Looks like Urban Capital and Tamarack will have more projects to come in the area after the 3 Phases of Central. Burning self-interested question: How much older than their target market am I if I think South Central would be THE LAST name that you'd want to try and foist on an up and coming area...? holy cow does a name that evokes Boyz in the Hood, Rodney King, Crips, Bloods and race riots not spell "hip real estate, buy now!" to me...

But SoBa's not terribly appropriate for this area either, because you haven't gone very far south on Bank yet, Old Ottawa South and Bank Street through South Ottawa are still kilometres away, and then Bank just keeps on going south from there: South Keys, Southvale, SoutheySoutherson...

They knew exactly what they were invoking with that name, but are counting on a kind of collective, selective amnesia or flat-out ignorance. "South Central" for a young, relatively middle-class, predominantly white Canadian demographic = hip, urban, 'edgy' even (but not too edgy) -- and is it just me or does Barrymore's not look oddly like the arch in Washington Square in that ad? Better throw in some trees and single-family housing and a poutine truck in the image to make all feel safer. All of this rather than a lightning rod (like L.A.'s South Central has been) for a variety of much less 'glamorous' issues: urban decay, poverty, crime, social injustice, etc. It's like celebrating a sanitized white-friendly Cotton-Club-esque version of the Harlem Renaissance with no references to institutionalized racism and mobilized activism. Just some swingin' hot jazz and cool Langston Hughes poems.

The About Us blurb says Urban Capital is teaming up with the BIA to "redefine and revitalize" the area. If they're really working with the BIA they'll have an advantage in defining the area.

I really wanna get into Urban Capital's head and figure out what they're trying to do. Lamb Developments tries to define a new district and then Urban Capital does the same with some parts overlapping with the district Lamb is trying to create. Perhaps it's just competition. Didn't Urban Capital work on some projects with Lamb? Mondrian, etc.?

I think competition would be good for the area. It would be nice to watch these two companies go at it.

Yup. I was kind of confused at first until I realized it was Barrymore's.

KevinOttawa, Brad J. Lamb did in fact work with Urban Capital for Central, Mondrian and East Market (as well as a bunch of other condos in TO, Montreal...). Not sure if they parted ways or what, but it does look like a competition. Well as a bunch of other condos in TO, Montreal...)

How about naming the district SoBaD (South Bank Downtown) to avoid confusion? :haha:

I purposely looked for Central from the Queensway this evening, and I could see it a little bit from the southwest, and it looks great from a distance, and these other phases are going to make it look even better.

Wait, I'm a little confused. South Central just the collective name for the two phases of Central? I thought it was a new development all together from the posters I'd seen around bank street. Interesting.

Also, would that LCBO be taking up all the retail space in Central 2?

My understanding is that South Central is the name for a series of projects that will take place on Bank, and which includes Central I and II, as well as Hideaway (Central Phase III).

In regard to the LCBO, I was under the impression that it would take up all of the retail space on the ground floor of Central Phase II, although I will defer to anyone else if they have more updated information.

I really like what Central 1 has done along McLeod, with (I guess townhouses?) that have their own street numbers and entrances on the street.

Those towns look great on the street frontage. Are they 2-levels inside? Looks like they would be. There's a huge old condo complex in Brantford called Hayhurst Village, that is only 4 floors tall, but it's comprised of 2-storey condo/apartments. I think Central is turning out really well overall, and I can imagine that portions of Bank Street will soon have more nightlife than it does already, rather than being a ghost town after 5pm...

A letter went out the other day for owners that listed occupancy dates. They're also starting appointments for finishes and upgrades in November. They should have the samples and swatches to choose from in the showroom now.

The facade work is going up. There's already a decent amount of brick work and glass in place. Seems like the sales center has also been moved into the vacant retail space in Central 1.

Walked by this development the other day. Have to say I like the density that is building up here. I appreciate that the 1st and second phase while obviously similar, have enough differences to give the buildings their own identity (unlike Claridge Plaza 1, 2, 3, 4 for example). The ground floor retail and street level apartments in phase 1 are also nice. While the current retail tenants are lame, an LCBO will likely add a lot of pedestrian activity to this part of Bank for many parts of the day and night. Overall, I think this is a good project.

I'm curious as to what will take the retail space that the sales office is currently occupying. I guess they'll likely use it as the sales office for C4- so it'll be occupied by Urban Capital for the next few years.

Doesn't Urban Capital own the site of the James Street Pub as well? Like you said, it may be a few years (or more) before they turn that space over with all of their projects in the area.

My understanding is Central 4 (which is approved) will be on the European Glass site, and Central 5 (which I haven't seen the proposal for yet) will be on the James Street Pub site.

Thanks rakerman. I wonder if Urban Capital is negotiating for the empty site (at the corner of Bank and Florence) beside the James Street Pub as well? I remember a proposal for a five story condo building for that site but have not heard much about it since it was announced.

That little Florence lot, across from Staples, is owned by my Camera Pusher - Galaxy Camera. He's been held up by Holmes, and I suppose plenty of other things, for a few years. It's not always Holmes' fault.

I visited their sales office in the base of Central phase 1, and I looked at condos for the building they'll be constructing behind phase 2, which they have decided to call Hideaway. They are still selling some units in phase 2, but they are 1 bedroom+den that are between 600-700 sqft, costing between $310-340,000. Occupancy expected this autumn 2013.

