also have dynamic enclosure panels slotted into the structural framing that will allow daylight to penetrate deep into the heart of the structure; the panels will also be controlled to modify temperature inside the building – closed in winter for extra warmth and opened in summer to allow natural ventilation. Energy management is at the heart of this structure, several on-site renewable and low-carbon energy generation projects are planned.

Now, Mosfilm Tower
The tower is located on Pyrieva str. 2., Moscow South-West.
In Russian it is called 'Dom na Mosfilmovskoj'
Don-Stroi company (http://www.donstroy.com/en/complex/?show=descr&id=1648) is building the tower.

This estate, is situated in the western part of the capital, in the Mosfilmovskaya Street area on the Vorobyovy Hills. The estate includes two high-rise buildings connected between themselves by parallel low-level sections.
The Building One is shaped as a rectangular helical tower. The core of the building consists of circular-shaped elevator halls on each level that function as a single upright threaded rod holding the composition of the building. The twisted building has its vertical dynamics, its architectural solution uses an original rhythm of window panes: the higher from the ground level, the larger the area of window panes. The facade is decorated with special plates of light-toned natural stone.
The second – the lower – high-rise building, uses several types of special glass: transparent, matte, and variously shaded.
The parallel sections connecting the two high-rise buildings face each other with their passage galleries of glass.
The spacious multi-lighted atrium lobby of the central entrance is decorated with natural rock of warm color, and paneled with honey-waxed wood. This area houses mini-cafes, a bathing room for pets, and a large 90-seat cafe. The door on the right-hand side of the entrance hall leads to the commercial and recreation complex.
The construction plan provides for a real English-style garden with large-size trees such as maples, limes, willows, firs and rowans. English lawns alternate with Moresque lawns that require no mowing. Rye, wheat, and flax are planted in patches as small islands. Part of the premises will be decorated with red plants, flowers, and shrubs.
The main square of the residential estate will have a Japanese hill with a fountain. The sloping wall of Building Two – the smaller tower – will continue in a waterfalls, with cascading water falling into a pool strewn with rock pieces and glacier boulders. For the residents, this will be a veritable oasis in their own yard, an artful imitation of wild nature, with ducks and swans on the mirror of waters.

Geez you guys are getting some impressive buildings in Moscow. I would venture to say that Moscow will have one of the most dynamic and impressive skylines in the world once there's enough of them built to symbolize Moscow (as opposed to now where people think of old Stalinist era buildings)

That Solniki building is huge :eek:
Announced by GC Metropol', one more cluster with a supertall will be built in Moscow. It will be located in south-east of the center on old territory of Moskvich car plant not far from Volgogradksij Prospekt metro station.
The land was purchased on public auction for >$ 200mln in December 2006. The estimated cost of construction $3-4bln.
The tallest tower is 364 meters 70 floors.

Is Moscow's infrastructure even able to handle all of these projects. From what I've heard it is already really strained.

Yes R@ptor, they are building metro now at the rate of about 10-15 km of new lines per year and are promising to acclerate to about 30 km/per year in a few years
Transit insfrastructure is strained for several reasons that are being addressed after years of inactivity.
1. After Soviet Union collaps, during hyperinflation of late 80s early 90s - there was no way to finance big projects such as metro construction. Metro construction has been frozen and cost milliions of $$ to just keep the unfinished lines in frozen state.
This situation is reversed now; there are plans to double the length of Moscow metro lines from about 300 km now to 600-650 km by 2025.
2. Moscow has never had a business district, so offices are currently dispersed all over the center of the city (mostly within Garden Ring). Obviously, a lot of rush hour traffic is heading into the center of the city causing jams.
This situation is being addressed by construction of IBC and other business districts as the one shown above. These scraper clusters are located on or outside third transport ring (several km outside the Garden Ring). As the new office buildings are completed, businesses will be forced out of the historic center. The density of traffic in the city center should be reduced.
3. When few people had cars and most used public transit, the surface modes of transit such as busses and trolley busses performed much better than now. Today, you can sit in a trafiic jam on a trolley-bus just as frustrated as in cars sorrounding it.
This will addressed by construction of high-speed light rail which does not share the road with cars and is grade-separated at most critical intersections. Monorail line will be exteneded.
4. The road infrastructure is being improved as well.
So, it is not all pink and rosy, and there are big problems, but they are working on it.

I like the Metropolia project, a cluster on its own.
Often the new buildings are really huge, something not to be seen out of Moscow, is there a reason to built such buildings ?

1. not sure what you mean when you say "not to be seen out of Moscow", plenty of supertalls are being built all over the world
Oh, I guess you mean not Europe.
2. the reasons for building supertalls in Moscow are the same as anywhere else in the world - they are a statement of might and power, they attract attention, become focal point of a skyline , bring visibility to the city and occupants of the building; become iconic images of the place, i.e. they satisfy ego

Yeah, by 2106 Earth will have two Moons and we will travel there by a taxi cab fom Moscow. And by 2062 Eurasia Tower will be cut in half and converted to a golf course... or so Mirax wishes.
My honest projection is that Eurasia Tower will top out before Federation Tower is completed (including the spire).

doesn't this seem just a bit ridiculous? just think of the traffic jams this thing is going to create. to say nothing of the size. it looks like ego run wild.

I am not so sure about traffic jams. Somehow I suspect people who plan it are not total idiots and will figure out logistics before it is built. For instance, I heard that there will be a metro station on the island (existing line goes under it).

warning - rant:
the metro? are you kidding me? NO ONE who has any self-respect (i'm told) takes the metro these days (i'm rolling my eyes, but friends in moscow insist that they absolutely have to drive to work - that the mere thought of anyone seeing them coming out of the metro gives them shudders. in fact, one i know drives an hour and a half each way from chertanovskaya to dobryninskaya - the height of madness, in my book, given that's about 18 minutes on the metro).
ok, sarcasm aside, i was actually quite appalled at the degree of pomposity and the obsession with prestige when i visited this past fall. ok, given i'm writing from portland, oregon, where anything big is automatically viewed with a high degree of suspicion, but i know moscow pretty well and will even admit (sheepishly) to being impressed by wide avenues and massive ministries - but this project is just ridiculous. i'm sure the builders aren't idiots, but i have to suspect that the first thing on their minds is that those arabs (!) down in dubai (!!) are building all this wild architecture, how can we let them outdo us??? oh yeah, traffic and so on, sure, no eto melochi, ne interesno, glavnoye: PO-BOL'SHE!!!!! (i PO-DOROZHE!!!!!!!!!!)
as my wife and i were discussing this today (gleefully "vorchatting"), she pointed out the beginning scenes of Sluzhebniy Roman, where Myakgov is going on and on about "gorod slyshkom zabyt lyudmi, slyshkom bol'shoi", but, while on the surface he may be complaining, in fact there's this inner gordost' at the thought that, yes, moscow is indeed a big deal, a player on the world stage, exciting, dynamic, full of crowds and traffic - just like NYC or London or Tokyo. and of course, that film was made back in the 70's; these days i hear that attitude loud and clear bez kontsa. it used to be "we've got the biggest dams in the world" (or, the joke goes, "the biggest pocket calculators in the world!!", now it's "the biggest traffic jams in the world", which are presented as proof that moscow is not an overgrown village, but an Actual City.
also, given the buildings in the background (on the opposite riverbank) this looks like it's on Prospekt Andropova (link (http://maps.google.com/?ie=UTF8&ll=55.694713,37.677784&spn=0.034926,0.124283&z=14)) - unless they build totally new roads *through ZIL* (which, ok, that might be possible, they're removing a bunch of ZIL, anyway, right?), the only access will be across one bridge each from the north and south. an excellent recipe for a traffic disaster. sure it's a spectacular setting, but geez...
[and, my wife adds, what happens when the turkish construction firm, in order to meet deadlines, builds too quickly, the cement doesn't cure long enough and then one winter evening the snow collects just a little too deeply on that spectacular glass roof...]

also, yes, anm, you're right about the metro station, it's called TeknoPark. it's actually being built for another development, which is currently under construction on the south half or so of what used to be ZIL.