The Hideaway (phase 3) will be ready in early 2015. They have a studio, called Blue Palace, that is 435 sqft and $217,900 (cheapest on their price list), with a terrace or balcony available. The largest is 852 sqft, 2 bedroom penthouse called Deseo, and is worth $381,900. In fact, some penthouses are two floors.

Parking is $35,000 for certain units, condo fees are $0.45/sf, it includes all utilities except for electricity, concierge, common expenses and a reserve fund contribution. Property taxes at 1.3%. 9 ft ceilings, but 10ft for 7 and up.

Ground floor will be retail, specifically the LCBO (taking up the entire space, I believe of phase 2).

I liked this project, particularly the Deseo unit, which has a terrace. It would suck to have a northern unit because you wouldn't get as much sunlight due to Phase 1, but it's still worthwhile. It's going to have decent finishing, it's a decent location for restaurants and, if the Bank Street BIA is successful, lots of fun shops and places to entertain oneself. It's near the 14 bus, but if you're willing you can walk several blocks to the LRT (too bad it isn't closer, though). There is space to park your bike, a storage space, and for the Hideaway, at least, a pool/ patio space. It is pet-friendly, as well.

They offered to take me up to a completed unit, but socially awkward me, I declined because the lady was taking another couple and I was still looking around.

The pit being dug for Hideaway is now several storeys below-grade. (At least 2, looked like potentially 3. ...Didn't walk up to the site, only drove by rather quickly). Hopefully we'll see the final phase of this fantastic project spring up to-grade and above throughout the Fall season!

This portion of Bank is going to be a whole new world once the Hideaway, "Central 4" down the street, and SoBa are up. While I'm confident this area will remain distinctly part of Centretown it will very much have its own flavour within the grander setting of Centretown. This area is already so much more lively and communal feeling than just a few years ago when the old parking lot was there.

I saw this when walking by central phase 2 last week. I think it pretty much confirms that the LCBO will be taking up the lower level of Phase 2. Should be a pretty big LCBO location for the area, much bigger than the other locations near by.

Im guessing this LCBO will replace the one that used to be next to Loblaws/The Queensway.

Nope: it's remaining too. It's the Beer Store that's leaving that location. In some tentative and limited ways, the LCBO is trying to be in more places.

Don't know what the price is, but I'm a sucker for a terrace. Faces EAST though, so you'll only really enjoy it if you're a morning person or prefer a bit of shade in the afternoon. Pretty good interior layout and what's not to like about a 400 square foot main living/dining/kitchen area for entertaining.

My 2 cents.

Not to knock the terrace... but they can be a hard sell sometimes in Ottawa with such limited use due to our winters, for the extra money. If you can make the most of it, (grasses, hot tubs, seating, etc) then it can be worth it. The unit is pretty open on the inside as well so I do like that, but overall its still only 863sqft. Did you walk through the building heights? You will be over the "retirement home" next door, and be up around the terrace level for Opus - which is good...plus good views north and south. Overall "gjhall" pretty much hit it on the head.

Depends on price really... (I don't have my price list here at home with me)

IMO a terrace can be a huge asset for a condo, especially if you are able to BBQ (many projects don't have gas bbq outlets on their balconies, but they offer them on terraces) and enjoy most of it year round (again many terraces are partially covered by the balconies above providing some protection from snow, rain, etc..).

I have lived in a few different condos and my current residence has a very large terrace, it's only me of 5 condos in a 100+ Condo building that has one, so it's a feature that makes my condo unique. The premium the vendor charged me for the terrace was $10,000 for 600+ sq ft. Terrace, which I thought was more than fair value. Now having lived with a terrace, it'll be difficult for me to go back to a condo without one - personally, if I was considering two condos - one with a view and one with a terrace, the terrace would win me over every time.

Terrace is about 370 square feet, extra charge is 15k. Ceiling height for the unit is 10"1. I walked up to the 8th level of central 2, the retirement home does not block the view at all and is about a level or two below I would say.

In my personal opinion, terrace space is worth about 30% of the cost per square foot of the indoor space of a unit. So I'd evaluate $10,000 for 600 square feet as a great deal.

Mines about 850 sq ft on the interior and it's a 2 Bdrm, so it wouldn't be competition to yours.

But don't worry, terraces aren't everything, but they are a great feature. There's lots of demand for 600 sq ft 1 bdrm condos.

Are you able to negotiate that price down a bit? I'd say its worth it if you could get it for $8-10k. And 10' ceilings will make a big difference too, it'll feel much bigger.

As we are talking terraces, I am moving into a new condo early next year that has a 856 sq ft covered terrace. This was the selling point for me as I cannot see myself on a 100 sq ft balcony.

I would be surprised if they had dropped any prices. They might have promotions but lowering prices is the kiss of death for a condo development and therefore rare in a normal market.

Was at the LCBO in 240 Sparks (aka Holt Renfrew building) and they mentioned they are closing due to the new Bank location in 5 days.

Not sure how the 20,000 or so employees who work within a 10 minute walk will feel about this....but there it is....

Good riddance, that LCBO is terrible, meager selection, and their vintages are stored in a south facing window for Pete's sake. WEX and your heart are both worth the extra five minutes' walk.

Is it the glare, time of day, etc... or are the windows slightly tinted? If so, I like it - more privacy for residents, and a sleeker exterior look.