one other complaint about all this new development, if i may. i think some muscovites are so carried away with this whole obsession with prestige and security ("you see? i'm so important, you can't even approach my building!"), that they're forgetting some of the positive things of soviet planning. for one thing (i admit this is theoretical and wasn't always carried out this way - but at least there was a theory!), buildings were built with a certain amount of space between them, which allowed for sunlight to reach even the first floors. there was quite often retail space on the ground floor, and cars definitely took second place to pedestrians. you could actually go for a walk around your neighborhood.
now, however, all these elitniye buildings are being built surrounded by large parking lots, security gates with their "unter prishibeyev"-esque security guards. the pedestrian environment around these places - at least the ones i've seen - definitely suffers, because they try so hard to wall themselves off from the public. oh, i know it goes down well with that segment of society whose dearest wish is to impress everyone else with their inaccessibility, but given the way major retail and offices are moving out to the MKAD, moscow is on track to go from an occasionally pleasant world city to a parody of the worst of american exurbia (in other words, Phoenix, but colder).
Your observation of petty car owners refusing metro only to spend hours in traffic jams is correct, I have myself met a guy who bragged that he had not been in metro in 10 years. I have no sympathy for them. Let them suffer and lose time, if they can afford it. Metro system itself is no danger to becoming empty. The good news is that improvements are coming on all fronts - road infrustructure, metro construction, off-street parking structures, new office space outside Garden ring, high speed light rail and expansion of monorail, etc.
As for Moscow becoming pedestrian unfriendly, I do not think it will get much worse than it is now. Due to high population density majority of the people will never drive and will have to use public transit. Thus the city will always have heavy pedestrian traffic. Hopefully they will forbid the practice of parking and driving on sidewalks and what used to be green areas in backyards. Drivers will learn to respect pedestrians. I understand it will not happen overnight.
Regarding Dubai, I honestly do not think that Moscow cares too much about what happens there. They can build in that desert whatever they want, to a Muscovite it is more a curiousity rather than a challenge.

and i certainly hope that the pedestrian environment improves (haha: it's so bad currently that it can only get better, right?), i just don't see much reason for it to get better. in fact, there was an article recently in the exile (go ahead and roll your eyes; i don't read it regularly) in which, apparently, some minister of road safety ran a red light - going the wrong way! - on ulitsa solyanka a couple weeks back and of course hit some woman who was crossing legally. supposedly, at a press conference the next day, the minister's press secretary pooh-poohed the whole incident and blamed the pedestrian (who was seriously injured) for the accident. with attitudes like that, i'm not optimistic.

As far as I can tell, rush hour is not as intense as it was in late 80s, but during the middle of the day the human traffic does not decrease as much as it used to, so on average - maybe about the same, but more evenly spread during the day.

I do not know if this story is true but can easily beleive it. Still, I hope there will be gradual improvement. Moscow had very few cars in Soviet times, then was rapidly saturated with cars but infrastructure lagged behind. Of course it would help if people respected each other more, it does not cost any money...

“Alexander the Great” is a Class – A modern Office – Hotel and Apartment complex that will be developed right next to the intersection of Moscow Ring Road (MKAD), Leningradskoe Highway and Molodezhnaya Street.
Further to the core uses, “Alexander the Great” has been designed in order to fulfill the majority of all the supplementary needs of the inhabitants and the working population. It will include service premises such as commercial shops, restaurants, fitness clubs and conference halls among others. Parking space, one of the most emerging problems of all the business centers in the city of Moscow nowadays will be available both for the end users and for the visitors of the complex. For the working people that are not going to make use of private transportation, a shuttle service will be developed in order to connect “Alexander the Great” with the closest metro and public transportation station that will operate during the peak hours.
The area of the site is approximately 2 hectares. The site has more than convenient transportation access from the Moscow Ring Road, Kurkinskoe Highway, Leningradskoe Highway, Panfilova Street and Molodezhnaya Street, which make it one of the most convenient locations both from the inner Moscow City side and the from outer outskirts of Moscow side. The last but not least access characteristic of “Alexander the Great” is that the distance from Moscow’s main international airport, Sheremetyevo is not greater than fifteen minutes.
According to the architectural concept, there is the provision of the development of three separate high-rise buildings: a 4-star hotel with rooms and apartments, and two office buildings. Each of the buildings has a 4-level underground parking and a developed 2-floor stylobate part including office entrance halls, lunch halls, conference halls, fitness clubs and shops. Furthermore, every building in the complex is served by a ring road and has access to an open parking space. The office buildings have flexible planning and are delivered for the accommodation of companies on a rent or sale basis.
Each of the buildings will be equipped with high-speed lifts, evacuation fire-prevention ladders, and helicopter platforms on the exploitable flat roof.
For the surrounding areas, there is the provision of constructing roads, passages, asphalted parking lots and tiled sidewalks are provided. Lawns, trees and shrubs are to be planted in the Complex, including the exploitable flat roof.
High-quality modern materials will be used for the construction of the facades and for the internal furnishing of the buildings of the Complex.
Night and holiday illumination of the project will provide a decorative highlight for the whole Complex and will be done by means of modern light-emitting diode systems that provide static and dynamic light image and color sensing of the Complex.

is that TsDKh lurking in the background of the first photo?
a couple days ago the moscow times had an article about apparent plans to replace it (TsDKh). from what i remember, a company we've heard of but whose name escapes me at the moment (owned by yelena baturina - mayor luzhkov's wife) came up with "conceptual" renderings for a project on the current site of TsDKh (16-story luxury apts or something - actually, that looks like what you've posted here), and of course the union of artists or whoever owns it had no idea there were any such plans under foot. given that baturina's involved i expect it's a project that will eventually happen.
The company, owned by Elena Baturina (http://www.forbes.com/lists/2006/10/GXNS.html)(Luzhkov's wife) is Inteko.
The proposal is by Norman Foster & Co is called "Orange"

At this point it is not much more than a proposal. The idea of demolition and complete reconstruction of the TsDKh has been up in the air for 15 years or so. The building is structurally sound and does not require major repairs. However, the superb art content calls for more inspiring houusing than this 60-s gray box. The problem is how to do it that everybody is happy - the Tret'jakov Gallery, Moscow Artist's Union, all schedueled exhibitions, etc.
My opinion about this project - I like the render but think that it does not fit in this particular location - too close to Kremlin. I'd prefer that they build it somewhere else outside Garden Ring.

CANNES, France -- Construction of a $300 million, 325,000-square-meter shopping and retail center that will change the face of northwestern Moscow forever is set to begin next summer.
The ambitious development was among many Russian real estate projects presented Tuesday at the MIPIM property exhibition, held annually in Cannes.
Located on a 12-hectare plot of land next to Voikovskaya metro station on Leningradskoye Shosse, the Metropolis complex will feature 80,000 square meters of office space in three Class-A towers, nine to 12 stories high; parking capacity for 4,000 cars; and 113,000 square meters of retail space, with over 200 shops and restaurants and a multiplex.
The project is being developed by Kazakhstan's Capital Partners, which is financed by a group of Kazakh banking conglomerates. The group includes Kazkommerzbank, which helps the company structure its financing. Capital Partners' other high-profile Moscow project is the construction of the luxury Ritz Carlton hotel on Tverskaya Ulitsa, scheduled to open in early 2006.
Yalin Gur, senior project manager at Capital Partners, said the company -- which has already received approval from City Hall's architectural council -- was expecting to begin construction on the site this summer. The complex should open in 2007, he said.
Market experts are estimating that the project could cost somewhere around $300 million, double the $150 million Capital Partners planned to invest in the construction of the Ritz.
The Metropolis project envisages complete redevelopment of the area, currently occupied by Soviet-era glass-and-concrete buildings. Plans include the construction of a large plaza between the office complex and the shopping center, and relocation of a bus stop in front of the metro station.
The project will also involve serious landscaping work, which should make the development -- surrounded by unappealing Soviet blocks -- more pleasing to the eye.
Leningradskoye Shosse is notoriously congested, and the area around Voikovskaya is known for its traffic jams. Capital Partners is planning to add two lanes to the road, as well as build a circle around the entire complex, Gur said.
Metropolis will be located right on Moscow's planned Fourth Ring Road, potentially one of the best locations for a shopping mall in the city. However, construction of the ring road has recently been postponed, and it is not likely to be completed until after Metropolis opens its doors to shoppers and tenants.
Still, Metropolis will be the largest shopping center in Moscow proper, as the record-setting Mega malls are on the Moscow Ring Road, technically in the Moscow region.
"Metropolis has the potential to become one of the best shopping centers, spelling trouble for some of its competitors located further from the center along Leningradskoye Shosse, such as Ramstore City," said Michael Lange, managing director at Jones Lang LaSalle.
The area around Voikovskaya has not been known as an office location in the past, but Capital Partners has made the right choice in including Class-A offices, said Sergei Riabokobylko, managing director at Cushman & Wakefield Stiles & Riabokobylko.
"This part of Moscow has enormous potential, but they'll have to work hard on traffic issues," he said, adding that proximity to the metro and the location on Leningradskoye Shosse, which connects Sheremetyevo Airport and central Moscow, all work in the project's favor.

I would not risk calling Moscow an objectively and uniformly beautiful city - it has many faces, including drab commieblocks and industrial areas, but certainly many beautiful parts too.
Regarding climate - it is four seasons. If you hate four seasons - it sucks, otherwise it is no worse than most other places with four seasons.

Moscow will have its Rotating Skyscraper
to become the new icon of the Russian capital.
According to the Chairman of the MIRAX GROUP Sergey Polonsky, “the brightest feature of the building will be rotation of most floors around the central core, irrespective of the movement of other floors. Thus, floors will not be identical, which will allow the building to change the form constantly. Another characteristic feature of the building will be the system of connection of pipelines: all engineering systems of the central core will be connected to the rotating parts of floors, which will allow to use water, electricity, heating and the sewerage in the apartments in a habitual mode. The method of construction will be also unique: the central core will be poured in-place, and the floors will be made section by section at a factory and fastened to the core when assembled, with all MEP systems and, probably, even furniture”. "After initial estimates, this method will allow us to reduce the time of construction minimum to 30 %, and besides, to essentially lower the site pollution during construction", - adds the Russian project manager.
This tower will have 70 stories, 400 Mt high. (1312 ft).
The developer is the international Moscow based, MIRAX GROUP Company headed by Mr. Sergei Polonsky.
The volume of investments into the tower construction is going to exceed $400 million.
The total area of the tower will be almost 110,000SM (1184000SF) with offices and retail premises as well as apartments and penthouses.
The project, to be realized in the new area of Moscow City within the limits of the third transport ring, is now in the stage of advanced design and coordination.
The beginning of construction is planned for the end of the year, and the commissioning of the tower into operation will be for 2010.

on friday, the moscow times had an article that stated that the developer of zarad'ye (see post #65 - redevelopment of the hotel rossiya site) had lost the contract, apparently for political reasons. the article also said that the same developer had also lost the contract to build crystal city/khrystal'niy gorod and - that the crystal city project was dead, though it didn't explain what happened.

That Crystal Island has never moved beyond "approved" stage, there was no investor. It is even harder to imagine they will find one now.

I watched all the amazing projects but I am more interested in the mass of the buildingworks which is done in the suburbs I guess.
I am interrested what the designtoughts are behind the highrise apartmentbuildings which are composed in microrayons in the suburbs. They are so standarised en huge.
And I wonder is the argument that you then can get cheap social housing? Because here in Holland just because of this argument we often tend to build low rise rowhouses as they are cheaper then highrise.
I compared some dutch and russian neighbourhoods and found out that moscow neighbourhoods dont take less space because of the highrise as there is much space in and around the microrayons.
Can some one tell me more about this subject or tell me where its reported?

You see many green zones in Moscow - but it is impossible to built in them. It is parks and forests. Cheep apartments ( now about 4000$US for 1 sq.m) can be only in 17-30 story new buildings. Now Moscow is about 1000 sq.km and more than 10 millions population. We have some townships and villas in Moscow, but it is much more expensive.

Whats going on in Moscow is truly amazing, would love to visit today if I could. :)
I'd seriously like to plan a vacation in the not-so-distant future... Yet I know nothing about how to get around and know zero Russian or anyone who would go with me.
